Private treaty

Auction

This selling strategy is based on a fixed price without a set date for selling which allows buyers to view the property in their own time. Selling by private treaty enables owners time to consider offers by potential purchasers.

Auctions provide greater control and make forward planning easier with a set date when the property will go to auction.

Although initial offers from purchasers are generally less than the asking price, there is still ample opportunity for competition between interested parties who offer ‘blind’ not knowing what other buyers are offering. When a property is sold by private treaty, the buyer has a five day “cooling-off” period which they may use to withdraw from the sale.

They are an open, public and transparent form of negotiation allowing all registered parties to bid, allowing the market to determine the price of the property. Auctions can create a sense of urgency, and days on market are typically less than private treaty. Upon the sale a deposit is taken and there is no “cooling-off” period.
