with Llewellyn Cheng, Founder of LL & Co. architecture + interiors

The great exodus from New York City to all points north brought wonderful new residents and also contributed a contingent of talented designers. Case in point is Llewellyn Cheng, founder of LL & Co. architecture + interiors, an outstanding example of this New Wave of design luminaries bringing fresh ideas and capabilities to our area. We sat down with Llewellyn to learn about his recent projects and philosophy for design.

Tell us about LL & Co.

My firm primarily specializes in luxury residential interior design and architecture. Occasionally, we do work on commercial and development projects. Prior to starting my own company, I had many years of experience in luxury hospitality interior design and condo development. That expertise comes in handy for projects with different demands and challenges. I have a degree in architecture, but I learned and absorbed the interior design skills and honed my aesthetics throughout my years in the design industry.

I feel passionate about interior design and how it can resonate with individuals on a highly personal and visceral level. I relish the opportunity to get to know my clients during the process. In my practice, I have been focusing on interior design as of late. I am slightly more picky on architectural projects. Make no mistake, I do enjoy and feel gratified to be able to help individuals, families, and communities to solve dwelling and environmental problems and improve their quality of life.

What are some of the current design projects you’re working on?

Most of my current interior design projects are in New York City. They are luxury residential interior projects on the Upper East Side, a townhouse on the Upper West Side, and a penthouse apartment in Williamsburg, Brooklyn. I have started to focus

on building my clientele base in Fairfield and Westchester counties. Our firm has recently started a project on a 4,000 sq. ft. house in Ridgefield. I can see bringing my design expertise to the residences in this region. Architecturally, I am working with the Ridgefield Historic Society on a special restoration project. It’s amazing to be involved in a meaningful project that helps preserve a part of the history in my newly adopted community and the New England region.

We take a project from concept to execution, with a rigorous yet fun design process, explorative and creative methodology, and deep project management skills to guarantee a successful outcome.

Is there a benefit that you are both an architect and an interior designer?

I strongly believe so. These two disciplines inform each other in the design and decision-making process. From a design perspective, the projects can be a lot more cohesive with both disciplines working together. For example, the exterior of the house should relate to the interior, and vice versa. It’s also extremely helpful to have both capabilities during the

entire renovation process, from details, technical matters, and project management through execution.

Is there a particular style or design philosophy you are known for?

I tend to create spaces with a soft modern and contemporary feel where I incorporate genuine materials, textures, intricate details, and lighting to create a sense of warmth and balance, resulting a luxurious yet comfortable space that goes beyond functionality. I often try to come up with some surprise elements or compositions in the design to create a bespoke feel that resonates with the clients and context of the dwellings or projects, which serves to invigorate and inspire one’s well-being.

I remember a book that I came across years ago called “Living Well is the Best Revenge”. For many of us who work very hard, I think a well-designed home that can improve one’s quality of life is the ultimate reward. It may sound a bit too profound, but I hope to inspire others to take note and feel the beauty of spaces, environment, objects, to heighten their senses and appreciate a bit more of the art, the joy, and the meaning of living well… through my work.

What can a client expect when working with you, and how is your approach unique?

I think what I do is a balancing act to incorporate every aspect of a design, while keeping the process fun and engaging our clients in all phases with keen project management skills. I draw inspiration from many things, such as the clients’ experiences, nature, art, culture, context, and travels. I use a variety of details, finishes, textures, materials, and lighting to sculpt meaningful and bespoke spaces that resonate with our clients.

How do you manage the design process to ensure that a renovation is successful?

A good design process starts with listening carefully and intentionally to the client before the creative process even begins. I pay attention to their desires and style, and then define the design direction, budget, timeline, and so forth. It’s important to set expectations through different stages of the project. Another important factor is bringing in a good contractor or team that knows my quality and standards that I want to achieve for my clients. Open communication and transparency with the contractor and clients throughout the project are key.

Anticipate that there will be a surprise or two in the process, so have a contingency plan or reserve a contingency in the budget just in case.

What advice can you give our readers about starting a renovation project?

