Dear Kelly: We’re a small association, so even the idea of boards and directors is beyond what we could hope to have. We barely had three volunteers for the last election, and they’re starting with severely limited funds due to some poor decisions by boards in the past. In some cases, homeowners who’ve been on the board at times or who have knowledge of how to do things take on small tasks for the HOA. If a homeowner attempts to help the HOA with small tasks but errs, will any insurance cover that? Is the homeowner liable? Should both be covered? If a homeowner offers to do something and the Board allows it, is anyone covered if there’s a problem? And then there’s workman’s comp. Does the HOA need workman’s comp for any volunteer effort by the homeowners? Does the homeowner’s own insurance cover that? – Thanks again, B.C. Dear B.C.: The law provides volunteer directors with immunity from the corporate shield, the Business Judgment Rule, and directors and officers insurance. However, once a homeowner picks up a box of tools and starts fixing the plumbing, they aren’t acting as a director — they are a plumber now and would be held to the standard of care of a plumber. The fact that the person is not charging does not render them immune from mistakes they may make or even people they may accidentally harm. If the board of directors allows an unqualified but well-intentioned volunteer to perform work on the association buildings or grounds, the board may also be considered negligent in the “hiring” of that volunteer. Homeowner association boards should be very careful in allowing vol-

unteer work on the property. Stay away from anything serious, specialized, or which could expose the volunteer or others to injury. Perhaps there are simple things homeowners can do that are not complicated or risky, but the board should be careful in such decisions. Another consideration about volunteers doing work for the HOA (if they do a bad job or even make things worse), is the HOA prepared to force them to correct their mistake? If the HOA is not prepared or willing to hold volunteers accountable to the rest of the homeowners, then avoid using volunteers. Operating an HOA involves different considerations. If one owns a home not in an HOA, separate from neighbors, then the homeowner can try to be a “do-it-yourselfer.” If such an effort results in the homeowner making their problem worse or even injuring themselves, it is their decision which results in their mishap and probably will not affect any neighbors. On the other hand, in the HOA the homeowners are interconnected — sometimes physically, but always financially and legally. The same mishap that would only affect one home in the non-HOA residence could result in damage to common area or other liability to the entire HOA; thereby harming many more than just the one involved homeowner. This is one of many aspects in which the HOA residences must be handled differently than a non-HOA residence.The interconnection between homeowners is key to many of the major benefits of common interest community living, but that interconnection requires some additional caution to protect others who may be affected by one’s actions. – Thanks for your question, Kelly

Forty percent of us think our credit score will climb if we carry a small balance (nope), and 52% don’t realize bad credit can increase the amount needed for deposits on utilities (it does!), according to a NerdWallet survey. “There are quite a few myths and misinformation about credit scores,” says Ryan Greeley, author of the “Better Credit Blog.” “This stuff isn’t taught anywhere, so it’s something you have to dig into yourself.” The worst time to find out you’ve got a going-nowhere credit score is when you’re trying to buy a home. Here are eight top credit score myths, and the reality behind them. Myth #1: Always carry a small balance on your credit card. Reality: The credit score gods want to know two main things: that you pay your bills on time, and that you don’t constantly max out the credit you have. And yes, one of the items they like to see you pay is your credit card bill — all of it. The only thing a running balance increases is the interest you owe. That’s why Erin Lowry, who writes the “Broke Millennial” blog, believes banks and credit card companies probably perpetuated this myth to boost their profits. Myth #2: It’s OK to pay credit cards a day late if you pay them off in full. Reality: “Missing a payment is the biggest way to hit your credit score,” Lowry says. “If you pay a student loan a day late, your score can go down as much as 100 points.” So much for that degree making you smarter. To maximize your score, always pay your installment loans (like car loans and mortgages) on time and in full. You know, like you’re supposed to. But also note that actual humans work for financial companies; if you need to pay late for a legit reason, call your lender — before the due date — and have a frank conversation. They’ll often help out. Myth #3: Closing old cards will erase any negative history. Reality: If it was that easy, we’d all be driving Teslas. Credit-reporting companies keep information on your file for seven years, no matter what. And actually, the longer you’ve responsibly used a particular credit card, the better effect it has on your credit score. Remember, you’re judged by how much of your credit you’re using. Closing a credit card makes that percentage change for the worse. Myth #4: If you’ve never had credit, you have a perfect credit score. Reality: There’s no reason to save your credit virginity for that special something.

