1518 Bath Street

I

t’s pretty easy to get familiar with downtown Santa Barbara. The one-way streets and friendly terrain help ensure that newcomers get their bearings quickly, whether by driving, biking, walking, or a combination thereof. Most locals have favorite landmarks. Icons like the stone-pine tree on the corner of Chapala and Carrillo and relative newbies like the Public Market on Victoria Street serve as directional beacons and defining descriptors. For many of us, favorite houses serve as similar markers. When I learned that several of my longtime residential favorites were open houses last week, I went on a walking tour to take a look inside some of these Victorian charmers. The front house at 1335 Bath Street features one of my favorite architectural elements: a corner entrance. Something about the encompassing vantage point has always felt enchanting. This two-story yellow house is set on the corner of Bath and Sola Streets. A columned wraparound porch, white shutters, and a diamond-shaped attic window set way up high set the tone of this vintage beauty. A studio apartment in front is currently being used as the owner’s home office. A bath and a kitchen complete this versatile unit. A separate entrance door to the right leads upstairs, where four big bedrooms are arranged around a central living room and kitchen. These rooms, with one and a half shared bathrooms, are currently rented out to young professionals and grad students. The rooms have a fun, upstairs-attic feel, with sloped ceilings and quirky angles. A private, sunny balcony off the back of the house is an unexpected bonus room that’s sure to be a favorite lounging spot day and night. Around the side of the main house sits a darling one-bedroom, one-bath cottage, with a full kitchen and bath. This home has been updated but still retains the charm of the original residence, which was built in 1905, in the Queen Anne Free Classic style. A fireplace in the bedroom plus a great outdoor lawn area surrounded by a white picket fence add to the allure of this charming listing that went on the market just last week. Two blocks up the street sits another distinctive property for sale. The home at 1518 Bath Street is a landmark stunner that I’ve noticed for years. Its tall façade boasts traditional scalloped detailing on the gable and a Juliet balcony jutting out from the second story. Its tricolored pastel exterior palette complements the beautiful original windows. Built in 1882, this home has been split into three separate

living units: two downstairs one-bedrooms and one spacious, upstairs two-bedroom. The detailing throughout the house is gorgeous, including immaculate wainscoting, high ceilings, and unique stainedglass windows. One favorite feature is the front entry foyer that serves to separate the three units of the triplex in a style that’s reminiscent of a formal hotel reception area. The backyard is surprisingly large, including a big brick patio and plenty of off-street parking. 1515 De la Vina Street Just around the corner, on De la Vina Street, are two similar properties for sale, sitting on either side of the street, peering across at each other almost like siblings. Driving down the one-way street, 1515 De la Vina is on the right, with distinctive gingerbread detailing in a red-and-green floral motif. Built in the mid-1800s, this three-bedroom, two-bath, two-story home sits on the front of the lot, with a duplex sitting behind it. The duplex consists of two two-bedroom, two-and-a-half-bath units that were built in 2001 in the 1516 De la Vina Street same style as the front home, but with all modern amenities. A huge sundeck with a hot tub connects the front house to the back, in a great shared recreational space. Across the street, 1516 De la Vina is a big yellow two-story Victorian of the same era, just waiting for a new owner to modernize it like its sibling across the street. With six bedrooms and five baths, this home has plenty of potential. Its large lot is zoned R-4, so the ability to build additional units will hold appeal for interested investors.

September Is the New January

y theory is that September should be the new January, a time of fresh beginnings and goal setting. Basically, I love the new energy of school being back in session and the feeling of being able to hit the reset button on everything. Think about it. The calendar we use —the Gregorian calendar, introduced by Pope Gregory XIII in 1582 — seems to lack a rhythm with nature or a seasonal flow. Fall, with its fallow fields following a harvest, seems to be a much better choice for a new beginning than the dead of winter. As are the turn of the season and the shifting angle of the sun. There are good reasons that the Jewish (Rosh Hashanah) and Islamic new years are late September or early October. Need more convincing? May I present the following five reasons to make September the new January, a month for goal setting:

(1) Your mental infrastructure is in place. September has long been the beginning of the school year. That’s when kids get all the new stuff for school — new shoes, pen-

cils, pens, a shiny lunchbox. Preparation for going back to the classroom probably began a couple of weeks before the first day of school. And guess what? That mind-set is still with you. May as well put it to good use with some goal setting.