I think realistic planning and budgeting are important. Renovation or building from the ground up is a very complicated process and it requires a tremendous amount of time and attention, which the knowledge and experience of a professional designer can add to ensure a successful project. n

About LL & Co. architecture + interiors

We sat down with Interior Designer Susan Buzaid, founder of Olley Court Interior Design Studio, to learn about an exciting home renovation she recently completed in Chappaqua, NY. This was an amazing transformation from small, outdated rooms to an open, light, and airy backdrop for family living and entertaining.

What was the overarching goal of this project?

Our main focus was to update a 1970s center hall colonial to create an open floor plan and make it work for the family’s lifestyle. We created a new addition that transformed the home by opening up the main living area to the backyard and pool to create a vibrant new living space that is flooded with light and has a clear connection with the outdoors.

Reinventing a 1970s Colonial for a Modern Lifestyle

What was the client looking to achieve?

The family of five plus one dog loved the neighborhood and access to New York City but were having difficulty living in the small rooms and outdated kitchen. The wife and her daughter love to cook and the kitchen was not functional so that was a key focus for the renovation. They also wanted to bring the outdoors in creating an inviting easy living flow from the pool to the patio to the interior.

The client wanted a modern farmhouse aesthetic with lots of light, open floor plan for the living and kitchen areas, natural elements like wood beams, white oak flooring and stone on the fireplace. The back of the house was to be glass with large sliders for access to the pool, outdoor kitchen and easy entertaining for family and friends.

How extensive was the renovation?

The 1978 colonial still had its original kitchen and small separate rooms that reflected the structured lifestyle of that era. This full renovation included a new addition to accommodate a large living area. We opened the space even more by raising ceilings and enhanced the open plan layout with new flooring. The remodeled stone fireplace became a dramatic focal point for the new living room.

Outdoor living is also important for our client, so we created a beautiful outdoor kitchen and living area to take advantage of the outdoor lifestyle. We also bumped out the front of the home to enlarge daughter’s bedroom and add an ensuite bath.

We did a complete renovation of the kitchen and created a walk-in pantry with sink, coffee machine and utilities to support the client’s everyday lifestyle. And as a counterpoint to the open living space, we created a lounge/library space with a moody, sophisticated vibe.

Were there any challenges that you faced on this project?

As with all renovation projects, there are always challenges. You often do not know what is behind the walls of an older house. Luckily, we worked with an amazing contracting team and were able to solve some issues from heating to hanging the oversized hand hewn beams in the living space.

We were dealing with different ceiling heights within the framework of the original house. The kitchen presented its own issues within the original floor plan. The client needed storage, wanted a professional range, large refrigerator, and refrigerator drawers as well as seating at the island. We created a walk-in pantry to house built-in coffee machine, sink, microwave, and lots of storage.

What new features and materials were incorporated on this project?

We used gorgeous wide white oak flooring, hand hewn vintage beams, striking stone for the fireplace, and had an artist make custom leaded seeded glass doors for the pantry, dining room, and lounge area. We used organic fabrics for custom upholstery, textured Moroccan rugs, creamy white paint throughout, artisanal products for added luxury statement pieces. And a new covered patio with plenty of seating and heaters extends the season well into winter.

In the lounge/library we added a built-in bar area with leaded glass uppers, antique mirror, and gorgeous labradorite countertop. There is a wine refrigerator and tons of storage for the husband’s luxury bottle collection and glasses. The bar/lounge was decorated in enveloping deep green velvet chairs, sumptuous window treatments, and stunning hand carved tables. It is a room the entire family loves to sit and read in.

What does your client think about the results?

My clients are thrilled with the results. Three kids have their own beautiful updated bedrooms and baths. The living area is open to the kitchen and outdoor patio creating a favorite place for the family to connect and ideal for entertaining.

The front entrance and hall are welcoming to family and friends. The kitchen is a dream to work in, allowing open conversation and flow with family and guests. The office sits to the back of the lounge/library with French doors to close off for meetings and access to the back patio. So, they are thrilled with the functionality and aesthetics of their reinvented home.

