We hear this term quite a bit these days: “That house has good bones.” “We loved it because it has excellent bones.” Your friend sends you a Zillow listing captioned: “Look at this home it has such great bones!” But what does that actually mean? It typically implies a house that is in need of work, a fixer, where the surfaces and finishes are less than desirable. The kitchen and bathrooms may need to be gutted, or the style of the finishes screams “built in the 1980s.” But the bones? Most often, this means the walls themselves, and how they create a specific kind of flow within the home. Are the bedrooms in the right places? Are there stairs to a second level? Does the back of the home have the potential to open onto a patio or terrace?
Whenever I’m looking at a new property, or at the start of a project for a client, I immediately flip to the floor plan. I want to see where the main components are located, and how the residents get from one place to the next in the space. It’s no secret that older homes are often choppy and awkward. I’m consistently left wondering what they were thinking when they originally drafted the plans. But it’s important to remember that we live very differently today than we did in the past.
The modern family has different needs and desires than families of the ’50s, ’60s, and ’70s, so these homes need extra thought and care when being renovated and reimagined. Previously, kitchens were hidden in the back of the home, or tucked into an awkward corner without much thought or consideration. This is because the thought of your guests seeing the dishes from dinner piled up in the sink was unsightly. Today, dishes dropped off in the kitchen are welcome evidence that good food was consumed over sparkling conversation and cultivated community.
Ultimately, “good bones” means different things to different people. No two homeowners are going to use the space in exactly the same way, so the beauty truly is in the eye of the beholder here. What matters to one person is
an afterthought to the next. So how do you know what to look for? When searching for a home in need of renovation, there are a few key points to keep in mind: A home with good bones is one that needs minimal structural modification to meet your specific needs for layout and flow. The main rooms are generally in the right place, and you can see yourself and your routine fitting in with the flow of the floor plan. Homes without good bones will require you to move big-ticket rooms, such as kitchens and bathrooms, to different locations in the house to achieve your desired layout. You may want to widen passages or knock down the wall between the kitchen and the
family room, but ultimately, in a house with good bones, the walls of the home are where you want them to be. This allows you to focus on the things with big aesthetic impact: millwork, hard finishes, and decor.
There are a few questions you can ask yourself to help identify exactly what your version of good bones looks like: “What part of my day in my home is most important?” “When I think about being relaxed in my space, where am I and what am I doing?” “What are the top three must-have priorities for my home?” When you’re clear on those answers, you’ll know what good bones means for you.

Co-Executive Director Hazel Davalos thanked guests who contributed to County Supervisor Joan Hartmann’s victory, keeping the progressive majority on the council. In that election, CAF did its first-ever voter engagement in Lompoc, the county’s “new political center of gravity,” where CAF plans to continue building relationships.
Turning to this November’s election, Davalos spoke with her typical warmth and conviction, emphasizing the importance of combatting voter fatigue and disillusionment at the national level because of the implications on voter turnout for local elections.
In Santa Barbara, Davalos noted that “we are just one vote away from passing rent stabilization,” which she termed “the most transformative tenants’ rights policy in the city’s history.” For District 1, she announced CAF’s endorsement of Wendy Santamaria, who has worked tirelessly to organize tenants in support of rent stabilization. Davalos noted the devastating effects of gentrification on the Eastside, an historic Latino community.
She shared some of CAF’s recent work, including its Run for Justice training, which develops the skills of candidates running for office in the two counties.
At the local and state level, CAF takes positions on ballot measures and mobilizes voter support. According to Davalos, “this year’s ballot is filled with the good, the bad, and the ugly.” The so-called Taxpayer Deception Act, funded by the CA Business Roundtable, would require a two-thirds vote for many taxes, “making it all but impossible” to raise the funds needed for housing, health care, and education. “And, most sinister of all, it would retroactively overturn existing local measures, threatening over $50 million in current funding for cities and school districts here in Ventura and Santa Barbara counties.”
