Equestrian Farm Regeneration
Situation:
The client asked to add more horse training facilities when he/she also wanted to cut the cost of track build up. The main contractor placed a VO form for the changes, but those project managers got lost in the various changes of the build up and became only low-cost-oriented on the build up solution.
Task:
As I was the only person to handle this track design and all package, I needed to trace all history of changes and package issuances for (1) expressing again our design intent, (2) seeking a compromised solution to execute my professional role and satisfy the client’s request.
Action:
I organised a meeting with client-side project management team, track vendor, equestrian specialist, local structural consultant and the main contractor to seek an agreed solution.
Result:
The main contractor withdrew the VO because our Addendum 1 already provided a workable build up with relatively reasonable price.
Equestrian Farm Regeneration
Situation:
Because of the complexity of the project, project management delivery method and layers of stakeholders, the foundation works has been done on site without canter track vendor’s build up shop drawing and site coordination. The client wanted to ensure no abortive works but still achieve equestrian facility requirement.
Task:
Omitting exits was the only suggestion from the local consultants. I had to make sure to (1) omit the appropriate location and number of doors, (2) execute our professional role as a lead consultant and equestrian specialist, and (3) explain clearly our design intent to the client and consultants.
Action:
I suggested that the location and number of doors could be omitted after I reviewed all levels at fire exits and fire safety requirements on travel and deadend distance.
Result:
It was necessary to increase the thickness of track build up to achieve the canter track level requirement. No abortive works occurred and also minimised the cost and time implication.
