A former graphic artist and oil painter, Phyllis Randall turned to pastels because of what she calls the level of “visual excitement and depth” the medium afforded. Her pastels, currently showing at Waxlander Art Gallery & Sculpture Garden on Canyon Road, capture the distinctive shapes, curves, colors, and even shadows of the Southwest. The images may be familiar, but there is nary a true-to-color adobe in the lot. Of Santa Fe, her home since 1993, Randall says, “The light and shadow captured my heart, and the organic adobe architecture fired my imagination.“ Familiar Southwestern architectural elements—deep window wells, protruding vigas, the iconic Pueblo ladder—pop with a delightful, arresting vibrance against the backdrop of Santa Fe’s legendary blue skies, interpreted by the artist as deep purples and pinks. No soft, girlie hues here. Randall’s artwork was featured in Waxlander’s aptly named group show “Not Your Mother’s Pastels” in June, nearly two decades after she set down roots in Santa Fe. Santa Fe Habitat for Humanity A strong bond exists between Santa Fe Area Home Builders Association and Santa Fe Habitat for Humanity. In May, SFAHBA members built a home for a Habitat family on a very difficult site in Tierra Contenta. While it wasn’t built as fast as previous six-day Blitz Builds, it was done PDQ–pretty darn quick! Many members contributed their time, energy, and resources to produce a high-quality, energy-efficient home in keeping with our local Habitat’s high standard of excellence. DreamCatcher Educational Foundation The DreamCatcher Educational Foundation provides financial scholarships to SFAHBA members, their employees, and dependents for continuing education in building science and related subjects. Funds are raised through donations, grants, and other tax-deductible contributions. An independent board of directors administers the funds and approves applications. At-Risk Youth Educational Programs SFAHBA continues working to support and mentor at-risk youth enrolled with two local recipients of U.S. Department of Labor YouthBuild grants. Santa Fe Community College and Santa Fe YouthWorks both won million-dollar grants to help train at-risk youth in construction trades, provide GED education, and offer small monthly stipends. SFAHBA members pride themselves on keeping abreast of leading-edge green building science and are eager to pass on this knowledge to the next generation in Santa Fe.

home is accented with modern steel work Gries designed and built himself, from curved stairwell railings to geometric doors and gates. An 8' reclaimed walnut slab bench highlights the entryway/reading room and is just one of many lovely touches that soften the interior: 200-year-old sabino beams from Mexico, a curved staircase leading to the basement, gorgeous granite in the hyper-functional kitchen, and 6' walls of glass that showcase the ivy-covered wall planters in the basement—daughter Leina’s teen hangout space. That the project satisfied Gries’s extreme green sensibilities and desire for custom features without being prohibitively expensive is a source of pride for the builder. “The lots are more affordable in this area, which let us take advantage of the central location,” says Gries. And for a young family that enjoys being involved in the community as much as spending time at home together, it’s just where they need to be.

ucked neatly into a small lot on Cordova Road, the home of Green Star Builders principal Jesse Gries is easy to miss on this busy central Santa Fe street, but the placement of this clever infill project was no accident. “The way to be more hidden is to be right in the middle,” says Gries, who built the soft contemporary home for his family—wife Karla Helland, a food educator, and their 12-year-old daughter, Leina. “Constraints like tight space lead to more creativity,” he says, noting that the couple didn’t want to go to two stories because they felt it would “change the neighborhood.” Instead they went down, creating a 1,500-square-foot basement that effectively—and efficiently—doubled the size of the house. As a first-time entrant in Haciendas—A Parade of Homes, Green Star Builders faced formidable competition among more seasoned custom builders in the area. But it didn’t take long for the judges to realize they were looking at an exceptional home, one which ultimately earned the coveted Grand Hacienda award as well as the Su Casa Award for Best Design, awards for Best Kitchen and Best Craftsmanship in its category, and three green awards for homes over 2,000 square feet (Water Efficiency, Resource Efficiency, and Indoor Air Quality). Indeed, this is a green home, a testament to energy efficiency and smart building. Even without the use of solar or geothermal, the house earned Build Green New Mexico Emerald status at the time of the build; currently it is exceeding Emerald. A whole-house heat recovery ventilator/HEPA filtration system, an indoor organic hydroponic green wall, a gray water system, skylights, reclaimed wood and building materials, and a comprehensive rooftop rain catchment system all speak to a creative build, a tight envelope, and to the dedication of the builder who designed them. That same builder showed off his artistic talents as well. The

