Summer is a glorious time in Santa Fe. Our world-class opera is in full swing, Music on the Hill is enchanting locals at St. John’s College, the sounds of tennis rackets and golf swings are in the air, the Plaza is jumping with festivals and concerts, and the 24th annual Haciendas—A Parade of Homes is once again showcasing the best homebuilders in Santa Fe. As the Chair of the committee that produces the Parade, I can assure you that this year’s production will be a feast for the eyes and will quicken the heart that dreams of one day having a piece of what we call Santa Fe style. As a busy remodeling contractor, my own company, D Maahs Construction, rarely has an entry in the annual Parade of Homes. But it’s good to note that this year there are more homes for sale on the Parade than we have seen in quite a few years—a sure sign of an improving market in this unique community. SFAHBA and Community Outreach

At-Risk Youth Educational Programs SFAHBA continues working to support and mentor at-risk youth enrolled with two local recipients of U.S. Department of Labor YouthBuild grants. Santa Fe Community College and Santa Fe YouthWorks both won million-dollar grants to help train at-risk youth in construction trades, provide GED education, and offer small monthly stipends. SFAHBA members pride themselves on keeping abreast of leading-edge green building science and are eager to pass on this knowledge to the next generation. Spanish-Speaking Subcontractor Outreach We are very excited about the success of SFAHBA’s recent outreach efforts with the predominantly Spanish-speaking subcontractor population of Santa Fe. Our July subcontractor appreciation event at Ashbaugh Park pulled together many from diverse cultural backgrounds with one common goal: to increase integration among our skilled artisans, contractors, and vendors, share best practices, and break down barriers to collaboration. These initiatives have been driven by the leadership of SFAHBA President Mark Giorgetti (Palo Santo Designs LLC). 20

DreamCatcher Educational Foundation The DreamCatcher Educational Foundation provides financial scholarships to SFAHBA members, their employees, and dependents for continuing education in building science and related subjects. Funds are raised through donations, grants, and other tax-deductible contributions. An independent board of directors administers the funds and approves applications. Santa Fe Habitat for Humanity A strong bond exists between Santa Fe Area Home Builders Association and Santa Fe Habitat for Humanity. 2014 GRAND GREEN AWARD for Excellence in Green Building: Green Star Builders Gries, a former Grand Hacienda winner, works exclusively on projects earning Build Green New Mexico’s highest rating, Emerald, and this home is no exception. It uses only seven percent of the energy required by a similar structure and about 70 percent of the water, thanks to the graywater drip system feeding the xeric landscaping. The fulfillment of goals for the property dovetailed with a harmonious collaboration between builder, designer, and homeowner. For Gries, the process was, from start to finish, “an absolute pleasure. I love what we created together.”—Eve Tolpa

Environmental awareness informs every aspect of 2014’s Grand Green home, constructed by Jesse Gries of Green Star Builders using plans by designer Stephen Beili. The client, who worked closely with Gries and his team from day one, wanted to downsize to a healthful, energy-efficient home. The house’s primary building material is Faswall, made with 85 percent recycled content and boasting insulation value on par with adobe. Solar panels on the roof provide the majority of power, and south-facing windows offer warmth while maximizing panoramic mountain views.

Water and energy efficient, the 2014 Grand Green home by Green Star Builders uses only about seven percent of the energy required by a similarly sized residence and only about 70 percent of the water. 22

But where “Santa Fe style” was once dictated by Talavera and hand-painted whimsy, tile and backsplash choices in Northern New Mexico have matured and evolved to reflect the growing number of homeowners opting for more modern interiors within their traditional adobe shells. A few years ago, says Kim D. White, owner of Statements In Tile/Lighting/Kitchens/Flooring, homeowners seeking new tile were playing colors off each other. “Now it’s more about texture—like the sleekness and sparkly quality of glass against the combed look of stone,” she says. “Texture adds interest.” Trending now, says White: large-format tile, hexagonal shapes (“very hip!”), metal tiles, and metal finishes. Indeed, some of those trends appeared in homes on the 2014 Haciendas—A Parade of Homes tour. Here are a few you may have seen last year.

