With the recent celebration of the summer solstice and finally some sunny days, it officially feels like summer in Santa Barbara! If the warmer temperatures have you inspired to bring sunny hues into your home, here are some ways to make quick updates on a budget:

Update your throw pillows. One of the easiest ways to alter the mood in a room is to swap out throw pillows using summer-inspired colors. Don’t feel like painting? Spray paint works well, too! Or just grab some colorful pots to help add those summer hues to your space. Sprinkle in the fairy lights, make yourself an Aperol spritz, and enjoy!

Add scent. A few scented candles, scented in citrus, lavender, or linen, can do wonders for transporting you to an island paradise.

Add natural materials. Look around your spaces and see if there’s “heavy” materials that can be updated. Textiles, such as velvet, wool, and chenille, are generally heavier materials than linen and cotton, so consider swapping out curtains, throw blankets, or bedding using these lighter materials. Linen duvet covers and curtains in white and cream can help add a breezy feel to a room. Other materials like light wood, bamboo, and rattan not only look beautiful but also add a subtle coastal vibe. Decorative items like woven baskets, clay pots, and wooden picture frames can tie the whole look together.

Bring the outdoors in. Winter or summer, fresh plants and greenery always help add a vibrant touch

to any room. Plants enhance the visual appeal while also improving indoor air quality. My favorite (and low-maintenance) way to bring greenery to any room is by adding freshly cut eucalyptus stems in a simple vase.

Mortgage Loans Are Like Jenga: Let’s Play!

Welcome to my first article! I have decades in the mortgage industry and am not afraid of social media, yet it is entirely different writing an article for my community.

Mortgage lending has gone through many iterations and changes in the past decade; however, some principles remain concrete.

Let’s start here: All mortgage loans are based on four building blocks: income, assets, property, credit. While one doesn’t necessarily override the other, these all go together like a game of Jenga. And while each type of loan has its own guidelines and requirements, these four aspects must be balanced for one to obtain a residential mortgage loan.

Let’s play!

Income is perhaps the most scrutinized category. Consistency of income and expected continuity of receipt are the main factors; this is the money that is coming in each month to pay the mortgage that is going out each month. For folks that work for a company, this can simply mean looking at your wages. If we work overtime, get bonuses, or earn commission, the variability needs to be addressed. If you work more than one job, you’ll likely need to show that you’ve done so for two years.

Self-employed applicants typically need two years

of tax returns at a similar level of income. Thankfully, it is understood that self-employed individuals sometimes get tax write-offs that W-2 folks cannot. Alternative qualifications involve using business bank statements, personal bank statements, or perhaps even a profit and loss statement.

Then there’s passive income, partnerships, and pass-through. Income nuances are as varied as your life story. Keep in mind that the more creative things need to be, the higher the price tag could be for repayment.

When we are referencing assets, we’re primarily looking for liquidity. This means money that you can access relatively easily. When it comes to assets for loans, if it’s hard to track or access, it is probably hard to use for qualifying.

And just how much money does a lender look for? Well, different programs require verifications of the down payment, closing costs, as well as reserves. Think of “reserves” as cash you have on-hand after closing.

With big purple cows tap-dancing across screens advertising quick “pickups” in your credit score, one would think that those three digits are the most important factors of credit. Sorry, folks, but this is certainly not the case. There are actually three algo-

rithms per credit bureau, and three credit bureaus. This means there are 21 possible scores out there, and each type of creditor typically uses a different variation than another. What you see on an app isn’t necessarily what your lender will use.

Credit and liabilities are not simply your credit score, but the depth of credit, frequency of payments, and sometimes even things that may not even show up on the actual report. Obligations such as childcare, child support, alimony, or IRS/ tax liability payments may need to be taken into account.

For property, the main scrutiny will be on the property that is being financed. If you own more than this property, or have inherited property, be prepared for additional questions and verifications.

