WELCOME: WHO WE ARE A Letter from the President of the Santa Fe Area Home Builders Association

I’m not sure when I officially became an old-timer at the Santa Fe Area Home Builders Association (SFAHBA), but as one of the few people who can remember the first Santa Fe Home Show and the first Haciendas—A Parade of Homes back in the early ’90s, I guess I qualify now. It’s amazing to look back and contemplate the changes that have occurred in our industry, both at Joe Gammon the local and national levels. But one thing has remained the same: Santa Fe builders are some of the most creative and dedicated craftsmen to be found anywhere in the country. Santa Fe would never have sustained its reputation of attracting new residents with discerning tastes for the past three or four decades if we had not had the workforce to produce beautiful, high-quality homes. Though a wise builder long ago reminded us that Santa Fe style comes from the materials we build with, quality construction is what brings that unique style to life. Santa Fe builders have always fearlessly experimented with all kinds of new ideas, from wall systems and plaster formulas to energy and water conservation techniques. In fact, our ideas have made Santa Fe one of the nation’s leading cities when it comes to building codes that save energy and manage our precious water resources. We know that as a national leader the eyes of our industry are upon us. We take that responsibility seriously and strive to continue to progress. That creativity is on full display at the Santa Fe Home Show—Innovative Solutions for Better Living. Spend some time talking to the vendors at the show. Ask them about what new ideas they are looking at. Ask them how much they have seen change in their careers with respect to design, materials, and construction methods. And then realize that Santa Fe builders and their suppliers are always trying to better themselves and their industry. It’s what makes membership in the Santa Fe Area Home Builders Association such a valuable proposition and why I am proud to be the President of the Association’s Board of Directors for 2017. 2017 CALENDAR OF Events DreamCatcher Golf Tournament June 22 We head back to the Marty Sanchez Links de Santa Fe for our annual fun day of golf with SFAHBA members and their friends. Considered one of the most beautiful public courses in New Mexico, Marty Sanchez Links de Santa Fe is the perfect venue for a four-person scramble. The shotgun start is at 9 am, giving you plenty of time to hit a few balls on the driving range if you haven’t picked up your clubs in a while. This event helps benefit a great nonprofit: SFAHBA’s DreamCatcher Foundation, which provides scholarships to our members and their dependents pursuing continuing education in the construction industry. Haciendas—A Parade of Homes August 11–13 and 18–20 The Southwest’s premier home tour is a must-see event and a highlight of Santa Fe’s summer season. Santa Fe style has become iconic over the years, and many people dream of owning a place in our beautiful community. The chance to meet and talk with builders and see their outstanding work is what makes the tour so popular. Tickets are only $15, available at area businesses and at the Lensic box office (211 W. Guest speakers typically talk on political and policy-related issues affecting the home building and development industry. Speakers are usually elected officials or senior staff from local government. Third Wednesdays: Remodelers Council Lunch. Guest speakers offer educational information specific to remodelers. Topics include water management, subsidence, transitioning from home builder to remodeler, marketing, legal issues, and more. Fourth Wednesdays: Green Building Council Lunch. Experts in building science inform on emerging green and sustainable building practices. Lunches are open to members for $15 and to nonmembers for $20. 2016 GRAND AWARD: FABU-WALL-OUS SOLUTIONS
Completely transforming a Southwestern-style home into a bright, minimalist gallery earns Fabu-WALL-ous Solutions their fourth Grand Award
V
eteran Santa Fe contractors and remodelers Fabu-WALL-ous Solutions had to enter this project in the 2016 Remodelers Showcase as an “Other Than Whole House” remodel, but only because the home’s exteriors were barely touched. Inside was a different matter, where the changes to artist and designer Trixie Merkin’s home were nothing short of dramatic. The Southwestern-style house that was once dark, heavy, and old school Santa Fe is now the epitome of light, with a gray-on-white palette that brilliantly asserts the homeowner’s aesthetic vision of a 1970s California beach vibe blended with Swedish-style minimalism. “There was not a room or wall that wasn’t touched,” says Bill Deuschle, co-owner with Chuck Caswell of Fabu-WALL-ous, which has been a leading force in home construction and restoration in Santa Fe since 2004. “Every door was increased in height by six inches, which meant the framing was impacted in every room.” All closet doors, in fact, are made of sandblasted glass; their translucence, coupled with the visual lift in height, adds to the bright, beachy ambience. Heavy brick floors were removed and finished with porcelain tile, and the original hardwood flooring was saved and stained a gossamer white that further lightens the spaces. in the doors, the furnishings, the stairwell, and the art deco lighting add an almost imperceptible shimmer throughout the home, but the overall effect is one of clean, refined minimalism. All remodels—particularly comprehensive projects—have their challenges. In this case, the homeowner-artist worked nights and lived in the home during the entire nine-month remodel, along with her two German shepherds. Fabu-WALL-ous accommodated her schedule by working later in the day. Additionally, an inspection necessitated the complete rewiring of electrical throughout the house, including rewiring the homeowner’s vintage lighting and the German-built kitchen unit that initially didn’t meet U.S. electrical standards. But overcoming challenges and finding solutions is what Fabu-WALL-ous is known for. It’s why they’ve earned this and three other Grand Awards over the years, and why their clients are always effusive in their praise. Upon completion of her remodel, homeowner Merkin thanked Fabu-WALL-ous for the company’s meticulous work, technical expertise, creative design input, and “unflagging cheerfulness, enthusiasm, and support.” Most importantly, she told her team, “You transformed what could have been a nightmare project into a wonderful adventure!”