thermal performance in mind when selecting building materials can produce a house that stays naturally cooler in the summer and warmer in the winter. “I feel it’s the responsibility of builders, especially builders producing custom high-quality homes, to provide owners with the best options for energy efficiency, indoor air quality, and building efficiency,” says Giorgetti. “Most of the techniques and methods we employ create these super-efficient green homes that are readily available, easy to construct, and, if done properly, affordable to average folks. It’s not like green has to come at a high premium.”

It was a sweep, as Palo Santo Designs, LLC, was honored with the 2012 Grand Green Awards in both the under- and over-2,000square-feet categories. The homes—one a compact two-story farmhouse style off Old Las Vegas Highway and the other an expansive contemporary overlooking the Galisteo Basin—are certified LEED Gold and LEED Platinum, respectively, and both earned multiple Haciendas—A Parade of Homes awards. ometimes the best approach to home improvement begins outside. A thoughtful landscape design can dramatically enhance a property as well as the home that sits on it. Plus, a well-conceived outdoor project can help homeowners conserve energy inside, enjoy their properties more, and increase their home’s overall resale value. “Any real estate professional will tell you that curb appeal is the single biggest impact you can make to improve the marketability of your home,” says Kim Shanahan, Executive Officer for the Santa Fe Area Home Builders Association (SFAHBA). “And even if you have no intention of selling your home, the pleasure you get from admiring that curb appeal every time you come home is undeniable. Landscaping is always money well spent.” Many savvy New Mexico property owners have already invested in the benefits of xeriscaping, which focuses on the use of hardy, drought-tolerant plants to conserve water in the arid Southwest. Another environmental approach gaining momentum is permaculture, a design philosophy based on natural patterns and how they can help meet specific needs at specific sites. “Permaculture goes even further [than xeriscaping] because it’s not just about conservation but also production,” says Nate Downey, a licensed irrigator and drainage control specialist who established Santa Fe Permaculture in 1992. “It’s about creating resourceful solutions out of what’s available and what’s appropriate, often putting to good use waste product such as runoff.” Indeed, in order to capitalize on water runoff for plants, Downey’s landscape architecture firm considers a number of factors when designing a new landscape including a home’s roof, its downspouts and canales, and other impervious surfaces such as paved driveways and sidewalks. The company also makes use of active water harvesting systems like underground cisterns connected to drip irrigation as well as passive systems like oncontour swales, sheet mulch, gray water, and pumice wicks, which absorb precious water and then release it gradually. In our sun-drenched region of the country, shade is an important commodity well worth including in any New Mexico landscape design. Downey says that the strategic continued on page 64



