8 Easy Mistakes That Homeowner Make On Their Taxes As you prepare your tax returns for 2021, be careful not to commit any of these eight common tax mistakes, especially when it comes to the property tax deduction or the mortgage interest deduction. Tax pros say these home-related tax mistakes can cost you money or draw the IRS to your doorstep. #1 Deducting the Wrong Year for Property Taxes You take a tax deduction for property tax in the year you (or the holder of your escrow account) actually paid them. Some taxing authorities work a year behind — that is, you’re not billed this year’s property taxes until next year. But that’s irrelevant to the feds. Enter on your federal forms whatever amount you actually paid in that tax year, no matter what the date is on your tax bill. Dave Hampton, CPA, a tax manager with HG CPA, LLC, in Cincinnati, has seen homeowners confuse payments for different years and claim the incorrect amount. Tip: Taking this deduction requires that you itemize.

#2 Confusing Escrow Amount for Actual Taxes Paid Here’s another property tax issue that results in common tax mistakes. If your lender escrows funds to pay your property taxes, don’t just deduct the amount escrowed. The regular amount you pay into your escrow account each month to cover property taxes is probably a little more or a little less than your actual property tax bill. Your lender will adjust the amount every year or so to realign the two. For example, your tax bill might be $1,200, but your lender may have collected $1,100 or $1,300 in escrow over the year. Deduct only $1,200 or the actual amount of property taxes paid that is noted on the Form 1098 that your lender sends. If you don’t receive Form 1098, contact the agency that collects property tax to find out how much you paid. #3 Deducting Points Paid to Refinance In many cases, you can deduct in full the points you paid your lender to secure your mortgage for the year you bought your home, if you itemize. However, if you pay points in connection with a refinance, you must deduct the points over the life of your new loan. For example, if you paid $2,000 in points to refinance into a 15-year mortgage, your tax deduction is $2,000 divided by 15 years, or $133 per year. #4 Misjudging the Home Office Tax Deduction There are two ways to calculate the home office deduction. One is more complicated, has to be partially recaptured if you turn a profit when you sell your home, and can pique the IRS’s interest in your return. But it also can give you a larger deduction than the simpler method. If you don’t care to claim actual costs, which

you do under the more complicated method, you can use the simplified home office deduction. If you’re eligible, you can deduct $5 per square foot up to 300 feet of office space, or up to $1,500 per year. #5 Failing to Repay the First-Time Homebuyer Tax Credit If you used the original homebuyer tax credit in 2008, you must repay 1/15th of the credit over 15 years. If you used the tax credit in 2009 or 2010 and then within 36 months you sold your house or stopped using it as your primary residence, you also have to pay back the credit. #6 Failing to Track Home-Related Expenses Common tax mistakes are often of omission: not keeping records. If the IRS comes a-knockin’, don’t be scrambling to compile your records. File or scan and store home office and home improvement expense receipts and other homerelated documents as you go. #7 Forgetting to Keep Track of Capital Gains If you sold your main home last year, don’t forget to report capital gains on any profit above the excluded amounts. You can typically exclude up to $250,000 of any profits from your income (or up to $500,000 if you’re married filing jointly). So, if the cost basis for your home is $100,000 (what you paid for it plus any improvements) and you sold it for $400,000, your capital gain is $300,000. If you’re single, you owe taxes on $50,000 of gains. However, there are minimum time limits for holding property to take advantage of the exclusions, and other details. Consult IRS Publication 523. And some higher-income earners could get hit with an additional tax if the gain exceeds the exclusion. #8 Claiming Too Much for the Mortgage Interest Deduction If you’re eligible to itemize, the MID loan limit is $750,000. Before Dec. 16, 2017, the limit was $1 million. Make sure your loan is grandfathered before claiming the old limit. Interest paid on home equity loans and second mortgages is deductible, but only if the proceeds of such loans were used to substantially improve the home that secures the loan. You can’t deduct interest on home equity loans that were used for things like student loans or cars. And the amount of all mortgage loans (first, second, home equity, and loans for a second home) can’t exceed the $750,000 or $1 million limits. Leaking Toilet on New Tile Floor Question: My wife and I purchased a beautiful home on the upper Westside four years ago that was extensively remodeled by the previous owner, including a new terra cotta tile floor in the front door entry area extending into a powder room. About a month ago we started to notice a wet musty smell in the powder room, so I crawled under the house to take a look, and the wood under and all around the toilet is soaking wet. What should we do to correct this problem? Your HandYMan: Unfortunately, the scenario that you are describing where a new tile floor is laid in a bathroom, the toilet is not seated properly and water damage to the sub floor occurs is fairly common. Terra cotta tiles tend to be thicker than typical glazed tiles and this extra floor height probably contributed to the leak at the toilet base and the subsequent water damage to the subfloor and floor joists. This leak has likely been going on for some time; possibly since before you purchased the home and the water damaged wood in your floor needs to be replaced. Removing the water damaged wood and rebuilding the floor around the toilet require that the terra cotta tiles in the area of the toilet will need to be removed, and it is likely that many or all of the tiles will chip or break on the way out. Hopefully the tile setter saved extra tiles that were left at the house by the seller, or you will need to visit the local tile shops to try to find acceptable replacement tiles. The technique for water sealing a toilet to a floor is very simply accomplished by setting a wax ring on top of the metal toilet flange that is attached to the top of the drain line in the floor, setting the toilet on top of the wax ring, and then compressing the toilet onto the wax ring and the flange by tightening the two metal bolts that are seated in the metal flange. If correctly installed,