Abandoned in the mid-2000s by a spec developer, this partially completed Territorial-style home was suffering from serious disrepair and neglect when the current owners saw its potential and rescued it. Prull Custom Builders, working from a design by architect Thomas Gifford, completely remodeled the decrepit spaces and added an extra adobe bedroom atop helical piers to account for unstable soil. Following years of vandalism, most of the house required rewiring, the windows and roof demanded replacement, and the plumbing and heating systems were retested. Prull plastered the interiors, repurposed old timbers as beams, and added brick coping, exterior trim, courtyard walls, and a bubbling entry fountain. Inside, gorgeous custom cabinets and doors, five wood-burning fireplaces, high-end appliances and finishes, and new flooring (wood, tile, and a manufactured carpet designed to the specification of David Naylor Interiors) have completely transformed this once-forgotten shell of a house into a warm, comfortable, and lovely family home.

It started with a simple directive: expand a raised deck. But as remodels tend to do, the scope of this project expanded quickly—and exponentially. Fabu-WALL-ous Solutions, no stranger to overcoming unexpected challenges, did indeed increase the size of the deck, but had to incorporate a 70-foot bridge crossing an arroyo into the project. It turned out that every timber in the bridge was rotted and had to be replaced. In rapid succession the team identified other needs: create 22

heated patio space beneath the deck with a TV and ambient lighting for year-round use; build a storage building; install a dog bathing area; and design and build an enclosed radius staircase between the upper and lower decks. In the course of these projects, extensive moisture was discovered in the walls of the house. They were dried out, rotted components were removed and replaced, a drainage plane was created, and the house and casita were restuccoed. And then‌!

Ninety years after it was built at the top of Canyon Road, Manderfield is enjoying a glorious rebirth, repurposed by Prull Custom Builders from a sprawling, multi-room school into five high-end condominium units. The comprehensive restoration, which has unfolded over three years, required working within Historic Districts Review Board guidelines. In addition to adding new Territorial trim, new electrical, and high efficiency forced air cooling and heating systems, Prull and architect Eric Enfield were permitted to replace the original 4 x 8–foot windows with insulated historic reproductions. The building’s stucco was matched in texture and then painted to the color originally used by John Gaw Meem, who designed the school’s two additions. Today, the elegant interiors boast gleaming white plaster walls, custom cabinetry, handmade doors, Wolf/Sub-Zero appliance packages, wood floors matching the original, and distinctive light fixtures. Light, airy, and exquisitely finished, Manderfield’s former classrooms are redefined for a new era.

