Founding Values

The history of the studio merges with the history of its founder, Miguel Saraiva, CEO and the architect conceptually responsible for each project design. It was out of the passion that he has always had for architectural design, combined with a unique ideological vision to transform a small studio into a corporate structure able to take his idea of architecture abroad, that S+A became a world-scale auteur studio. With the creative hub located in Lisbon, where more than an hundred of its employees work, it distinguishes itself for the capability to open to the world, adapting to each new market and to the challenges of an ever-changing society. Today, with offices spread over several countries, S+A stands out for leaving a mark in different international landscapes.

Since 2013, S+A’s operations covers a widest range of services, comprising not only Architecture and Urban Planning, but also the areas of Design, Sustainability and Investment Advisory. Our broader, more motivated technical, creative and design team is tasked with developing niche programmes to suit each client’s requirements on an intimate scale. For the past 15 years, sustainability has been a central theme for S+A Group, reflected in an increasing overall offer of sustainable and bioclimatic projects and in providing several other sustainability services, such as LEED and BREEAM certifications. This company is made of consultants, engineers and passive design architects that aim to capitalize sustainability and to grow the Group portfolio in this segment by creating innovative solutions for building design, urban built environment and eco- materials. Our mission is to continuously incorporate sustainability value into our clients’ products and projects, enabling S+A Group to become increasingly recognized as a sustainable trademark.

This company provides an exclusive global design service based on two aspects: firstly, the capacity to consider and reflect on the life of spaces at the level of their programmatic content; and secondly, the capacity to relate buildings to one another, making them sensitive to their surroundings, while also granting them a sense of belonging to the public space of which they are an inextricable part. This focus allows us to provide a truly holistic service that can, to a large extent, be applied across the international market, with a particularly strong uptake in areas relating to culture, content generation and design for museums and exhibitions.

S+A Capital provides investment services to the public and private sector through a unique integrated solution that includes consulting, capital raising and investment management. The company prepares market studies, economic/financial feasibility studies, business plan preparation, and technical advice during the various phases of the project. The company also provides investment support services, capital raising and financing line negotiations through its extensive international network of institutional investors and banks, with an extensive international experience in real estate investment in London and New York and a multidisciplinary background in investments, architecture and urbanism.

ROYAL ÓBIDOS SPA & GOLF RESORT

ÓBIDOS, PORTUGAL

Royal Óbidos Spa & Golf Resort is situated 45 minutes from Lisbon, next to the medieval town of Óbidos, and also benefits from its proximity to one of the most beautiful and authentic parts of Portuguese coastline. The architectural concept governing this project favours the integration of volumes into the landscape through a low-density development, capable of minimising the impact of construction in this environmentally sensitive area. The implementation of the complex follows a layered design suited to blending in with the smooth topography of the land, allowing all the accommodation units to enjoy views onto the natural landscape. The complex offers 630 accommodation units, consisting of various villas, apartments and a luxury hotel, the Evolutee, which is built on the site’s highest point. The resort covers 136 hectares of land on the coastal strip next to the Óbidos lagoon and the Atlantic Ocean. The complex is surrounded by expansive green areas and an 18-hole golf course.

SAVOY PALACE HOTEL

Savoy Palace Hotel is the assembly of British colonial and contemporary architecture with traditional elements of the former hotel which once stood on the exact same site. This project is an iconic reminder of a multi-temporal representation and its iconographic elements not only reveal the past, but also predict and generate the new facility. In addition, when compared to the previous volume, the accommodation has grown significantly along with the ability to offer a more relaxing environment of greater quality standards. Furthermore,the project shows a harmonious interdependence of form and function, providing the perfect balance for a future 5-star hotel.

THE EDITORY RIVERSIDE SANTA APOLÓNIA HOTEL

LISBON, PORTUGAL

With the signature of Saraiva + Associados, this architectural and interior design project asserts itself in a facade with sober lines in a burgundy tone, which stands out on the riverfront with greater expression of the original stonework that marks this neoclassical-style building. The Editory Riverside Lisboa Hotel in Lisbon opens its doors returning to the history of the Portuguese railroad and its immense legacy. As a concept for the development of the project, we were interested in the station as a point of departure and arrival, as the setting for events that mark and reflect the life of the Portuguese people and Lisbon, during the various periods of its history. The building as a stage for departure, for travel, emigration, adventure and farewells, and for return, arrivals, new beginnings and the passage between different realities.

