Mirrors come in different shapes and sizes and can be used in a myriad of ways. In some instances they can create a magical sense of openness while helping reflect light. They can even act as windows in spaces that don’t get much natural light. Beyond the single mirror, a common designer trick is to use a menagerie of mirrors. Looking for tips for using mirrors? Here are some creative tips on how to use mirrors in unexpected ways.

DO’S 1. Do use mirrors in pairings or groupings. 2. Do use mirrors that have flush or thin borders in modern, inspired spaces. 3. Do use mirrors in a grid formation in spaces in which you wish to have mirrors act as windows. 4. Do use mirrors to reflect and bounce color and light. 5. Do use mirrors in spaces where wall hanging may be difficult. Leaning and floor mirrors can still have an impact. DON’TS 1. Don’t be afraid to hang mirrors either horizontally or vertically. Both can impact a space. 2. Don’t use mirrors that are too small. Mirrors can be used to help ground a space. 3. Don’t overlook an opportunity to use mirrors instead of artwork. 4. Don’t forget to be aware of what is being reflected in mirrors. Proper placement is key. 5. Don’t ignore the opportunity to use mirrors as an opportunity to bring in color through the selection of frames and finishes. Improperly Posted Agendas

Red Hot Market or White Hot Market? The biggest question these days on people’s minds regarding our local real estate market is, “What is going to happen to the market in 2022.” That’s really an easy question to answer, I have no idea! You might as well consult a Magic 8-Ball or a fortune cookie. I say that because we are way overdue for a “correction” to prices here locally and across the country. Historically, prices will go up over a 4-6 year cycle and then go down and correct itself. However, we are in a period of historical growth and it has been almost ten years now since home prices started going up. And during the pandemic we have seen prices go up at rates not seen by anyone that I have talked to. Couple that with very little inventory available and historically low interest rates, and homes are selling for prices so far above the listing price like few Realtors have ever seen. However, there does seem to be a light at the end of the tunnel. Hopefully it is not an oncoming train. I am a big believer in reading housing reports from experts a lot smarter than I am, such as chief economists from the California Association of Realtors and the National Association of Realtors. The most recent studies from these two organizations seem to indicate that although prices will continue to rise during this year, the rate will be significantly lower than we have seen over the eighteen months or so. With interest rates expected to rise, this combination means that more homes should be coming on the market, hopefully by spring, allowing more people to realize the dream of home ownership. However, many people are waiting to buy until prices drop. They are using the housing bubble of 2007-2009 as evidence that they should wait. However, our economy is markedly different than it was back then. And most economists feel that even if home prices do drop, they will only fall 5-10%, not the 3040% they did during the end of the 2000’s. That is often a hard pill for people to swallow and hard to wrap their brain around the concept. One housing expert said, “that people should ‘bite the bullet and overpay now,’ especially if they are going to live in their homes for at least the state average of eight years.” Another recent study showed that the average equity rise in California was almost 28% from June 2020 to June 2021. That is substantial! One of my esteemed colleagues said recently that we will be entering a “red hot market” instead of the current “white hot market.” Given the state of the world during the last two years, anything is possible.

Superbena verbenas celebrate 2022: The year of the verbea

Kelly: Before our monthly board meetings, agendas are provided to each owner the week before the meeting. Occasionally the board schedules a special open meeting. We know that agenda notification for a special open meeting must be provided to the community 4 days prior to the meeting. What is “four days” - does it need to be posted four full 24-hour days? Does the agenda have to be delivered to each owner or is posting on a bulletin board sufficient? – Thank you, E.K. Dear E.K.: Civil Code Sections 4920(a)(d) and 4930(a) require that agendas be posted 4 days prior to the board meeting and prohibit board discussions on items not disclosed (with some exceptions based on urgency). However, the statute does not say that 4 days means 96 hours. So, absent further guidance from the legislature or courts, a notice could be posted less than 96 hours before a meeting, so long as it is four calendar days before the day of the meeting. Board meetings are not required to be individually announced to each member. Per Civil Code Section 4920(c), the announcement is by “general delivery.” General delivery per Civil Code Section 4045 includes (among other methods) posting the announcement in the location announced by the HOA for notices. Starting in 2022, that location may include the HOA’s web site. – Thanks for your question, Kelly Dear Mr. Richardson: What, if any, significance is there when a board fails to comply with a requirement such as posting an agenda four days prior to a board meeting? Is the only recourse to elect a new board and hope they’ll do a better job? – B.H.

Dear B.H.: A board not posting agendas cannot do anything in the meeting except deal with emergencies and hold open forum. Civil Code Section 4930(a) is quite clear: “…the board may not discuss or take action on any item… unless the item was placed on the agenda…” A failure to comply with the requirement could open the board to an argument that all of its actions are not proper corporate actions and could be set aside. However, suing is almost always a bad idea because it doesn’t change the board’s refusal to learn how to do things properly. Remember this the next time there is a call for nominations for the board. – Best regards, Kelly Dear Kelly: I’ve asked our HOA to add a short description (1-2 sentences) for each agenda item on the regular monthly agenda. The response has been, “there is ample time to ask questions when the item comes up for discussion/action”. I want to know ahead of the meeting if there is a topic/agenda item I’m interested in so I can decide if I want to watch (zoom) or attend the meeting. How can homeowners get this type of information on the agenda? – Thank you, L.O. Dear L.O.: The “agenda posting” requirement is designed to help homeowners decide if they wish to attend a given board meeting. Therefore, the posted agenda should contain enough information to disclose the topic of discussion. That might include a few words, such as “review landscaping performance” or “consider painting bids.” It’s not only required by law, but is also a good idea to build community trust in the board. – Sincerely, Kell