Another initiative CAF is opposing would overturn a law, authored by Senator Monique Limón, that bans oil drilling next to homes and schools. Noting how wellfinanced the big oil interests behind this effort are, she stressed the need to fight back.
CAF supports a proposition to lower the voter threshold for affordable housing bonds from two-thirds to 55 percent, making it significantly easier to get voter approval. CAF is working on putting an affordable housing bond measure on the ballot in Ventura in November, which could raise hundreds of millions of dollars and may serve as a model for Santa Barbara in a future election.
Davalos also referenced CAF’s plans for upcoming elections in Santa Maria and Santa Paula, both of which offer opportunities to flip seats, and its plans for other parts of Ventura County.
CAF Boardmember Dick Flacks presented the award to Councilmember Oscar Gutierrez, whom he lauded for reaching out to people, making them feel recognized and represented, and welcoming grassroots leaders.
CAF Grassroots Leader Juanita Colmenares was honored for her work in Santa Barbara, holding candidates and elected officials accountable as well as canvassing and phone banking. Grassroots Leader Litzy Moreno, a high school senior in Santa Maria, was honored for her organizing work, including for the Toxic Tour, which educated elected officials and others about toxic sites.
Geoff Green led a paddle raise, seeking especially to enlist more Movement Builders, who donate to CAF each month, as he himself has done for the past 14 years. In closing, Davalos proclaimed that “CAUSE Action will do what we do best we ’ll knock on thousands of doors throughout our region this fall to talk about what’ s at stake on this ballot. … We’ll mobilize working-class immigrant neighborhoods to vote and build the next generation of leaders in our communities.”

In international conferences, addressing climate change and protecting biodiversity are increasingly being treated as two sides of the same coin. Climate change negatively impacts biodiversity, while biodiversity and healthy ecosystems draw down carbon emissions and lessen the impact of climate extremes.
A little more than a year ago, delegates representing 185 countries reached a
historic agreement to protect 30 percent of terrestrial lands and 30 percent of marine areas, the ones most critical to biodiversity. After decades of ecosystem destruction and plummeting biodiversity, the goal of the agreement is to reverse biodiversity loss by the year 2030 and set nature on a path to recovery by 2050. Currently, only 17 percent of critical lands and 10 percent of such waters are protected. The
framework commits to raising $200 billion for restorative initiatives, which could increase to $700 billion as extractive subsidies are phased out. By 2025, $20 billion will be dedicated annually to indigenous communities for biodiversity conservation, acknowledging their historic role as land guardians. By 2030, this figure would increase to $30 billion per year.
Innovative projects across the planet are taking steps to halt and reverse deforestation, big ag monoculture practices, and the widespread use of toxic chemicals. In many Indian cities, dense afforestation projects using native species are creating mini, selfsustaining forest ecosystems. Most are on less than half an acre of urban land, demonstrate vibrant biodiversity, and counter the heat island effect by lowering temperatures 9-14 degrees Fahrenheit.
Air-conditioning condensate water is usually sent down the drain or just dumped outside. In arid or semi-arid regions where water is scarce, it is starting to be used for irrigating trees and gardens. The amount of condensate water is great enough that Phoenix, Arizona, is starting to use it for watering city parks and other green spaces.
The Land Institute is successfully growing a perennial grain (native to Europe) in Canada and many American states, called Kernza. It requires less tillage, fewer pesticides, and less irrigation while reducing soil erosion and carbon emissions. It provides habitat for pollinators and other wildlife, which helps support biodiversity. Its deep roots sequester carbon. Because of its decreased inputs and costs, it increases farm income. Kernza is relatively new in North America, so its reception as a food crop is still being evaluated. It is being used in bread and beer and as a cereal.
Bringing these ideas closer to home, the reenvisioning process for our downtown core is exploring adding more trees and native vegetation, maybe as small, dense, diverse mini-forests to clean and cool our air. Collecting AC condensate water from many downtown buildings to irrigate this added nature is also being considered. Using any resource multiple times is quintessential sustainability.
