Welcome: from
the Chair
Summer is a glorious time in Santa Fe. Our world-class opera is in full swing, Music on the Hill is enchanting locals at St. John’s College, the sounds of tennis rackets and golf swings are in the air, the Plaza is jumping with festivals and concerts, and the 24th annual Haciendas—A Parade of Homes is once again showcasing the best homebuilders in Santa Fe. As the Chair of the committee that produces the Parade, I can assure you that this year’s production will be a feast for the eyes and will quicken the heart that dreams of one day having a piece of what we call Santa Fe style. As a busy remodeling contractor, my own company, D Maahs Construction, rarely has an entry in the annual Parade of Homes. But it’s good to note that this year there are more homes for sale on the Parade than we have seen in quite a few years—a sure sign of an improving market in this unique community. Douglas Maahs This year we welcome many new participants into the Parade while extending sincere gratitude to the many repeat players whose first-class skills make our Parade the world-class event it has become. We also send special thanks to our Parade sponsors, without whom we could never pull off the most significant event of our busy year. My biggest debt of gratitude goes out to the tireless work of the many Santa Fe Area Home Builders Association volunteers who unselfishly give their time to help us produce the tour I know you will enjoy. Enjoy the best of what Santa Fe has to offer, and begin pursuing the dream of a beautiful home built (or remodeled) by one of Santa Fe’s finest contractors. Hope to see you on the tour!

What Our Clients Have to Say
Fabu-WALL-ous Solutions not only met our goals, it helped us discover problems that needed solutions to protect and enhance our property and our house...so we totally relied on Fabu-WALL-ous Solutions and we were never disappointed—in fact we were delighted because it was as though Bill and Chuck were treating the property and house as their own! —The Johnson Residence, Santa Fe, NM

We’ve had experiences where the contractor was just that. . .a contractor. These guys do a project as if they are going to live in the place. They are very finicky in terms of aesthetics, they pay incredible attention to detail and they deliver way above what they commit to in terms of quality and without those disappointing extra “cost surprises” that seem to characterize many home improvement projects these days. —The Reitz Residence, Santa Fe, NM

SFAHBA and Community Outreach
At-Risk Youth Educational Programs SFAHBA continues working to support and mentor at-risk youth enrolled with two local recipients of U.S. Department of Labor YouthBuild grants. Santa Fe Community College and Santa Fe YouthWorks both won million-dollar grants to help train at-risk youth in construction trades, provide GED education, and offer small monthly stipends. SFAHBA members pride themselves on keeping abreast of leading-edge green building science and are eager to pass on this knowledge to the next generation. Spanish-Speaking Subcontractor Outreach We are very excited about the success of SFAHBA’s recent outreach efforts with the predominantly Spanish-speaking subcontractor population of Santa Fe. Our July subcontractor appreciation event at Ashbaugh Park pulled together many from diverse cultural backgrounds with one common goal: to increase integration among our skilled artisans, contractors, and vendors, share best practices, and break down barriers to collaboration. These initiatives have been driven by the leadership of SFAHBA President Mark Giorgetti (Palo Santo Designs LLC). 20

2014 GRAND GREEN AWARD for Excellence in Green Building: Green Star Builders Gries, a former Grand Hacienda winner, works exclusively on projects earning Build Green New Mexico’s highest rating, Emerald, and this home is no exception. It uses only seven percent of the energy required by a similar structure and about 70 percent of the water, thanks to the graywater drip system feeding the xeric landscaping. The fulfillment of goals for the property dovetailed with a harmonious collaboration between builder, designer, and homeowner. For Gries, the process was, from start to finish, “an absolute pleasure. I love what we created together.”—Eve Tolpa
Amy Gross
Environmental awareness informs every aspect of 2014’s Grand Green home, constructed by Jesse Gries of Green Star Builders using plans by designer Stephen Beili. The client, who worked closely with Gries and his team from day one, wanted to downsize to a healthful, energy-efficient home. The house’s primary building material is Faswall, made with 85 percent recycled content and boasting insulation value on par with adobe. Solar panels on the roof provide the majority of power, and south-facing windows offer warmth while maximizing panoramic mountain views.
Water and energy efficient, the 2014 Grand Green home by Green Star Builders uses only about seven percent of the energy required by a similarly sized residence and only about 70 percent of the water. 22

