DEVELOPMENT AND INVESTMENT ADVISORY
Market Analysis
Elaboration of market studies aimed at providing national and local overviews of sectoral markets, analysis and benchmarking of competing projects (existing and pipeline). Reviews of design concepts and business models, determination of the highest and best uses; and provide recommendations on business models and product characteristics. Proprietary access to the in-house expertise, market information and databases of Saraiva+Associados.
Economic Feasibility
Secondary review of existing financial models and validations of assumptions. Proprietary financial models to estimate project cashflows and investment returns in collaboration with design development. Development concept and comparison of alternative design scenarios and sensitivity analysis on key program and financial variables.
Predevelopment Advisory
Validation of development budgets, including hard and soft costs using the internal database of Saraiva+Associados combined with request of proposals from general contractors, sub-contractors, cost consultants and project consultants. Value engineering of design program, to create additional value through design ratios, program and specifications as well as the capital structure working collaboratively with client, project consultants and contractor in coordination with the financial model. Procurement of project team including selection of project consultants and contractors including project manager, cost consultant/ monitoring, structural engineering, MEP engineering, other project consultants, maintenance and operations, general contractor and subcontractors, sales & marketing.
Investor Support
Preparation of the set of documents and processes required to raise institutional capital from investors and lenders, including business plan, deal teasers, investor’s deck (equity and debt); financial model, legal agreements, data room set-up, and due diligence coordination.

Elaboration of a Long-list of Target Investors
The firm will develop a list of target investors, lenders, placement agents and operating partner or partners for the individual elements of the project using its proprietary global network of relationships globally to be approved by the client, including:

Approach to Investors
The firm will issue the short version of the deal teaser to the investors approved by the client. If investors show interest in proceeding further, they will be required to sign an NDA, which will give them access to the project data-room. The firm will support the client in the presentation of the investment case, based on an information memorandum and financial model. The firm will support the client in the negotiation with investors leading to the issue of a letter of intent (“LOI”) or term sheet.
Negotiation with Investors
The firm will support the client in the selection of investors for negotiation (exclusive or non-exclusive), based on criteria such as investment amount, valuation and strategic value added by each investor. Support the due-diligence process executed by each investor. Support the negotiation process. Prepare and review the transaction documents, including term sheets, contracts, and business plans. Support the deal closing procedures.

BRUNO LOBO’S BIOGRAPHY Relevant Experience: Qualifications:
Bruno Lobo is the co-founder and managing partner of S+A Capital, a global multidisciplinary advisory and investment firm focused on designled real estate and infrastructure projects. At S+A Capital, he leads the strategic direction of the company, the sourcing and structuring of new deals through an extensive network within the industry and oversees its advisory, investment and development activities.
Bruno Lobo has almost 20 years of diverse real estate development and investment experience having been involved in the acquisition, design and delivery of ground-up real estate development projects in key markets in Europe, US. and Latin America. His experience includes both development and investment in both corporate and entrepreneurial environments, bridging international and local markets in development and finance.
Bruno Lobo started his career as an associate with the global real estate group of Brookfield Asset Management (NYSE: BAM), the world’s largest alternative asset manager with c. $500 billion of AUM management, based in New York City. He was then a founding director of Avenida Capital, a real estate investment firm based in New York
City focused on ground-up urban development projects in key markets of Latin America, currently known as Ashmore Avenida, after the Ashmore Group plc (LSE: ASHM), the specialist emerging markets asset manager with $91.9 billion in AUM acquired a majority stake. After, he was a Director for Real Estate for AECOM Capital, the investment and development arm of AECOM (NYSE: ACM), global infrastructure firm with approximately 90,000 employees based in over 160 countries with $5 billion of assets under management in 18 development deals. He then became the CIO for Viventi Capital, a London based real estate developer and investment manager with a focus on residential built-to-rent led placemaking projects in the UK and Portugal.
Bruno Lobo is a PhD in real estate development and finance from Columbia University in New York City and a qualified architect/ urban planner with postgraduate studies in Lisbon, Milan and Tokyo. Mr. Lobo is a regular speaker at industry conferences and events and publishes periodically in academic journals and newsletters in the fields of real estate and urban planning. He is a member of the Global Real Estate Institute and of the European Living Council of the Urban Land Institute.

Iconic 80 meters residential tower with 26 floors, 195 apartments and premium amenities that will define a new skyline in Lisbon. These luxury apartments (from studios to 6-bedroom apartments) will have indoor and outdoor pools, spacious balconies, a gym, and private parking.With privileged views over the river, city and 980 hectares of forest, Infinity will probably be the tallest residential tower in the Lisbon city center.
Conceived with art and ingenuity in a design that is free of sharp edges, softening the bulk of the structure against the skyline and emphasizing the vertical axis, resulting in a fluid and almost paradoxical shape in its simplicity. Its clovershaped layout branches from the central core into three arms offering panoramic views of the city and the river.

Development advisory and capital rasing to local property developer to acquire the Taylor parcel, a vacant 5.02 acre parcel fronting Chain Bridge Road at the corner of Colshire Drive, McLean, Virginia in a prime location to develop an iconic mixed-use project with residential, hotel, office and retail uses within Tyson’s Corner with excellent transport connectivity, wide visibility, far-reaching views and optimal solar exposure.
The project will be an iconic $370 million placemaking project with three buildings totalling 1,039,380sf.t., including 162 residential units, 713,930 sq.ft.office, plus 20,900-sf retail and parking for 1,035 cars. The design proposal aims to create a premier site to a high-density, transit-oriented mixed-use development. The project includes the enhancement of Scotts Run Park and street realignments. Urban regeneration project of the former freight yard of San Giovanni in the city of Como. The area is about 32 thousand square meters not far from the railway station of Como San Giovanni that connects Milan to Lugano. The project consists of an hotel hotel of about 150 rooms, a structure intended for catering with rooftop, a public parking lot and a pedestrian and bicycle path. Everything will be integrated in a green area easily accessible from the city center. Today, urban regeneration projects are essential to promote the sustainable development of Italian cities towards real smart cities, responding effectively to the three macro objectives of sustainability, digitalization and social inclusion.

Provision of Investment Advisory Services, for a site known as ‘Conjunto Residential Sevilla’ with 36,688 sq.m. located in Dosquebradas, in the department of Risaralda, Colombia.
The preliminary business plan is to develop an affordable residential-led mixed use project with 7 towers with 150 apartments with 10 storeys and c.70,988 sq.m. of residential GIA, plus retail, storage and parking.
The client was looking to determine the development’s viability and optimal strategy by comparing alternative development scenarios, in order to explore the possibility of selling the asset once planning is approved or joint-venture with a local partner to develop it.
