URBAN REGENERATION OF AN OLD COMMERCIAL AREA: KHATUNGONJ, CHITTAGONG

PROJECT AIM : - Rethinking the commercial area of Khatungonj by designing an effective prototype . - Eradicating the existing threats and weaknesses, providing all necessary amenities. - Ensuring smooth operation of business and traffic circulation within the area. - Retaining the architectural features of traditional shophouses existing since Colonial era. - Introducing environmental sustainability by restoration of Chaktai Canal and itâ&#x20AC;&#x2122;s adjacent land within the area.

AREA CHARACTERISTICS / ANALYSIS :

Client : Chittagong Development Authority (CDA) Master plan Area : 41 Acres Intervention Area : 11 Acres PROJECT BACKGROUND : Khatungonj is a densely built urban wholesale and commercial area in Chittagong having buildings conveying architectural history and heritage of Chittagong since Colonial Period. Traditionally the area used Chaktai Canal as a means of goods transportation which is barely in use now due to degradation of water quality and land abduction. Haphazard growth of structures, Heavy traffic congestion, insufficient parking and loading-unloading facilities, drainage etc. has made the glory of business deteriorate a lot.

- Growth Pattern : Dense, irregular, unorganized. - Road Network : Narrow alleys and roads lead to traffic congestion. - Building Category: Mostly shop houses, ground floors used for wholesalerâ&#x20AC;&#x2122;s office and warehouse, upper floors for office, bank and residence. - Land use : Mostly mixed use and commercial, some warehouses. - Structure Condition : Majority at critical condition. - Structure Type : Maximum Pucca building. - Architectural Style : Late Colonial (Mughal and Colonial influence). - Environmental Condition : Polluted Chaktai Canal with no open space. Acute odor pollution from food waste on street. No waste management. - Drainage System: Poor drainage leads to water logging in rainy season.

Situated at the bank of Chaktai canal; Khatungonj is a traditional Wholesale Market of spice and grain of Chattogram in Bangladesh. In earlier days, Chaktai Canal was used by merchants to transport goods from Khatungonj Commercial Area to the whole country which is no longer at use due to water pollution and blockage. The area portrays the architectural heritage of Bangladesh, having several old buildings of different architectural periods since the British Colonial Era that makes it a potential heritage area. The main challenge of this project is to solve the current functional and environmental problems of the wholesale market while regenerating the traditional architectural style significant to that area in a modern way. This is a B.Arch Thesis Project.