When you choose Pella, you’re working with an industry leader with more than 90 years of experience. - Locally owned and operated in Albuquerque - Wood, fiberglass or vinyl windows and patio doors - Fiberglass, Steel or Wood entry door systems
Above: Jesus Salas of Versatile LLC took apart some 100 pieces of imported Italian marble—the pigments are natural—to create this delicate backsplash for Zachary & Sons Homes. “I wanted to create a Tuscan-style mosaic and add a pinch of Santa Fe,” says Salas, who enjoyed the process of “starting with something already created and then taking it apart to build something unique.”
ile and Southwestern home design go hand-in-hand—always have. But where “Santa Fe style” was once dictated by Talavera and hand-painted whimsy, tile and backsplash choices in Northern New Mexico have matured and evolved to reflect the growing number of homeowners opting for more modern interiors within their traditional adobe shells. A few years ago, says Kim D. White, owner of Statements In Tile/Lighting/Kitchens/Flooring, homeowners seeking new tile were playing colors off each other. “Now it’s more about texture—like the sleekness and sparkly quality of glass against the combed look of stone,” she says. “Texture adds interest.” Trending now, says White: large-format tile, hexagonal shapes (“very hip!”), metal tiles, and metal finishes. Indeed, some of those trends appeared in homes on the 2014 Haciendas—A Parade of Homes tour. Here are a few you may have seen last year.

Above: Working with Borrego Construction, Jennifer Ashton of Jennifer Ashton Interiors chose this slate and glass kitchen backsplash “for its ‘wow’ factor—the boldness of the pattern against the white cabinets,” she says. “I also really liked the warm and cool contrast in it and its masculine nature. It looks great in a clean kitchen.” Left: According to Kim D. White of Statements, the manufacturer of this ceramic tile presses a pattern into wet clay to produce the uniform design; glaze then settles into the surfaces to create the glossy, textural finish. Satzinger Design, Inc. used the geometric tile, in an intriguing pattern of neutral colors, in their Parade home’s coolly elegant master bath.

Above: The soothing, oyster blue metallic mosaic of this shower niche stands out nicely against the subtle gray field tile of the shower walls. “And it’s right off the shelf at Home Depot for a high-end look for less!” says designer Jennifer Ashton, who created the look for Borrego Construction’s Parade home.
Above: The owners of Green Star Builders’ Parade home were “looking for something kinda cool,” for their master bathroom shower, says Judith Reeder of Allbright & Lockwood. They found it in Interceramic’s 16 x 24" Habitat Optical Insert tile in “Marrone.” A solid field tile from the same color family complements it on another shower wall, notes Reeder.

The Dream Team Delivers Frank Yardman Construction earns the top Parade honor for their warm contemporary masterpiece
F
or Frank Yardman Construction, every Haciendas—A Parade of Homes entry is a race against the clock, and 2014 was no exception. “This home happened really quickly for us,” says Frank Yardman III, who, along with his sister, Penny Yardman-Gonzales, brought their Parade entry home “from design to completion in a year.” The big payoff for their efforts was the company’s first-ever Grand Hacienda award. When approached by the clients, the Yardmans quickly assembled their designbuild “dream team.” Plans for the “very linear” 4,500-square-foot home, the first property constructed in Sundance Ridge Estates, were drawn up by Craig Hoopes of Hoopes + Associates Architects. “Craig came up with a style that fit [the clients’] personalities really well,” says Frank. “They collect art, and we were able to get a lot of wall space—but also views.” One half of the couple is partial to the Jemez, while the other likes the Sangre de Cristos; both parties were delivered their desired vistas through expanses of windows, framed by portals that are visible from all around the house. Serquis + Associates Landscape Architecture created the simple and elegant courtyards that are accessible though 10-foot glass pocket doors that allow the living spaces to flow from inside out, while Annie O’Carroll Interior Design delivered a textural yet subdued interior design scheme that complements the home’s main attraction—what Frank calls its “great view corridors.” The home’s design offered the Yardmans a fresh construction challenge in the 28