It was a tired and banged-up 90-year-old house in a perfect South Capitol location, and it soon became clear to the new owners that it lacked functionality—on all fronts. Tierra Concepts and designer Stephen Beili helped their clients restore the historic Ragle house to its former glory while incorporating green elements, designing for aging in place, and making the home inviting and comfortable for a modern family. The entire floorplan—upstairs and down—was redesigned. A small addition at the rear of the home allowed the Tierra team to reimagine the central staircase as a stunning focal point and also allowed space for a new master bath downstairs and a new bathroom and family room upstairs. Historically accurate windows added abundant natural light. The kitchen, moved to the south side of the house, now offers easy access to a new portal and the lovingly reworked backyard, perfect for the neighborhood parties the owners are fond of hosting. 26

Incredible imagination and vision went into transforming the old Silva Lanes bowling alley off Siler Road into what is now the world-famous Meow Wolf Art Complex. Working collaboratively with Meow Wolf’s artistic teams and architect, patron George R. R. Martin’s veteran contractor, Constructive Assets, Inc., was tasked with totally renovating the 33,000-square-foot building and surrounds. Over a nine-month period, Constructive Assets gutted the building and the parking lot, replaced outdated HVAC and electric, and put in a host of new systems, including fire suppression, drainage, plumbing, and lighting. A new roof and a newly landscaped parking lot completed the canvas, allowing Meow Wolf’s artists and builders to create the stimulating exhibition and art space. A high-quality canvas is the foundation for great art, and Constructive Assets prepared Meow Wolf’s canvas well, transforming a dilapidated industrial shell into a safe, modern, and structurally sound art arena.

The challenge: convert a small, vintage Pueblo-style cement block home into a commercial multiuse space that can flexibly handle everything from small restaurant use to art gallery openings. Working with interior designer Lara Rabkin and rethinking the cramped four-bedroom floorplan into something more open and functional, Terraplen Architects and Eagle Construction first remedied structural roof issues by building in place roof trusses that add visual interest in addition to functionality. New heating and electrical systems, a new roof, and insulation were added per the City’s Green Remodeling Code. Spatial changes included a 100-square-foot addition and the creation of a bathroom; both baths are commercial grade and ADA-compliant. New windows, a high-end kitchen, and beautifully finished walls add to the home’s modernization, while a pair of sliding art deco–style glass doors hearken to the home’s beginnings in the 1920s. Bring on the visitors—this is a house that’s ready for anything.

I
n an age that is seeing rapid advancements in the development of self-driving cars, significant progress in home automation technologies is not at all surprising. The home automation arena continues to bring an ever impressive array of features that can make managing a home—or multiple homes—both more convenient and more efficient. And, kinda fun. Automation of everything from blinds and sliding glass doors, lighting, security cameras, HVAC systems, and other previously manually operated home features is the new normal. “Home automation and smart devices are becoming increasingly more accessible to homeowners of all levels, from simple Nest thermostats and cameras to fully integrated push-of-a-button shades, lights, locks, and more,” says Tim Nielson, head of operations at Santa Fe–based Constellation Home Electronics. “Homeowners are inviting all this new technology in.” Nielson adds that DIY technologies have improved vastly over

the past few years. “Even the big mainstream players are coming to market with entry level products such as Pyng by Crestron, which allows homeowners to create lighting scenes themselves using an intuitive app.” Streaming services for movies and music such as Netflix and Sonos are as popular as ever, serving up entertainment as fast as a home network can handle. But interruptions in service can be frustrating. “For example,” says Nielson, “you are streaming TV in the living room but your spouse is browsing the web, causing the movie to buffer every time she opens a new webpage. With an optimized network the movie streaming would be uninterrupted, and web pages would still be served up on demand.” That’s why, regardless of the level of technology homeowners incorporate, a robust wireless network is essential. “Often our adobe walls and alternative building techniques interfere with a network,” says Nielson. “Have you ever experienced Wi-Fi drops as
you walk around your home? As peace of mind, productivity, and entertainment now rely on internet-dependent devices and applications, it’s important to have a network that can not only support dense multimedia traffic, but also optimize it.” Constellation’s network systems, Nielson says, are optimized to serve all the connected devices in your home. Leonard Pascual, owner and president of A Sound Look, which has been serving the Santa Fe area for almost 25 years, agrees that a robust wireless network is essential. But he adds some words of caution. “Network devices are where everything is headed, but that comes with issues. With increasing reliance on network-based tech, there are also vulnerabilities, especially with some of the DIY technologies, which can allow hackers to conceivably get into your network and mess with your home.” Additionally, Pascual adds, there are many variables in the technology itself that keep them from being “bulletproof,” and there are often adjustments that need to be made to each home system. Pascual recalls a recent home system he designed with a camera-activated, motion-sensor doorbell that triggers email alerts. Great idea, right? The alerts, however, were getting triggered by wind and swaying tree branches. After conducting some research, he eventually was able to replace the existing camera with a new one that responds specifically to the movement of human bodies. “The field is dynamic and a constant work in progress,” says Pascual. “And our customers are often amazed at how specific they can customize the automation of their own homes.”