Next up we will finish the dining room which also boasts custom leaded glass doors and wide white oak floors finished in a beautiful natural color. Both the client and I love luxurious organic, textural elements. Here we are planning to add a bit of glam as well! n

10 Essential Interior Design Tips for Your Next Project

Devise a plan before you do anything

Before decorating or designing any space you must first understand your space. Determine size, consider layouts, styles and any architectural details of your space. Don’t forget to assess how you need the space to function for you and your needs.

Layer your lighting

To create ambiance and beauty to your space add multiple types of lighting. Ambient lighting helps to set the mood, accent lighting creates depth and visual interest. And of course, you need task lighting but, we recommend putting these types of lights on dimmers.

Picking paint colors

Keep your color scheme cohesive from room to room. All colors should complement one another throughout the house even if they are in a different room. Always try colors on the wall as paint looks different in every room due to location and amount of natural light.

Upgrading your interiors, whether one room or your entire home, can feel overwhelming.

Mixing different design styles adds interest and character to your space. You can even mix elements from different time periods. Mixing vintage with contemporary adds an eclectic mix that adds personality. Use family heirlooms, antiques, modern furniture and anything you love.

Incorporating patterns and textiles adds personality and interest. Mix and match different patterns with rugs, draperies, pillows and upholstery. Just be sure to stick to complementary colors. The right mix will add a visual interest to your room that is sure to wow!

Layering and adding texture

Add depth and dimension to your design by incorporating different textures. Mix elements like metals with wood, cozy fur blankets with vintage wool rugs, and soft upholstery and mixed with wood.

Personalize your space

Infuse your own personality into your space. Family photos, artwork that tells a story even items bought while traveling all tell the story of your life. Reflecting your own personal style will make the space feel special to you and will be interesting to guests.

Incorporate what you love

Interior design is subjective and what matters most is that you create a space that feels comfortable to you and one that you love to be in. Don’t just follow trends, make your space your own!

Add a new paint color, wallpaper or millwork on the walls. Experiment with colors and patterns. An easy and relatively inexpensive way to make a big impact.

Invest in Quality Furnishings

Invest in quality on the important pieces. Pieces that matter are sofas, chairs, accent furniture, flooring, lighting, even window treatments. These items will anchor the space and be timeless if you pay attention to quality. Accessories like pillows, blankets and trinkets can be added in at a lower price point if you plan to change them out more frequently.

More and more people are embracing sustainable design and building for their homes, renovations, and additions. However, there are still misconceptions out there about green building and living in efficient and sustainable houses.

Elizabeth DiSalvo, founder and principal at Trillium Architects has shared some of those misconceptions and factual responses, highlighting the general market appeal of these amazing homes. As you’ll learn here, the future of sustainable homes is now!

Misconception #1:

‘Green homes look different.’

Perhaps surprisingly, most of our homes look indistinguishable as Green Homes! Aesthetics are not tied to energy efficiency construction methods. We could make a classic colonial into a Passive House. And we have! Have a look at our portfolio. Each house on our website is a true green home.

Misconception #2:

‘I’ll have trouble with resale.’

People love our houses so much that it’s a rare event that someone builds one and then sells it. In the last 200 houses we have designed, for example, this has only happened three times. In each case there was a bidding war and the house sold within weeks for above asking price. People are thrilled at the idea of living in a healthy environment with almost zero monthly operational and upkeep costs. What’s not to love?

This waterfront home was built on a hill with commanding views of Long Island Sound. Designed for a young family, at 3,000 sf and 4 bedrooms, it is the perfect size and style for fun family living. The flat roof and trellis are covered in PV Solar panels to achieve Net Zero.

Misconception #3:

‘I’m not sure everything will work.’

We build what we like to call the Teslas of houses. We may use the newest technologies, but all of the technologies we use have actually been in testing and use for years, if not decades. We create houses that are extremely well built, and like an electric vehicle, there is generally nothing to do to keep the house humming along. Just sit back and enjoy!

Misconception #4:

‘I’m afraid of the unknown.’

