Zachary Shultz celebrates 25 years of homebuilding in Santa Fe

n 1993, when Deirdre David and her husband, John Richetti, were looking for a home in Santa Fe, they were led to a house in Eldorado that, although only in the framing stage, offered the promise of spectacular views once completed. Then Deirdre peeked into the back of the builder’s truck and noted the gorgeous fixtures, tiles, and finishes that would be going into the house. She was intrigued. The builder was Zachary Shultz, who had recently moved to New Mexico from Florida; the Eldorado house was his first build in Santa Fe, under the name Zachary’s Strawbale Homes. Aaron, left, and Josh. “I had an immediate, very strong feeling about Zachary as somebody who cared about things aesthetically,” says Deirdre about their instant rapport. “And I just thought he was incredibly honest and straightforward.” Her sentiment has been echoed by many others for whom Zachary has built homes in Santa Fe—over 50 in the past quarter century. With a “first on the job, last to leave” work ethic, endless patience, a knack for calmly guiding clients toward good decision-making, and a designer’s eye for finishes and materials, Zachary’s business thrived. “For the first 10 years he was the architect, the designer, the builder, and the accountant!” says son Josh Shultz. In 1998, Deirdre and John asked Zachary—whose company was now called Zachary’s Homes—to build their second home in the mountain community of Los Cerros Colorados. Though most of their decision-making was done over the phone, Deirdre recalls, “I trusted Zachary’s judgment so thoroughly! And his suggestions always turned out to be absolutely right.” The pitched roof, 14-inch adobe walled home was Zachary’s first-ever entry in Santa Fe’s Parade of Homes, earning awards for Best Exterior and Best Outdoor Living Space. Since his first appearance in the Parade of Homes, Zachary has entered 15 homes in Santa Fe’s most prestigious areas including Las Campanas, Monte Sereno, Santa Fe Summit, and the Eastside.

The same home today, still lived in and loved by its original owners.

Deirdre and John, who still live in—and love—their home after 20 years, fondly recall Josh and his brother Aaron on the job site. “Even little Aaron was lugging bricks around,” Deirdre laughs. “Little” Aaron, 6 at the time, is now 25, a licensed general contractor and a Santa Fe Area Home Builders Association board member; Josh, 11 during the 1998 build, is 30. In 2013, when it was clear that both brothers planned to follow in their father’s footsteps, Zachary once again rebranded his company, doubtless with no small amount of pride, as Zachary & Sons Homes, acknowledging Josh and Aaron as the sixth generation of Shultz family builders. They in turn marvel at—and strive to emulate—their dad’s integrity, attention to detail and level-headedness, and dedication to not only his customers, but his subcontractors and suppliers. Zachary shares a personal 25th anniversary with the 25th Haciendas—A Parade of Homes in 2017. He’s showcasing three homes on the Parade this year, one of them a mere quarter mile from his first Parade entry—project managed by none other than his eldest son. In an appropriate, organic way, the next generation is stepping forward, but with Zachary still firmly at the helm. The quality of the 19 entries is astounding. The Parade of Homes is the primary event produced by members of the Santa Fe Area Home Builders Association and non-member volunteers. Through their dedication and hard work, Santa Fe is proud to host one of the top Parades in the nation. 25 Years of Santa Fe Style A look back on the Parade of Homes

n 1993, Jurassic Park ruled box offices, rock stars were going acoustic, and there was a Clinton in the White House. That August, the Santa Fe Area Home Builders Association held its first-ever parade of homes with 19 houses open to the public, in what SFAHBA President George Salvatore called “a wide variety of styles and prices ranging from $139,900 to $1.5 million.” That first Parade was called Haciendas de Santa Fe, but the very next year the name was changed, permanently, to Haciendas—A Parade of Homes. The Houses If there was one thing that Parade-goers could count on seeing in those early years, it was every possible iteration of Southwest (Pueblo) style. The idea of “contemporary” building in Santa Fe, New Mexico, was largely unheard of in the early ’90s, though modernist architects and builders such as Robert Zachry, AIA, and Michael Hurlocker later introduced the clean-lined, steel-and-glass-forward architecture that’s so prevalent on the Parade today. “When the Parade of Homes started, we were at the tail end of the Talavera/Mexican tile era,” notes Tierra Concepts’ Kurt Faust. The fledgling company co-owned by Kurt, his brother Eric Faust, and Keith Gorges entered its first Parade home in 1996 and swept every award category, including the Grand Hacienda, and is in fact the only company to have won five Grand Haciendas. “From there we moved into the ‘travertine era,’ and now we’re into the ‘cultured stone countertop’ era,” Kurt adds. The company’s signature “contextual modern” style elegantly fuses classic Southwestern elements with modern lines and finishes. Gerry Barber, owner of Madera Builders, was the guy to beat in those early years; his Southwest-style homes won the Grand Hacienda in the first two Parades (1993 and 1994). “The style was strictly ‘Santa Fe adobe,’” Gerry says. “The house didn’t have to be actual adobe, but it had to look like it.” He cringes when recalling the rope-carved vertical columns that supported portal beams. “We used them on every house. I had them on our personal home, and I thought they were so cool and significant. I can’t stand them now.” “And we used to think nichos should be everywhere!” says Joe Gammon of House Incorporated, a longtime Santa Fe builder and the current President of SFAHBA. His first of 10 career Parade homes was entered in 1994. Sharon Woods, who literally wrote the book on Santa Fe style, has championed classic, timeless home design through her company, Woods Design Builders. Sons Rob and Shane Woods, the next generation, maintain that same traditional style and grace, though today the use of certain modern materials and green building practices are standard in Woods homes. Las Campanas was a big area for new building in the early 1990s and remains so today, but most of the first Parade homes were in Eldorado. Another big difference: continued on page 68