Frank Yardman Construction form of a butterfly roof. The clients had initially wanted a pitched roof, but subdivision covenants wouldn’t allow one, so Hoopes simply inverted the design. The result is a perfectly executed and unusual (for Northern New Mexico) visual element in the main living area that draws the eye upward toward clerestory windows—and from the exterior, says Frank, “the parapets cover up and hide the pitch.” Another of the standout features is the custom-made, glass-enclosed wine storage area adjacent to the dining room. With its own cooling system and specially reinforced shelving, it holds about 1,000 bottles and is a showpiece unto itself. In many ways, it’s the master suite that really exemplifies the clients’ preferences, both aesthetic and practical. “Since the home is so open, they wanted something small and intimate for them,” says Frank. Quite fittingly, a two-sided mirror hangs in the master bath that reflects the Jemez on one side and the Sangres on the other. Private offices at either end of the house also take advantage of the couple’s preferred views. Fourth-generation Santa Feans and third-generation builders (their late father, Frank J. Yardman Jr., started the company in 1983), Frank and Penny are very aware of upholding their family’s longstanding regional reputation, but they’re more than comfortable working in a variety of architectural styles. “We’re born and raised here, and we love the Pueblo style, but we also embrace the contemporary,” Frank notes. Indeed, for this thoroughly modern residence—their clients’ dream home—he says, “we really tried to think about everything in a very smart and sophisticated way.”
The centerpiece of the living area is the glass-enclosed wine room. Pass-through shelving, which deftly separates the dining area from the living spaces, displays sculpture and other objets d’art.
Square corners, steel accents, and abundant glass speak to Craig Hoopes’s contemporary architecture, which is perfectly complemented by the simple yet powerful landscaping from Serquis + Associates. Rift white oak cabinetry, a Euro-style hood, globe pendant lights, and two types of countertop materials—a lightcolored Caesarstone and a leathered black granite—are among the contemporary finishes chosen by Annie O’Carroll Interior Design for the kitchen. Opposite, top: The great room, with its wall of stacked quartzite in soft desert hues, captures views on three sides.

SFAHBA and the 2015 Haciendas—A Parade of Homes Committee is excited to be adding cutting-edge technology to this year’s event with the launching of a Parade of Homes mobile app. Starting in July, look for the free download in the App Store for Android and iPhone. Each home on the Parade will have its own page with lots of details about the home and the builder or architect. It’s a great way to explore, plan, and share with friends your Parade of Homes tour. Also look for turn-byturn driving directions to each home, as well as links to the builders and our Parade sponsors and advertisers. Please try out the new app (remember, it’s free!) and share your feedback and experiences with SFAHBA. Our goal is to deliver hands-on content about the Parade during the event and beyond, to offer you a better Parade of Homes experience. 30

2 553 Bluffs Lane, Piñon Bluffs at Las Estrellas HOME FEATURES
Modern Design from the Ground Up Contemporary meets comfortable in this wonderful home designed and built by Madera Builders. The steep lot was a challenge but offered great rewards: spectacular mountain and city views through the public areas, and rear bedroom privacy. The spacious, open and efficient floor plan features a two-sided, Neolith bar in the entertainer’s kitchen, elevated to set it apart from the prep-height island. The views are wonderful from that island, as they are from the living room, where a 12-foot sliding glass door and corner window opens to mountain vistas and plenty of space to enjoy Santa Fe outdoor living. The liberal use of steel adds an industrial feel to the exteriors, deliberately patinaed for an aged-in-place look. The interiors also focus on a modern, artful look as the homeowners are co-owners of Santa Fe’s Reside Home furniture and design showroom.
• Contemporary styling with steel accents fabricated by an onstaff blacksmith • 12-foot sliding glass door and corner window open to modern portal • 3-bedroom/2.5-bath open plan with unique central island and bar for entertaining • Designer finishes include wallpaper and textural wall panels

