Haciendas—A Parade of Homes Welcome to Santa Fe’s Best Open House A Message from Parade of Homes Chair Teri Buhl Welcome to the 19th annual Haciendas—A Parade of Homes. As always, the Santa Fe Area Home Builders Association will be showcasing homes that exhibit Santa Fe’s unique style of design and building. Our wonderful builders and remodelers will be competing for the following awards this year: Best Design, Best Kitchen, Best Outdoor Living Space, Best Craftsmanship, and the coveted Grand Haciendas designation. Once again, don’t forget to cast your vote for the People’s Choice award, where you get to be the judge. We love to hear from you regarding what you think makes a great Santa Fe–style home, so use your ticket number to vote on-line at haciendasmagazine.com during the parade. Some of the builders will also compete for the Excellence in Green Building awards, so ask about each home’s green features. Since we live in the high desert, where resources are precious, our enlightened builders have proven once again that green can be affordable and beautiful as well as functional. In keeping with Santa Fe’s tradition of innovation and leadership in green building, this year’s parade includes the first certified passive house in the Southwest (17th in the U.S.), along with homes that feature pumice-crete building materials, photovoltaic panels, hydronic systems, extensive use of low VOC paints, and creative sustainable water-management strategies. Once again, we also have some very fine examples of remodeling. Our builders come from a variety of backgrounds, but they all have one thing in common: pride of place and a deep desire to maintain the character of Santa Fe. You will find a pleasing variety of architectural styles, ranging from traditional to modern in this year’s self-guided tour. It takes a large team of people to pull off a successful event, so I would like to thank the many sponsors, committee chairs, volunteers, and judges who work so hard in planning the myriad details that bring the parade to the public. We couldn’t do it without you! And since part of the proceeds from ticket sales go to local charities and high schools, a big thank you goes to the young people of our community who volunteered to be ticket ambassadors and greet the public at each house. Colin Poole

Local artist Colin Poole feels that Hilltop Cottage embodies the iconic images that come to mind when people think about Santa Fe. We agree—which is why we selected the painting for this issue’s cover. The clouds and sunsets of the Southwest are particularly inspiring to the 47-year-old artist, who, in addition to landscapes, creates surrealist paintHilltop Cottage, oil on wood, 8 x 5.25" ings and sculptures. “My art is not defined by a singular subject matter or style,” he said recently. “Diversity and artistic exploration are its distinguishing characteristics.” A Virginia native, Poole came to Northern New Mexico in the mid-1990s. He was drawn here by the unique archiHomeward Bound, oil, 10.5 x 15" tecture, but he was also following in the footsteps of his grandmother, renowned sculptor Una Hanbury, who moved to Santa Fe in 1970 and experienced great artistic growth. Today Poole and his wife, Kristine, live in a traditional Santa Fe adobe once occupied by Hanbury. Woods Design Builders 2010 Grand Hacienda Award

W

hen Sharon Woods, owner of Woods Design Builders, was looking for a new place three years ago, she knew she’d found something special at 1021 Foothill Trail. The lot—a generous two-and-ahalf acres tucked up against Moon Mountain, with unbeatable views of both the city of Santa Fe and the Jemez Mountains—was spectacular. The house, built 30 years ago, was rather dark and dated. But as a pro who’s been working in the Santa Fe area since the 1970s, Woods saw its potential. She bought the property and launched a major remodeling project. The result, unveiled in last year’s Haciendas–A Parade of Homes, was a residence every bit as beautiful as its Sangre de Cristo setting. “I’ve been privileged for 35 years to design and build my clients’ dream homes,” says Woods. “Now I have my own.”

Woods’s like-new, 4,000-square-foot dream home blends 21st-century elegance with classic Santa Fe style, featuring kiva fireplaces, stately vigas, carved and wood antique doors, and hand-troweled plaster walls in custom colors with a traditional beeswax finish. Though she kept the outline of the original frame walls, almost everything inside the place was changed. She lifted ceilings (to 12.5 feet from 9 feet) and knocked down walls, opening up the great room-kitchen-entry-dining area, and she redesigned the kitchen and bathrooms. Numerous new windows and glass doors now let the sunshine in, while energy-efficient features like additional insulation, solar hot water, and Energy Star appliances brought heating and cooling bills down. “Remodeling existing structures is an effective way to mitigate your environmental footprint,” says Woods, “because you are extending the life of existing materials.” Outside, Woods and her team transformed an empty yard into a high-desert oasis, adding brick and flagstone patios, portales, and a stunning rock sculpture/fountain. In all, there are four different outdoor living areas, one facing each direction. “It’s just as important to create outdoor rooms and spaces, and to connect them with the indoor spaces, as it is to remodel the inside,” Woods says.

