A Dream Home in the Foothills
After remodeling their midtown cottage three times, Lorraine and Keith Reichel had reached a point where their home no longer fit their evolving desires. Lorraine was interested in a clean, warm, and modern home on a single level, roomy but not too big. Keith wanted a bigger garage and, more importantly, a proper wine cellar, where he could grow his hobby and expand his collection. Both of them wanted a grander view. Together, they found it all in the foothills above Santa Barbara.
When the real estate market failed to produce the right house in the right spot, the Reichels decided to start from scratch. After pinpointing a homesite razed in 2008 by the Tea Fire, Keith struck up a conversation with Giffin & Crane cofounder Geoff Crane, who he knew from the gym. Geoff called architect Bill Harrison of Harrison Design. As they all walked the one-acre parcel, Keith remembers, “Bill made a few sketches and said, ‘Keith, if you don’t buy this property, I will.’ That gave us some incentive to go for it.”
“We fell in love with the views,” adds Lorraine. “The site and those views really told us what to do up here.”
They knew the design had to follow the stunning arch of the Santa Barbara Channel, with Point Mugu and the islands far off in the distance, and Sycamore Canyon dominating the foreground. “The trick was to avoid a compartmentalized layout with ill-suited angles,” Keith remembers. “Bill came up with a curved building with a nice flow.”
Then came the heavy lifting: two years of permitting and site preparation, followed by three years of construction, with architects from Harrison’s firm, interior architecture by Jane Snyder and Stefan Eder of Mosaic Architects, and interior design by Chris Teasley. “It was a massive creative project,” remembers Keith. “It was exciting and
stressful a range of emotions, of which Geoff was the great modulator.”
Past an entryway fountain and through the front door a pivoting walnut monolith measuring about 10 feet high and just as wide the Reichels moved in on Christmas Eve, taking in the view through nearly 15 feet of floor-to-ceiling curved glass. To one side, the spacious kitchen hides behind a maple wall with a pocket door. Their primary suite takes up the north end of the bow-shaped home, and a laundry room and guest quarters fill the other. All said, three bedrooms and three-and-a-half bathrooms cover 4,500 square feet; downstairs, there’s a four-car garage and Keith’s wine cellar, with room for 2,900 bottles.
To celebrate their first night, they toasted with a 2010 Alban “Lorraine,” says Keith. “A very special syrah with a very special name.”

In the program, CEO/Executive Director Sigrid Wright concisely summed up CEC’s work: “If it deals with climate change on CA Central Coast, we are there.” Specifically, she explained, CEC works to ensure that climate solutions are accessible to everyone, to protect our region from the impacts of climate change, and to engage land stewards to restore and regenerate our environment.
Boardmember Geoff Green led an inspiring panel discussion with four young area climate activists: Dylan McLernon (5th grade), Alaina Galbraith (5th grade), Lena Fackler (10th grade), and Valentina Thomas (11th grade), who discussed climate change and their own climate activism. Fackler and Thomas both attended CEC’s Youth Climate Workshop and the Ocean Guardians program, with which CEC partnered.
Green led a live auction to raise crucial funds, followed by a crowd-pleasing performance by the local youth band Reimagined Dragons, whose members include Mazzy Gore, daughter of Depeche Mode’s Martin Gore, who was also in attendance. The band performed songs by the pop band Imagine Dragons.
Ethan Maday, a 9th-grade S.B. Middle School student, eloquently delivered the keynote speech. Maday noted that CEC has been pivotal in his learning and activism, inspiring him and giving him opportunities to make a difference. He proclaimed that it was up to his generation to come up with new ideas and build momentum for change.
With the support of teachers, Maday started an environmental action elective at his school to build awareness and create action. Maday lauded CEC for the multitude of solutions for which the nonprofit educates, advocates,
and pioneers. He pointed to CEC’s work on renewable energy, energy-efficient transportation, recycling waste, climate-smart agriculture, and more.
Maday learned about climate change in 3rd grade. “I knew I had to do something,” he related. With his love for spending time outside, he added, he couldn’t just sit on the sidelines and watch.
An after-party with music by The Last Decade closed out the night.
CEC seeks to engage community members of all ages. It runs a college-level Climate Stewards Certification Program, which is held via Zoom on Wednesday evenings. Participants are provided with tools needed for individual and collective action. CEC reaches thousands more in the community through events, meetings, and webinars. In addition to programming to engage community members, CEC operates a multitude of other programs and does advocacy work.