A unique approach to volunteerism at the Early College Opportunities trades school

O
ne of my woodworking mentors from 40 years ago would say, “A shortcut is the longest distance between two points.” Anyone who has been a craftsperson for any length of time reluctantly learns that if you don’t get it right from the beginning, you’ll likely have to go backward to go forward. The first few times we try to adapt to mistakes, we learn how much extra work it is and how much less satisfying. On the other hand, get the foundation right and the framing goes smoothly. Get the framing right and you can fly through the roof work. Tend to the needs of each step, and when you are done you can stand back and enjoy the fruits of your labor and reflect and share with pride. It’s no different with the development of a human being, who can temporarily skip a stage of development but who ultimately will have to go back before he or she can truly go forward. And the longer the wait, the tougher it is to peel back the layers and address the underlying issues. This is the real work of the Early College Opportunities Applied Science Magnet High School in Santa Fe (ECO), and it’s why our volunteers are so important: We are rebuilding lives in the context of building trade skills and a sustainable local economy. Our volunteers go back to work on students’ numeracy and literacy skills that have often been dormant for years, to cultivate character traits that are keys to doors opening rather than closing along a young person’s life path. They go back to unlock and heal trauma that hasn’t been dealt with in a healthy way. And, sometimes most importantly, they go back to return things critical to healthy self image that may have been stolen long ago: joy, imagination, security, playfulness, creativity, humor, empathy, reflection, innocence, and a chance to fail without being labeled a failure. When we forget what many of our most challenged youth have had taken from them—before any reasonable person could claim it was a result of their choices—we get caught up in judgment and power struggles. We try to launch a frontal attack, based on expectations derived from our own lives, and often feel unmet, unappreciated, and disappointed. It’s what led to a lack of success in conventional learning environments for many of our students. When we remember to relate to our youth as people first and as 32

individuals with important and unique stories, gifts, and limitations, we increase the possibility of being helpful and of experiencing the ego-free rewards of a relationship based on nurturance rather than projection or authoritarianism. ECO is fortunate to have dozens of volunteers and mentors who are committed to this approach. Among other things, they are helping students design and build a portable solar PV charging station and a “tiny home”; helping them to reclaim a 2,000-square-foot commercial greenhouse to produce food and native plants; helping students with career and life planning; and helping them learn anger management, impulse control, and mindfulness. hen Sean Di Ianni told his artist friends he could manage the volunteer construction of a 10-ton ship 75 feet long, 25 feet wide, and 16 feet tall, they believed him. Their trust was both buoy and ballast for the artist because the truth was, he had no idea whether he could do it or not. The sum of Di Ianni’s construction experience up until then was a six-month stint working for an architect, a $300 loft project in a 2nd Street art gallery, and building secret forts as a kid in New Jersey. The confidence of youth—plus not knowing what you don’t know—is a remarkable thing. And Sean Di Ianni is a remarkable young man. The ship, christened Due Return by his Meow Wolf cohorts, never floated, but did sail for three months in 2011 in the Muñoz Waxman Gallery at the CCA in Santa Fe. Over 25,000 visitors crawled Due Return’s decks and cabins in that short span, and it often hosted 100 or more revelers partying and dancing on the main deck into the wee hours of the night. For a guy with a degree in sculpture from the Rhode Island School of Design and a full-time job managing the warehouse at Santa Fe Clay, the awesome responsibility of creating a safe, immersive art structure designed to be climbed under, over, and into, was nerve-racking. “I don’t think I had a good night’s sleep for over a year,” Di Ianni admits. “We built the ship in pieces off-site from the CCA and then assembled them in the space before the opening. It was a massive undertaking. I had never seen such a large lumber drop when we began the framing.” Construction management, even for those of us with decades of experience, is not a simple thing. And it’s certainly not something where you put a novice in charge. But Di Ianni is a natural. He first modeled the ship in clay, which was something he knew, and then taught himself Sketch-Up, a complex design tool used by seasoned architects. He designed the framing details, assembled unskilled volunteers, reached out to local professionals for guidance, and supervised every aspect of construction. And he pulled it off. The smashing success of Due Return put the Meow Wolf arts collective on the map in both the national and international art worlds. The collective realized the success could be replicated on an even grander scale and had the foresight to see itself through an entrepreneurial lens. Meow Wolf’s genius was to form itself as a forprofit entity with Di Ianni as the Chief Operating Officer (COO) and Vince Kadlubek as the Chief Executive Officer (CEO). continued on page 36

