urban connection An urban site, pedestrian bridge, and residential tower designed on a 259,084 sf location in the western part of the North Branch corridor of Chicago’s industrial district. Recently rezoned from a M3-3 with an FAR of 3.0 to a DX-7 with and FAR of 6.5, this mixed use site has contextual connections and development potential across several hundred acres of the adjacent river.

site The project required 500,000 sf of commercial, 350,000 sf of residential, and 70,000 sf of retail space, and resulted in 90,680 sf of open, interior public space. The site sits at the edge of the Chicago River marked on its northern edge by one of many Chicago bridges. The site will grow, but the landmarked bridge will remain as an influence to the projects’ urbane connections.

Mitigating an elevation difference of 15 feet, the site section shown provides an illustration of the intended river edge condition to be inhabited by the public for accessible views, leisure, and water activities previously unable to occur. .Simultaneously a bounded edge and permeable edge, the river content is given the opportunity to travel into the interior of the site, extending its potential for interactions.

The mezzanine level is the “bridge that connects the 606 pedestrian walkway with a continuous connection to all separate masses on site. It connects to residential lobbies, public retail, and loft office as well as stretches public walkways from the South of the site at the 606 to the bounding Cortland Street in the North.

As a point of connection for multiple neighborhoods, programs, and communities, the site introduces a 30’ riverwalk bringing the public into the site. Conceptually, the bridge allows reoccuring connections across the site and through the additionally designed pedestrian bridge and residential tower.

Highlighted in the East elevation is the circulation tower as an articulation of the physical connection between the top floor and the ground floor. The height of the residential tower allows positioned views toward the city center to the east, further extending its connection to its context. Intentional extentions of each floor slab of the residential tower are an additional element of connection communicating on the exterior the interior shared amentity floors between residential floors.

AMENITY CONNECTIONS

STRUCTURE

Our 40 story tower accommodates 200 units and provides four separated levels of amenity floors. These communal spaces are distributed and connected vertically through a set of center elevator cores and public stairs that act as the dominating structural element combined with distributed columns on post-tensioned concrete slabs. Accessible amenity spaces provide internal programmatic connections that are highlighted visually on the exterior facade.

The facade of the residential tower was composed based on site considerations and conceptual elements. The building is a cast-in-place concrete structure with a combination of curtain-wall and window-wall systems and grey brick cladding. The South and East facades of the building have balconies extending on every floor as shading elements but also to highlight the views of Chicago’s skyline. In plan, we designed communal indoor and outdoor space that connects the residents of each floor, but also connects the facade in elevation. The amenity floors offer a variety of activities for residents are expressed by extended slabs thats wrap the building. On the bottom five floors of our site, spaces are for retail and commercial use, which integrates every program into our tower.

02

corridor This design is a focus of experience through order, light, and threshold. The 500 foot long, 20 foot wide corridor is a passage that leads to the edge of the adjacent mountain ranges bordering the Bonneville salt flats; it is the lobby of the mountains’ theater.

corridor

This structure challenges the identity of a corridor by making place in a program that focuses not on the mountianous destination but rather the interiority of the corridor itself. Embedded within the vast salt flats, It is accessible only by an elongated connecting road.

With no typical walls, enclosure is challenged by varied ceiling height and its resulting negative space. These atypical transitions through spaces are organized by formal grid systems, but defined only by the user’s subjective, unconscious idea of enclosure. Enclosure occurs from above allowing the open space to be dynamic and flexible. Undefined rooms denote informality and simultaneously a sense of formal sequence of overlap rather than linearity.

Light and threshold order the unbroken, flexible spaces and with monumentality provide experiences that inspire human scale expression such as performance art. Solidarity is encouraged.

The approach is individual, yet remains dependent with contextual consistency. An impressionist of the local and simultaneous broken piece, unbound by the confines of rigidity and order. Drawn to projection and the summoning of accessible light, I enter, consumed by overlong enclosure, slowly becoming aware, now, of my own presence. The end is embarked with expansion and artistic expression, unbound by the confines of rigidity and order. Curiosity peaked, I am immersed as a part of the whole. I may stay in a place of observance, I may test levels of comfort, or I may move unreservedly through exhibition, unbound by the confines of rigidity and order.

04

patisserie community A focus of the coexistence of oppositions of pedestrian flows and stationary actions through transitions of large, open public space. The site offers three separately operating structures that delineate casual sequence. They fit among and connect to the larger context of Blacksburg, Virginia as an extention of existing pedestrian circulation routines.

This pastry shop sits between two additional structures in the site that express connection through a linear sequence placement. The main patisserie serves as an anchorage between the surrounding circulaiton and gathering opportunities by engaging view points, entry, and intentional directionality.