Movement of Pattern and Texture There’s much to appreciate about this Spanish Pueblo–style home designed and built by M43 LLC. Architecturally stunning and exquisitely appointed, it also boasts 360-degree views of all of the major mountain ranges. In fact, those views can easily be enjoyed year-round thanks to two private courtyards and an outdoor fireplace that extend the outdoor living areas. Inside the home, rich colors, old world finishes and textures, and highly patterned granites create a visually textural experience and point to the home’s singular elegance. Stylish touches include beamed, tongue-and-groove ceilings in the living room; tall arched windows; custom cherry wood cabinets; and the brick floors that are a builder trademark. The home is protected with a state-of-the art smart security system. Green features include an insulated double skylight system, a 4,000-gallon water catchment system, a graywater system, and a photovoltaic array—proof indeed that elegance can go hand-in-hand with energy efficiency. 4 11 Sobre Los Cerros, Las Cordilleras HOME FEATURES
Contemporary Luxury Glass, steel, and views to die for drove the design of this one-of-a-kind custom home by Tierra Concepts. This is consummate Bob Zachry contemporary architecture, from the beveled entry cube and pivot door to the cantilevered, steelclad portals and exposed cast concrete walls. The home is expertly sited on a ridge, from which the living and dining rooms jut out and capture breathtaking views of the Sangre de Cristo and Jemez Mountains. Oriented around the aptly named great room, the floor plan includes a modern luxury kitchen, a comfortable living room, and a dining area. Floor-toceiling windows and three sliding pocket walls open to portals and patios that bring the views that much closer, while numerous skylights ensure the plaster, in a modern white palette, is softly illuminated from above. If the architecture is interesting, so too is the interior design by Edy Keeler, who collaborated with Reside Home on the exquisite furnishings and elegant finishing touches. About the builder: Tierra Concepts has won the prestigious Grand Hacienda Award an unprecedented five times and has also received awards for best of show, best craftsmanship, best floor plan, best exterior, best kitchen, and best outdoor living space. Our passion is crafting quality homes that embody our clients’ creativity and vision. Eric, Keith, and Kurt 42