CURIO COLLECTION BY HILTON - THE EMERALD HOUSE

LISBON, PORTUGAL

Hilton develops the first Curio Collection hotel in Portugal, with an overall approach of two different yet interlinked interventions. On the one hand, the restoration of the existing building with interior refurbishment; on the other, the creation of a new building in a gap in the urban fabric. These two buildings form an architectural complex which represents a whole, united in its functions and in constant dialogue in terms of its forms. The approach is largely based on the use and reinte pretation of formal elements and enduring, trad tional materialities which characterise this area of Lisbon. The metrics and proportion of the interspaces, the ceramic glaze of the tiles and Lioz limestone were the elements used to support the contemporary approach, while remaining consistent with the rhythm of filled spaces and gaps of the surrounding area, reflecting a strategic choice of continuity and balance. Regarding the interiors, the design is fluid in terms of materials and colours, strengthening the unity of the complex. The warm Portuguese style of welcoming and pampering guests guided the theme for this project and aligned the different intentions. As the name itself suggests, it is more like a house than a hotel.

WHEN THE TEA HISTORY MIXES WITH AN ARCHITECTURALLY RENOVATED BUILDINGS.

FURNAS BOUTIQUE HOTEL THERMAL AND SPA

SÃO MIGUEL, AZORES, PORTUGAL

The conversion of the old thermal centre in Furnas, in the Azores, into a new spa hotel sought to resolve the apparent old/ new paradox, creating a smooth transition between the historic and the contemporary. Equally, throughout the various spaces, natural elements gradually gain prominence, conveying the importance accorded to them by both the interior design and architectural plans in an unexpected manner. This conversion comprises two buildings – the existing module, containing the hotel – and a new module housing the spa and treatment area. Since the main challenge related to maintaining the original outline, the plans prioritised the extension of the space using a neutral metal structure (in anthracite grey), filling the gaps with large sheets of glass.

In the wake of the tourism wave that has come to distinguish Lisbon as one of the European capitals most desired as a holiday destination, this boutique hotel constitutes an exemplary business card. The visitor is invited to drink in the local culture, imbued with the urban, contemporary and bohemian spirit of the city. In the heart of the Portuguese capital, the project aimed to adapt the existing space to the new functional programme. It was decided to demolish the interior of the building, preserving the exterior façades, renovating the general image without distorting the original characteristics of the space. Located in Chiado, in the heart of bohemian Lisbon, a legacy from the late 19th century, when trendy cafés, theatres and shops were filled with top hats and the rustle of chic dresses, the boutique hotel benefits from the most central location and trendy atmosphere. With 47 rooms decorated to provide comfort and serenity, in line with a refined design, in black and gold tones, the hotel claims its modernity. As for the inside, the interiors are dressed in velvet or natural silk, in a palette of warm colours, attesting to a sober luxury. A Portuguese signature par excellence, the traditional azulejo tiles give a finishing touch to its charm, reflecting the colour and light patterns of Lisbon.

THE HEART OF BOHEMIAN LISBON.

This is a 3-star hotel located on Av. Duque de Loulé in Lisbon, whose interior area reflects a totally urban and multicultural concept, combining Fado with Street Art, in a mirror of a Lisbon proud of its origins, a unique feature of cultural and bohemian life. The carefully chosen materials, as well as the selected chromatic palette and design of each piece, give a special entity to each one of the different spaces, simultaneously transforming them into a unique, timeless, casual, chic, and cosmopolitan ensemble. The dynamic of the façade is given through the design of the spans, repeated in different ways, together with the typical and historical tiles of the Viúva Lamego. The Moxy Hotel is a space that pays a tribute to people, to a rhythm of life, and to this city.

