OCTOBER MARKET UPDATE It’s been 12 months since the property market peaked and the housing correction is having an impact on residential sales on the upper North Shore, however the doom and gloom predicted by the media is particularly misleading. Let us take a deeper look into what’s happening in the market this month. It is correct that dwelling values in Sydney have fallen 5.6% over the past 12 months, with the tightening of lending regulations and three of the big four banks raising mortgage rates both having an impact. These factors sit within the backdrop of record high levels of household debt, increasing levels of housing supply and rising domestic and global uncertainty. However, our housing market is one of the most stable in the world because there are so many other factors keeping it strong at every point in the cycle, from its lows to its highs. I’ve witnessed many different kinds of property markets in my 20 years in the real estate industry and never once has the doom and gloom predicted by the media come true (even in the GFC). Our economy is robust, we have low levels of unemployment, record low interest rates, rising business investment, rising infrastructure spending and significant overseas immigration and investment. The concentration of our population on the east coast, coupled with a chronic undersupply of housing in Sydney, keeps property prices on level ground. All these factors impact the property market positively and show no signs of slowing down. By understanding all the factors at play it’s incredibly hard to see a scenario where Australian housing values fall off a cliff and for the foreseeable future Australian real estate remains one of the best investments in the world.