Dreaming Green The design process alone took more than three years, but the effort was well worth it. The owners of this Pueblo-style home dreamed of retrofitting their original adobe to be as green as possible, and Woods Design Builders engineered their remodel—which earned an impressive -24 HERS rating—with characteristic finesse. “Going green” of course starts with recycling, and many of the original home’s old beams and interior doors were reused, along with reclaimed oak wood flooring. Livable, Logical, and Light-Filled This light-filled contemporary home by Zachary & Sons, LLC, and Gregory Leon Baird is based on a custom “Lifestyle Analysis” of the clients and employs lots of glass and wall-washer skylights to naturally illuminate the expansive spaces. Varying ceiling heights create movement and drama and provide for spectacular golf course, ski basin, and mountain views. The logical sequence of spaces is reinforced by the consistent use of colors and materials, such as the clean-lined, cherry wood cabinetry and black sculpted quartz countertops in the kitchen and bathrooms. Contemporary art and furnishings are juxtaposed with 18th- and 19th-century European antiques and Pueblo pottery. There is an easy marriage of clean, contemporary lines with textural accents, such as the Anasazi-style stone that surrounds the 15-foot fireplace. The chef’s kitchen features high-end appliances and the latest in under-counter lighting. A pass-through space from the indoor kitchen to the outdoor cooking area makes entertaining easy, and, like the many large windows strategically placed around the home, helps blur the lines between indoor and outdoor living. About the builder: In his 23rd year of building superior custom homes in Santa Fe, Zachary Shultz proudly welcomes sons Aaron Shultz and Josh Shultz—who represent the sixth generation of the family to build houses—to his established business. You: Living Here Gracious living indoors and out is the hallmark of this home by Tierra Concepts. Designed in the builder’s signature contextual modern style that blends traditional and modern design, the home’s expansive window walls bring the golf course and Sangre de Cristo views right up to the large portal, adding tremendous living space to an already generous floor plan. From the moment of entry through the custom, handmade door, the home’s warmth is underscored by its exceptional tile, stone, and wood finishes, arranged in combinations that go well together by Annie O'Carroll. The thoughtfully designed and well-appointed kitchen features Wolf/Sub-Zero appliances; in the baths, floating cabinets open up those spaces. When the need for privacy arises, glass pocket doors close off the study from the public areas. But with three generous bedrooms and 3.5 baths, there’s plenty of breathing room for everyone—including your guests, who will enjoy the views from the portal as much as you will yourself. About the builder: Tierra Concepts has won the prestigious Grand Hacienda Award an unprecedented five times and has also received awards for best of show, best craftsmanship, best floor plan, best exterior, best kitchen, and best outdoor living space. All Together Now . . . ! It’s clear that this home—a contemporary collaboration between the new Santa Fe design build firm Casa Tutti and Madera Builders—is a departure from the ordinary infill home. This thoughtfully designed small house on a uniquely rural site sparked the company’s name, “Casa Tutti.” It is indeed “all together,” both in visual appeal and energy efficiency, its compact design lending naturally to energy efficiency and the playful use of color, form, and natural light. Don’t let the imposing gray corrugated metal wall fool you. Casa Tutti’s materials give it a hip, “fun in the sun” attitude with orange columns, lime green walls, and vivid interior tile. Despite its modest size, this home exemplifies indoor/outdoor living and takes advantage of the Santa Fe climate with two distinct outdoor spaces. The living room flows seamlessly into an intimate courtyard with an outdoor fireplace. And from the front patio just off a home office, the owners can enjoy the sounds of water flowing through an arroyo and see the ribbon of greenery this precious resource affords the high desert. About the builder: Casa Tutti, Santa Fe’s newest design build firm, is pleased to enter its inaugural project, a collaboration with Madera Builders, into Haciendas—A Parade of Homes. Highlighting Dee Bangert’s and Aaron Bohrer’s philosophy of collaborative design with the construction expertise of Madera’s Gerry Barber, this home is a fun, hip, and thoroughly modern infill project you’re sure to enjoy. 56

Brand New Home in a Historic Shell With a reconfigured interior by Claire Lange and Tom Treece, this 100-year-old jewel box cast off all awkward design elements during a thoughtful and comprehensive remodel by Arpad Builders. The home now boasts a flowing, redesigned floor plan with all rooms on the same level. Though the exterior is traditional Southwestern, a soft gray palette and new, larger windows give it a fresh, modern look inside. The compact kitchen features new appliances (including a microwave drawer), a granite-topped peninsula, and a tile backsplash. Other upgrades include updated electrical and plumbing; the addition of laundry space, a kiva fireplace, and closets; and an efficient mini-split heating and cooling system. Thinking green during the remodel, the team recycled any concrete that was demolished and transferred excavated dirt elsewhere to be used as fill. After “cleaning house” inside and out, the result was a brand new home within a 100-year-old shell. One mud plaster wall was left intact—homage to this charming home’s century-old history. About the builder: Starting as a cabinetmaker in 1972, Tom Treece developed an eye for quality and the ability to achieve it. A general contractor for the past 18 years and the owner of Arpad Builders, LLC, Tom brings those same skills to every project, honoring the ancient techniques and traditions of the Santa Fe Arpad Builders, LLC area. 64

