TEN REASONS TO CALL VILLAGE WALK HOME Village Walk is a 4 bedroom townhome, not a condominium. The pictures say it all. And, most of the condominiums offered in the Village are 2-3 bedrooms, not 4. Rustic, yet modern, Village Walk 6 boasts soaring wood ceilings and a brilliant design of tall windows and architecture that bring the outside in. Three levels and 4 en-suite bedrooms offer privacy with 2,677 sq ft of spacious living. The kitchen features top-of-the-line Viking Professional appliances. Offered professionally decorated with custom furnishings and accessories. Village Walk is in the Village, but without the noise of the tourism out your window. As Northstar Resort’s only private, gated neighborhood, Village Walk combines the seclusion of a true Tahoe retreat with the exhilaration of The Village at Northstar without the noise. From the signature skating rink to delectable dining and boutique shopping, The Village offers an array of family fun activities drawing the crowds to it daily. WALK just steps to the Village…. Enjoy….then WALK back to your solitude. Village Walk is within the closest proximity to Village Fitness and Swim, and the Highlands Gondola. That’s right. It’s so close you can send your delighted and anxious kids over to the saline pools with you trailing behind after you’ve packed everything BUT your towels which are already there. Your guests are dying to see the Ritz Carlton? No problem. You are steps to the new Highlands Gondola too. The Ritz-Carlton is an 8 min gondola ride away. There, you and your guests can enjoy the Ritz’s signature restaurant Manzanita, the Backyard BBQ, coffee, and a day at the spa. For the non-skiers in your family, the Ritz is a great place to sit and watch the family ski or enjoy lunch together without purchasing a lift ticket. The gondola is FREE for those not toting ski gear. Village Walk offers you your OWN hot tub, landscaping, and private deck. No hot tubbing with the crowds après ski, and no sign that reads “no glass in spa area.” Your wrap-around sunny deck and patio offer stunning mountain vistas perfect for entertaining and relaxing amongst the beautiful shrubbery and flowers. There is a trailhead to the Tompkins Memorial Trail System out front. Just look for the crushed granite trail across the street with the map of the expansive trail system. From Village Walk you can access over 14.6 miles of multi-use trails through Martis Valley and beyond. All hiking, running, and biking enthusiasts will appreciate this. http://northstarcsd.com/trails.html Village Walk has an affordable HOA that takes care of everything. It is the most affordable HOA around! For a 4 bedroom townhome $1,163 per month gets you snow removal, exterior maintenance, landscaping, window washing, ski-valet and storage, Village Fitness and Swim, 24 hr security and gates, and insurance on the structure. Wow. A quick comparison to other condominiums in the area:One Village Place 3 bed- $2,464 mo., Northstar Lodge (Hyatt) 3 bed- $2,464 mo., Great Bear 4 bed- $1,838 mo., Ritz Residences$2,340 mo., Iron Horse 2 bed- $1,235 mo. Your kids and pets do not need to take an elevator. Enough said! Plus your car and ski boat are secure in your own 2-car garage. You CAN barbeque at Village Walk. And you can’t in the Village. The fire chief can explain. You have a ski valet and ski-back! The Northstar Lodge has ski storage and a ski valet for Village Walk included in your HOA dues. You can walk over and ask for your warmed ski boots. Grab your skis and hit the gondola located at this building. At the end of the day, take Home Run down to the ski-back behind the Northstar Lodge and tuck everything away again. Condos in the Village pay for this service at the Alpine Club. Renters and vacationers LOVE Village Walk! If you plan to supplement your home ownership with vacation rentals, your guests will love Village Walk for all of the reasons above, plus the rates are great! http://www.tahoemountainlodging.com/village-walk-townhomes
Rental Testimonial: “I just returned from a long girl’s weekend with friends from college and we cannot say enough great things about this home. The rooms are much larger than they appear in photos and the layout suited our needs perfectly. The large great room that flows into the dining room and kitchen was a wonderful gathering place and held all 10 of us comfortably. The home is expertly appointed with plenty of bathrooms for the whole group to get ready at one time and plenty of large, comfortable beds. A lovely porch off the open floor plan main level was a perfect spot for morning tea and afternoon happy hour with a gorgeous view of the mountain. We’re already looking into coming back in the winter, as the home is likely one of THE closest to the village (beside condos IN the village, of course). Walking to the village/lifts would not be an issue whatsoever in wintertime. In the summer, the village is still open but going to the lake for meals on the water was our preference. It’s very easy to get to restaurants on the lake, in Truckee, and the Ritz (mid-mountain) and any activity you could ask for! Lastly, there’s a wonderful hiking trail right outside the house which takes you through a forest and up towards the top of a hill with fantastic views of the Sierras.” (unknown)

Marketing, Management, and Guarantees Management } Our comprehensive management fee is competitively priced at 35%, and we reinvest in your home every year with our energetic marketing plan. When we say comprehensive, we mean it: our fee covers many services other firms typically charge extra for, including travel agency commissions, credit card fees, stocking supplies, and ongoing maintenance such as changing light bulbs. If you’re new to the vacation rental business, 35% might sound high. But if you’ve been around the block a few times, you know to steer clear of low commission structures that nickel-and-dime you for every little thing. An all-inclusive 35% marketing and management fee means that you never have to worry about important details falling by the wayside. We’re on it. If you’re new to renting your home, Vacasa can help arrange any necessary permits and oversee the details required to set up your property for guests.
