How did you become involved in the project? We came to the JIM BARTSCH

project by coincidence. During lunch with [Giffin & Crane cofounder] Geoff Crane, we mentioned that we had just completed two curved residential projects, and we shared some of the lessons we learned to make curved homes look and feel good. Geoff became more and more interested in our design approach and eventually asked us to visit one of his projects: a curved house for Keith and Lorraine Reichel. During our site visit, we happened to run into the Reichels. We started talking and we were hired on the spot.

hen it comes to explaining the difference between interior architecture and interior design, architect Stefan Eder often deploys a simple and effective visual. “Here is how I explain this to our clients,” Eder says. “If you take the building in your hands, turn it over and shake it, everything that falls out is rooted in interior design. What’s left in your hands is architecture and interior architecture.” Eder opened the California offices of Mosaic Architects & Interiors in 2006, a year after his partner, architect Jane Snyder, launched the company in Colorado. Together, they run teams headquartered in Santa Barbara, San Francisco, Napa Valley, and Boulder. In the following Q&A, Eder provides insight on their process as they helped design a unique home in the foothill above Santa Barbara.

Project Detail: Mosaic Architects & Interiors

What was your role? We were brought on during framing

to enhance architecture and interiors. Our first assignment was to evaluate the floor plan and spaces. After a few visits, feeling the rooms and checking the views, we made changes to the floor plan to improve flow and layout. Keith and Lorraine loved these changes. We then redesigned and dialed in ceilings — quite tricky in a curved house with sloped ceilings. Once ceilings were established, we redesigned lighting to enhance architecture and interiors. From there we redesigned the stairs, guardrails, the kitchen, fireplaces, fountains, and other elements. One major element we added to the design was the approach leading to the house with exterior steps, landings, and a cascading water feature that was a fitting companion to the home. Matching the house, we used board-formed concrete to create ponds with spills, and designed various sounds of water that change as you approach the front door. What did the Reichels have in mind overall? They envisioned a home that felt strong and rooted at the site while taking advantage of breathtaking views. Seamless indoor-outdoor living was important to them both, on the view side and the arrival side. Overall, they wanted a modern and contemporary home, clean lines with playful accents and warm, inviting spaces with good flow and a strong emphasis on timeless architecture and interiors.

Contemporary projects can sometimes feel trendy and “in the moment,” only to become outdated within a few years. We all have been in homes that were built in the past and we’re shaking our heads — “What were they thinking?” Keith and Lorraine wanted a home that would be considered beautiful and elegant many decades in the future. How involved were they in the process? They were very involved

in the design, and during site visits. Our routine was to meet on Friday afternoons. Giffin & Crane always had the site ready and clean for us. We discussed design ideas and topics, walked the spaces in question, looked at mock-ups, and always made sure together that the overall vision was never lost. We might have had a glass of wine or two during these meetings … but that could be an urban legend. Can you speak to a particular challenge that came up? A curved

house with a sloped roof is significantly more complicated and complex than a regular, right-angle structure. With

the help of Giffin & Crane, we built a lot of mock-ups in the field and tested layouts with the owners walking the project with us. This was key in establishing the right feeling for them. Looking back, what’s your lasting impression? Mosaic Architects & Interiors was able to create a contemporary home that feels warm, welcoming, and timeless. Like I mentioned previously, modern houses often feel trendy, but this home feels elegant and timeless as it ages and becomes more seasoned and rooted. Anything you’d like to add? Keith and Lorraine are awesome,

sophisticated clients. We love working with them, and they truly share our attention to detail and clear vision. Recently, they hired us to design their new home in the Santa Ynez Valley, which is currently in the design and development phase.

A

s the year counts down and the bustle spins up, many of us are focused on setting goals for the New Year. Whether in 2025 you want to get ready to buy a new home, save money on the home you have, or put yourself in a different financial position, we are all ready for some quick and efficient tips and tricks that can be done to achieve success as the calendar turns the page. And since most everyone’s attention is most likely on a sugar rush, let’s focus on a few simple things you might also be able to use as fodder for awkward holiday parties no matter where you are in your financial journey. (1) The best way to determine if you can really afford that new payment is to pretend like you have to pay it now. Considering buying a home, or maybe even a car? Go ahead and set up an automatic savings plan that transfers that exact payment difference to a new, earmarked savings account on pay day. This will get you used to the cadence and level of payments, and figure out what may need to be adjusted for success. (2) Schedule out a 30-minute, recurring block to “touch” your finances. Maybe it’s Wednesday morning before the coffee brews, or Sunday as the weekend winds down; either way, put a recurring time on your calendar and be sure to list in the notes what you want to accomplish. Things such as, “Check credit card balances,” “Plan meals for the week,” or, “Move $$ to savings,” can all prompt you to stay on track. You can use this time to educate yourself on products and services as well.

(3) Hit the ATM. The best way to stay on track with your budget is to spend cash, not tap, swipe, or click for payment.

Taking out your spending money in cash keeps it top of mind and avoids overspending because when it’s gone, it’s gone. Also, if you’re in a relationship, giving each of you cash to spend versus reviewing what the other spent their allowance on can reduce friction. (4) Compare the 10-Year Treasury (US10Y). Buying Treasury Bonds is investing in our nation for a decade at a time, and giving you a mortgage is investing in your home for a decade at a time. The US10Y is the best way to watch how rates are truly moving. If that goes up, rates go up, and vice versa. Considering a refinance? Check to see where this index was when you got your loan and compare to now — you most likely want it down by 0.5 in order for it to make sense if you’ve gotten a loan in the past few years. (5) Divide your credit card balance by that credit card’s credit limit. The best credit scores are generated by folks that use debt, but not too much of it. While data adjusts all the time, your actual score of judgement is most likely going to be based on the balance-to-limit ratio established on the ending date of your billing cycle. So, by keeping the balance — say, under 50 percent of the limit — right before the cycle ends, you will see a higher score than if not. (6) Pay things off faster by some simple math. Forget paying a servicer to do biweekly payments for you! Take the monthly payment, multiply by 13, then divide by 12 — and make that payment monthly. This can take years off your installment debt (like a mortgage, car, or student loan) and save tens of thousands of dollars in interest.

(7) Delay send is your friend. Most of us have the functionality to “delay send” emails from your email server. Look ahead — are there times you may want to be reminded to save for vacation, stay on budget to get new digs, or perhaps any of the tactics above? By emailing yourself today, yet configuring the email to be sent in the future, you’ll set yourself up for success even if the New Year’s resolution starts to wear thin. You’ll notice this article is focused on tactics rather than forecasts and projections. Real estate is always an adjusting industry, and economic data, policies, and procedures will impact it far beyond what anyone can reasonably predict (house prices in COVID, anyone?). No matter what happens externally, the best thing we can do is formulate a personal plan and take action accordingly. These tips can work for financial goals far outside of the mortgage landscape, and I hope they help you get one step closer to achieving yours. Be merry, be bright, and remember that one step forward gets you closer than thinking about it ever will.