A Meeting of Classic and Contemporary Among the many Pueblo-style homes in the heart of the historic Canyon Road district, this brand new home by Alarid Contracting LLC is a rare jewel. Smooth, hard-troweled stucco walls and window shutters give the home an elegant “aged in place feel, but inside, the liberal use of metal accents—copper, bronze, and aluminum—gray porcelain tile, cherry wood, and seven Odeon crystal chandeliers suggest midcentury and even Art Deco themes. The warm, inviting kitchen draws you in with its barrel-vaulted ceiling, classic white Shaker-style cabinets, and center island topped with thick, endgrain maple butcher block. Traditional Santa Fe touches, like the bedroom kivas and portals, offset the very contemporary baths. The home also boasts a fire sprinkler system, two air conditioning units, high-efficiency radiant heating and hot water systems, and extensive LED lighting throughout the house. A meeting of classic style with modern sensibilities, this is a residence for the most discerning homeowner. About the builder: Philip Alarid, an eighth-generation, native Santa Fean, has quietly been building homes in Santa Fe for the past 18 years. As the owner of Alarid Contracting LLC, his design philosophy blends local and regional trends together with the goal of function and livability. Mr. Alarid has established a niche that stands out in the Santa Fe real estate market. 66

Twilight Tour
135 Camino Escondido, Canyon Road
Updated Classic on Canyon This classic Territorial-style home off Canyon Road remained virtually unchanged from its original 1950s incarnation—until 2015. A complete remodel and thoughtful restoration by Woods Design Builders, 1,600 square feet of new construction were added to the original 1,200-square-foot space, expanding the living areas to redefine classic Santa Fe style. Lovely traditional accents include tumbled brick coping, white trim, divided light windows, a hand-painted Tabarka tile kitchen backsplash, four wood-burning fireplaces—one with an antique limestone surround from France—and a beautifully restored antique entry door. But the spacious, open floor plan is decidedly modern. So too are the leathered black granite countertops, antiqued white cabinets, floor-to-ceiling windows in the great room, Wolf/Sub-Zero kitchen appliance package, and 12-foot great room ceilings. The home is landscaped and sited on an unusually large Canyon Road lot with an equally uncommon garage. This is a rare opportunity to purchase a Woods home filled with all the meticulous touches the company is known for. About the builder: Family-owned-and-operated Woods Design Builders has called Santa Fe home for 36 years. The hallmarks of a Woods designed-and-built home include quality materials and finishes, pride in craftsmanship, cuttingedge energy efficiency and green technology, and impeccable details. See why their clients often say, “When I go into a Woods home, I feel as though I’ve come home.” 68

Great Expectations
By David Lupberger
Frank, early communication between builder and client is the key to a successful project
E
ager and optimistic homeowners all have expectations when their homebuilding or remodeling job begins. Problems in custom building begin when those expectations are not met. In truth, one of a professional builder’s primary responsibilities is managing homeowner expectations, and understanding this very simple fact is the foundation for success for any project. Most homeowner complaints are not about the actual construction. In almost 90 percent of the complaints I’ve heard, negative comments are centered not on what happened during the project, but on what didn’t happen—specifically, promises that weren’t kept or expectations that weren’t met. When clients do not get what they think they’re going to get, they get upset. It is therefore in a builder’s best interest to be the one to set realistic expectations at the outset of a project. Custom building is a very challenging process. Homeowners not only need to understand the financial side of the process, but need to fully comprehend the emotional demands that will be placed on them throughout their project. They’ll be asked to make hundreds of design decisions, and every one will affect their budget. When someone tells me they are considering custom building, I ask them a series of questions before beginning any project. The first goes like this: “Wouldn’t it be easier to move to an existing home?” Homeowners committed to custom building have already addressed this question, but it never hurts to ask. The usual response is that they have thought about it, but they want to build something from scratch and be involved in the design and construction process. Okay. Next I’ll ask: “Have you ever done a big job like this before?” If they have, I’ll talk to them at length about that project. If they have not, I’ll ask: “Do you know anyone who has done a large project?” Even if your potential clients haven’t been through this process, they will undoubtedly know someone who has. And this is the process I want to review with them.
72
HACIENDAS
I want them to repeat the stories they have heard and to talk with them about how difficult and challenging a custom project can be. For example, the realities of a remodeling project will involve having strangers in their house every day who will be doing a variety of tasks and making a lot of noise. If it’s summer, the homeowners are going to get hot, and if it’s winter, they’re going to get cold. There will be building materials coming in, and a lot of trash going out. Even with daily cleanups, their house will still get very dirty. They may be without a kitchen or bath for weeks, or longer. Virtually every routine they follow in their day-to-day lives will be interrupted. What clients also need to know is that custom building and remodeling comes with customary challenges, from dealing with 10 or 15 independent subcontractors at any time to inevitable delays in material deliveries. And what builders need to understand is that there is an emotional component that comes with every custom building experience. Recognizing the emotional rollercoaster homeowners ride is one good step toward creating realistic expectations between builder and client. As we all know, things just don’t always go according to plan.
“Most homeowner complaints are not about what happened during the project, but on what didn’t happen— promises that weren’t kept or expectations that weren’t met.” A good first step for homeowners is to prepare both physically and emotionally. Be very honest about the process itself. Understand that your construction schedule must have some fluidity to it. And when the process itself actually turns out easier than described, your can pat yourself on the back, having done an excellent job preparing yourself for this very difficult process. Understand it this way: Creating your new home is an exciting and rewarding project, but there is a very challenging process that goes along with that. Manage the process as well as the project. It’s money in the bank.

