I am excited to announce the 23rd annual Santa Fe Home Show, presented by the Santa Fe Area Home Builders Association (SFAHBA)—one of the most progressive and sustainable home builders associations in the nation. The Santa Fe Home Show, held March 9–10 at the Santa Fe Community Convention Center, offers an opportunity for builders and other businesses catering to the building industry to display the latest and most advanced products and techniques being used in this rapidly changing and advancing industry. Bill Deuschle Although the event has been around for 23 years, this year you will find many new attractions and a new face to keep abreast with the times. We even have a new name: the Santa Fe Home Show (formerly the Remodelers Showcase & Expo). I think it’s an apt and straightforward moniker for this professional show that promotes building and remodeling ideas, products, and education. If you have any questions regarding the world of building in the 21st century, you’re in luck: As always, a number of professional builders and exhibitors will have booths at the Home Show, and all are eager to share their knowledge with you. Building today is more than having a hammer and nails; it’s a science requiring continuing education to remain knowledgeable of the rapidly changing requirements, rules, and regulations that govern the industry. The builders and vendors you will meet at this year’s Home Show have this knowledge to help ensure the building of safe, healthy, and more energy-efficient homes and other structures. New at this year’s Home Show: Ten drawings—each for $100 cash—will be held over the two days. There will also be a drawing to win a 54" GE Monogram outdoor cooking center, valued at over $8,000. Call SFAHBA at 982-1774 to purchase tickets for only $5, but do it soon—only 1,000 tickets will be available. In what’s sure to be an interesting and educational addition to the Home Show, Santa Fe Community College students will present projects they’ve entered in a competition for recognition of their outstanding work in building-related studies—CAD 20/20, Kitchen and Bath Display, and Woodworking. Last but not least, always a major feature of the Home Show is the Remodelers Showcase, featuring projects of some of Santa Fe’s best builders and remodelers. Builders submit projects in a strictly regulated portfolio format for a panel of judges comprised of professionals in the industry to review and, at their discretion, select projects they believe deserve an award for excellence in remodeling. This year’s Santa Fe Home Show is certain to be the best ever produced by SFAHBA. Our dedicated volunteers have been organizing this year’s show for the past five months; without their service an event like this could never happen. I would like to thank all who have devoted the many hours of time required to put the Home Show together: the SFAHBA staff, our Sponsors who make it possible, the exhibitors who have booths, Santa Fe Community College for its participation this year, and the City of Santa Fe for guaranteeing early spring space at the Convention Center. The Remodelers Council of the Santa Fe Area Home Builders Association (SFAHBA) extends a warm welcome to you on the 23rd anniversary of the Santa Fe Home Show. This year the Home Show returns to the Santa Fe Community Convention Center the weekend of March 9–10. Tickets are only $5 and are available at a variety of locations around town or can be purchased at sfahba.com. The Home Show is a perfect opportunity to visit with some of the best contractors in the area. In addition to contractors specializing in remodeling, some of Santa Fe’s best tradespeople and suppliers will be in attendance. These folks are critical in conquering the challenging process of executing your dreams, whether it is a face-lift project for a bath or kitchen, an expansion, addition, or whole house remodel. Perhaps you’re getting ready to put your home on the market. You might also be considering an upgrade to your home to meet future needs for a safe and comfortable residence, or maybe to improve its energy efficiency. Whatever your needs or desires, there will be a host of specialists to discuss your ideas and plans. Again this year, we present the exciting Remodelers Showcase. Remodelers enter
their projects in portfolio form. Each entry is judged, and awards for quality of presentation will be given at the Home Show. If you’re thinking about doing some remodeling work, this is a great opportunity to see the work of professional home remodelers, because all of the entrants’ portfolios will be displayed at the Home Show. “Before and After” photographs graphically illustrate the remarkable transformations in appearance and livability created by these talented local remodelers. Santa Fe Area Home Builders Association strongly encourages efforts aimed at advancing career opportunities in the construction field. We, as a community, need a welltrained and educated workforce capable of understanding and implementing critically important aspects of good construction practice and process. Santa Fe Community College is teaching building sciences to students for careers in the construction and design fields, including project management, design, and green home building. In partnership with SFCC we will be presenting the design work of SFCC students. The entries will be judged by professionals, and cash awards will be awarded for the winning designs. All designs will be on display, and the designers will be on hand to discuss their projects. The Home Show is one of two very popular public events produced by the Santa Fe Area Home Builders Association. The other is “Haciendas—A Parade of Homes” in August. 2013 CALENDAR OF Events Thursday, June 13 / DreamCatchers Golf Tournament This year we will be back at the Marty Sanchez Links de Santa Fe for our annual fun day of golf with members and their friends. Considered one of the most beautiful public courses in the state of New Mexico, it is the perfect venue for convenience, fun, and a four-person scramble. The shotgun start is at 9:00 am, giving you plenty of time to hit a few balls on the driving range if you haven’t picked up your clubs in a while. Afterward, a hearty lunch and refreshing adult beverages will be served in the clubhouse. The DreamCatchers Scholarship Fund will host a silent auction during the lunch, with many great items to bid on. All funds from the auction will benefit members and their dependents eligible to access the scholarships for education in building-related fields of study. The chance to meet and talk with builders and see their outstanding work is what makes the tour so popular. 2012 EXcellence in Home/Design/Remodel: BEST WHOLE HOUSE REMODEL
Fabu-WALL-ous Solutions, LLC Fabu-WALL-ous Solutions became intimately acquainted with a charming old Stamm home in 2012 when the owners—a local attorney and his wife, an ER nurse at Christus St. Vincent—decided they wanted to bring their 1,200-square-foot Casa Solana Stamm into the 21st century. They loved their home, but according to Fabu-WALL-ous managing member Bill Deuschle, “They definitely wanted a more contemporary feel. They didn’t necessarily need more space, but they wanted a more open plan. Being active people, one of their main concerns was to have a connection with the outside.”
The owners wanted to give their midcentury Stamm a more open floor plan, a contemporary feel, and a connection with the outside.