Budding Builders Santa Fe Community College: Educating Craftspeople for Building and Construction Professions by Dr. Ana M. Guzmán President, Santa Fe Community College Santa Fe is known for craftspeople who approach their work with innovation, integrity, and skill. Buildings and homes that have stood for decades, if not centuries, serve as silent, solid testament to the abilities of these workers. Today, groundbreaking designers and builders still need skilled craftspeople, but they require individuals who can work with new technologies and building codes that have been developed with greener, more energy-efficient construction in mind. Just as visionaries and craftspeople work together to realize a dream, Santa Fe Community College (SFCC) collaborates with the Santa Dr. Ana M. Guzmán Fe Area Home Builders Association (SFAHBA) to develop programs that support these designers and 21st-century artisans. SFCC offers associate degrees and certificates in the traditional construction technologies of carpentry, HVAC, and plumbing, teaching the hands-on skills, work ethic, and attention to detail required of any quality craftsperson. Curricula are often developed with the assistance of the Santa Fe Area Home Builders Association or its members. The college gives equal time to newer specialties that have arisen with the growth of green building techniques. These degree and certificate programs provide a theoretical and practical understanding of biofuels, solar energy, and green building construction skills and systems. When SFAHBA took the initiative to help draft green building codes for the City of Santa Fe, it worked with SFCC to develop them. SFCC then designed training programs to ensure builders understood the codes and had the skills they needed to meet the requirements. SFCC and SFAHBA worked together to diversify the skills of builders and others who saw their incomes drop along with housing prices. As the market resurrects, they will be able to meet the demand for more energy-efficient and environmentally friendly homes. Building managers recently attended an energy efficiency workshop, and in the last year, SFCC has offered specialty workforce development classes to educate appraisers and lenders about the cost benefits of energy-efficient upgrades and help HVAC technicians, architects, builders, and code officials understand the latest developments in their SFCC’s Trades & Advanced Technology Center fields. The coursework offered at SFCC provides skilled craftspeople for members of SFAHBA. Its members attend workshops to improve or expand their skills, and they are then able to hire the skilled graduates of SFCC to assist them in their work. We at SFCC celebrate this perfect partnership between craftspeople and visionaries and look forward to continued collaboration.

Insulation

Moderation Is there such a thing as too much insulation? Yep. Even in New Mexico.

by Samantha Schwirck According to the Department of Energy, energy usage and associated costs decrease dramatically when a home’s insulation or sealing is increased. But while it’s true that insulation has a positive impact on the environment and your wallet, in terms of effectiveness, insulation can hit a plateau. The cost plateau: “Most buildings could use more insulation as they were not built with good insulation in the first place, but you won't end up saving much money if you add a huge amount of extra insulation,” says Amanda Evans, Director of Santa Fe Community College’s (SFCC) Center of Excellence for Green Building and Energy Efficiency. According to Evans, who is also Project Manager of SFCC’s New Mexico Energy$mart Academy, insulation loses its cost-effectiveness as you increase the R-value. In Santa Fe, says Evans, “once you get beyond R-50 or R-60 in a ceiling, the heat loss is really minimal compared to the cost of the insulation.” The health plateau: When a home is over-insulated and proper air barriers are installed, the process of infiltration (air flow through cracks underneath doors and openings around windows) is diminished, which can decrease air change levels and ultimately aggravate your home’s indoor air quality. According to the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE), any residence should have about .35 air changes per hour (or one complete air change every three hours). If your home’s airflow does not meet these requirements, your respiratory health might be in danger. The solution: Work with a professional— preferably one certified by the Building Performance Institute—to ensure that the type and amount of insulation you’re using is appropriate and installed correctly. If you're worried about air quality and your insulation levels can’t be adjusted, explore mechanical ventilation systems. Top-shelf craftsmanship, precise execution, distinctly noticeable fit and finish, clean lines—these are some of the hallmarks of a Hurlocker home. I liken the building process to a Venn diagram where the different intersecting circles represent the client, the architect (designer), the builder, the interior designer, and the subcontractors. The overlapping areas are the finished product. My contributions as builder include putting all the stuff together as best I can while adding ideas, materials suggestions, building approaches, and alternative solutions to the mix being concocted by the architect and client—and do it beyond everyone’s expectations, including my own.