(2) There’s plenty of energy. Summer is coming to a close, vacations are over, and cooler temperatures are on their way (well, not really in Santa Barbara). Talk about feeling recharged! What a perfect time to reflect on the past eight months and decide what you’d like to see happen before 2018 comes to an end. Compare that to the financial and emotional hangover that many experience in the first month of the year after the glut of the holiday season, i.e., in January. (3) You can go at your own pace. You’ll be able to work on those goals without any pressure from mass media or family and friends. January brings an assault of nonstop commercials and badgering to join a gym, stop smoking, raise sales numbers, get organized, and so on. September

allows you to concentrate on what you think is important.

(4) The timing is right. This is particularly true for financial goals. Actions you take in the last months of the year can have a big effect on the family pocketbook. Act on those tax savings tips, sell that underperforming stock, and use those flexible-spending dollars in your health plan.

(5) The tools are handy.

Ever try to get a parking space at the gym in January? Not easy, is it? (Not to mention there’s usually a line for the elliptical trainer.) How about those wait times on the brokerage house’s 800 number? Scheduling an appointment with your accountant is no easy task, either. September is the off-season for these kinds of chores. Take advantage of the relative quiet in schedules. Come January, you’ll be glad you did. Here’s an idea to try now: Take September to commit to something new and different. It need not be something grand or with a lot of fanfare, and the commitment

n September 5, community members gathered at the humor he had been praised with possessing by sharing that Biltmore’s Coral Casino to honor Ernesto Paredes he felt like he was at his own funeral. and Joni Meisel as Man and Woman of the Year. The Former Man of the Year Steve Lyons, in presenting Meisel awards, bestowed by the Santa Barbara Foundation, with her award, noted how she approaches every endeavor honor individuals for their extraordinary service and volun- with warmth, thoughtfulness, follow-through, clarity, and tarism in Santa Barbara. As President and CEO Ron Gallo amazing people skills, and proclaimed that she should be remarked, the event is one of the most joyous gatherings of Woman of the Decade. By video, CALM CEO Alana Walczak praised Meisel for her many virtues and recalled how Meisel the year, showcasing the best in human nature. riginally from Loveland, Colorado, Jim Bartsch was introduced to photography when he worked for Eastman Kodak. “They had an employee sale on 110 model cameras,” he remembers, “and I thought I should have one.” Photography became such a fun hobby, Bartsch upgraded to a 35 mm camera system, and when people started complimenting him on his images,

he entered photo contests and did well, further stoking his passion for the craft. From there, his path led to Santa Barbara. His photography can often be found in Sarah Sinclair’s Make Myself at Home column in this publication. We caught up with him via email.

Tell us about your formal training? I

attended Brooks Institute of Photography in Santa Barbara from 1985 to ’88. My major emphasized industrial and scientific photography. My thought was to be a corporate photographer until I discovered architectural photography soon after I graduated. I was fortunate to be hired by a company that did high-end real estate brochures. That gave me a lot of experience and helped me transition to doing photography for contractors, architects, and interior designers. I also found a niche in doing photography of hotels. How was your transition from film to digital? My transition was made much easier

because I scanned my film for three years prior to the onset of digital photography. This gave me valuable experience in dealing with digital image files. Digital photography opened up many techniques that allowed me to produce higher-quality photography. Photography today is half shooting and half computer work. If a photographer does not enjoy working on a computer, it puts them at a major disadvantage, or they have to hire someone to do that work for them.

photography, especially of African wildlife. My wife and I have made three trips to Africa over the past 10 years. I also thoroughly enjoyed photography in Iceland and India. How did you first get work with Giffin & Crane? I don’t recall. It’s been at

least 20 years since I started doing their photography.

How many homes have you shot? I’ve often wondered that. I know it is many thousands. Also, I’ve wondered, what is the real estate value of all the homes I’ve photographed? It’s billions and billions of dollars. Last year I shot one house valued at $350 million in Bel Air. [I also recently] shot a $100 million house in Los Angeles.

Do you find yourself shooting when you’re off the clock, like during vacation or sitting down to a nice plate of food? My

wife is in charge of photographing the food. When I’m not working, I don’t tend to take many personal photos. Anything you’d like to add? I have shot

many amazing homes for Giffin & Crane. All of them are of meticulous quality. They are always a pleasure to photograph. I’m always impressed by the close relationships they have with their clients. That’s not always the case for contractors, to have friendly relationships with clients after building their homes.