ECO: Sustainable Building Trades School SFAHBA is proud to be a founding partner of a new Santa Fe public high school called Early College Opportunities–An Applied Science Magnet School. Known as ECO, this innovative school allows kids to earn both a high school diploma and an associate’s degree from Santa Fe Community College. A key focus at the school is green building, which students put into practice by constructing a new home. DreamCatcher Educational Foundation The DreamCatcher Educational Foundation provides financial scholarships to SFAHBA members, their employees, and dependents for continuing education in building science and related subjects. Funds are raised through donations, grants, and other tax-deductible contributions. An independent board of directors administers the funds and approves applications. cott and Maika Wong of Solterra + Design + Build entered two exceptional homes in last year’s Haciendas—A Parade of Homes, but it was their light- and glass-filled contemporary in Monte Sereno that really captured the judges’ attention. Solterra had previously entered the 2008 and 2010 Parades and earned awards, but 2016 was their first-ever Grand Hacienda. Designed by modernist architect Robert Zachry, AIA, the house takes advantage of commanding views of the Sangre de Cristo Mountains through floor-to-ceiling walls of glass with striking steel framing and detailing. Having worked with both Zachry and Solterra on the comprehensive remodel of their previous home, owners David Goldsmith and Marie Motroni drove the design and finishes of their Monte Sereno dream home. Scott Wong notes that Zachry homes are challenging builds; the architect’s fondness for glass and steel demands extremely careful planning on the part of the builder. “When you have glass walls and go floor to ceiling, you have to build a structure back in the house somewhere to hold it together during big winds, earthquakes, and so on,” Scott explains. “There are a lot of things hidden in this house you don’t

Solterra + Design + Build see because there’s so much steel mixed in there with wood, both for structural reasons and aesthetics.” Another challenge, as Parade-goers discovered last year, was the steep lot. The driveway charges upward from the main road to the bluff on which the home rests. Once up there, the 300-degree views are breathtaking, and yet are somehow even more impressive from inside the house. “The view lot was one of the homeowners’ must-haves,” Scott says. “Our directives were ‘Capture the views everywhere you can,’ and ‘Here’s where we don’t want the views.’” Other items on the must-have list: a built-in mini pool and spa; a studio for Motroni’s potting and ceramics; a butler’s kitchen and pantry hidden behind the main kitchen; and an interior courtyard—a sophisticated open-roofed barbecue area and relaxation space for humans, and an enclosed, sunny lounging spot for the family cats.

The award-winning house takes advantage of commanding views of the Sangre de Cristo Mountains through floor-to-ceiling walls of glass with striking steel framing and detailing. The residence consists of a roughly 3,000-square-foot main house and a 1,000-square-foot casita-slash-pottery studio. The casita’s heated garage is Motroni’s kiln room, where she crafted the gorgeous tiles used in the casita bath and the main house’s guest bath and powder room, for a truly personal touch in her new home. “The powder room is probably my favorite room in the house,” says Maika. “Marie’s tile there is so beautiful: white with gold running through it. Kind of midcentury.” Indeed, the home’s interiors have a decidedly midcentury modern look, with clean-lined classic furnishings from the period and carefully placed modern art. Wood flooring and sky blue glass tile in the kitchen warms what might have become a too-contemporary look; instead the feel immediately upon walking through the massive pivot entry door is one of comfort and cordiality, especially with the glorious Sangres appearing just ahead seeming within arm’s reach. The main residence features two sleeping wings that can be completely closed off to the rest of the house, and the expansive master suite takes advantage of views from the bedroom. Even the bathroom has an indoor-outdoor feel, with mirrors placed directly on windows for a startling see-through experience. A partially covered outdoor space off the master suite also captures the views, located along a glass-enclosed atrium that leads to the courtyard. And in the center of the home is the kitchen, which faces the mountains, with its ample modern cabinetry and butler’s kitchen tucked neatly behind the main cooking areas. This is an impressive Solterra + Design + Build home, and the Wongs are rightfully proud of their award-winning project (which they say was never actually intended to be a Parade entry!). “We’re also proud that our success with David and Marie’s first project allowed us to get a second one with them,” says Scott. “That’s always a big goal: to be friends at the end. Converting Manderfield School into luxury condo units was a nearly two year labor of love for Prull Custom Builders, who opened one unit to Parade-goers in 2016. Authentically Santa Fe A local artist recently worked with Lightfoot Inc. to turn this historic Canyon Road house into a space that is half art studio, half living area. The remodel involved undoing many years of ill-conceived additions. Where most of the homes in the early and middle years of the Parade were spec houses, today’s Parade homes are mostly custom projects and high-end remodels. The recession that began around 2008 forced many custom builders like Tierra, Woods, and Frank Yardman Construction to adapt by taking on remodeling projects to tide them through the lean years. It was a tough period, and many builders contend we’re still not quite out of the woods. In 2002 the number of homes on the Parade swelled to 42; in 2013 it dropped to just 14. If you were to leaf through a Haciendas magazine from 1993 or 1994, you’d be hard-pressed to recognize many of the builders who were represented in those Parades. Some builders retired or changed career direction entirely; others simply didn’t make it. Three builders who have homes in the 2017 Parade are proudly celebrating their own 25th anniversaries of building in Santa Fe: Zachary Shultz (Zachary’s Strawbale Homes, Zachary’s Homes, Zachary & Sons Homes); Rob Gibbs

