FAQs regarding heat pumps

Q: What’s a heat pump? A: It’s a reverse air-conditioner. In the summer Air Conditioner absorbs heat from inside your home and rejects it to the outside. In the winter a heat pump reverses that process, absorbs heat from the outside and uses it to heat your house. Q: But how can you get heat from cold winter air? A: There’s heat (motion) in all matter down to -460° F. so there’s actually a lot of heat available at -10° F. Think of the freezer compartment in your refrigerator: the refrigeration process maintains a frigid environment by periodically extracting “heat” and blowing warm air on your toes. Q: But I’ve heard that heat pumps aren’t very efficient when it’s cold outside. A LETTER FROM THE PRESIDENT OF THE SANTA FE AREA HOME BUILDERS ASSOCIATION

I am delighted to serve as this year’s president of the Santa Fe Area Home Builders Association (SFAHBA). It’s a real honor to help shape the agenda and set goals for one of the most progressive and proactive home building associations in the country. SFAHBA is proud to serve as an active and contributing Bill Roth member of our community. We’ve been busy this past year, leading the community in green building by helping draft Santa Fe’s green building codes and advocating for trades-based education in the schools. We’ve also lobbied for sustainable building tax credits and initiated an outreach to our Spanish-speaking members and nonmembers. In short, SFAHBA continues to set high standards for builders, subcontractors, and suppliers in the 21st century—both in New Mexico and around the country. Membership in SFAHBA offers a variety of advantages. Probably the best known is workers’ compensation insurance through Builders Trust of New Mexico. But that benefit is only the tip of the iceberg. The networking available through participation in the many activities we promote can be a real boost to your business—and bottom line! SFAHBA’s educational programs, lunch presentations, and mixers will keep you up-to-date with the ever-changing, ever-advancing world of construction here and around the United States. Our two major events of the year—The Santa Fe Home Show and Haciendas–A Parade of Homes—are fantastic opportunities to meet some of the finest builders, subcontractors, and industry suppliers in our area. Not all renovations make sense in the City Different

T

he City of Santa Fe is poised to raise the bar on construction and renovation projects when it finalizes new green building codes later this year. “The green codes go beyond the scope of standard building codes,” says Katherine Mortimer, who manages Sustainable Santa Fe programs for the city. “Green building codes include consideration of the cradle-to-grave impacts of building material choices; energy conservation and renewable energy generation; water conservation, reuse, and rainwater capture; indoor air quality resulting from tighter construction methods; and homeowner or building owner education.” Indeed, for homeowners interested in renovating, the time is ripe for learning about ways to green up the old home. But going green is far from a one-size-fits-all proposition and entails a number of area-specific, cost-versus-

benefit analyses, as Kim Shanahan, executive officer for the Santa Fe Area Home Builders Association, points out. “Great ideas for energy-efficient retrofits that work for most of America often are not cost-effective for Santa Fe–style homes,” Shanahan explains. “Adding more ceiling insulation in an attic is always the most cost-effective energy efficiency improvement—unless you don’t have an attic, which describes a typical Santa Fe home.” The upshot? Adding ceiling insulation in a Santa Fe residence can be a major, and possibly unnecessary, renovation expense. Similarly, because so many windows in New Mexico homes are stuccoed into place with no exterior trim to pop off for easy replacement, the addition of highefficiency windows can be another considerable expense. That’s why Shanahan thinks improving mechanical equipment offers the best bang for the remodeling buck. Especially since, as he says, “the most efficient boilers, furnaces, and hot water heaters are typically ‘direct-vented,’ which means indoor air quality also improves. Inefficient ‘gravity-vented’ equipment can become dangerous when a home’s leaky areas are addressed with air-sealing, weatherstripping, and caulking.” While improving a home’s insulation is certainly important in making it more efficient, allowing for proper air exchange is essential. “Especially on a remodel, it’s important to allow fresh air into the home, without compromising the insulation,” says Jesse Gries, owner of Green Star Builders, which specializes in high-efficiency custom homes. Gries explains that this can be achieved through a heat recovery ventilation (HRV) system. HRV systems feature ducts that bring fresh air into a home while removing stale air; a heat exchange mechanism heats cold air vented in during winter and cools hot air during summer. As for a very cost-effective way to improve insulation, Gries is partial to installing spring-loaded backdraft dampers. “The exhaust fan and the main duct over the kitchen stove vent to the exterior through the roof,” he says. “Almost every home has a damper at the bottom, but you can add another damper on the exterior, which will eliminate a huge column of cold or hot air within the home. And a backdraft damper only costs about 20 bucks.”