If you’ve never used credit, it’s anyone’s guess how well you’ll handle it once you do. Credit reporting agencies call it a “thin file,” meaning there’s not enough information on you to create a credit score. So if you’re a newbie, get an itty-bitty card or loan, and starting fattening up that file. Myth #5: Checking your credit score frequently will hurt your score. Reality: How else are you supposed to keep track of the darn thing? It’s true that several “hard” checks by companies can ding your score a few points. Hard checks generally happen when you are actually seeking a loan or line of credit, such as a mortgage or credit card. If you check your own, it’s called a “soft” check, and it doesn’t hurt your score. So for Pete’s sake, check your score and credit report at least annually. It’s super easy these days, especially with websites like creditkarma.com, or use a banking app that lets you easily monitor your score. A sudden, unexplained dip could be a sign that identity theft or mistakes are hurting your credit (and keep hard checks to one or two a year). Myth #6: Paying off a student loan or car loan early will hurt your credit. Reality: Ah, no. Credit report companies definitely do not punish you for paying off loans early. They might even throw you a parade. (Not really. Put away your princess wave.) While responsibly paying installment loans may be good, paying off those loans is way better. Myth #7: Your age, sex, and other nonmoney issues affect your credit score. Reality: What century is it again? Federal law protects you from credit discrimination based on non-credit issues, like race, color, national origin, or sex. Sure, credit card companies or lenders can ask, but they can’t deny you credit based on your answers. Income, expenses, debts, and credit history are what matters. Myth #8: My credit score can hurt/help my chances of landing a job. Reality: Actually, this one is partially true, depending on how fancy your job is. If it requires a security clearance or using a company credit card, an employer will want to know how you use credit, or if you’re in a financial mess that may make you bribeable, Lowry says. But don’t worry, the employer will ask your permission before pulling your credit report, which is considered a soft pull and won’t hurt your score. Many of this “myths” can affect your ability to qualify for a home loan. By Katie Laughridge The only thing constant about trends is that they come and go — which is why I always say to stick to what you love regardless of what is currently “in” at the moment. That being said, who doesn’t love to be ahead of the curve when it comes to home fashion? 2022 is set to be a fun and fantastical year for returned and reimagined trends full of nostalgia and whimsy. One such trend by which I am enamored is the re-emergence of plush curves and sculptural shapes in furniture. Curvaceous furniture had its first turn in the spotlight at the same time as Fleetwood Mac and Blondie (yes, the 1970s sure had a lot to brag about). While the ‘50s and ‘60s celebrated the straight edges and modern lines of Danish and midcentury design (not quite unlike the last few years of 20th century modernism that have led us back here), the ‘70s brought with it a desire for a softer and more comfort-forward style. These shapes show a (re)turn toward a modern feminine shape in furniture, and I just can’t get enough. Plus, it reminds me of a phase in my life when I was obsessed with ‘70s design and had quite the collection of obnoxious neon inflatable furniture (sorry Mom and Dad)!