Question: Ed, Reading your past columns has me interested in the new electronic plumbing fixtures. But, when I looked into the new “smart” toilets with bidet features, I had sticker shock. What makes them such a high end item? – Mary Ann
Answer: Cutting edge technology is expensive when first introduced to the market and that includes plumbing fixtures. I remember as a kid seeing my first brick-sized “pocket” calculator and it was hundreds of dollars. While a smart toilet is not the same as a cell phone with a calculator app, it does incorporate the latest in high-tech electronics. Intelligent toilet/bidet options can include: LED night lighting, motion activated seat open and close, heated seat, UV light sanitizing of bidet wand, and even a touch screen remote control. Performance wise, pump-assisted dual-flushing can give a smart toilet a strong and efficient flush. Also, many smart toilets are made to look like a work of modern art. So, when you add up one beautiful design with one intelligent toilet, it’s easy to see how one plus one can equal a very expensive number two!

Between decorations, gifts (and their wrapping!) and the supplies you put out to host guests, it’s no wonder you’d have a mess on your hands. As overwhelming as it may seem, it is possible to declutter your space (and set off a New Year’s resolution to be more organized!) And you certainly can do better, if you devote some time and attention to getting it right. First things first — be ready to commit some time to this task. Decluttering takes time, and you’ll likely get discouraged (and possibly quit) if you expect to finish it all in a single weekend. When it
comes to decluttering, it’s a mess-tackling marathon, not a sprint. The most important trick for decluttering is compartmentalizing and sticking to it. Experts say letting yourself get distracted or overwhelmed is a sure ticket to organizing failure. Go through one room at a time, tune out distractions, and follow a checklist. Divide the project into four categories: “toss,” ‘keep,” “donate,” and “misplaced.” This system will help maintain a steady flow as you move through the room. If things belong there, leave them; otherwise, place them in the box and move on. Don’t follow through with the action on the box until the room is complete. It can be tempting to move misplaced items back to where they belong as you come
across them, but that’s the kind of thing that derails decluttering efforts! Once you’ve completed a room, go ahead and return the “misplaced” and “keep” items to where they belong, get rid of the “toss” items, and put “donate” items aside for later. Another tip is to follow the old saying, “a place for everything and everything in its place.” If something goes back to the same place every time, it’s pretty easy to avoid a mess. Once you’ve got your clutter under control, keep a daily or weekly checklist of things to do that will help maintain your newly ordered surroundings. Get into a routine of resetting rooms when you’re done using them. Put away books, pencils,

toys, craft items or whatever you might be using as soon as you’re done with them. This will quickly become second nature if you make it a regular habit. You can also turn to the experts for help by hiring a professional organizer. A pro tends to cost between $55 and $100 per hour, but the skills they bring to the table make the cost more than worthwhile. If you can’t afford to hire someone for the several hours it would take to organize the average home, consider a shorter consultation. Superbena verbenas celebrate 2022: The year of the verbena By Norman Winter As I was watching a fresh newborn Gulf fritillary swooping down to feed on Superbena Royale Plum Wine verbenas, I started thinking that I wish everyone knew about these flowers that our grandparents grew and certainly laced with native DNA. Some of the first flowers I came to know as a child were verbenas in my grandparents’ yard in Merkel, Texas. Red and white verbenas were growing in street lined beds that no doubt played a role in their Yard of the Month designations back in the 1950s. Thankfully the National Garden Bureau is helping remind everyone about these stalwart flowers as they have designated 2022 as “The Year of the verbena.” My first verbena blossoms of 2021 appeared in February and now I find it incredible that I am getting flushes of Superbena Royale Plum Wine and Superbena Whiteout. Next year’s new Superbena Imperial Blue verbena and Superbena Stormburst are putting on an explosion of growth.

Continued from page 13 I used to laugh at one of my favorite garden center’s signs that said annuals were this price, perennials this, but eternals were in the hundreds of dollars. I would never be guilty of saying Superbenas are eternals, but having blooms for 10 months is indeed special. Proven Winners definitely call them annuals with regard to marketing, but most of us in the South consider today’s verbena hybrid to be a short-lived perennial. I am in year three with Superbena Whiteout and Superbena Stormburst, both of which have enormous flowers. Superbena plants are vigorous, 12-inches tall with a spread of 30-inches, and were made to bloom. In addition to 11-Superbenas, you find 5-selections under the Superbena Royale collection that are just a little more compact, spreading only 24 inches. To find the most success select a site in full sun with well-drained soil. Wet, winter, soggy soil is the enemy that can prevent a spring return. Plant nursery grown transplants this spring at the same depth they are growing in the container, spacing 12 to 18 inches apart. After growing verbenas in university trials, we learned one really important aspect of verbena growing, and that
is to cut back to keep the growth in a regenerative state. New runners means new flowers. Should they look tired or stop growing, cut back. Should those dastardly spider mites flare on you, just cut those little buggers out, and start new growth. Water to get established, but then sparingly, as dictated by the weather. The verbena responds to feeding every four to six weeks with a light application of a slow-release fertilizer, which is very important to time or coordinate with the cutting back process I mentioned. As you celebrate the year of the verbena in 2022 by planting several, you no doubt will experience the best butterfly, hummingbird and pollinator season that you have ever had. This will be a learning moment for your children and grandchildren like it was for me back in the ‘50s.