The spacious home is perfect for family gatherings, which is important to Woods now that her children all live in Northern New Mexico. Amber, 25, is a law student in Albuquerque, while Shane, 32, and Rob, 29, help run Woods Design Builders, Shane as project manager and Rob as chief financial officer. “My children grew up in this business,” says Woods. “It’s exciting because they really get it—the idea of quality and service that we’re known for. It’s a family tradition.” Quality, indeed: Along with the Grand Hacienda Award, Woods Design Builders took home five other awards for their two homes in the 2010 Parade, and they’ve won many awards in years past. The 2010 Grand Hacienda Award is special, of course, because Woods won it for her own residence. “Because it was my own home, I had the opportunity to do all the things I love—from the color palette to the light that comes in and the great interaction of indoor and outdoor areas.” She is pleased that others appreciate her aesthetic. “People who’ve come through have said they feel like the house hugs them when they walk in the door,” she says. “It’s a house filled with lots of light and love and laughter.” 36

HACIENDAS—A PARADE OF HOMES IS A COMPETITION. Each of the homes on the tour will be judged by local experts—builders, architects, past Haciendas winners, and realtors. The judges will evaluate each of the homes in four price categories for: BEST CRAFTSMANSHIP Quality of workmanship, integration of materials, functionality, sustainability BEST DESIGN Circulation, livability, site planning, innovation, conveniences BEST OUTDOOR LIVING Integration of inside/outside, utilization of views, landscaping, efficient use of natural materials BEST KITCHEN Functionality, surface materials, and conveniences The overall “Best of Show” award is called the Grand Hacienda. This award goes to the entry, in any price category, that is the most memorable and outstanding. Build Green awards will be given to the entries judged “Most Green,” regardless 50

of price category. In 2011, the judges for the Green awards will require entrants to obtain a HERS score to determine the energy efficiency of the home. They will also determine the overall sustainability of the home using certification criteria from ANSI Green Building Standards, the City of Santa Fe Green Codes, or LEED for Homes.

This new custom home is located in the stunning foothills near St. John’s College and follows the new City of Santa Fe Green Building Code requirements. This property also falls under the auspices of the Historic Design Review Board. Because pitched roofs are not typically allowed in this location, a variance was needed from the Historic Board to build this style of residence. At 2,405 square feet, this home is designed with an open floor plan, lots of outdoor living areas, and spacious vaulted ceilings. The two detached bedrooms, connected by Eric Harris, Tim Curry, and a breezeway, allow for the ultimate in private and separate Dominic Sisneros living areas. Featuring super insulated walls (R-40) and ceilings (R-70), the in-floor radiant heating system includes an ultra-high-efficiency boiler. Transom windows and numerous south-facing windows add abundant light and ventilation and will contribute to lower heating and zero cooling costs. The 12-inch-thick exterior walls were constructed by using two 2x4s, which provides a large cavity for Cellulose insulation. Open web trusses with a 24-inch cavity were used for the roof-framing members and also filled with cellulose. By employing these lightweight wood framing methods we created minimal waste, and the smallsized wood members can be sustainably harvested. Finishes include stained concrete floors, Douglas fir doors and windows, plaster walls, and extensive stonework. Completed cost of construction (not including land and utilities) is under $150.00 per square foot of finished space, which includes all heated living areas, portales, garage, and storage areas.

This home started out as a simple, affordable, ranchstyle three-bedroom, two-bath home with no frills and no garage. Viva las Vigas! A History of Santa Fe Style

Our world-renowned Santa Fe style—with its trademark elements like adobe walls, vigas, decorative corbels, and kiva fireplaces—has been evolving for four centuries. It’s adapted in the wake of European colonization, the opening of the Santa Fe Trail, the arrival of the railroad, statehood, and the 20th-century influx of artists, skiers, and tourists. Along the way, citizens have argued for and against rules preserving traditional regional architecture. Somehow, our city always manages to find a balance, retaining what’s important from the past while reaping the benefits of new ideas and technologies. The Early Days The area’s earliest residents, the Pueblo Indians, built their namesake multistoried dwellings using materials at hand, including stone, puddled adobe, and logs. When they needed more space, they added new rooms of varying heights, which gave their structures unique, stepped silhouettes. The Pueblo people constructed buildings that harmonized with their settings, a tradition that has continued throughout the years in local architecture. As co-authors Christine Mather and Sharon Woods (CEO of Woods Design Builders) write in their now-classic book, Santa Fe Style (Rizzoli, 1986), “Man and landscape come together with such mutual benefit that the landscape is brought into human scale, and human inhabitation makes no attempt to master elements beyond its scope.” When explorer Juan de Oñate and a small group of Spanish settlers came to the area in 1598, they brought along building traditions