Even though green homes are not as common as traditionally built, the concepts are the same: Provide shelter, design for user friendliness and beauty, insulate, heat and cool. Sometimes the unknown turns out to be a truly welcome

change. We start with beautiful houses that work, and consciously integrate healthy sustainable materials, extra insulation and higher efficiency heating and cooling systems to bring you a healthy, quiet, uncommonly comfortable and more long-lasting product.

Misconception #5:

‘Building Green costs SO much more.’.’

This is a classic myth. Sustainable, healthy and energy efficient homes generally cost about 2% more to build than a standard code compliant house. Yes, we spend more on windows and insulation, but we spend less on HVAC equipment. In the end, most clients find the cost difference negligible, especially when all of their utility bills add up to something like $18/month. n

Selecting the Right Architect

You’ve decided to take the leap and build a new house or add onto or remodel your house and you need to hire an architect.

How do you find an architect who’s right for your project?

This is the first of many big decisions to be made and should not be taken lightly, as it sets the stage for a smooth running project from start to finish.

The criteria for making this decision should be price, quality, service and your comfort level with them….the “warm and fuzzy factor”. Most homeowners assume that all architects are somewhat equal, but this couldn’t be further from the truth. Based on this false assumption, many homeowners will typically hire the least expensive architect which can be a fatal mistake.

There’s a wide range of talent among architect when it comes to design ability, construction knowledge and overall capability. No two architects work exactly the same way or

charge the same fees, so be prepared to shop around, and talk with several to find the one that’s right for you. There are various levels of service that can be provided and many ways to establish fees.

A phone call may be your first step to begin the process. Once you’ve spoken to several and have narrowed it down, set up a meeting to meet in person. This is your chance to assess the chemistry between you, as this is one of many factors. You’ll be working together for at least a few months, so it’s very important you have a good rapport.

Select an architect willing to design in a style that works for you.

You should also consider the following

The architect you are considering should seem genuinely interested in your project. You want someone who is enthusiastic, passionate about what they do and understands your vision.

When reviewing the architect’s portfolio of projects, look for both style and substance. Do you like their style? Design is very subjective and if you like what you see that’s a good indication. Have they done projects like yours before? Most architects are fairly versatile; just because they haven’t designed a Tudor home before doesn’t mean they can’t. If they’ve done numerous projects like yours, that’s preferable since they would have more experience in that particular style.

Some architects have a preference for one or two styles, otherwise known as a “signature style”. Some clients might hire an architect specifically for this reason, so make sure you understand what you’ll be getting. Otherwise, you might feel that you’re being shoehorned into a style the architect prefers rather than one you prefer.

As the architect develops the design for your house, what will they do to help you visualize the design if you’re having trouble understanding the two dimensional floor plans and elevations. Will they make models or do three-dimensional sketches?

Timeframe is also important in terms of when they can start and what timeframe they propose for your project. The process could range from a few months to a year, all depending on the scope of the project and what approvals are required. The important thing is that once you start, the process should progress as quickly as you can make decisions.

Does the architect have the capacity to take on your project and produce work in a timely fashion?

Questions to Ask Past Clients

n After the project was completed, has their view of the architect changed?

n Would they hire the architect again or recommend to friends?

n Was the architect responsive during both the design process and construction phase?

n Was the architect involved during construction?

n Were there any issues during construction and, if so, how were they resolved?

n Was the architect involved to resolve any disputes with the builder during construction? If so, how well did they handle that?

n Did they feel they got what they paid for?

Consider hiring someone only after reviewing their work portfolio, visiting their completed projects, and speaking with their previous clients.

Questions to Ask Builders

Also talk to builders the architect has worked with, as builders are good judges of an architect’s abilities.

n How many houses have they built with this architect? If they’ve done a number of jobs together there’s less chance for miscommunication and errors.

n Were the construction drawings accurate, precise & detailed? The clearer the construction documents, the easier and more smoothly the job will run.

n During construction, was the architect responsive to questions to clarify or interpret information on the drawings?

n Was the architect involved during construction to visit the site and monitor the progress? Were they a team player?

n How well did the architect handle client-builder disputes? If the architect resolved disputes quickly and fairly, it’s a sure sign the builder likes working with them.

