Edith Cowan University

Inglewood’s urban character is informed by its history and evolving with its community. A village atmosphere abounds in a welcoming neighbourhood that integrates beautifully planned retail strips, lifestyle services, local schools, universities and civic amenities with ease. The area has high heritage value with character homes and iconic public buildings as well as modern landmarks including the Civic Centre and library.

11

Public and independent educational institutions cover primary, secondary and tertiary levels within Inglewood and the greater area and a strong sense of community prevails across age groups and cultures to give Inglewood its unmistakably optimistic spirit.

TRADITIONAL & MODERN

The streets are an artful balance of the old and the new and the community, a diverse yet inclusive mix of ages and cultures, is part of the charm of Inglewood. One of Australia’s most recognised butchers, Vince Garreffa, lives here. His cooking prowess and fine produce have him dining with celebrities and famous public figures however, it’s his passion for the local community, its charities and its businesses, that has driven him for the last 40+ years. Mondo’s reputation for WA’s best and most unique produce has everyone from top chefs to local families lining up for their widely lauded, traditional and unusual cuts of meat, continental lines, homemade condiments and ready to go meals. Add to this a 24 hour cooking help line, Saturday roast sandwiches that have food bloggers raving and it would appear that Garreffa’s days are full. Not so. He also runs butchery and cooking classes, a wholesale outlet to Australia’s best restaurants, is a sought after guest speaker and TV personality, mentor to next generation butchers, chefs and foodies, writes a regular

column for the WA newspaper, caters to celebrity clients, has had over 21 years on ABC radio, heads up local community and business groups and is a tireless charity worker. Garreffa’s love of food is evident in the presentation of his shop on Beaufort Street, a converted 1930’s building and the old Hunsa factory. “I’d always wanted to set up in Inglewood but at the time there were 17 butcher shops in the area! Down the track, the old factory became available and we made the move”, he says. The shop quickly became a local meeting place. “Entire families were coming into the shop so I set up a free sausage sizzle out back to keep the family entertained while mum or dad did the shopping. I invited the local baker to help and our favourite coffee roaster also wanted in. Next thing we knew, we had become a market!” says Garreffa. Now packed with 25 traders, the Beaufort Spring markets are a grand community affair and fundraiser with plans in the making for expansion down the street.

14

Inglewood, says Garreffa, is ready for a new era. “The area is delightfully eclectic and everyone is accepted here. It’s friendly and safe and, you can walk to everything you need. I’ve lived here for the past 40 or more years. My 4 children went to school and college locally and my grand kids are close by. Once you move here you never want to leave,” he says. A big advocate for the precinct, he would never think of living anywhere else. “My wife and I regularly travel the world and there is nowhere that compares to this. The heritage overlays here mean it won’t be overdeveloped and lose its soul but there are plenty of great new cafés and welcome interest in the location to take us forward,” Garreffa says. He recommends newcomers explore the area saying, “Beaufort Street connects to the city, Swan River, the beaches… There are little parks dotted all around. You are sure to find your fit.” Garreffa’s final say, “Inglewood is open for business!!”

‘The Prince of Flesh’ ‘Butcher to the stars’, Vince Garreffa, has put Beaufort Street on the international map. His butcher shop is so much more and so is what he offers to his community.

ARCHITECTURE Carefully considered architecture takes its cue from surrounding interwar period homes. Pitched rooflines, feature brickwork, flat bar metal balustrades and distinct framing reference local Federation bungalows. A tree-lined laneway unifies the 5 level, 1 and 2 bedroom apartment building with the development’s 3 level, 20 terrace cluster, embellishing the zone with greenery and enhancing a sense of community within. 20

Intelligently conceived, open plan residences revel in abundant natural light and space that is the perfect balance of function and form. The 1 and 2 bedroom, 1 and 2 bathroom apartments and terrace homes shine with clever detail and unparalleled commitment to absolute quality. Floorplans range in size and amenity with above average ceiling heights of 2.7m to all living zones and bedrooms. All windows and sliding doors are double glazed to aluminium frames while sliding glass panels offer a seamless connection between interiors and the outdoors. Protected, private balconies introduce an extended entertaining zone and add volume to select bedrooms.

25

Design lines are sophisticated with layered shades and textures to enhance a sense of dimension and give spaces lustrous appeal. Broadloom, wool blend carpets warm the living zones and a customised colour palette provides a choice of bold, modern tones or warmer, classic hues. Generously proportioned storage, mirror panelled full-length wardrobes and customised cabinetry allow you to de-clutter. Fixtures and finishes are of the highest standard and there’s room to hang artwork, space to entertain and every opportunity to relax and indulge in the luxury of a modern lifestyle.

The white on white satin surfaces of the kitchen joinery and stone benchtop are interrupted by a feature metallic splashback with a texturised surface that adds depth and elegance to a zone that is the hub of the home. Two optional upgrades include a movable island bench which offers additional kitchen workspace and introduces a flexible dining experience, while a ceiling bulkhead and smoky or charcoal floor tiles frame the kitchen and can extend to living and dining areas.

Overhead cabinetry has a wood grain, white or ebonised finish and the space is accessorised with top-level AEG stainless appliances in a statement of effortless maintenance and endless durability. All apartments have individual split system airconditioning to living areas and a 6 star energy rating is enhanced by the option for purchasers to buy a limited number of PV solar cells for their apartment.

OCEAN EDGE’, PORT COOGEE

As a leader in integrated architectural, urban and interior design, Cameron Chisholm Nicol has created many of Perth’s most recognised landmarks. From sports and entertainment arenas to luxury resorts and beautifully crafted residential developments, their award winning designs create an authentic sense of identity to benefit both location and community. Tenth & Beaufort presents CCN with a rare opportunity to combine residential architecture and streetscape design within one development. A sense of urban renewal defines the project that transforms a disused

laneway into a community mews walkway while integrating two residential typologies and astutely referencing the historical value of the area. Building density conforms with neighbouring structures, starting with low-rise townhouses, adjacent to Inglewood’s residential areas, then working its way up to modern, apartment living that presides over the vibrant Beaufort Street. Architecture develops a narrative of Inglewood’s heritage while taking advantage of a high frequency transport location and popular, inner urban, cultural destination.