of their homeland: carved and painted woodwork, shady portales, and the method of molding adobe into bricks and covering them in mud or stucco. There were seven carpinteros, craftsmen schooled in the art of woodworking, in Oñate’s original retinue, says Kurt Faust, a partner in both Tierra Concepts and Southwest Spanish Craftsmen. “We have their names and a list of the tools they brought with them.” (See story on page 84) These original carpinteros, and their sons and nephews who took after them, worked in a style that melded Spanish and Native American techniques. While building with adobe bricks, for example, their structures continued to exhibit the soft, rounded shapes and steps of the older Pueblos. Because Santa Fe was so isolated, there were few, if any, outside influences, and the carpinteros were left to develop a unique architecture and furniture styles throughout the 1600s and 1700s.

Visitors from the East When westward travel on the Santa Fe Trail began in the 1820s, ranchers, farmers, and traders flocked from the East. Drawn by Santa Fe’s natural beauty and local culture, artists, adventurers, anthropologists, and curious East Coasters came to town, particularly after the railroad reached the city in the 1880s. Each new wave of visitors and settlers brought its own traditions to the region, including Victorian, Greek Revival, Queen Anne, and Gothic design sensibilities and new manufactured goods like plate glass, metal, and milled lumber. According to David Rasch, of Santa Fe’s Historic Preservation Division, Santa Fe style was also influenced by the desire to gain statehood. Congress, he says, “looked at Santa Fe and said, ‘You live in mud houses and you don’t speak English. You don’t look very much like Americans to us.’” Hoping to increase New Mexico’s

chances of becoming a state, local builders consciously adopted East Coast architectural styles like Victorian and Greek Revival. “But then they looked around and said, ‘Wait a minute. What are we doing to Santa Fe?’” Rasch says. In 1912, the year New Mexico joined the union, Santa Fe’s city planning commission initiated a strategy to “reverse the popular trend to look more American and to define and develop a Santa Fe Style.” Spearheading that movement was painter Carlos Vierra, considered the city’s first resident artist, who insisted that “progress in Santa Fe is not so likely to come through imitation of methods and customs of any other town as through an appreciation and development of the great advantages we have had from the beginning.” According to Rasch, concerned residents were determined to “preserve what is old that is special” about the area and make sure that all new buildings harmonize with the existing style. They also accepted the fact that tourism was important to the city and that our distinctive architecture was a big draw for visitors. What they settled on was a style that combines the two major traditions in the area—Mission and Pueblo—into what is now known as Spanish or Pueblo Revival style. “It’s that blend of the two that makes us special,” says Rasch.

The Historic Style Ordinance Santa Fe–based architect John Gaw Meem gained attention in the mid-20th century for projects that applied modern building techniques and materials to the styles of existing Northern New Mexican adobe structures. In 1957, Meem headed a committee that drafted the Historic Style Ordinance, still in effect today, which mandated the use of the Pueblo style or Territorial style on all new buildings in Santa Fe. The ordinance clearly states its goal: to preserve “the qualities relating to the history of Santa Fe, and a HaciendasMagazine.com

harmonious outward appearance, which preserve property values and attract tourists and residents alike.” The challenge since then, though, has been “to maintain the historic integrity of the streetscape without a ‘recipe,’” says Sharon Woods, who is also chair of the city’s Historic Design Review Board. “If you have too much of something, then everything looks the same.” The trick, she says, is managing “growth and innovation without threatening the historic streetscape.” According to Faust, artists and writers who came to the area in the early 20th century “saved New Mexico from becoming homogenized. They brought with them a sense of awe for the uniqueness of what was here. They did what any artist would do—took what they found here and embellished.” Freedom from pretension and the ability to be creative are essential elements of the Santa Fe lifestyle; from the beginning, the city has been a retreat from the more serious and unadventurous East Coast environment. Given that, it follows that the codified Santa Fe style wouldn’t please everyone. “We have always had criticism from architects,” says Rasch. “They say it’s not allowing them to be creative.” The important thing, he insists, is the vocabulary. He believes architects can find more freedom if they keep the Santa Fe style vocabulary and make it more contemporary, more sustainable. That idea is part of his vision for the next step in the evolution of Santa Fe style.