Choosing an architect can be difficult if you’ve never worked with one before, don’t know what questions to ask, and don’t know what to look for. Use this advice to make sure you’re hiring the “A” team. Hiring a good architect is money well spent, as what they design will have a positive impact on your life for years to come! n

Inspiration from Two Magnificent Fairfield County Gardens

We are excited to share this first article in a series by talented photographer and author, Caryn B. Davis, featuring some of the most beautiful private gardens in Connecticut.

We first built gardens to survive by growing food, medicine, herbs, and plants we could use to make dyes and weave baskets. But as we evolved and no longer needed gardens for sustenance, we gained the luxury of making gardens simply for beauty and pleasure.

The impressive gardens on these pages are featured in my new photography book, Connecticut Gardens: A Celebration of the State’s Historic, Public and Private Gardens. The book is a tribute to the people who created these remarkable spaces that are not only beautiful but are meaningfully crafted with reverence for our natural world.

Sleepy Cat Farm, Greenwich

After purchasing a Georgian Revival house, Fred Landman was inspired to create a complementary landscape worthy of his new home. Drawing inspiration from his extensive travels to the great gardens of the world, to historical places in Europe and Asia, from studying masters of design, and finally, from his own reservoir of knowledge on art, culture, and history, Landman created Sleepy Cat Farm.

To achieve this ambitious goal, he enlisted the help of two heavyweights in their respective fields, architect Charles Hilton and landscape architect Charles Stick. Together, with a team of skilled craftsmen and horticulturalists, they embarked on the 25-year journey of building Sleepy Cat Farm across 13 acres.

Words fall short in describing the ambitious grandeur, impeccable details, and outstanding design of Sleepy Cat. You need to be in its presence to grasp what this special place has achieved. Still, Sleepy Cat Farm is a bit like the Grand Canyon; images barely touch its surface, and to truly comprehend it, you need to physically experience the space. Fortunately, through the generosity of its creator, you can do just that. Landman opens Sleepy Cat Farm to the public a few times each year.

Gitanjali, New Canaan

Gitanjali is a Bengali word that translates as “song offerings” and is the title of a collection of poems by mystic and poet laureate Rabindranath Tagore. It is also the name of Dinyar Wadia’s garden. For the renowned architect, who was raised in Mumbai, India, Tagore’s epic poems connect him to his place of birth and inspired an epic transformation of his garden.

When he first surveyed his overgrown 10-acre lot, and eyed the mature trees being strangled by vines, he was confident a hidden gem awaited. He liberated the landscape from the overgrowth of poison ivy, bittersweet, and wild grapes, and nurtured the trees back to optimal health. After saving the essential bones of the landscape, the gardens were fleshed out.

The gardens are designed in the English cottage style, with a looser arrangement and extensive annual and perennial bedding. This vibrant floral landscape is an intricate tapestry of layered plantings, color, and texture. That same style extends into the trees, with beeches, blue atlas cedars, and Japanese maples creating their own complementary tapestry to the flowers below them. The beds change seasonally, so there is always something in bloom, and in winter, the landscape at Gitanjali brings its own charms.

5 Most Commonly Asked Garden Questions

Gardening in Connecticut and New York can be challenging at best. The weather, the short season, the deer – but the splendor of a garden in bloom are oh-so worth the struggle! Here is our first in a series of garden tips from Landscape Designer Brid Craddock to help you along the way.

Why is everyone talking about native plants?

Our native bee and other beneficial insects such as butterflies, and the birds do not benefit from non-native plants at all or as much as they do native plants. For example, native bees cannot always collect pollen and nectar from non-native flowers. Birds need food sources that can only be provided by native plants. Monarch butterflies need milkweeds to eat so they can survive to reproduce. With the number of bees and birds in stark decline planting native plants can help reverse this trend. Birds by eating the seeds of native plants are redistributing native plants well beyond your backyard.

What plants are deer-proof – that they will NEVER eat?