Under the Sun The Santa Fe–area residential landscape can be made more efficient using a familiar New Mexico presence: the sun. Karen Paramanandam, marketing director for Positive Energy Solar, explains why going solar is a no-brainer for homeowners in the state.

Haciendas Magazine: Why should homeowners consider going solar right now? Karen Paramanandam: Solar is more accessible now than ever. At this time we’re almost at grid parity, which means that buying electricity from the electric company pencils out to be almost the same as installing solar, generating your own power, and then feeding it back to the grid. When you install solar, you get the benefit of fixing the cost of your electric bill, and you insulate yourself from rising utility rates. Plus, homeowners in New Mexico can take a 10 percent state income tax credit on the cost of the solar and a 30 percent federal income tax credit. And, of course, adding solar to a home increases the value of the home. HM: How can the initial cost of installing solar panels be justified during a renovation? KP: If you’re considering solar as part of a partial or whole house renovation, it’s beneficial to consider other energy efficiency measures at the same time. Also, if you’re considering solar and you need a new roof or an electrical upgrade to install the solar, a portion of those costs may also be eligible for the 30 percent federal income tax credit. HM: What can a solar customer realistically expect to save on monthly energy bills? KP: If the system is sized and designed to offset the usage of the inhabitants of the home, realistically the electric bill should be at net-zero annually.

Douglas Maahs tackled the challenge of contemporizing a ranch-style 1950s Stamm by mixing Santa Fe and Asian influences. The expanded kitchen’s bright red backsplash accentuates the neutral allbamboo cabinetry, and the original window trims were likewise recolored to match the motif. Floors throughout the house were replaced, and a brick fireplace was plastered over and squared off to fit the contemporary styling. A single bathing area is now central to two distinct bathrooms separated by shoji screens. For the homeowners, who were looking to match spaces with their unique and eclectic art collection, this remodel turned out to be a dream.

a dated kitchen enters the 21st century while maintaining its classic feel When the owners of a Santa Fe–style home asked for a contemporary makeover of their dark, dated kitchen, Fabu-WALL-ous Solutions reimagined the small space by removing walls, strategically relocating a few doors, covering existing vigas, lightening the ceiling into a smooth white surface with recessed lighting, and taking out the island blocking entry to the kitchen. The Saltillo tile floors stayed, which helped integrate the bright, modern new kitchen with the home’s classic Santa Fe style. Today, pale gray cabinets, shining stainless appliances, and contemporary lighting all highlight the stunning glass backsplash that runs across several walls—the one item on the owners’ must-have list. Before

Built in the 1940s, this huge adobe hacienda had great bones and dramatic old-world character. Madera Builders’ challenge was to implement a full-scale upgrade while preserving that charm. The double doors at the home’s entrance, too old to seal, were moved to the front courtyard, while gorgeous, sealable replicas were installed as front doors. Three layers of flooring—wood, brick, and linoleum—were torn out and replaced with distressed oak that fits the classic feel. Whole rooms were moved or altered, new plaster now covers state-of-the-art wiring throughout the home, and the bathrooms were given European makeovers. The sense of history remains, minus the chilly draftiness. 30

a remade classic opens up and is more beautiful and livable than ever A backyard should be enjoyed to its fullest, especially when it was once a part of the original Santa Fe Trail. This Territorial-style home had only a few backfacing windows and a single access point to the backyard—through a door in the mechanical room—until Prull created big, brightening windows and French doors that draw the owners outside daily. Two large, gracious portals further open up the outdoor space. Built on the historic eastside in the 1930s, this detail-oriented renovation included expanding the kitchen and dining room and transforming a dark master bedroom into a luxurious suite, with a seamless flow between old and new. making an old home big and beautiful in that distinctly Woods way Rob Woods was determined to give his family’s home the Woods Design Builders treatment. He blew out a choppy floor plan of small rooms and narrow entries into a massive space with high ceilings, carved vigas, floor-to-ceiling windows, custom oak floors, and spaciousness that teams with the views to give a sense of oneness with the three-acre property and beyond. The garage became a kitchen and family room, necessitating the only original construction in the renovation: a new garage. The master bedroom used to be a study, and some of the sweeter old details remain, like a fireplace newly lined with antique tiles.