(BT Homes, Homewise, Arete Homes of Santa Fe); and Tierra Concepts, Inc. Haciendas Magazine In today’s glossy, color-saturated world, it’s hard to believe that just 25 years ago magazines and ads still printed in black and white. The earliest Haciendas magazines tended to be monochrome, and even the Parade entries were black and white sketches with just a bit of descriptive text. As a take-along Parade magazine and resource guide, Haciendas has ranged from a compact 64 pages up to a whopping 182 pages in 2007. In the late ’90s and early 2000s, Haciendas took on a far more professional look with fourcolor advertising and color entries. Today, colorized renderings of the homes, along with expanded editorial-style descriptors, offer a clean, easy-to-read, and consistent look. The Parade Over two Friday-to-Sunday weekends in August, including Indian Market weekend, Haciendas—A Parade of Homes entices thousands of visitors to map out driving routes and personally tour houses that have been built or remodeled by Santa Fe’s best contractors, architects, and designers. To the Parade-goer walking through a front door in their booties it all looks so effortless, but leading up to those six days is a frenzy of construction, finish-out, and staging by the entrants that can take anywhere from a few months to, as Prull Custom Builders learned from their award-winning Manderfield project, years to prepare. THE PA R AD E P RO S… On Parade Exposure

“We have learned that we need to get started early, and that it takes a lot of work, time, and money,” says Frank Yardman III of Frank Yardman Construction, whose 2014 contemporary entry won the Grand Hacienda. “The years we’re in the Parade we don’t plan on having a summer and we have to be prepared to do whatever it takes to get the job done on time and with the highest quality.” More than one former Parade entrant recalls years in which their crew was hurriedly sweeping dirt out the back door even as the judging team was strolling in the front. A parade of homes invites thousands of visitors to walk through what are often personal properties, nearly unchecked and unsupervised. And with thousands of visitors come thousands of opinions. Two-time Grand Hacienda winner Gerry Barber never quite got used to people telling him to his face, “Oh, I wouldn’t have done it that way.” Some Parade-goers conveniently forget that the home they’re touring is not, in fact, their own; Frank Yardman learned the hard way to seal off all of the toilets in his Parade homes and to keep an eagle eye on the refrigerator. “My personal home was on the Parade in 2010,” recalls Sharon Woods. “It was early Saturday morning and I was getting dressed. I realized I had left something I wanted to wear in the laundry room and I went sprinting, half-dressed to get it. Going Forward In an interesting coincidence, this year’s Parade— the 25th—has 19 homes to tour, the same number as the first Parade in 1993. But that’s about where the similarity between the two events ends. The home styles represented are far more diverse and contemporary than the relentlessly Southwest homes of a quarter century ago; not one of them is in Eldorado; and yes, the price points start and finish a little higher. However, as Parade-goers have learned over the years, Santa Fe style isn’t about what a house looks like; it’s about how it’s built—with pride, by experienced craftsmen, artisans, and tradespeople using quality materials, in a location that offers unparalleled natural beauty and scenery as a backdrop. How will home styles evolve over the next quarter century of the Parade? That’s up to the next generation of talented and creative Santa Fe builders.

I think a lot of it has to do with that we are always pushing the boundaries of design; we’re always looking for new ways to explore the Santa Fe experience. The term ‘contextual modern’ is something Tierra came up with several years ago; it means taking traditional materials and patterns in Northern New Mexico vernacular architecture and using them in a more modern way.

Prior to the downturn we were about 80 percent new builds, 20 percent remodels. During the downturn that completely flipped, and now we are returning back to doing mostly new builds. We got through the recession by trimming overhead and learning how to run lean.
