ne of my favorite picnic spots in Santa Barbara is the rose garden in front of the Mission. I know I’m not alone in my love of this location. On any given Saturday afternoon, you’ll find Frisbee-wielding teenagers, parents chasing toddlers across the grass, and romantic couples of all ages strolling through the roses. It’s also a great starting point for a mini-hike up to Rocky Nook Park or a self-guided house tour of one of my favorite scenic and historic neighborhoods. The view from the rose garden encompasses the mountains to the north, all the way down to the ocean to the south. Of course the prettiest view, and the one you’ll see on many postcards, has beautiful blooming roses in the foreground, with the rolling grass lawn leading to our historic Santa Barbara Mission beyond. I discovered a miniature version of this bucolic spot when I visited a home for sale at 1809 Mira Vista Avenue this week. The house itself is a stunning piece of Santa Barbara history, but its yard and gardens were what captured my imagination and completely charmed me. As I climbed up the Riviera hillside streets toward the appointed address, I realized that I had never been on Mira Vista before. It’s a long cul-de-sac just above El Encanto Hotel and near Fran-
The house at 1809 Mira Vista actually occupies two separate parcels of land. The house sits on one lot, while the adjacent lot is a sweeping lawn and garden, all fenced together as one beautiful acre. The house itself looks like an English cottage, albeit a very large one. It has a steeply pitched roof that almost looks as if it is thatched, reminding me of something out of a Beatrix Potter tale. I learned that it is actually a shake-tile roof and that the house exemplifies the Tudor Revival architectural style, made popular in the United States between 19151940, in part from returning World War I veterans who had seen homes of this style while serving in Europe and England. So my impression of happening upon Mrs. Tiggy-Winkle’s cottage was not far-fetched. One noteworthy fact about 1809 Mira Vista Avenue is that it’s been owned by the same family for its entire existence. The house was built in 1925 for Leon and Blanche Phillips, who moved to Santa Barbara from Chicago in 1922. Leon was an engineer, who, along with a business partner, founded the Puritan Ice Company. The Phillipses had two sons. As their family grew, so did the business. Puritan Ice became one of the largest ice-producing companies in Southern California, with facilities near East Beach in Santa Barbara, as well as several other cities, providing ice for railroad cars carrying produce. During World War II, the company supplied ice to General Patton’s training center in the Mojave Desert. Leon and Blanche lived in the house until their deaths in 1958 and 1962, respectively. Shortly thereafter, their son Donald and his wife, Kathryn, moved in. Donald passed away in 2004,

and Kathryn remained in the house until she passed away just last year. The house is now being sold by her estate. The fact that this home has been inhabited by the same family for its entire 90 years might be one reason that it feels
so authentic. Walking through the house, period details abound in every room. The living room fireplace has beautiful oak panels surrounding a built-in oak mantel and original stone fireplace. The kitchen boasts original wallpaper with a working O’Keefe and Merritt stove. I’m not sure whether the stove is included in the sale, but it looks like it belongs there. I would certainly want to keep it if I could. Next to the kitchen is a mud room, a separate pantry, and a laundry room. As I poked around the various spaces and mused about how they could be
used, I discovered one long, low cabinet that contains a built-in sewing machine, making me wonder what other surprises one might uncover with a little more time to explore. Push-button light switches and 1920s handles and hardware all add period character, as do the leaded glass windows throughout. In addition to the kitchen, living room, dining room, and den, the downstairs also contains two bedrooms. A smaller bedroom at the front of the house is connected to the master bedroom by a hallway, with a large dressing room or walk-in closet, the master bathroom, and another half bath. These two rooms would form a perfect master bedroom plus guest room suite, or parents’ room with a baby’s room nearby. At the back of the first level is the only room that has been changed over the years. A back terrace was converted into a large family room in 1970 by Donald and Kathryn to use as a music room. They were both avid musicians and supporters of the Santa Barbara Symphony. The room has a gorgeous wall of windows overlooking the view of the backyard and the ocean beyond. It was built to complement the style of the house, so its windows and steeply pitched roof blend right in. Upstairs are two more bedrooms, a full bath, and an office. While houses of this era were often fairly short on closet space, this house is spacious enough that there is plenty of storage, including a lower level with an extra storage room in addition to the garage. Arguably the most special thing about the house is the grounds. The gardens behind the house have mounds of flowers with colors and textures vying for attention. Brick pathways lead to a serene seating area with a stone fireplace and a bubbling fountain, all surrounded by a hedge that frames the city and ocean view. The walkway extends to the pièce de résistance “next door” — a manicured rose garden with a crushed-stone path between the blooming rosebushes. There’s ample space to admire the various specimens of roses, all set apart from the house by a gently sloping lawn. Every inch is beautifully landscaped and completely fenced. I’m reminded that 1809 Mira Vista is two separate parcels, so there are obvious options for a potential buyer who might want to sell this second lot. But standing in the rose garden on this sunny afternoon, gazing up at the historic house in front of me, with the ocean view behind, I have to hope that the future owner of this home will keep it just as it has been for all of these years and be able to enjoy the house, its gardens, and this view for many more years to come.