Reclaimed woods add beauty and character to both remodels and new construction. I enjoy mixing new countertop materials like quartz with the character of old, reclaimed woods in kitchens. Wall-mounted shelving or even an entire wall panel of reclaimed woods creates an organically modern statement that’s warm and earthy. Mixing metallic finishes is also trending in 2014, and gold is the new spark: Gold metallic accents deliver a distinctive style. For fresh style in tiles, glass is glowing. Beautiful and sophisticated glass finishes for modern or vintage looks are fashionable options for kitchen and bath back splashes. Ann Sacks is creating art glass designs that are stunning, as well as softer tones for soothing spaces.

Annie O’Carroll, Annie O’Carroll Interior Design People are choosing to add contemporary touches to their traditional Santa Fe Homes, blending the old with the new so the end result doesn’t scream “remodel!” There are many creative ways to achieve this blend successfully. Consider replacing light fixtures with something dramatic, or replace track fixtures with a rail system and add dimmers. The newest plumbing fixtures are gorgeous, and at last we have some new metallic finishes available. In bathrooms we’re seeing freestanding tubs replacing standard tubs. Also, we’ve noted more interest in replacing electronics with smart systems and streamlined equipment—an emerging design specialty.

The Santa Fe Home Show Hosts the 2nd Annual SFCC Design Competition

Last March, 36 students from Santa Fe Community College (SFCC) participated in the inaugural Santa Fe Community College Design Competition, held at the Santa Fe Home Show. This competition was designed to showcase student work in several fields related to the housing industry, and all the entries were displayed in the Convention Center’s foyer. The students competed in four categories: Interior Design, Kitchen & Bath Design, Architectural Design, and Fine Woodworking. A panel of industry professionals judged the entries, and category winners received certificates and cash prizes sponsored by Coronado Paint & Decorating and The Firebird. According to Mary Blake-Butler, chair of the 2013 Home Show Committee, SFCC instructors Joanne Burns, Andrew Kerr, Bob Mays, and Michael Hoffer encouraged their students to take advantage of the opportunity to show off their skills. The competition served a dual purpose, says Blake-Butler: “It gave SFCC the opportunity to feature its instructional programs, and it gave the students the chance to display their work and skill sets to prospective employers.” For 2014, the Santa Fe Home Show will host the second annual SFCC Design Competition with even more entries and additional judging categories. PNM has committed serious support to this year’s event, with sponsorship funds and significantly increased cash prizes. A People’s Choice award will give the public a chance to select its favorite entry. This year’s entries will be on display throughout the Home Show, April 5–6, from 10 am–5 pm. The Academy for Sustainability Education focuses on project-based learning.

Hope and optimism are replacing any concerns about who might take the reins from retiring homebuilders in the coming years. Santa Fe Public Schools, the Santa Fe Community College (SFCC), and a consortium of community partners are teaming up to unveil the Academy for Sustainability Education, on the South Campus of Santa Fe High School. “The Academy is the result of two years of dialogue, planning, and partnership development,” says Kim Shanahan, executive officer of the Santa Fe Area Home Builders Association. SFAHBA has been front-and-center on the project, he adds, galvanizing support from, and for, the building trades community. Education and training are the keys to a green and bright future for Santa Fe–area homebuilders. Since the principles and tools of sustainability will be at the center of economic development and quality living for the foreseeable future, the Academy will offer up to 350 students in grades nine through 12 a chance to focus within one of five related pathways: • green building, architecture, and planning; • energy efficiency and renewable energy systems; • natural resource management and sustainable agriculture; • sustainable transportation; and • education and public policy. Preparing our young people for 21stcentury careers and lifelong learning is only one reason the Academy is a quality educational choice. The Academy’s handson approach, with a focus on project-based learning, is poised to close the achievement gap plaguing public education—a gap that

has led to a 50-percent dropout rate in our local schools. A “wraparound” approach— with on-site academic, health, and career support—will put the finishing touches on an education primed for success, relevance, and personalization.