Marketing x Working with Vacasa is like having a dedicated marketing and advertising team just for your property. The vacation rental industry is constantly changing, and our experts in rate optimization, analytics, and marketing are on top of every new development. We know the optimum way to spend our marketing dollars, and we understand that we won’t get paid unless we succeed in booking your home. The bottom line? Vacasa can publicize your home more successfully than anyone else, simply because we have access to invaluable data that homeowners - not to mention our competitors - simply don’t have. We’re always expanding the scope of our efforts by vigorously promoting your home and expanding into emerging markets in the US and abroad. This boosts visibility even further, driving demand that results in more bookings and more revenue for you.

management fee
Our management fee is comprehensive and competitively priced, and we reinvest in your home each year through our extensive advertising plan. Additionally, our fee covers many services other management firms typically charge for, like travel agency commissions, credit card fees, changing light bulbs, and providing supplies. If you are new to renting your home, we can also help arrange the permits and details required to set up your property.
g innovative technology Our advanced rate algorithm and analysis tools are breaking new ground in vacation rental management. Just like hotels don’t charge a “summer rate” and a “winter rate”, neither do we; instead, we automatically optimize rates year-round, ensuring your home is truly maximizing its potential in terms of occupancy and income. We also conduct in-depth analysis: if a home is not performing up to its potential, we investigate why - and we solve the problem.
^ flexible owner use At Vacasa, we realize the reason you purchased a vacation home was so that you could enjoy it. For this reason — unlike many of our competitors — we don’t impose strict limits on when you can vacation in your own home.
] industry-leading reservations team Our reservations team, located throughout the destinations where we manage vacation homes, is not only available every day from 4am to 11pm – they’re the best in the business. Our extensive training process equips our staff to convert inquiries into bookings and carefully screen travelers, as well as troubleshoot issues with current guests, minimizing unnecessary maintenance charges.
z exceptional housekeepers We believe that housekeepers are truly the backbone of our company, and a key investment in creating a positive guest experience. We hire the best housekeepers in each destination, and thanks to our success in off-season bookings and opportunities for advancement, are able to retain them by providing the opportunity to earn a living wage year-round in an industry known for its seasonal fluctuations.
o no long-term contracts We believe that property management companies should retain homeowners by providing excellent service and financial results, not by locking them in to long-term agreements… and the 2300+ satisfied homeowners in our greater Vacasa family seem to agree. If you aren’t happy with our performance, you can choose to stop renting your home at any time – we only ask that existing reservations be honored in consideration of our guests.
/ an impressive guarantee If a different vacation rental firm currently manages your home, we guarantee that you will earn more during your first year with Vacasa. If you currently manage your home by yourself, we guarantee that you will earn at least as much with Vacasa managing your home, even after our management fee. If your income from Vacasa falls short of our guarantee, we will refund the difference, up to the full amount of our management fee.
) hire local, spend local, grow local As our business grows, so does our commitment to reinvest in the beautiful destinations that make our success possible. In addition to creating jobs for local residents, we cultivate partnerships with local businesses, sponsor community events, and work with area organizations like Chambers of Commerce to promote tourism and economic growth.
a a strong local presence We have a manager on call 24 hours per day, 7 days per week. In each of our local markets, we have a strong local presence of reservationists, housekeepers, handymen, and other service providers. If a problem arises, our on-call manager will work with our local providers to solve the issue.