The Holiday Inn Hotel is a regeneration project located in one of the most traditional areas of Lisbon, based on the concept of restoring the existing building and reusing its original functional structure, paying attention to the heritage elements that characterise and distinguish it. The historical weight of the building remains alive thanks to the maintenance and regeneration of the existing façade and the restoration of the interior metallic staircase in the lobby. The building is organised around the traditional spiral staircase, in harmony with the building, fully adapted to accommodate the new features and functionalities. In this way, a fusion of classic and contemporary style was ensured, in which strongly identifiable and distinctly Portuguese lines and elements are associated with the feeling of comfort, serenity and the offer of the best hospitality practices.

HOLIDAY INN CRISÓSTOMO LISBON, PORTUGAL

Holiday Inn builds a new hotel in Lisbon as part of its Express chain, with an architectural approach based on the use and reinterpretation of formal elements and traditional materials that characterise the city of Lisbon. Inside, the entrance foyer extends to the social areas, allowing full access to the terrace, the circulation cores and the visitor reception area. The building’s historic features remain alive thanks to the maintenance and restoration of the neo-Arab patio at the rear of the building, on the terrace. The patio now functions as a defining element of the garden, giving it a multifunctional use as a meeting room, a garden pavilion or a room for small events. The section of the building given to accommodation units is confined to six upper floors, where more than a hundred rooms of various types, all with a strong brand identity, provide guests with comfort and relaxation. White volumetric tiles complete the portrait of pure Portuguese charm with lum nous reflections that contrast with their rather more austere three- dimensional structure.

AROEIRA LISBON HOTEL - SEA & GOLF

AROEIRA, PORTUGAL

Located in a protected area just 25 kilometres from the centre of Lisbon and a mere 600 metres from the beach, Herdade da Aroeira is the largest residential and golf complex in the Greater Lisbon area. Spread over 350 hectares populated by thousands of pine and cork oak trees and blessed with several lakes, the resort has invested in the construction of a hotel capable of offering a luxurious package of services: pure leisure and relaxation, beach, countryside and sports. Taking advantage of the proximity to the ocean, the design provided for 70 double and suite rooms, the main merit of which is the intimate relationship with the natural surroundings. If the interior atmosphere invests in comfort and functionality, the exterior makes the best use of wood to promote an architecture of contemporary lines, yet compromising with details of the traditional popular architecture of the region. Beyond giving visual force to the design, the vertical brise soleil seeks to enunciate a constructive pattern organically camouflaged in the deep green of the surroundings. The huge glazed surfaces create interior spaces reflecting the luxuriant beauty of the exterior vegetation.

EXPANSION OF PRAIA VERDE BOUTIQUE HOTEL

Following a thorough remodelling of the bedrooms, common areas, restaurant, bar and swimming pool, the hotel now enjoys a lighter, sweeter image thanks to its green and aquatic surroundings. A call to return to our origins, to that which is genuine, original and fundamental defined the new concept for this space. The new investment and revitalisation plan endowed Praia Verde Boutique Hotel with the capability to provide the highest levels of service among competing projects in the area, with a modern, comfortable and appealing image ideal for the hotel’s positioning within the market and within the site’s stunning natural setting. The project also involved increasing the hotel’s accommodation capacity, serving those who demand proximity with the sea in an environment of quality and distinction.

EXPANSION AND REVITALISATION OF A HOTEL.

WHITE SHELL BEACH VILLAS

LAGOA, PORTUGAL

People are the priority of this project, in which idealised space merges into the morphological characteristics of the surrounding landscape. In a close relationship with the sea, the contemporary architectural lines of the 55-house tourist village are striking yet manage to successfully fuse with and celebrate traditional regional characteristics. Stunning panoramic views make the exterior surroundings an integral part of each dwelling’s interior. Outdoor facilities include a swimming pool, playgrounds and extensive green spaces. The entire site meets the highest standards of environmental and architectural sustainability, with a commitment to reducing greenhouse gas emissions, increasing energy efficiency and improving the quality and comfort of indoor spaces while making them as self-sufficient as possible. The project was developed in accordance with the 2016 BREEAM International New Construction standards and is currently undergoing certification. A specially developed strategy was implemented to ensure the project’s sustainability through optimum quality, energy efficiency and comfort throughout the site’s interior spaces.