2014 Grand Hacienda

The Dream Team Delivers Frank Yardman Construction earns the top Parade honor for their warm contemporary masterpiece

or Frank Yardman Construction, every Haciendas—A Parade of Homes entry is a race against the clock, and 2014 was no exception. “This home happened really quickly for us,” says Frank Yardman III, who, along with his sister, Penny Yardman-Gonzales, brought their Parade entry home “from design to completion in a year.” The big payoff for their efforts was the company’s first-ever Grand Hacienda award. When approached by the clients, the Yardmans quickly assembled their designbuild “dream team.” Plans for the “very linear” 4,500-square-foot home, the first property constructed in Sundance Ridge Estates, were drawn up by Craig Hoopes of Hoopes + Associates Architects. “Craig came up with a style that fit [the clients’] personalities really well,” says Frank. “They collect art, and we were able to get a lot of wall space—but also views.” One half of the couple is partial to the Jemez, while the other likes the Sangre de Cristos; both parties were delivered their desired vistas through expanses of windows, framed by portals that are visible from all around the house. Serquis + Associates Landscape Architecture created the simple and elegant courtyards that are accessible though 10-foot glass pocket doors that allow the living spaces to flow from inside out, while Annie O’Carroll Interior Design delivered a textural yet subdued interior design scheme that complements the home’s main attraction—what Frank calls its “great view corridors.” The home’s design offered the Yardmans a fresh construction challenge in the 28

Frank Yardman Construction form of a butterfly roof. The clients had initially wanted a pitched roof, but subdivision covenants wouldn’t allow one, so Hoopes simply inverted the design. The result is a perfectly executed and unusual (for Northern New Mexico) visual element in the main living area that draws the eye upward toward clerestory windows—and from the exterior, says Frank, “the parapets cover up and hide the pitch.” Another of the standout features is the custom-made, glass-enclosed wine storage area adjacent to the dining room. With its own cooling system and specially reinforced shelving, it holds about 1,000 bottles and is a showpiece unto itself. In many ways, it’s the master suite that really exemplifies the clients’ preferences, both aesthetic and practical. “Since the home is so open, they wanted something small and intimate for them,” says Frank. Quite fittingly, a two-sided mirror hangs in the master bath that reflects the Jemez on one side and the Sangres on the other. Private offices at either end of the house also take advantage of the couple’s preferred views. Fourth-generation Santa Feans and third-generation builders (their late father, Frank J. Yardman Jr., started the company in 1983), Frank and Penny are very aware of upholding their family’s longstanding regional reputation, but they’re more than comfortable working in a variety of architectural styles. “We’re born and raised here, and we love the Pueblo style, but we also embrace the contemporary,” Frank notes. Indeed, for this thoroughly modern residence—their clients’ dream home—he says, “we really tried to think about everything in a very smart and sophisticated way.”

The centerpiece of the living area is the glass-enclosed wine room. Pass-through shelving, which deftly separates the dining area from the living spaces, displays sculpture and other objets d’art.

Square corners, steel accents, and abundant glass speak to Craig Hoopes’s contemporary architecture, which is perfectly complemented by the simple yet powerful landscaping from Serquis + Associates. Rift white oak cabinetry, a Euro-style hood, globe pendant lights, and two types of countertop materials—a lightcolored Caesarstone and a leathered black granite—are among the contemporary finishes chosen by Annie O’Carroll Interior Design for the kitchen. Frank, early communication between builder and client is the key to a successful project