Jenga is indeed an apt reference. The regulated, nuanced, building blocks of a mortgage loan are played out by the decisions and circumstances of your life. How we put them together equates to your loan.

Ensemble Theatre Celebrates Santa Barbara at Fundraiser

On June 23 at its annual Curtain Up! fundraiser, Ensemble Theatre Company (ETC) brilliantly celebrated some of Santa Barbara’s legendary musical talent in a show featuring iconic songs from Kenny Loggins, Michael McDonald, Katy Perry, The Beach Boys, Jackson Browne, and more. The talented singers performing were Jackson Gillies, Lois Mahalia, Miriam Dance, and Morganfield Burnett.

Executive Director Scott DeVine, who hatched the idea, saw it as an extension of ETC’s broader theme for next season of Legends and Legacies to celebrate music written by Santa Barbarians and performed by “amazingly talented artists who call Santa Barbara home.” The show also included highlights from next season’s productions of Gershwin and Million Dollar Quartet. The show was a full multimedia experience, with images of iconic Santa Barbara locales on a giant backdrop thoughtfully paired with each song.

The show quite fittingly kicked off with Kenny Loggins’s and Bob James’s “Celebrate Me Home.” Loggins, a resident, is also a longtime friend of show director Jenny Sullivan and has been a mentor to Jackson Gillies. Other featured songwriters also had strong ties not only to Santa Barbara, but also to the singers and musicians performing.

According to Sullivan, who has directed 14 plays for ETC and previous Curtain Up! events, once the singers and band members were chosen, the music picked itself. For example, with Lois Mahalia and Miriam Dance on stage, Sullivan settled quickly on the Beach Boys’ “Good Vibrations” and paired it with images of various Santa Barbara beach scenes projected on the backdrop. With these two singers, Sullivan related, she also knew including Katy Perry’s “Roar” would be fun.

Earth Day was memorialized with Loggins’s “Conviction of the Heart” set to black-and-white photos from Santa Barbara’s first Earth Day.

The show began with a backdrop designed by the Ukrainian immigrant artist Alexandra Shurun, which

showcased myriad Santa Barbara organizations. This component was added, Sullivan shared, because of all the anniversaries this year, including The Granada Theatre (100 years), The Lobero Theatre (100 years since rebuilding) and Summer Solstice (50 years).

After the show, the 140 guests enjoyed a cocktail hour in the garden at the Santa Barbara Club, followed by dinner.

During the short program and in an interview, DeVine shared some of ETC’s recent marks of success. This past season, audience attendance reached a record level, surpassing its pre-pandemic high. Annual growth in subscriptions was at 12 percent, while single ticket purchases were up 29 percent and earned income reached a record level.

DeVine credits these successes in part to the strategic investments ETC has made in staff and artistic compensation. “The decision to invest in the people who make and support the art on our stage has made a significant difference in our productions, which is evidenced by the feedback I am hearing from audience members and the accolades and awards we are receiving from the Santa Barbara and Southern California community.”

ETC recently joined the League of Resident Theatres, making it, according to DeVine, “one of 81 of the most prestigious theaters in the country,” alongside the Manhattan Theatre Club, the Lincoln Center Theater, and the Pasadena Playhouse.

DeVine is excited about next season’s Dracula: A Comedy of Terrors, for which ETC recently held auditions in L.A., where more than 2,000 actors applied. Those cast, according to DeVine, “will make this a very sexy and funny take on the traditional Dracula story.” ETC is also already preparing for Million Dollar Quartet, which follows last year’s success of Ring of Fire, with “one of the greatest jam sessions ever.” Actor LJ Benet will be back, this time as Elvis.

The fundraising event, which netted $250,000, featured Music Director/Arranger John Enrico Douglas, Talent Coordinator Randy Tico, and musicians George Friedenthal, Austin Beede, Tariqh Akoni, Maitland Ward, and Justin Claveria. Ticket sales cover only about half of ETC’s expenses, making fundraising essential.