We don’t shy from trying new things. On this project, the client gave us the opportunity to build our first geothermal heating and cooling system and photovoltaic power plant. The result is twenty 200-foot vertical bore holes heating and cooling the house (“Look, Ma, no boiler!”) and a 57,000-watt photovoltaic array which is arguably the largest in the state attached to a residence. We even built it ourselves. Enjoy the house.

by Mike Loftin A house is a home, a savings account, a tax shelter—and with a little planning and effort, an appreciating asset. There are many affordable and enjoyable upgrades you can do to your home that will make it a better place to live. You'll also be adding value for when it comes time to sell. A fresh coat of light-colored paint will brighten up a drab old facade or bedroom, sparking curb appeal and helping potential buyers to picture themselves relaxing inside. Citing the website Homegain.com, Kiplinger says you’ll get a 250 percent return on an interior paint job, figuring paint at $30 per gallon. Landscaping, too, is a great investment. With just a few strategically placed trees, some foundation plantings, or a flower-lined walk, you can make your home stand out from the rest of the neighborhood. Spending just $300–$400 can earn you a $1,500–$2,000 return when it comes time to sell, Kiplinger says. Lighting is a quick and easy fix, and you’ll be amazed at how much a bit of new lighting in your home will improve both the look and ambience. It’s easy and inexpensive to upgrade toilets, sinks, or showerheads; choose ones that are energysaving and you’ll likely reduce your water usage and water bills, too. Adding built-in bookcases in the living room or some shelves in the kids’ rooms can also be a big plus. Pay attention to your doors and windows. According to the U.S. Department of Energy, simply adjusting a latch or weatherstripping a worn seal will pay for itself in a single year of heat savings. If you’re looking for substantial, long-term savings, consider solar panels. There’s a federal tax credit of 30 percent of the cost for each half-kilowatt you install. Plus you buy a lot less electricity from the power company, and you might even get to sell some back. My own affordable housing agency, Homewise, offers a special loan with 4 percent interest on solar installations in the city of Santa Fe. Do a few good upgrades on your house today. They’ll pay off now and in the future. placement of shade structures and certain tree species can go a long way in making a property more inviting. “With well-executed plans that create ‘magic spots’ at different times of the day and during different seasons, people can begin to see their properties as extensions of their homes, with areas outside where they can sit and read or enjoy a meal or conversation. And that can minimize energy usage inside the home, too.” In a high desert climate known for prolonged windy seasons, the inclusion of windbreaks in a landscape design is also important. Downey says permeable walls such as old coyote fencing or vines can help weaken the wind’s punch. Also, the strategic placement of plants that increase in size (from small shrubs to larger bushes or trees, for instance) can create a ramp effect that redirects wind. Other considerations include a property’s potential for food production, a subject near and dear to Downey’s heart. “Growing your own food is not only very rewarding and healthy, it can also provide you with an intimate connection to the land,” he says. Another local permaculture advocate and landscape expert is Jeannie Dodson-Edgars. A longtime gardener and co-owner of High Meadow Gardens, she’s been designing landscape makeovers for delighted clients in the Santa Fe area since 2007. “If you walk into a home and the landscaping isn’t geared toward an appreciation for aesthetics, you can feel a little uncomfortable,” she says. “I often ask my clients what feeling they’re looking for. You can really stage a garden much the way realtors stage a home.” Dodson-Edgars stages gardens by creating outdoor rooms that blend her clients’ aesthetic preferences with an array of ecological considerations: plant requirements, naturally occurring water pathways, topography, erosion control, soil conditions, and which botanic species will attract beneficial wildlife, to name just a few. “I come from a science perspective and always want to know what the soil and microclimate can support,” she says. “Soil structure is very, very important—and growing here is regional-specific. It is imperative to create the chemical pathway for plants to access the nutrients and the soil.” With various ways to accomplish this, High Meadow Gardens carefully studies each site to determine the best methods, including sheet mulching, berming soil enhancements, organic soil amendments, and strategic plant groupings. Like Downey, Dodson-Edgars also looks for a property’s food production potential. “We really enjoy combining ornamental plants with edibles,” she says. “There’s nothing better than picking grapes off of your own vine. It’s more than just improving curb appeal and increasing property value. It’s about improving quality of life.” Downey wholeheartedly agrees: “The small investment you put into any landscaping effort can yield immeasurable returns.”