ager and optimistic homeowners all have expectations when their homebuilding or remodeling job begins. Problems in custom building begin when those expectations are not met. In truth, one of a professional builder’s primary responsibilities is managing homeowner expectations, and understanding this very simple fact is the foundation for success for any project. Most homeowner complaints are not about the actual construction. In almost 90 percent of the complaints I’ve heard, negative comments are centered not on what happened during the project, but on what didn’t happen—specifically, promises that weren’t kept or expectations that weren’t met. When clients do not get what they think they’re going to get, they get upset. It is therefore in a builder’s best interest to be the one to set realistic expectations at the outset of a project. Custom building is a very challenging process. Homeowners not only need to understand the financial side of the process, but need to fully comprehend the emotional demands that will be placed on them throughout their project. They’ll be asked to make hundreds of design decisions, and every one will affect their budget. When someone tells me they are considering custom building, I ask them a series of questions before beginning any project. The first goes like this: “Wouldn’t it be easier to move to an existing home?” Homeowners committed to custom building have already addressed this question, but it never hurts to ask. The usual response is that they have thought about it, but they want to build something from scratch and be involved in the design and construction process. Okay. Next I’ll ask: “Have you ever done a big job like this before?” If they have, I’ll talk to them at length about that project. If they have not, I’ll ask: “Do you know anyone who has done a large project?” Even if your potential clients haven’t been through this process, they will undoubtedly know someone who has. And this is the process I want to review with them.

I want them to repeat the stories they have heard and to talk with them about how difficult and challenging a custom project can be. For example, the realities of a remodeling project will involve having strangers in their house every day who will be doing a variety of tasks and making a lot of noise. If it’s summer, the homeowners are going to get hot, and if it’s winter, they’re going to get cold. There will be building materials coming in, and a lot of trash going out. Even with daily cleanups, their house will still get very dirty. They may be without a kitchen or bath for weeks, or longer. Virtually every routine they follow in their day-to-day lives will be interrupted. What clients also need to know is that custom building and remodeling comes with customary challenges, from dealing with 10 or 15 independent subcontractors at any time to inevitable delays in material deliveries. And what builders need to understand is that there is an emotional component that comes with every custom building experience. Recognizing the emotional rollercoaster homeowners ride is one good step toward creating realistic expectations between builder and client. As we all know, things just don’t always go according to plan.

Be very honest about the process itself. Understand that your construction schedule must have some fluidity to it. And when the process itself actually turns out easier than described, your can pat yourself on the back, having done an excellent job preparing yourself for this very difficult process. Understand it this way: Creating your new home is an exciting and rewarding project, but there is a very challenging process that goes along with that. Manage the process as well as the project. It’s money in the bank.

Building a Better Canale A sustainable, long-lasting alternative to the traditional Southwestern design element By Cristina Olds

“There’s been no good solution for canales that had both grace and longevity,” says Green Star Builders’ Jesse Gries, who for years made his own custom steel canales. “I’m now using Fiberspan canales, which come in at a lower price point than fabricated steel and fulfill my requirements for both durability and beauty.”

ost Pueblo-style buildings in Santa Fe utilize canales for rainwater displacement, but whereas using natural wood to build canales made sense a hundred years ago, today there’s a better material for the job. Phil Bigelow and Kellie Shelton, co-owners of Fiberspan Concrete Elements, design and hand-cast canales that look like real wood but lack the many problems that plague traditional wood building materials. “Traditional wood canales last anywhere from 5 to 12 years,” Shelton explains. “At a recent home show, one homeowner said that his house was only two years old, but he already had water-damaged ceilings caused by failing wood canales.” Bigelow, an entrepreneur who previously owned a successful garden ornament business, started experimenting with molding custom vigas while building his own Pueblo-style home in Arizona. In 2004, he founded Fiberspan, expanding his product list to include lintels and canales. His technique involves designing a custom mold with authentic-looking wood grain into which CSA cement is poured—a greener choice, says Bigelow, because it uses less energy to produce than Portland cement. Layered fiberglass mesh reinforces the strength of the product, while woodcolored pigments give it an authentic appearance. The historic Frank Applegate Estate on El Caminito will host ShowHouse Santa Fe over two weekends in October.