AB 2992: PROTECTING CONSUMERS BY LEVELING THE PLAYING FIELD
In March 2024, the National Association of REALTORS® (N.A.R.) reached a settlement agreement where real estate agents were required to have a written agreement with a buyer before showing properties listed on the Multiple Listing Service (MLS). While this was a major step forward in improving transparency and accountability, the California Association of REALTORS® (CAR) had already begun efforts in 2023 to pass a more comprehensive bill to protect California consumers. These efforts culminated when AB2992 was signed by Governor Gavin Newsom on September 24th.

Additionally, the bill limits the length of these representation agreements to three months. After this period, the agreement must be renewed with the buyer’s signature, allowing buyers the opportunity to reassess their relationship with their agent. This three-month renewal ensures that consumers are not locked into long-term commitments without an option to review the partnership, giving them more control and flexibility in their real estate journey.
Unlike the N.A.R. settlement, which focuses solely on homes listed on an MLS, AB 2992 requires a written buyer representation agreement for any property, residential or commercial, whether it is listed on an MLS or not. This means that all licensed real estate agents, regardless of the type of property they are showing, must have a signed agreement in place before representing a buyer. This is a significant improvement in trans-

C.A.R.’S PROACTIVE APPROACH
C.A.R. led the charge on AB 2992 because they recognized early on the need for stronger consumer protections beyond what the N.A.R. settlement offered. While the N.A.R. settlement only applied to REALTORS® and MLSlisted properties, AB 2992 covers all real estate licensees in California. This is particularly important because, while there are over 400,000 licensed real estate agents in the state, less than half of them are members of CAR and bound by the organization’s rules. By passing AB 2992, California ensures that every licensed agent—whether they are a REALTOR® or not must adhere to these new standards, which significantly increases the number of consumers protected by these provisions.
The law’s broad applicability provides a uniform standard of professionalism across the entire industry, creating a fairer playing field for all real estate practitioners. Consumers can now expect consistent, transparent practices no matter which agent they choose to work with.
A STRONGER REAL ESTATE MARKET FOR CALIFORNIA
AB 2992 benefits both consumers and real estate professionals by creating a more transparent and accountable market. By expanding protections beyond MLS-listed properties and extending the requirements to all licensed real estate agents, the law ensures a consistent standard of care. Additionally, the three-month limit on agreements encourages ongoing communication and active engagement between agents and their clients, creating stronger and more effective partnerships.

TEACHER’S FUND RAISES OVER $100K FOR LOCAL EDUCATORS
The non-profit Teacher’s Fund surpassed its fundraising goal during its annual Back to School Supplies Drive this year, raising more than $100,000 to buy classroom materials for Santa Barbara-area educators.
The month-long drive ran from August 20 to September 20, with monetary donations pouring in from community members and businesses. Donors included 100% participation from agents at Village Properties, a local real estate company that founded and helps sponsor the drive. Organizers, who initially set a goal of $75,000, said they were delighted to raise an even larger amount than anticipated.
“We’re so thankful to our community for stepping up for local educators,” said Brianna Johnson, a realtor for Village Properties and supplies drive committee co-chair. “These funds will help us continue our mission of supporting Santa Barbara teachers with much needed educational items to help students thrive.”

The Teacher's Fund in 2002. Since then, the nonprofit has donated more than $2.1 million to Santa Barbara-area schools. Donations support the purchase of STEM equipment, classroom organizational materials, art supplies, electronics and classroom furniture, among other items.

a result, the Teacher’s Fund has stepped up its fundraising to provide ever greater support for teachers.
All proceeds from the fundraising campaign go to help kindergarten through 12th grade teachers in and around Santa Barbara, including Carpinteria and the Santa Ynez Valley. So far, each year’s drive has surpassed expectations, with the 2023 drive bringing in over $76,000.