the toilet flange will sit firmly on top of the finished floor surface and the wax ring creates a watertight seal between the pipe flange and the porcelain underside of the toilet. If a new tile floor is laid in the bathroom and the toilet flange is left at its original elevation, then depending on the thickness of the new tiles, the wax ring may not be thick enough to create a proper water seal. Sometimes a plumber will place a second wax ring on top of the first wax ring giving adequate height to make the seal. The best solution however is to make a visit to the local plumbing supply store and purchase a toilet flange extension kit that will provide a new flange surface at the finished height of the new floor, which when installed will solve the problem. Possibly your powder room toilet was reset by either the tile contractor or the homeowner after the floor was completed and it would have been best to have had a plumber hired for this final part of the project. There is no substitute for experience and an experienced plumber would have seated the toilet correctly. If the toilet is reset properly but the issue of the water damaged subfloor is not addressed, then the wood will continue to be comprised by dry rot, the damage to the subfloor will become more extensive and the eventual repair cost will be greater. It couldn’t hurt to call your homeowner’s insurance agent but usually this type of long-term leak is not covered. If the realtor who represented you in the purchase provided you with a home buyer’s insurance policy, it may be too late for this type of coverage, but it may be worth a call also. At this point I would suggest immediately removing the toilet, running a floor fan in the bathroom to try to dry the subfloor out a little, start shopping for tile, and hire an experienced local contractor to tear out and rebuild the floor and to correctly set the toilet.

Standby generators don’t just stand by till you need them By Ed Del Grand Question:

Ed: I’ve read your past columns on standby home generators and have a question about winter startup concerns. Since they are permanently installed outside a home, are they just sitting there in the cold till you need them to start up? – Mike

Answer:

Standby generators are a great choice for home backup power. Most residential standby generators run on natural gas or propane, and they are professionally wired into a home’s electrical system. Standby generator systems include a special transfer switch that automatically turns the generator on and off in the event of a power outage. But like any piece of equipment, you do have to maintain them on a regular basis. Your dealer/installer can set you up with a service schedule to best fit your needs, especially if you live in a colder climate. Because they operate automatically, standby generators perform a weekly exercise to run the generator for about a half-hour. This way, no matter what season it is, your generator should be ready to go. Bottom line: Weekly exercise can help keep a standby generator in tip-top shape.

Most residential standby generators run on natural gas or propane, and they are professionally wired into a home’s electrical system.

With blocked-off rooms, tools and materials taking up space, and pros coming and going, your once-peaceful home can feel like a, well, construction zone. But thankfully, you can keep your household humming and everyone happy with a plan, an organized process, and careful preparation. Follow these steps to make the remodeling experience smoother and less stressful.

Keep it clean Before the project begins, align with your pro on how you’ll work together to keep your home as clean and organized as possible, and be sure to include it in your contract. As the homeowner, you can take fundamental steps like putting down plastic sheeting and covering furniture to make cleanup easier. You and your contractor should also determine who’s responsible for cleanup at the end of the project.

Keep communication strategic On the same note, it’s good to communicate, but respect the chain of command and don’t micromanage. A friendly wave, quick chat or — bonus — a box of fresh donuts is great, but don’t distract the crew to the point that you delay the process. If you have concerns about the work, route them through the person in charge, who can disseminate them to everyone who needs to know.

Be accommodating Help keep the project running smoothly by creating an optimal environment in partnership with the lead contractor. Keep the pros working in your home all day comfortable with a plan for lunch breaks, water and restrooms. If possible, create a dedicated staging area in your home for your contractors to store tools and materials so they can grab them and hit the ground running each morning.

Make a plan for your everyday needs If your renovation job will put key rooms out of commission, plan how you’re going to adjust. If you’re temporarily going from two bathrooms down to one, prepare for some traffic management. And if your kitchen will be unavailable while work is underway, create low-effort meals ahead of time (or use it as the perfect excuse to order take-out for the duration of the job — no judgment here).

Consider hiring a professional cleaner A general contractor often handles the major cleanup after a renovation, but they usually don’t perform a final deep-clean. You can hire a cleaning professional to complete a thorough post-construction cleaning on your home once work is complete and make it feel like the brand-new space it is. Post-construction cleanup generally costs between 10 and 50 cents per square foot, and the average job tends to cost about $450.