Quite unlike the blowup furniture of my middle school years, today’s curves represent luxury, comfort and relaxation — all of which I think we can, as a whole, admit to needing during these intense last few years. While this return to the round is rooted in the ‘70s, it’s not another stale reboot that will only last one season; it is a full remix that is sure to stick around. The new take on traditional curved furniture is art in its own right, as I’ve always believed furniture should be. Sloped lines, curved silhouette and plush, overfull cushions are just a few of the stunning additions to shops this year. These show-stopping pieces add a touch of glamour and elegance to any setting. And they allow you to have a bit of fun! Rounded structures play beautifully with big and bold fabrics of all kinds. Whether you are a lover of crazy colors, powerful patterns or touchable textiles, a curved silhouette can stand up to and enhance all of them and more. You will be seeing a lot of large-scale patterns and soft-to-touch velvets coming through as this trend really takes off. Curved furniture still gets along great with structured lines and geometric designs, so no need to throw out the whole room. Pairing touches of this reimagined style throughout your home is as easy as switching out a chair or adding a pouf in lieu of a stool. Rockin’ Playin’ the Blues Salvia all about bees, birds and butterflies By Norman Winter There is not a gardener I meet that doesn’t crave plants that are all about blooms, birds and butterflies. Shoot, add bees to it and you would have a surefire award winner. The Dallas Arboretum has one of the superior plant trials in the country, and they gave the award for most Pollinator Friendly Perennial to Rockin’ Playin’ the Blues salvia. I really love that award for another reason, that Proven Winners calls it an annual. Well, they are right to a point, but in zones 7b and warmer, in soil that drains well, Rockin’ Playin’ the Blues has indeed become a stalwart perennial. It is at The Garden Guy’s in zone 8a Georgia and it obviously was in Dallas.

Hummingbirds gracefully approach the blue blooms of Rockin’ Playin’ the Blues salvia Rockin’ Playin’ the Blues salvia is the quintessential cottage garden flower, combined here with Goldsturm rudbeckia, pink gaura and scaevola.

You may be thinking, “That’s fine and dandy, but what about treating it as an annual? Is it worth the effort?” It won the Top Performer Award in the prestigious Penn State Trials. So that pretty much sums it up. No matter where you live in the country, Rockin’ Playin’ the Blues salvia is outstanding and a good buy for your garden dollar. Looking at the Rockin’ series of salvia, gardeners will be quick to notice that Rockin’ Playin’ the Blues is a totally different species from the others. It is actually the selection of a chance cross, Salvia farinacea x longispicata. This compact cross gives you the best traits of both species. The S. farinacea with DNA from Texas and the S. longispicata native to Western Mexico into elevations from 1,000 to 6,500 feet. This plant will quickly become the jewel of your cottage garden. Reaching heights of 4 feet with a spread of 3 feet, these spikes or spires of blue will draw attention from your neighbors and flying visitors, too. The tall spires create excitement, reaching above the imaginary horizontal plane of the garden where the round flowers dominate. Add bees, hummingbirds and butterflies and you’ll want to get out the camera. The ideal site would be full sun, but most of you know I am sun-challenged with high shifting sun. I get good shots of sun from late morning until 3 p.m. The soil should be very well drained. Plant on raised beds or amend heavy soils with the addition of compost or hu-

mus. Remember with many plants it is not the cold that takes them out in the winter, but cold coupled with soggy conditions. Well-drained soil may encourage it to return further north than expected. While preparing the soil, incorporate two pounds of a continuous release plant food per 100 square feet of bed space. Space the plants 18 to 24 inches apart where perennial and a little closer for annual plantings. Set in the ground at the same depth they are growing in the container. Apply a good layer of mulch after planting. Heat it Up Yellow blanket flower, Luscious Marmalade lantana, Goldsturm rudbeckia, Uptick coreopsis, Color Coded Orange You Awesome echinacea and Blue Fortune agastache, are among The Garden Guy’s companion favorites. Try layering a bed with Rockin’ Playin’ the Blues salvias in the back, then Truffula Pink Gomphrena midway and Ladybird Lemonade calylophus, which is making its debut this year, in the front. The blue, hot pink and soft yellow will be stunning. Here is hoping you have a garden for the bees, birds and butterflies this year.
