I really don’t know much about horses, and other than some minor parimutuel wagering, I’m no expert on these animals. What I do know is that the phrase “not my first rodeo” means I have been down this road before. The road I am speaking of is the current real estate economy. As severe as this economy is; we have been through this before, albeit maybe not quite as severe as in the past, most of the pain is familiar. Sometimes the ugly stuff lasts so long that people can’t see or even imagine what it looks like on the other side. Just like every other recession or depression in the past, this one will end. Here is the big news… it’s happening right now! What the public doesn’t know yet, unless you are actively looking to buy a home, is that there is an inventory shortage. That’s right; there are not enough properties for sale to meet Buyer demands. What we are seeing is pricing that is increasing at a rapid rate. My own numbers show that the average property is selling within a week for about 105% of list price. There are also, generally, multiple offers on these listings.

The labor pool is starting to tighten up and unemployment is decreasing. Regardless of what you believe; change IS happening now. Why? Because it always does….every recession ends.
