“A well-presented home is a staged home – one where the owner and I have worked diligently to create maximum appeal. I’m the only local Realtor to have taught Staging in the SBCC Adult Ed; nearly 500 people took the course. I enjoy managing the process of bringing a home to its top condition – using paint, color, furniture arrangement and other changes to enhance the look and feel of the home.” Scott WilliamS Berkshire hathaway homeservices scott@scottwilliams.com

including fountains, currently dry of course, and climate-appropriate succulents bursting with color. I found unit D in the very back of the block, which means that it’s private and secluded —and closest to the freeway. But once inside the front door, I couldn’t hear, see, or feel the presence of any traffic. I was completely taken in by the home itself. Almost everything in this condominium is white and bright. The entryway leads up a staircase to the living room, with high ceilings, French doors, and a fireplace. The living room is open to the dining room and the kitchen, which is also super bright with cabinetry, countertops, and a large center island all in sparkling white. Up more stairs are the two bedrooms, each with its own full bath. The master bedroom suite houses a huge master bathroom with both a large walk-in shower and—my favorite feature of the entire house—a big Jacuzzi tub with a sweeping mountain view. In fact, the views from just about every room of this condo are breathtaking enough to overshadow the gorgeous home itself. It offers balconies, a patio, and plenty of windows perfectly situated to take advantage of the stellar vistas, each of which epitomizes the phrase “million-dollar view.” On my way out, I decided to leave my car right where it was parked, ambling through the not-so-funky side streets on foot and debating the afternoon aperitif options of the neighborhood: a coldbrew coffee or a cold microbrew, neither of which existed in this neighborhood back in the old days.

I’ve lived here for more than 30 years, so I’m told that I can therefore call myself a “local.” As such, I can tell stories about the way things were way back when I moved here in the ’80s. I remember when Paseo Nuevo was built, replacing its predecessor Piccadilly Square. I remember when there were traffic lights on the 101, forcing motorists to wait long minutes for the lights to change, bisecting Santa Barbara, and separating the beach from downtown. That beach side of the freeway, until very recently, has been an industrial, artsy, even funky home to craftspeople and artists. But now we all know it as the upscale, entertaining, visitor-friendly Funk Zone. This area harbors art studios, restaurants, and wineries galore, and of course it is still only steps from the beach. So what was once the “wrong side of the tracks” is now one of the hottest neighborhoods in town. Mimicking other cities that have renovated their onceblighted downtown cores into chic, upscale urban centers, Santa Barbara now has another city center with vibrant nightlife and desirable addresses. The block bordered by Garden, Yanonali, and Santa Barbara streets houses one of the first—and still only —residential enclaves in the Funk Zone. While old-timers may scoff at a milliondollar price tag in that location, one walk through this development shows why it’s worth it. I visited an open house at 218 Santa Barbara Street straight from an afternoon at the beach. Meandering through the complex, I admired the landscaping,

You will then turn on the water manually and test that everything is watering properly. When everything works, cover your hoses/ pipes and then water the plants approximately two to three times a week for 10 minutes, depending on the size of your garden. Gustavo says you have to really monitor your drip system to make sure it works properly and your plants are getting enough water.

Where does he fit in the circle of life when the antelope that eat the grass can’t find any more grass to eat? Or when the city he lives in fines him for watering his plants? Does he starve? Of course not. He installs a drip irrigation system. “En este calor, si no les echas agua, se mueren,” explained Gustavo the Gardenator, meaning that, in this heat, if you don’t water plants, they die. “Más calor, más agua. Si son plantas más grandes, más agua.” So base your watering on temperature and plant size. For bigger gardens, drip irrigation is a wise investment to economize your water so your plants stay muy bonita. He says there are two different kinds of systems:“de gotero y de espray” — the drip kind and the spray kind. Both work well depending on your needs, but he says the drip ones can work anywhere with trees, shrubs, and plants. Drippers are based on gallon-per-hour water usage, so if you have a really big tree, then you could use three to four twogallon-per-hour drippers six inches from the base. You can also hook up your system to an automatic timer unit,

energy upgrades for existing homes I
nformation on how to build an energyefficient home is easy to come by these days — but what if you can’t start from the ground up? What about the 18 million homes that already exist in California? Are those of us living in existing homes relegated to changing lightbulbs and adjusting thermostats? Not at all. Enter the “home performance” contractor. Home performance is the discipline of applying building science and retrofit techniques to existing buildings, and the results can be dramatic;

One caveat: This work should be done by a professional trained in building science and home performance. Tightening a home can have unsafe side effects. For example, if gas appliances are present, there is a danger of trapping noxious, life-threating fumes inside the home. A professional will understand these risks and will use test equipment to verify that they’ve been avoided.

