Dear Owner,
At the Board meeting on October 17th, 2023 the Directors resolved that the 2024 Annual Assessment is set at $2.75 per square foot (excluding VAT).
This is the 19th consecutive year without increasing maintenance fees. We should note that our community grew by 3 homes in 2023, adding 11,251.80 square feet.
Due to the change in policy that permit the subdividing of certain lots our community now consist of 513 total units. 434 assessed homes, 75 vacant lots, (4 under construction).
The HOA has completed one of its most expensive capital projects in 2023. The project faced much delays, and unforeseen issues however, we continued until it’s completion.
The Association is continuing it’s plans to enhance the community. Projects such as the waste treatment plant expansion has started and will be completed in 2024. Security enhancements and renovations. Common area amenity renovations such as pool renovations, and boundary fence repairs. We plan to construct a 300ft wall along the western boundary of the community. We continue to identify projects that will improve the community in 2024.
Early payment discount of 3% for all 2024 annual assessment fees
• Payment must be in full by January 15th, 2024
• Deduction of 3% discount applies to the 2024 Assessment fees gross
• Note the indenture fees (applied to the vacant lots) are not eligible for discount and are due on January 1, 2024 in full.
The 3% discount to the eligible accounts will appear as a vat inclusive credit by January 31 2024. The 2024 invoices will be accessible on your account by December 15th, 2023.