TXAI RESORT ITACARÉ

BAHIA, BRASIL

The resort is set on an old coconut and cocoa farm in an environmentally protected 92-hectare stretch of Atlantic forest. Comprising 38 bungalows and apartments carefully distributed throughout the area and set harmoniously within the surrounding native vegetation, the resort is a few steps from the beach and enjoys breathtaking views of the ocean. Accommodation is divided into four types of bungalow and three types of apartment, satisfying the preferences of the hotel chain’s clientèle. Construction materials are mostly natural, such as wood and straw, which contributes to the pleasant integration of the site within the surrounding landscape while maintaining the highest standards of comfort and privacy.

Verde Lago resort is designed to merge the, morphological characteristics of the landscape in a close relationship with the sea. The resort with villas, townhouses, apartments, flats, and a 5-star hotel surprises by the architecture of contemporary lines in which some traditional details from Algarve culture are found. This is a unique project in terms of sustainability practices within luxury resorts. A sophisticated and contemporary architecture that brings a high environmental awareness, not interfering but preserving the biodiversity. The project is based on a sustainability strategy, with LEED certification methodology, promoting his potentialities.

From the pre-existing structure, Azor Hotel is drawn by an accurate volumetry composed by two overlapping forms. With an architectural language based on strong methodological consistency, the association of spaces is based on functional requirements where the 8 floors are attenuated by the buildings horizontal perception. Its horizontal form, natural light and contemporary design are the three most singular elements. This project represents an architectural solution that benefits from the close relationship with the surrounding coastline scenery which, as a result, confers a singular vocation in all its extension.

The restoration of the building combines the preexisting features with a functional, contemporary design. Located in Geneva’s city centre, the boutique hotel transports its sense of history and green elements to the interiors. EXPANSION OF CASCADE WELLNESS & LIFESTYLE RESORT

LAGOS, PORTUGAL

The Cascade Wellness & Lifestyle Resort extension project proposes a two-pronged approach: increasing the accommodation capacity with 21 new rooms and redesigning common areas. In addition to the functionality, the frank and privileged relationship with the exterior and the sea views underpin the key pillars of the resort. Regarding the architectural language of the new wing of rooms, it was reflected on a neutral reinterpretation of the existing image. From this perspective, the proposed coatings are plastered in pink / ochre, integrating into the shades of the original volumes, leaving the openings in the main elevation emphasised by a recess in the plaster that refers to the use of masonry. Located in Lagos, in one of the most iconic regions of the Algarve, the interior design invites the enjoyment of the different spaces, always referring back to traditional local features. Thus, self-identity does not detract from a solid and distinctive overview.

VILA VITA PARC RESORT & SPA

This architectural and interior design project aims to redesign the existing Vila Vita Parc‘s spa. Combining the resort spirit with a contemporary design, the spaces were designed with natural elements, such as wood and stone, invoking a general sense of serenity, welcome and well-being. The functional layout is divided between busy and calm atmospheres, with the user invited to relax to the sound of water. The aforementioned areas are indirectly connected to the outdoor spaces, ensuring a controlled lighting system that heightens the experience of nature and allows for the enjoyment of a poetic language of light.

The architectural programming covers three fronts: refurbishment, the creation of a new building and the re-qualification of public space. The site is placed on a strategic position in Lisbon, with a relevant role in the urban mesh. The concept relates the movement between two streets – with a space of public use connecting both buildings. In the north, the contact with the historic city is made through the conservation of the façades and the refurbishment of the existing building; In the south area the interaction is achieved with a new, dynamic and vibrant fabric, through a building of contemporary language. The materials chosen have deep Portuguese roots promoting a smooth transition between the contemporary and historical volumes.

This project, located in Vila Nova de Gaia, in a short distance from the D. Luís I Bridge and the Port Wine Cellars, marks the entry of the Radisson Group in Portugal under its RED brand. The future Hotel will unequivocally assert itself as a striking, contemporary piece, in dialogue with its immediate and projected surroundings, assuming itself as a viewpoint over the old city and the river, but also as a new point of reference in the territory. A new call for permanence, for a return to a safe haven.
