MARKET UPDATE It’s been a good start to the year with pent up demand from buyers encouraging an early start to the property market this year. We are still in the midst of a market price correction, that saw property prices fall 8.9% last year. With many Ku-ring-gai locals having owned their property for the entire duration of this cycle including the strong and sustained period of growth that added 60 to 100% to property values over the past 8-10 years; it puts homeowners in a very good position. We will continue to see solid demand across most price points but lending restrictions will remain and will have an impact on some buyers who require finance. The North Shore remains a top performer and a resilient key target for aspirational buyers. First home buyers are surging back into most markets replacing some of the demand left by retreating investors and families continue to move closer to our highly acclaimed local schools, transport links and community atmosphere. A Grade II listed detached Victorian home on The Grange, Wimbledon Village in London, which was designed by Sir Aston Webb who was responsible for the principal façade of Buckingham Palace, is for sale through Savills Wimbledon for £11m. Designed and built in the late nineteenth century by Sir Aston Webb, The Grange is situated just off of the south side of Wimbledon Common and is cited as one of the area’s most prestigious addresses. Accessed via a gated driveway, the historic house is arranged over three floors and is surrounded by landscaped gardens on three sides. Early Georgian revival in architectural style, the property features plum and red brickwork with Portland stone coping and cream stone bands rising to grand moulded chimneystacks. Sir Aston Webb is seen as one of the greatest architects of his time and is regarded as having transformed the face of royal London with his impressive urban planning. Webb served as President of the Royal Institute of British Architects, President of the Royal Academy and was a founding Chairman of the London Society who discussed key issues about London’s future including its housing and infrastructure. His architectural style varied throughout his career and included Arts & Crafts, Gothic and neo-classical. Webb’s most famous works include Admiralty Arch, the Victoria and Albert Museum, The Mall and the remodelling of the east façade of Buckingham Palace. His work at Buckingham Palace includes the balcony which is one of the most famous in the world. Queen Victoria’s appearance on the balcony in 1851 is the first recorded and since then it has been used for many occasions including The Trooping of the Colour, Royal Weddings and other significant national events. Sir Aston Webb was knighted in 1904 and was awarded The Royal Gold Medal in 1905; the award is one given annually by the Royal Institute of British Architects in recognition of a lifetime’s work. It is approved personally by the reigning monarch and is given to a person or group of people who have had a significant influence either directly or indirectly on the advancement of architecture. Comprising approximately 6,700 sq. ft of accommodation, The Grange takes in an entrance hall, four reception rooms, kitchen/breakfast room with utility room, eight bedrooms and five bathrooms.