1809 Mira Vista Avenue is currently for sale in Santa Barbara, listed by Riskin Partners of Village Properties Realtors. Reach Riskin Partners at 565-8600 or partners@riskinpartners.com .

he search for better, greener building products—products that embody less
energy and water, avoid toxic chemicals, use recycled waste for their manufacture, and minimize the use of nonrenewable materials — is a never-ending quest. Take the simple brick as an example, a product that is used in 80 percent of global construction, which translates into 1.23 trillion bricks used a year. Because bricks need to be fired, manufacturing them creates 800 million tons of carbon emissions yearly, more greenhouse gases than all airplanes emit in a year. About six years ago, CalStar started manufacturing bricks and pavers using 85 percent less energy with a comparable reduction in carbon emissions compared to manufacturers of traditional clay bricks and pavers. Their breakthrough process uses mainly recycled waste — specifically fly ash, a residue generated from combustion in coal power plants that normally ends up in landfills. Needing only 24 hours to make a brick, CalStar has kept the cost in line with traditional products. The process has produced no compromise to aesthetics or durability. In brief, Calby Dennis Allen Star bricks realize two big sustainable innovations: use of an abundant waste material as the critical manufacturing input and a dramatic reduction in energy use to manufacture them. Fast-forward a few years, and we are starting to hear about bioMASON, a biotech manufacturing company that has developed an easily scalable process where bricks are grown using bacteria, sand, and water, together with some nutrients and minerals from renewable sources. The inspiration comes from the way coral reefs grow in the ocean, a process which produces calcium carbonate, a material stronger than concrete. It is a complicated process but happens at ambient temperatures, without requiring any fossil-fuel energy while taking only two to five days. Basically, it is a modified and speeded-up version of what nature does over thousands of years in making sandstone. By comparison, the process of making traditional clay bricks takes between three and five days, most of which is the 2,000ºF firing process. Though bioMASON is currently producing about 500 bricks per week, their intent is not to be the manufacturer. Rather, they want to supply the process to others to make the bricks. They offer a liquid brew of bacteria, nitrogen, nutrients, and calcium so that licensees can just add water to start growing bricks. By cleverly using technology, bacteria, and microorganisms, bioMASON has all but eliminated the need for fossil fuels in brick making and, consequently, reduced carbon emissions to near zero. They have created an economically viable, biologicalbased alternative. Their next exploration is to see whether nature can help them make insulating bricks or bricks capable of removing airborne pollution.
Dennis Allen is chair of Allen Construction, an employee-owned company committed to building and operating sustainably. He also serves as chair of the Dean’s Council at the Bren School of Environmental Science & Management at UCSB and as a boardmember of the Community Environmental Council.

