I’ll state the obvious: Designing for kids is never easy. They jump on the bed, they are hard on most things in your house, and they grow out of everything overnight. So how do we create beautiful and functional spaces for our precious little ones without emptying our wallets or constantly overhauling their rooms? Let me help:
Look for Longevity: This sounds counterintuitive, but it will ultimately save you money if you buy quality furniture from the start. Lower-quality furniture, often made from particleboard or MDF, can warp, crack, and degrade over time, while linens made from synthetic materials like polyester can wear out, pill, and lose their softness more quickly. It isn’t cost-effective if you are constantly replacing broken items. The furniture pieces in a room are typically considered an investment. I select carefully and buy quality, so these pieces stand the test of time. Keep the quality of the material at the top of your priority list. Furniture crafted entirely from wood and linens made with natural fibers will always last longer than lower-quality alternatives. Also, consider that you want these pieces to grow with your child. It’s possible for your child to have their dresser from preschool all the way into their teenage years. Their childhood toy box can be turned into a hope chest as they grow. Purchasing quality pieces for longevity is how family heirlooms are created, and I love how this manifests tradition and creates core memories.
Buy Vintage: I’m obsessed with vintage furniture. If I could visit a vintage store every day, I would. Many of my clients tell me that they are afraid to put vintage furniture in their kids’ rooms because it will get ruined. Fair point. However, I have found that most vintage furniture is sturdier than anything mass-manufactured in today’s market. It’s absolutely true that they just don’t make things like they used
to. Vintage furniture made by a quality manufacturer in its time is still around for a reason, and it will continue its journey far longer. Personally, I love vintage pieces for kids’ rooms because much of it already has a beautiful patina. Those charming signs of wear and tear add incredible character and history to the space. The bonus here is that I don’t care if my son puts a new dent in his vintage pine toy box. It will match perfectly with all the other dents and dings it already has!
Go Neutral: I’m not saying every kid’s room should be all neutral colors. Kids love color, and I’m all for color in a kid’s room, too. I recommend you go neutral with the large investment pieces in the room. For example, the bed, dresser, nightstands, and things of that nature should lean neutral. Maybe a vintage wood bed that coordinates with a soft color on the nightstands and dresser. Bring color into the room with things that can be easily changed out as you child grows and wants a different look. Drapes, bedding, pillows, and a rug are all things that can be swapped out in a few years, taking the room from fairy-tale pink to a mossy meadow green as your daughter ages. When the foundational pieces of the room are neutral, color and style can shift easily as kiddos’ interests change.
Involve Your Kids: Your children want to have a say in what is going on in their sphere, and I believe this is a great opportunity to let that happen. Invite them to pick the color palette, choose the pillow fabric, or pick out the spot where all

their stuffies will sleep every night. If they are involved, they are much more likely to love it longer. Now, I will always advise against things they will tire of quickly like cartoon decor and vinyl wall decals. However, letting them into the process gives them a sense of ownership over their space. It also opens the door for a conversation around taking care of their things. The more ownership and investment they have in this process, the more they will care about their space.
With a bit of creativity and some smart choices, you can create enduring spaces that cater to your kids’ needs and evolve with them over time.

Insurance’s Imposing Impact
Every homeowner in California knows that insurance is a “thing” right now. Increased premiums, decreased options, hoops to jump through, and delineation between flood, fire, and brush combine into an awkward game of Life When getting a new mortgage and yes, that means even refinancing the one you already have there’s quite a bit going on that can impact you. Let’s break it down.
The reason you need insurance coverage when getting a home loan is that the lender is basing the value of the property on the fact that it is a home in which someone can reside. If the property is substantially damaged, then the value is substantially not there. If the property is such that it cannot be lived in, then the value changes. It is the home itself that has value, not simply the dirt. So, insurance must be in place to adequately replace the dwelling should something happen.
The level of insurance, deductible, and rating of the insurance company also all come into place. While a lender in California cannot override the rebuild valuation determined by the insurance carrier, they can ask for evidence of same. This is called a “Replacement Cost Estimator” (RCE), and it’s prudent to ask for this when renew-
ing your coverage this year. For example, let’s say the property is worth $1 million, is a 1,500-square-foot property, and the RCE says it’ll take $200,000 to rebuild. Well, you could be thinking that it certainly costs more than $200 per square foot to build ($200,000 divided by 1,000), but if the RCE says that’s it, and you’re good with it, the lender can’t force you to get more coverage.
The lender can, however, enforce certain deductible levels the idea that the out-of-pocket amount you pay impacts the amount of premium you pay. The more out of pocket, the less coverage, and the more loss to which the lender could be exposed. The lender can also demand a certain rating of the company. Like eating at a Health Department F-rated restaurant, a lowerrated insurance company may cause grief in the future. And what if you get a policy that meets all criteria and then let it lapse? Well, the lender can “force place” their own policy on you the cost of which would be added to your monthly payment.
Speaking of payments, the amount of your insurance payment(s) is certainly taken into consideration when qualifying for a loan. While earthquake insurance isn’t typically required if you are near any

fault line, being in a certain flood zone does mean your lender, and FEMA, will require flood insurance on the property. The only outlier to this is if perhaps the structure is outside the flood zone, but say the yard is not. Remember, it’s the structure itself we’re looking to insure versus the dirt surrounding it. In any case, the higher the premiums on the insurance you are required to have means the higher the payment for which you must qualify.
Lastly, we must understand how our state politics play into what options we have as property owners in California. There are “admitted” and “non-admitted” carriers, based on how that carrier (or insurer) abides by the rules placed forth by our state. These are mainly governed by the Insurance Commissioner and that’s an elected position. Policies can change according to what may be considered popular versus not popular. We elect people who we think will do best by “us,” not “them.” (Whoever “they” may be at the moment.) For example, Lloyd’s of London isn’t always an admitted carrier a company that has been in existence since before our country was founded is not really persuaded to change their policies based on what California says is right. This is quite

a touchy subject, so I will not spend a lot of time on it here. What I want us to know here is that our landscape is not always one of logic, but also of politics. Your vote really does count! If this article seems slightly overwhelming, unsettling, and frustrating, well then, welcome to insurance in California. What is true is that it is changing, evolving, and can be quite restrictive as well as expensive. What is also true is that we have more power in our vote to help change this than we may realize, and that many dedicated insurance professionals are truly on your side to help figure it out. Ask questions, be prepared for follow-up, and pay your bill as quickly as you can being proactive is the best protection of all.

The Fund for S.B. Raises Funds for Progressive Organizations
On October 6, The Fund for Santa Barbara hosted its annual Bread and Roses celebration to raise funds for its support of organizations pursuing progressive social change. About 450 guests came out to SBCC’s Great Meadow, including many nonprofit leaders, activists, and politicians, with the event netting about $225,000. Bread and Roses always has good energy, with a palpable enthusiasm among supporters for the Fund’s work of making grants and hosting capacity-building workshops for community-based organizations. After a reception featuring popular musical performances by the Brasscals and Terrill Carter, guests were seated under an enormous open-air tent for the program.
Co-Emcee Rich Sander remarked on how “the Fund is really the thread that ties us all together, as we unite in our vision for a more just and joyful world,” and bade guests to “give each other high-fives and a round of applause!” which elicited hearty cooperation and many smiles.
The Fund honored Jeanne Sparks and Ken Hough, who serve as co-executive directors of SBCAN, the S.B. County Action Network. Sander praised them as “a powerhouse couple known for their tireless commitment to community service and advocacy.” In addition to co-leading SBCAN, Sparks was recognized for her key roles in projects in the Cuyama Valley, the Dunes Center in Guadalupe, Santa Maria’s first dog park, and the Santa Maria River Levee Trail. Sander acknowledged Hough’s expertise, with 30 years of experience in transportation, housing, and regional planning.
The Fund honored also the nonprofit Future for Lompoc Youth (FLY) for empowering youth to participate in civic activities. FLY recently collaborated with UCLA to
conduct a survey on post-pandemic experiences among youth and is presently rallying support for a bond measure to upgrade Lompoc schools, among many other activities.
The Fund for S.B. Executive Director Eder GaonaMacedo, who took the helm last year, related how he came to the U.S. at age 4 and grew up on the Westside. He has faced xenophobia, racism, and low-wage jobs, he noted, and participated in projects and organizations funded by the Fund for S.B. His vision for the Fund is for it to play a crucial role in bridging communities to build a community where everyone feels like they belong. He lauded the Fund’s grantees and nonprofit partners as the “real social justice warriors, who daily challenge the status quo and empower others to do the same.”
He remarked further that now more than ever, the Fund plays a crucial role in resourcing grassroots groups because of the rampant xenophobia, homophobia, and racism in our local community and our national politics.
Annually, the Fund for Santa Barbara grants nearly $300,000 to local nonprofits. Its Grant Making Committee, composed of community activists and leaders, determines the allocation of funding. This year, funding was spread over 21 nonprofits. A separate teen-led program, Youth Making Change, has a North County and South County board of teens who make grant decisions on youth-led projects. This year, $20,180 in grant funding was spread over eight organizations.
Additionally, this year, the Fund distributed $233,750 in County funds through the Racial Equity Fund and $191,250 through the state-funded Stop the Hate Partners.

Ramirez is a marketing and sales expert in the Santa Barbara/Montecito area, where he grew up. Licensed since 2006, he and his team have built a strong reputation in the luxury market through their extensive experience and success.