OPEN HOUSES
Because most homes are “leaky”— “leaky” that is, air can pass more or less freely between indoors and outdoors — the first priority is to stop the leaks. Typically, we spend energy (and money) to heat or cool our indoors, but, because of leaks, we end up heating or cooling the outdoors. Home heating and cooling is by far the biggest use of energy in homes, so stopping this energy wastage represents a key first step used by the home performance contractor. Most of us think of windows when we think of building air leaks, but the science shows us that windows are usually not the main culprit. Because warm air rises (the stack effect), most air escapes at the top and bottom of buildings through the attic and the crawl space. Consequently, air sealing is one of the most important strategies. With this single measure, both energy use and indoor air quality can be improved.
independent real estate
numerous case studies cite total measured energy used by the home reduced by as much as 70 percent! Building science developed in the 1980s along with sophisticated equipment, making possible the measurement and study of buildings. By applying these tools and scientific principles, we now know how to transform the energy performance of buildings. The good news doesn’t stop there. It turns out that many of the same retrofit measures that reduce energy use also improve the quality of indoor air, humidity, and moisture levels, not to mention the overall longevity of the structure itself. The benefits are many and varied, from reduced indoor allergies to less frequent dusting to decreased home repair work. But what goes into an energy upgrade? Since every home is unique, a good home performance contractor starts by running tests to understand exactly what is needed for the specific building.With this data, the contractor then recommends the upgrade measures for maximum improvement.

a Hawaiian luau complete with a 60-foot waterfall attached to the diving platform, a night in Venice with gondolas bobbing in the pool, the “Blessing of the Shrimp” affair in which the pool area was transformed into a Louisiana bayou dock. In the 1950s the Music Academy of the West began holding its annual debutante ball in the casino ballroom. This necessitated replacing the room’s retractable canvas roof with a permanent one; apparently the debutantes objected to periodic soakings and dancing around milk cans placed to catch the water from the leaky roof. Hollywood soon discovered the casino. Tyrone Power and Charles Laughton relaxed poolside while performing at the Lobero Theatre. Johnny Weissmuller and Errol Flynn both performed stunts off the diving platform, and Lana Turner was featured when Look magazine shot a photo montage at the casino. The list goes on and on, and presiding over it all was Odell, often in his private cabana engaged in one of his intense poker games. Since Odell’s day, the casino has had a number of owners. In 2002, what architect Dailey called his “Gem of the Pacific” was designated a County Landmark.

ocated on the Mesa in Santa Barbara, Mira Bella Salon and Spa is a place where “everybody knows your name,” according to owner and stylist Laura Cordero. The salon, which will soon turn 15 years old, offers everything from haircuts and coloring treatments to massages and facials. “Almost everyone is on a first-name basis,” said Cordero, who’s proud of her salon’s reputation for great customer service. “We try to make people feel really comfortable and welcome,” she explained. The salon turns 15 in January but will celebrate the milestone in December with a holiday appreciation party for staff and loyal customers. One such customer is Kara Barton, who’s been going to Cordero for 25-30 years, long before Cordero owned Mira Bella. Barton described Cordero as a “nice, happy, sweet, and fun” individual and said the other stylists are extremely helpful to one another. “The stylists all seem to know everything that’s going on,” said Barton of the close-knit vibe. She even took her daughter to Cordero for her wedding-day prep, which Barton believes “says it all.” After graduating from beauty school in 1992, Cordero started working in numerous salons. Though she “didn’t have a business background,” Cordero decided to start her own salon because she had a great team of stylists willing to support her. As her mission statement explains, “Our team has the reputation and the expertise necessary to help you feel relaxed and to maintain a beauty which encompasses both body and spirit.”

ince its opening in 1937, one of the jewels of Santa Barbara’s social scene has been the Coral Casino. Set next to the Biltmore hotel, the casino has been the venue for magnificent parties and events attended by local luminaries, European dignitaries, and Hollywood stars. The Biltmore opened in 1927 and, after a few years of success, was in deep financial difficulty by the early 1930s. In 1936, the Pacific States Savings and Loan Company purchased the hotel. The company’s majority owner was Robert S. Odell, who brought to the hotel new ideas and major changes. The forerunner of the Coral Casino was the Biltmore Beach Club. For a yearly fee families could rent one in a row of 40 cabanas on the beach across from the hotel. Nearby was the swimming pool, surrounded by a verdant lawn, and the twostory Biltmore Beach House, in which dances were held several times a week. Construction of the Santa Barbara breakwater in the late 1920s caused serious erosion to the beaches east of the harbor, threatening to wash away the cabanas. Odell decided to scrap the club and start afresh. The Beach House was replaced by the Moderne-style Coral Casino, designed by San Francisco architect Gardner A. Dailey. A new pool was emplaced, one foot longer than Olympic size, reportedly Odell’s way to ensure it did not become the scene of sports events. The salt water pool and the strip of glittering white sand next to it were both heated with steam pipes. The pool was flanked by new cabanas. Membership in the casino cost $300 in the mid-1940s, given Odell’s approval; he ruled his stretch of Channel Drive with an iron hand. Ladies had to wear dresses or skirts to events; men with haircuts that, in Odell’s eyes, were not sufficiently short were denied admittance. Employees unfortunate enough to wear inappropriate shoes or fail to chill the champagne properly could find themselves unemployed, although often hired back the very same day. The casino became famous for the fabulous parties thrown under the watchful eye of Biltmore manager Gilbert “Icky” Outhwaite:
