1 INTRODUCTION

STRIP OUT

The project was technically complex as it connected two buildings of very different ages and characters. No. 2&3 Philpot Lane, a Grade II listed building constructed in the early C18th, and No.5 Philpot Lane, a late C20th office and retail building. This presented a number of physical constraints and heritage considerations.

2 DESIGN STAGES A-E I led the initial concept design for the project and participated in all consultant team meetings. I produced the planning application and CGIs and I have also been fully involved in discharging all planning conditions. One unique aspect of the building was the retention of original C17th timber panelling and I personally liaised with the conservation officers in order to successfully integrate this into the new design.

CONSTRUCTION

3 PRECONSTRUCTION STAGES F-H My duties included producing the tender package and I observed the project on site [strip out and demolition works]. Furthermore, I participated in all design team meetings and led the coordination of all structure and services.

4 CONSTRUCTION STAGES J-K I produced the construction drawings and attended all site meetings at this stage. Other duties included dealing with site queries, contract administration and resolving problems on site. The project is due to complete in March 2014. .

This quick feasibility was a proposal for the redevelopment of the site at 156 West End Lane. It hoped to demonstrate the potential for, and design intention to realise 112 new mixed-tenure apartments on the development site. The apartments will be a mixture of 1, 2 and 3 bed unit sizes.

Site Constraints - Corner - Focal Point West End Lane/ marker for entrance and pedestrian route. - Relation to 3rd Lymington Road houses - Relation Cantebury Mansions - Overlooking and overshadowing - Railway - Crown Close Connection - Air quality - Sunlight/ Daylight - Town Centre Uses

Site Opportunities - To provide appropriate Town Centre uses along the frontage. - The possibility to enhance the relationship between the new scheme and the Mansions and the houses in Lymington Road -Make Crown Close more accessible and provide an improved pedestrian/cycle link. -Create public realm improvements


1- SITE CONSTRAINTS: - 18m minimum distance from habitable rooms to windows at the back of Lymington Road houses. - Front facade to West End lane next to Canterbury Mansions. - 5m clearance required from railway

2- OVERSHADOWING - The mass is broken up in order to allow daylight to the back of the Lymington Road houses. Consequently, three independent blocks are created. - 18 m. Distance between blocks will be respected - Block A will be treated as an independent element because it is street frontage.

3- OVERLOOKING - To avoid overlooking issues, all flats will be designed with primary aspect to the to East/ West/ South avoiding overlooking to North

4- ACCESS/ GREEN PARK - The main access is created to the south being integrated in a linear park to connect the Crown Close to West End Lane - The north of the site will have green spaces as well to allow a better transition from the gardens to the rear of Lymington Road houses. - The existing footpath will be significantly improved to enhance the link towards Finchley Road s