his week’s home is the 120-year-old residence of a leading physician in early
Santa Barbara, Dr. Edward Thomas Balch, whose family’s genealogy can be traced back to Welsh society dating from 1023 ce. Though descendants of the family began arriving in the New World as early as 1623, Dr. E.T. Balch was born in 1827 in London, England, and immigrated to the U.S.A. by making his way across the Atlantic in 1849 to New Orleans, where he attended the University of Louisiana and received his MD degree within three years. By 1857, he married Sarah Foster, and they adopted two sons, Edward and Byron. Within a few years, the Civil War broke out, and Louisiana was not safe for the Balch family, due in part to the fact that Balch openly expressed sympathy with the Union. The family relocated to Weatherford, Texas, but they also found the environment as challenging as New Orleans. In time, Balch joined with the federal troops, and by 1865, he was honorably discharged in New York. By 1871, the family settled in South Bend, Washington, where they lived for more than 20 years, with Balch employed by life insurance companies as an examining physician. In 1891, the family relocated to the Summerland and Carpinteria areas of Santa Barbara County, where Balch operated a successful practice as a physician in the Hopkins Original Owner: Building on State Street. Upon wife Sarah’s death, Balch married Harriet Noyes, a native Dr. Edward Thomas Balch of Maine, and moved into the residence at and Sarah Foster Balch 1604 Laguna Street, which was built for them in 1895. Known for his stalwart Republican Year of Construction: 1895 values, Dr. Balch’s other accomplishments included becoming a Mason and a leading Architect: Attributed to member of the Santa Barbara Humane SociThomas Nixon ety and Southern California Homeopathic Medical Society. The Balch’s Victorian-style home is believed to be attributed to Thomas Nixon, a leading architect of the day, who was well regarded for his fine woodworking talents. Nixon developed an excellent reputation and built homes for several prominent citizens of early Santa Barbara, which included Clinton Bennett Hale, W.M. Eddy, and Judge Canfield. The residence is one of the first to have been built on this block and one of only a handful constructed by Nixon that have remained intact.

t is sometimes difficult to separate fact from fiction concerning the life of Leonardo Barbieri. He arrived in California in the late 1840s, supposedly to paint the portraits of the delegates to the Constitutional Convention in Monterey, yet none of these portraits have ever surfaced. He supposedly was executed by the Mexican government in 1854, yet documentation places him in Peru a short time later. As one writer who attempted to trace Barbieri’s life complained, she ended up “embarking on a wild goose chase after a man of mystery.” Nonetheless, he left behind a wonderful visual record of some of California’s most powerful families. Barbieri was born in Savoy, Italy, around 1810. He studied art in Lyons and could speak Italian, French, and Leonardo Barbieri, who painted this portrait of José de Spanish. Blackbird Architects “W e have a very diverse practice, and we like that,” says Ken Radtkey, president of the 12-person architecture studio that prides itself on challenging work with a mind for contemporary poetic and romantic designs. “If you just need a cookie-cutter thing, then we wouldn’t be the best ones for that.” Radtkey appears to be curious and to prefer to engage his intellect in all his creative processes. After all, he named his firm after the “minimal elegance” inspired by a poem reflecting on blackbirds by Wallace Stevens. And his firm seems interested in relevance with its work on master planning and streetscapes—such as the one he completed on Carpinteria Avenue —which is congruent with the current national conversation occurring in many architectural circles about reshaping our public environments to proStudio: 235 Palm Avenue, mote social spaces, interaction with bbird.com natural environments, and urban Specialties: Master plans, well-being. commercial and institutional buildRadtkey started out in California ings, custom residential homes, and and spent his college days at UCSB streetscapes. obtaining an engineering degree Notable Projects: Master before moving to Boston to graduate plans at Westmont College and Crane with a master’s degree in architecCountry Day School campuses, the ture from MIT. They also designed the Adam’s Center for the Visual Arts and the Winter Hall for Science and Mathematics. Radtkey says his firm’s work on the college’s buildings focused on creating visual connections with the landscape and the outdoors, which lead to the incorporation of hanger doors in the classrooms that open walls to allow students to take advantage of the mild climate and to work on their projects in the open air. Blackbird used a similar indoor/outdoor idea on the nearly completed renovation of the bathhouse at Live Oak Campground that accommodates large groups and special events.“Now campers are going to have this really cool experience,” he says of the showers with sky holes inspired by light and space artist James Turrell that provide bathers with a partially unrestricted experience.“You get to see the sky and twilight time changing color.” n