Initially the plan was to only redo the kitchen and the family room, and the owners realized that in order to fulfill their dream of having better outdoor space, the old portal in the backyard would have to be replaced. But as remodels often will, this project became a bit larger in scope as it wore on—as Deuschle says, once major improvements were made to the “must-do” areas, the owners realized that the existing rooms paled in comparison. Collaborating with Santa Fe architect Rich Siemer and working closely with the homeowners themselves, the Fabu-WALL-ous team—led by Deuschle and partner Chuck Caswell—gutted the dark, outdated kitchen and dining area and lightened the spaces with birch cabinetry, stainless steel appliances, engineered solid surface countertops, contemporary lighting and skylights, and new windows. A soothing sage green glass tile backsplash provided the contemporary feel the owners were looking for, and walls that separated the kitchen and dining area were removed to fulfill their other goal of a more open floor plan. Light-colored hardwood floors were uncovered beneath the old, dark Saltillo tile; once refinished, the wood floors paired well with the highly polished concrete floors of the dining room. The outdated main bath was completely gutted and remodeled with contemporary fixtures and neutral gray tile on the walls, shower, and floors; by removing the tub completely and installing a walk-in shower with frameless glass doors, the bath immediately took on a spacious, modern feel. Throughout the house, door and wall trim was removed and old wood doors replaced with contemporary solid core birch doors. With the interior in place, there was still the matter of improving the back yard and realizing the owners’ dream of merging the inside of the house with the outdoors. The old portal was removed, and walls leading to the backyard were torn down and replaced; a sleek, modern portal now covers the concrete floor where the owners dine and entertain. And where once a window was the only gateway to the outside, today a large set of sliding glass doors effortlessly brings the outdoors in, and vice versa. 12

Taking the Leap
From planning to completion, a successful remodeling by Charles C. Poling project starts with a great relationship
I
n the best of remodeling projects, the contractor comes over for dinner to share in the enjoyment of your wonderfully transformed home. No, really; it does happen. The key is in choosing your remodeling contractor very carefully. Begin by working your network of friends for referrals. But take every recommendation with a grain of salt: Inspect your friends’ finished projects and get second opinions. “Decide if you need a designbuild contractor or if you’re going to hire your own designer,” advises Ray Gee, owner of Siteworks, Inc., and treasurer and past president of the Santa Fe Area Home Builders Association (SFAHBA). Then sit down for a long chat with your top prospects. “Never hire anyone you don’t have a good feeling about,” says Gee. “The guy could be a really great contractor, but if you don’t get along, it’s not going to be a smooth job.” Gee also suggests getting referrals from contractors and others in the business. “If [a contractor] has good references [for example, from other builders, subcontractors, the cabinet store, and the lumber yard], at least you’ll have a sense that they’re honest and reliable.” “Make sure it’s a licensed contractor,” urges Bill Deuschle, owner of Fabu-WALLous Solutions and president of SFAHBA. The
licensing process helps ensure a baseline of professionalism. “Ask how long they’ve been in the business and how much remodeling [as opposed to new construction] work they do— that’s important. And ask them what part of the job they will perform with their own crew versus subcontractors.” If a subcontractor
budget estimate based on that work; agree on a schedule up front; understand how your decisions—and changing your mind along the way—will increase costs; and include in the contract all of your expectations about work schedule, cleanup, even chemical toilets. You’ll want to discuss details like how the contractor will control dust, protect your house, and safeguard your personal belongings. You can even stipulate a daily quitting time, how often the crew will clean up, and where they will park. Just remember that many of those requirements carry an associated cost. To handle the budget, you can enter into a fixed-cost or a cost-plus contract. If you set a final fixed cost up front, count on more markup from the builder, because he’s shouldering more risk. Work done on a costplus, or time-and-materials, basis might end up costing less—if you don’t ask for changes to the original plan. Once you’ve decided on your contractor and have hammered out a contract that covers all your needs and assuages all your fears, let the project begin. Stay in close contact with your builder, but give him or her room to work. It’s what they do best. You’ll feel secure knowing you did the front-end work to ensure a successful project—and a happy celebratory dinner when it’s done.