Building a Better Canale A sustainable, long-lasting alternative to the traditional Southwestern design element By Cristina Olds
Alberto Romero
“There’s been no good solution for canales that had both grace and longevity,” says Green Star Builders’ Jesse Gries, who for years made his own custom steel canales. “I’m now using Fiberspan canales, which come in at a lower price point than fabricated steel and fulfill my requirements for both durability and beauty.”
M
ost Pueblo-style buildings in Santa Fe utilize canales for rainwater displacement, but whereas using natural wood to build canales made sense a hundred years ago, today there’s a better material for the job. Phil Bigelow and Kellie Shelton, co-owners of Fiberspan Concrete Elements, design and hand-cast canales that look like real wood but lack the many problems that plague traditional wood building materials. “Traditional wood canales last anywhere from 5 to 12 years,” Shelton explains. “At a recent home show, one homeowner said that his house was only two years old, but he already had water-damaged ceilings caused by failing wood canales.” Bigelow, an entrepreneur who previously owned a successful garden ornament business, started experimenting with molding custom vigas while building his own Pueblo-style home in Arizona. In 2004, he founded Fiberspan, expanding his product list to include lintels and canales. His technique involves designing a custom mold with authentic-looking wood grain into which CSA cement is poured—a greener choice, says Bigelow, because it uses less energy to produce than Portland cement. Layered fiberglass mesh reinforces the strength of the product, while woodcolored pigments give it an authentic appearance. Fiberspan’s products are warrantied for up to 25 years, but according to Bigelow and Shelton, the durable materials have been tested to remain viable for more than 87 years. Fiberspan moved operations from Arizona to Santa Fe in 2014, and this past April, the company garnered a 2015 Sustainable Santa Fe award in the category of Green Product or Technology for its canales. And their

products are catching on with local builders like Erin Williams Homes, Woods Design Builders, Prull Custom Builders, Tierra Concepts, and Green Star Builders. The company hopes to expand as more local builders embrace its products. “Phil’s garden ornament business had over 3,000 wholesale customers, and he was the largest employer in town,” says Shelton. “This is our goal for our manufacturing business here in Santa Fe: to grow and to become a strong employer.”