The Future of Santa Fe Style “Evolution is a good thing,” says Woods, who points out that what we know as Santa Fe style has changed enormously since her book came out in the mid-1980s. Square footages have grown, for example. Also, homeowners and builders are putting greater emphasis on “big views.” “The indoor-outdoor experience has opened up,” she says. Today, as in the past, Santa Fe builders and designers integrate homes into their surroundings with careful use of form, color, and materials. We continue to orient our homes around a view; enliven and heat rooms with abundant sunlight; and utilize xeric landscaping to preserve precious water in our arid climate. Those things, along with some of Santa Fe architecture’s classic elements, likely won’t change, even as other aspects of Santa Fe–based design do. And preserving the best of our traditions while still allowing the style to evolve will serve the Santa Fe community well. As Mather and Woods write in Santa Fe Style, the city’s continued popularity as a tourist destination is due, in large part, to its “remarkable ability to preserve a sense of identity in the face of pressures to conform.”

B

uilding codes never used to be particularly controversial or politically charged, but that was before energy conservation became part of them. For decades the basic tenets of building codes were life, safety, and health—period. Then, in the 1990s something known as the Model Energy Code (MEC) came along. Enacted during the era of SUVs, economic and energy prosperity, and before climate change and global warming turned into the hot-button topics they are today, the MEC essentially codified what everyone was already doing. It was a simple, prescriptive, one-size-fits-all code and remained unchanged, year after year. With the coming of the new millennium, however, things began to shift. It was around the early 2000s that local architect and passive solar guru Ed Mazria abandoned his chosen career and issued the 2030 Challenge, narrowly defeated presidential candidate Al Gore re-invented himself and began spreading the word about an inconvenient truth, and global warming concerns went mainstream. In 2002, the International Code Council (ICC), a body formed to unify competing regional and redundant building codes, began work on the 2003 International Energy Conservation Code (IECC). The underlying presumptions of the IECC were threefold: Energy conservation would be equal in importance to life, safety, and health; every county in the United States would be assigned a climate zone with its own specifics of compliance; and, finally (and most importantly), every three years a new code cycle would usher in an ever-morestringent requirement for conservation. This last principle is where the controversy over energy conservation really began to heat up—and get political, with many candidates turning energy codes into campaign issues. But even the passage of the 2006 IECC, which was nominally more stringent than the 2003 version, hardly merited a raised eyebrow. That’s because it came during the height of the building bubble, when people were feeling pretty magnanimous about energy conservation. People could afford almost everything: bigger houses, granite countertops, walls of glass with spectacular views of the northeast mountains. Why fuss over a mandate requiring 10 percent more efficiency? Then the bubble burst. Meanwhile, the 2009 IECC, in development since 2008, continued to chug along with its presumption of 10 to 15 percent more efficiency than the 2006 version. Suddenly, that three-year cycle started to look a little too fast, a tad too furious. Couple that with a presidential race that resulted in a shift in the political climate—along with a simultaneous downdraft in the economy—and the battle lines hardened. When our previous governor decided to throw

his hat into the national presidential ring, he was determined to show his progressive nature. How? By requesting a state energy conservation code 20 percent better than IECC 2006. The state’s Construction Industries Division (CID) dutifully followed his orders and convened a Technical Advisory Committee (TAC) to figure out how to comply with the governor’s edict. The TAC comprised residential builders and their

representatives, along with members of conservation groups like the Sierra Club, Conservation Voters of New Mexico, and the South West Energy Efficiency Project. Curiously, no representatives of the commercial building industry participated, even though their sections of the energy conservation code were destined to be most affected by the proposed changes. Meanwhile, President Obama started promising money to the various states via the American Recovery and Reinvestment Act (ARRA). One stipulation of the Obama bucks was that a state had to pass an energy conservation building code equal to or better than the 2009 IECC. New Mexico, already on its way to something better than that, had no foreseeable problems on that score. Indeed, New Mexico, under the wise leadership and spirit of compromise embodied by the CID TAC, had put forward a few very progressive and inspired concepts. The most significant was the recognition that simply dividing our counties into climate zones, as determined by the Department of Energy, really missed the nuances of our state. The DOE officially recognizes three distinct climate zones for New Mexico, zones basically based on latitude with some recognition of altitude, but not nearly distinct enough. (The southern part of the state, for example, is Zone 3, the middle part Zone 4, and the northern part Zone 5.) But Santa Fe, being in Zone 5, has more in common with Albany than it does with Albuquerque, which is in Zone 4. Zone 5 areas expend more energy heating buildings than cooling them, whereas Zones 3 and 4 are just the opposite. But when altitude is given its due consideration, suddenly New Mexico adds HaciendasMagazine.com