Ask them how long they’ve worked with their subs, who will supervise onsite, and how their billing process works. Deuschle likes to meet around the customer’s dining table, hashing out project and contract details, including a schedule and how his crew will minimize disruption to the homeowner. Remember that these people are going to be in your house for months. “It’s far more than a contract,” Deuschle says wryly. “It’s more like a marriage.” As with any good marriage, a good homeowner-remodeler partnership involves a lot of frank and open discussion. Define exactly what you want done; reach a realistic
Design Elements: Counter Culture There’s a lot to consider when choosing countertops for your kitchen, such as aesthetic appeal, affordability, durability, ease of care, and availability. Eluid Herrera, owner of Santa Fe’s Counter Intelligence and H and S Craftsmen, offers some insight on how to manage the process from start to finish. Familiarize yourself with the options. Some of the most popular countertop materials are made from natural stone (granite, soapstone, or slate); engineered stone (quartz); solid surfaces (acrylic, polyester, or a combination of both); plastic laminate; ceramic tile; wood; concrete; and metal. 14

Up-and-coming options include stainless steel, marble, glass, copper, zinc, and even lava rock. Consider your budget. Countertop prices can range from $15 to $300 per square foot. Decide what you’ll use it for. Different materials serve different purposes. If you’re a big baker, a wood-topped island or baking center would be perfect, but if you have kiddos, it'll be a little bit harder to clean. Keep style preferences in mind. Would you like your kitchen to be bold? Con-

Contemporary? “I’ll ask the style of home they may have, how open the floor plan is, even how much light comes into the kitchen,” says Eluid Herrera of Counter Intelligence. Once you’ve decided on a few materials that might work with your needs (based on your budget, purpose, and aesthetic), begin researching licensed contractors to help with the installation process. Remember to consider existing projects in your home before committing to a countertop material. Herrera says, “We will always view the flavor of the home and make sure the product looks great with everything else in it.”
i want you i need you i love you From aesthetics to functionality, there are many reasons to remodel One Santa Fe homeowner found a mid-20thcentury adobe not far from the Plaza. True to the ‘50s, it had a big yard, small rooms, and the kitchen was a disaster. Tiny, tucked into a back corner of the house, and more than a little grimy, the kitchen had to go. Sure, the homeowner could order new appliances, strip and seal the hardwood floors, and install new cabinets, but even those improvements wouldn’t solve one of the key problems: The kitchen was hidden behind a door. The owners of this 1991 home, located on a beautiful site with stunning views, asked us to transform and update their home for modern living. The home originally contained two small living areas; however, our clients desired a large, elegant living room. Under the guidance of architect Christopher Alba, NCARB, and interior designer Jennifer Day, ASID, Prull Custom Builders removed the wall separating the two rooms and raised the roof for a 12-foot ceiling. The original living room‘s vigas were hidden under a dramatic plaster ceiling. A formal cast stone fireplace now lends an air of refinement. Old-world, handcrafted cabinetry enhances every area of the home, creating a luxurious atmosphere, while a continuous hand-scraped hickory wood floor flows throughout every living space.

Collaborating with Feather & Gill Architects, a small, detached casita was skillfully designed in the context of the existing historical main house. When faced with the necessity of rebuilding/restoring their adobe home, the owners decided to build a small addition that would include a bedroom, living/cooking area, garage, and storage space. The Historic Review Board would not allow an attached addition; thus, a detached casita with a full basement with wine cellar and storage was developed and built, fulfilling the owners’ desires and needs.

This 100-year-old adobe home was reclaimed from demolition. The adobe walls were saved along with the original wood vigas. The rotted wood floors were removed and a slab was poured, incorporating radiant heat. Foam insulation was blown in and a new roof constructed. New energy-efficient windows, new electric, and new plumbing were installed. New interior finishes included hand-troweled plaster walls, Saltillo tile in the kitchens and baths, and an engineered wood floor in the bedroom.

We removed walls to create a larger, more open plan, and replaced the patio doors with a 10 x 8’ disappearing, sliding pocket door. New lighting accentuates the genuine mahogany cabinetry, custom made for the owners in the Greene and Greene craftsman style. The vigas were refinished to match the cabinetry, and the planks between them were covered in a rich green plaster to match the walls of the kitchen. A large center island was created that includes seating for five as well as an antique butcher block, circa 1860, all coming together to create a sumptuous entertaining center that is at the heart of this home. 22

Extensive forensic work was performed. The southeast wall and one half of the west exterior wall were completely removed. The project included a new foundation, adobe walls, bond beam, interior wood flooring, heating system, interior plaster, and replacement of every detail exactly as it existed before the restoration—with praises from the Historic Review Board and owners.