Grasses, ferns, and plants in the mint family. Trees and shrubs that grow too tall for the deer to reach. We suggest planting large trees and protecting them from the deer with wire mesh until the tree grows its branches out of reach of the deer.

I want color in my garden.

What can I plant that the deer won’t eat?

These flowering shrubs and perennials have colorful flowers, and the deer don’t eat them. Some are native to Connecticut and support pollinators. If you prefer to plant only native plants, you will require professional advice as there are many plants in the same family, some are native plants and others are non-native.

My boxwoods look terrible, what’s wrong?

If they are all yellow, like a ripe banana then they may have died from the boxwood blight. This is not common. If they have some yellow leaves, which have cupped or curled they may have an infestation of a leaf miner insect. Tear open a leaf in the spring, if you see a small yellow worm inside the leaf that is a leaf miner. An organic method for removal is to prune with a hedge shear remove the outer tips of the boxwood. Collect the cuttings, put them in a plastic trash bag and dispose of in the trash. This reduces the number of insects. Follow that with fertilizing the boxwoods with Miracid and/or Hollytone fertilizers. Follow the directions on the packaging. If you are replacing boxwoods, consider the native Ink Berry shrub. Newer varieties such as ‘Strongbox’ and ‘Compacta’ are excellent substitutes.

We have so many maple tree seedings in our lawns and plant beds this spring. What should we do about them?

In the lawn you don’t need to do anything. They will be mown down the first time the lawn is mowed, and they will not return. In planting beds, it is a normal part of a spring clean up to disturb those seedlings and mulch over them. They will not re-grow once they are smothered with mulch. In the woods, or at the edge of the woods and your lawn please leave them, as at best only one or two will grow to mature trees.

5 Questions with Heather Neumann Salaga

We sat down with Heather to learn about her approach to her work, especially as we face a challenging 2024 real estate market.

Known for her professional expertise, warmth, compassion, and family-first approach – here’s what we found out.

You’ve been involved in the Ridgefield community for some time now. What is special about living and working here?

I had the pleasure of growing up in Ridgefield and now my husband, Robert, and I get to raise our girls in this special town. Ridgefield has evolved tremendously over the last several decades to become an incredible microcosm of arts, food, quintessential charm, and philanthropy. And you can’t beat the super friendly folks who are always out and about!

Tell us something we may not know about you!

We are Disney fanatics! Disney World tends to be our “home away from home” - a bubble of fun, entertainment, relaxation (I know, not often thought of when you consider Disney travel), and recharging time for us as a family. I like to think I sprinkle my fair share of ‘pixie dust’ on my clients’ journeys home!

do you enjoy most about working

in real estate?

Having enjoyed 13-years in corporate HR prior to entering real estate in 2015, my entire professional life has been spent observing the key inner workings of my clients’ day-to-day lives. The top priority for all of us is our family and loved ones, while the number two priority is the roof we place over our heads. As a Realtor I lead the charge of that second priority, and do not take the criticality of this role lightly.

What have been your most memorable experiences making your clients’ home ownership dreams come true?

Final walk-throughs. Every. Single. Time! No matter how challenging the market is, or what the ride was like to get there, watching the faces of my buyer-clients at final walk-throughs (typically on the morning of closing) is simply the best. Seeing the brilliant smiles that reflect the excitement of the present moment, and their dreams of the future, never gets old. Helping my seller-clients move on with positivity and the resources needed for the next stage in their lives is incredibly satisfying. I love it, and am constantly reminded of how fortunate I am to be of service every day!

It’s a challenging time in real estate right now. What advice would you give buyers and sellers to help navigate the market?

Why, yes it is! That being said, every market has its benefits and challenges. My biggest piece of advice is to breathe. As cliché as it is…if it’s meant to be, it will be. Surround yourself with expert professionals that you gel and jive with. It’s a big transaction and an involved process — you want your partnership and trust to be fully aligned. You also need some laughs along the way too, so work with someone you enjoy talking to! n

Winning Over 2024’s Challenging Real Estate Market

If you’ve considered a move within the last several years, (or seen the news, for that matter) you are likely all too familiar with real estate headlines that have dominated the post-COVID landscape: sparse inventory, sky-high prices, and endlessly elevated interest rates.