Zones 6 and 7 to the mix. Zone 7 on the DOE maps is only in the northern tips of Minnesota, Michigan, Maine, and southern Alaska. For some counties in New Mexico this means huge swings in climate zones. Otero County, for instance, on the extreme southern border of New Mexico, is nominally in Zone 3, yet it has communities that are really in Zones 4, 5, and 6. Colfax County, in Zone 5, also incorporates Eagle’s Nest and Angel Fire, which, because of their altitude, are solidly in Zone 7. Conversely, there are towns in Zones 5 and 4 that actually should be considered Zones 4 and 3, respectively. That means less insulation than the code might otherwise require, less efficient windows, and cheaper construction costs. The second important deviation the TAC made from the baseline IECC 2009 was to provide builders the ability to follow a performance path for compliance. Most codes, including energy codes, are prescriptive, meaning they say, Thou shall do this, or Thou shall not do that. A performance path says, Thou shall achieve this level of conservation. But it doesn’t say how you reach that prescribed level. The catch to the performance path is in the measuring and verification of achievement, which is where HERS raters come into the picture. HERS stands for Home Energy Rating System. It has become, by default, the nationally accepted protocol and is utilized by the EPA for its Energy Star program, the United State Green Building Council for its LEED for Homes certification, and the National Association of Home Builders for its Green Certification. It is also a code requirement for all homes built in the City of Santa Fe. The radical suggestion of the TAC was to allow for builders to hire a HERS rater to prove compliance and for the state to accept a private, third-party entity’s report as verification of a state code. Given 88

its previous radical move to take into account altitude when determining climate zones, the state had virtually no choice but to allow for HERS ratings for compliance. Imagine the poor CID building inspectors down in Otero County who would literally need altimeters in their trucks as they drove up the mountain to inspect homes under construction. They might start the morning in Zone 3, have a coffee break in Zone 4, take lunch in Zone 5, and finish the day in Zone 6. But by accepting a report from a HERS rater, the inspector needs only to verify the report was done by a qualified rater—simple and easy. In July of 2010, the CID TAC proudly presented their work to the Construction Industries Commission (CIC), a body of citizen-professionals appointed by the governor, who unanimously approved the 2009 New Mexico Energy Conservation Code (NMECC). But then in November of 2010 we elected a new governor who had campaigned on a pledge to “roll back” anything she deemed to be “not business friendly.” She attempted to stymie the new rules by not publishing them in the New Mexico Registry on the logic that if they weren’t officially published then they couldn’t become law. The New Mexico Supreme Court, which was asked to rule on her decision because of a suit brought by the Sierra Club, thought otherwise and ordered her administration to publish, which was done on January 28, 2011. But the story doesn’t end there. The head of CID is a gubernatorial appointee, as is that person’s superior, the Superintendent of the Regulations and Licensing Division. Not surprisingly, they determined that compliance with the new regulation was “optional” until July 1. Also not surprisingly, very few builders chose to exercise that option and continued to build under the 2006 version of the IECC.


In the meantime, the new governor appointed all new members to the CIC with the implicit, if not explicit, instructions to roll back the new code. On June 10 they followed orders. Except they didn’t really roll back in the strictest sense. They could have really rolled back and kept the 2006 version in place; instead they rolled back the NMECC 2009 to the baseline IECC 2009. Remember, though, that Obama said a state had to adopt something equal to or better than IECC 2009 if they accepted some of the stimulus money, which New Mexico did, but the deadline for adoption of that federal mandate was not until 2017, so the new CIC could have sat on the status quo for many years. Instead, they adopted IECC 2009 in its unamended version. Furthermore, they said it would not become mandatory until January 1, 2012. The hue and cry that resulted from the rollback in June put members of the CIC a bit on the defensive. Indeed, they have publically stated that they will entertain potential amendments to the IECC 2009 between now and its scheduled implementation in 2012. So the story is not yet wrapped up. Ironically, the areas of agreement between entities that have

often been historically at odds—the New Mexico Home Builders Association and the Sierra Club—are the two radical notions described earlier: climate zones based on altitude and HERS ratings for performance-path compliance. Codifying those two ideas is a worthy endeavor indeed. Code officials at the national level are already under way with the next code cycle, meaning IECC 2012 will soon be up for discussion. It presumes improvement in energy efficiency 30 percent better than 2006, and the 2015 version is anticipated to be 50 percent better than 2006. Both versions are expected to have a performance-path option with HERS raters proving compliance, and both are expected to allow for microclimate designations as New Mexico has shown can be done. So even when we roll back at the behest of a relatively conservative governor, we are still a progressive state that shows how compromise and common sense can rule the day.