Kadlubek, a native Santa Fean, had his eye on the increasingly derelict hulk of a building that had housed the Silva Lanes bowling alley in the industrial center of town off Rufina Street. It had long been on the market with no legitimate offer for years. When the owners dropped the price in 2014, Meow Wolf, along with their local patron—fantasy and science fiction superstar author George R. R. Martin—pounced like a cat on a toy.
The House of Eternal Return was plans and permits, inspections and stamps. It was investors with deadlines, one-way cash-flow, and the eyes of a city growing wider with the hype. Martin, as the building owner and landlord to Meow Wolf, first brought in his favorite SFAHBA builder, Marshall Thompson of Constructive Assets (see page 28), to bring the shell of the building up to code and habitability. No small feat. It exposed the project to Santa Fe’s Land Use Department and its Inspections and Code Enforcement division. Marshall’s reputation as a quality builder who plays by the rules certainly was reassuring to building officials, who had never seen anything like the proposed project, dubbed “The House of Eternal Return.” By the time the Due Return was dismantled, Meow Wolf knew it was onto something. Using investors’ money, it hired artists to build something, even while the artists continued to work day jobs as they always had—except now instead of volunteering 40 hours a week building an immersive installation, they would get paid for that time. Probably not a lot, but maybe enough to drop a restaurant shift or two. It was audacious and genius. And really risky. The bowling alley’s conversion into the wildly popular House of Eternal Return certainly marked the aging and seasoning of Sean Di Ianni as a construction manager in Santa Fe. The ship in the basement was a piece of art; therefore, no inspections or 36

assumption of codes were necessary. No stinking badges. Its short voyage meant it was up and down before anyone even noticed. The House of Eternal Return was a completely different animal. This was plans and permits, inspections and stamps. It was investors with deadlines, one-way cash-flow, and the eyes of a city growing wider with the hype. The puckering aspect of pure speculation was a perfect education for a world-class project manager. True, there are many projects with more massive complexity, but how many of them are built with 150 artists choosing collaboration as a medium while expressing their individuality within the muse? How does one herd those creative cats into a focused project that challenges building inspectors in ways they never imagined they could be challenged? Di Ianni pulled it off, to astounding results—first to Santa Feans, already somewhat imbued with a “far-out, man” perspective, and then to the world. In designing the House of Eternal Return, Di Ianni brought in the experts. SFAHBA members Frank Ragano and Keir Careccio of Ragano & Careccio were the contractors of record; past SFAHBA President Ed Breitinger was an invaluable creative problem-solver; and architect Alexander Dzurec, owner of Autotroph Design, had the stamp that helped building inspectors sleep at night. Di Ianni is still an artist at heart, and his restless spirit is riding a wave of positivity and validation. It’s moving him along at breakneck speed, yet he remains calm and composed, a trait shared by the very best construction project managers. But unlike the works of house builders, Di Ianni’s projects are not measured by their longevity. Indeed, like a Hopi sand painting, or a Tibetan mandala, or ghost ship called Due Return, The House of Eternal Return, though a permanent installation, will evolve and change over the years. The fun is the blank canvas, the lump of clay, the pile of boards and paint. The fun is the crew, the common purpose, the shared joy of creation. It is certainly something those of us who build readily recognize as the motivation for what we do. For the genius core of Meow Wolf, that business model is expanding in scope, constantly morphing, proving its hunches, and readying for franchise. It’s an exciting time to be Sean Di Ianni.