2015 SANTA FE PROPERTIES
ShowHouse Santa Fe
The historic Frank Applegate Estate on El Caminito will host ShowHouse Santa Fe over two weekends in October.
I
n its third year, ShowHouse Santa Fe, the city’s premier design event, has adopted the theme “Lux New Mex: Reinventing Western Classics”—perfect for an amazing residence that’s not only a Western classic, but one that’s been reinvented several times. Over two weekends in October, visitors eager to witness a marriage of historic architecture with modern design by 29 of Santa Fe’s top design professionals will be able to tour this one-of-a-kind estate. It was built in the late 1700s as a fortress, but the adobe property was later purchased in 1845 (for an outrageous $114) by Sergeant Francisco de la Peña, a soldier of the Mexican army who’d fought at the Battle of the Alamo. De la Peña was the first to reinvent the property located at 831 El Caminito, just off Canyon Road, but he wouldn’t be the last. Ceramicist and painter Frank Applegate, who acquired the property in the early 20th century, expanded and transformed the home to his tastes,
Third annual design event revitalizes a historic estate with artistic roots By Devon Jackson
and the home is still known as the Frank Applegate Estate to this day. More reinvention was to come, however, when Gerald Peters and his wife Katie purchased the estate in the mid-1980s and did their own renovations, determined to retain the history of the estate. Today, the tree-lined compound of six bedrooms and seven bathrooms, presented by Deborah Bodelson and Cary Spier of Santa Fe Properties, exemplifies everything that makes for a classic Santa Fe home: Western, adobe, historic, and more than ready to accommodate the new, the interesting, and the unexpected. In other words, ShowHouse Santa Fe. The big reveal happens on Friday, October 2, during the Fiesta Gala, followed by the tour of ShowHouse, October 3–4 and 10–11. Tickets ($100 for the gala and $25 for the tour) can be purchased from any designer. Proceeds from ShowHouse Santa Fe benefit Dollars4Schools.org, part of the Santa Fe Community Foundation. WERS Gains Momentum Locally developed water efficiency tool garners national attention By Kim Shanahan
S
anta Fe’s progressive home builders have long been known for being on the leading edge of green building and energy efficiency. Indeed, our local building professionals have a well-deserved national reputation among their peers for their advocacy of reasonable green building codes, a stance sometimes at odds with National Association of Home Builders (NAHB) leadership. It would be nice to believe, as NAHB leadership does, that market forces are enough to move the home building industry toward more stringent conservation measures. But while market forces are certainly powerful incentives, when resources such as water availability restrict growth and home building, it is not enough to wait for market forces to prevail. Competition is very much a part of custom home building in Santa Fe and all U.S. markets. We’ve seen this competition play out with increased energy efficiency in new homes with use of the Home Energy Rating System (HERS) as a proven metric. This easily understood rating of 0–100 (with zero indicating no net energy usage and 100 being a home built to 2006 energy codes) gives consumers a clear indication of one home being more efficient than another. It’s like golf: the lower your number, the better. 78
HACIENDAS
The proof of the efficacy of the protocol? Ask any builder in this year’s Haciendas—A Parade of Homes what their homes HERS rating is. They all know, and the ones with the lowest numbers are eager to tout their achievements. Energy conservation is certainly a global concern, but as long as the sun is shining and the wind is blowing there is an opportunity to harvest enough energy to power our homes. Water, on the other hand, is a finite resource; its availability (or lack thereof) can effectively limit how many people and homes can exist in a given climate region. Many believe climate change is speeding up the time when those limits will be upon us in the American Southwest. As a response, Santa Fe Area Home Builders Association (SFAHBA) leadership has been at the forefront of developing a water usage metric similar to the HERS protocol called the Water Efficiency Rating Score (WERS). The WERS project is a collaboration with members of the City of Santa Fe Water Conservation Committee and Santa Fe Community College. The WERS tool measures water usage of a home, both indoors and outdoors, and compares it to a standard code–built home, which is presumed to have a score of 100. If a home is more efficient, it scores lower. The score shows consumers what to expect in terms of the water efficiency of their

thefirebird.com 24 burning models in our showroom
home, but also shows the jurisdictions that grant building permits that efficiencies can be achieved.
The WERS tool is gaining national recognition as an innovative, market-driven measurement. The group developing WERS rolled out a program earlier this year that is currently working its way through city processes so it can be added to the Santa Fe Residential Green Building Code. The collaboration was recognized by the city’s Sustainable Santa Fe Commission in April, receiving an award in the category of Water Adaptation. The WERS tool is also quickly gaining national recognition as an innovative, market-driven measurement. In June, SFAHBA staff made a presentation to NAHB leadership at the annual spring board meeting in Washington, D.C., which was very well received. SFAHBA continues its work on the leading edge of water and energy efficiency. Kim Shanahan is the Executive Officer of the Santa Fe Area Home Builders Association.