While there is no denying it’s been a memorable moment in history for current and would-be homeowners in the tri-state area, life has continued to march on, as it does. While some are reluctantly clinging, bound by golden handcuffs, to homes with a now obsolete 3% interest rate, others have continued to move up and out of properties that no longer suit their needs, unphased. Cash transactions have become plentiful and solutions have become creative.

Here are a few pro tips for ‘winning over’ the 2024 real estate market in Connecticut & New York:

1. Find Your Perfect Partner

Any successful home search begins with proper professional guidance. Engaging a local Realtor® will best prepare you for the home selling/buying process, provide valuable access to essential transactional partners and ensure the strongest possible position when entering a negotiation. The most effective agents will not only have deep experience and extensive market knowledge within your target communities, but also understand YOU – your needs, wants, goals, objectives, and mindset. As the old adage goes, “time is money.” Every real estate transaction is an artful dance of achieving multiple goals within desired timing. Whether buying or selling, be mindful of the opposing parties’ mindset, objectives, and timeline – adapt and be flexible whenever possible. Similarly, keep an open mind on your own journey, timeline, and plan. Those who are responsive and adaptative to the landscape – seizing opportunities and operating nimbly on moving mechanics – will continue to be successful. Short-term sacrifice for long-term gain.

3. Be Prepared

Adhere to conventional wisdom, heeding “Dos” and “Don’ts” when selling or purchasing a home. Lean on your Realtor® to arm you with ALL the knowledge; market reports, community comparisons, comparable sales, “watch outs” and key considerations associated with your property and personal situation that don’t shine through in the data. Stay on top of routine home maintenance, get pre-approved early, challenge your lender on creative financing solutions. Avoid major non-essential financial transactions, do not rely on inaccurate online algorithms, and be prepared for anything.

Expect the unexpected and be ready to pivot.

4. Know Your Needs

Have champagne taste on a beer budget? Don’t we all. Now, more than ever before, understanding your needs vs. wants is critical to success. This applies to both deal points within an active negotiation as well as qualities evaluated in a prospective home. Buyers need to subscribe to the 80% rule.

Whether your budget is $5,000,000 or $500,000, it’s unlikely you will find a home that checks every single box on your wish list. Identify key attributes and qualities that are essential and differentiate between what can be changed and what cannot. Don’t lose sight of your bottom line: why you are moving in the first place & what value you absolutely need to take with you. The bidding process can be volatile, with twists and turns, so maintain clear communication throughout to ensure for a favorable outcome.

5. Maintain Transparency

Not sure it’s time to move? Trying to determine if it makes sense? Struggling with affordability? Having second thoughts? Be open and honest with your partner or other decision-maker and agent as you explore options and scenarios. Every individual and family are unique – there is no “one size fits all” when it comes to selling or buying a home. Don’t suppress fears, concerns, worries or internal differences of opinion along the way. Discuss dynamics real-time; acknowledging and balancing emotions is as

The Willow Creek Story

This is a story of vision, perseverance, preservation, and conservation. Owner-developers, Raj Bhatia and Jill Sloane, in collaboration with a team of talented architects, land planners, and the town of Southbury, successfully transformed the famous yet neglected Riker’s Farm into a sought-after equestrian community. Originally known as one of the world’s most renowned quarter horse breeding facilities, Riker’s Farm had sadly fallen into disrepair over the years.

Raj and Jill, who bought the property 24 years ago, proposed and executed a plan to develop 21 lots on the upper part of the property, saving the farm below. Then to revive the farm to its former glory, they painstakingly restored and built 65 horse stalls, new outdoor riding rings, trails, a 16,000 square foot indoor arena, and a new high-end 30-stall barn. The pièce de résistance was the fit-out of an historic old-English pub to serve as venue for parties, wine tastings, and lectures, all with the homeowners invited as guests. This plan not only saved this famous property from overdevelopment, but it created 21 beautiful homesites for families to cherish forever – overlooking one of Connecticut’s top equestrian centers.