n its third year, ShowHouse Santa Fe, the city’s premier design event, has adopted the theme “Lux New Mex: Reinventing Western Classics”—perfect for an amazing residence that’s not only a Western classic, but one that’s been reinvented several times. Over two weekends in October, visitors eager to witness a marriage of historic architecture with modern design by 29 of Santa Fe’s top design professionals will be able to tour this one-of-a-kind estate. It was built in the late 1700s as a fortress, but the adobe property was later purchased in 1845 (for an outrageous $114) by Sergeant Francisco de la Peña, a soldier of the Mexican army who’d fought at the Battle of the Alamo. De la Peña was the first to reinvent the property located at 831 El Caminito, just off Canyon Road, but he wouldn’t be the last. Ceramicist and painter Frank Applegate, who acquired the property in the early 20th century, expanded and transformed the home to his tastes,

and the home is still known as the Frank Applegate Estate to this day. More reinvention was to come, however, when Gerald Peters and his wife Katie purchased the estate in the mid-1980s and did their own renovations, determined to retain the history of the estate. Today, the tree-lined compound of six bedrooms and seven bathrooms, presented by Deborah Bodelson and Cary Spier of Santa Fe Properties, exemplifies everything that makes for a classic Santa Fe home: Western, adobe, historic, and more than ready to accommodate the new, the interesting, and the unexpected. In other words, ShowHouse Santa Fe. The big reveal happens on Friday, October 2, during the Fiesta Gala, followed by the tour of ShowHouse, October 3–4 and 10–11. WERS Gains Momentum Locally developed water efficiency tool garners national attention By Kim Shanahan

anta Fe’s progressive home builders have long been known for being on the leading edge of green building and energy efficiency. Indeed, our local building professionals have a well-deserved national reputation among their peers for their advocacy of reasonable green building codes, a stance sometimes at odds with National Association of Home Builders (NAHB) leadership. It would be nice to believe, as NAHB leadership does, that market forces are enough to move the home building industry toward more stringent conservation measures. But while market forces are certainly powerful incentives, when resources such as water availability restrict growth and home building, it is not enough to wait for market forces to prevail. Competition is very much a part of custom home building in Santa Fe and all U.S. markets. We’ve seen this competition play out with increased energy efficiency in new homes with use of the Home Energy Rating System (HERS) as a proven metric. This easily understood rating of 0–100 (with zero indicating no net energy usage and 100 being a home built to 2006 energy codes) gives consumers a clear indication of one home being more efficient than another. It’s like golf: the lower your number, the better. 78

The proof of the efficacy of the protocol? Ask any builder in this year’s Haciendas—A Parade of Homes what their home�s HERS rating is. They all know, and the ones with the lowest numbers are eager to tout their achievements. Energy conservation is certainly a global concern, but as long as the sun is shining and the wind is blowing there is an opportunity to harvest enough energy to power our homes. Water, on the other hand, is a finite resource; its availability (or lack thereof) can effectively limit how many people and homes can exist in a given climate region. Many believe climate change is speeding up the time when those limits will be upon us in the American Southwest. As a response, Santa Fe Area Home Builders Association (SFAHBA) leadership has been at the forefront of developing a water usage metric similar to the HERS protocol called the Water Efficiency Rating Score (WERS). The WERS project is a collaboration with members of the City of Santa Fe Water Conservation Committee and Santa Fe Community College. The WERS tool measures water usage of a home, both indoors and outdoors, and compares it to a standard code–built home, which is presumed to have a score of 100. If a home is more efficient, it scores lower. The score shows consumers what to expect in terms of the water efficiency of their

home, but also shows the jurisdictions that grant building permits that efficiencies can be achieved.

The WERS tool is gaining national recognition as an innovative, market-driven measurement. The group developing WERS rolled out a program earlier this year that is currently working its way through city processes so it can be added to the Santa Fe Residential Green Building Code. The collaboration was recognized by the cityâ&#x20AC;&#x2122;s Sustainable Santa Fe Commission in April, receiving an award in the category of Water Adaptation. The WERS tool is also quickly gaining national recognition as an innovative, market-driven measurement. In June, SFAHBA staff made a presentation to NAHB leadership at the annual spring board meeting in Washington, D.C., which was very well received. SFAHBA continues its work on the leading edge of water and energy efficiency. Kim Shanahan is the Executive Officer of the Santa Fe Area Home Builders Association.
