Six Common Mistakes to Avoid When Upsizing Your Home
Las Aletas Auxiliary Donates $5,000 to Goleta Library
Allison Gray on the left (Director of Goleta Library), Alyson Spann on right (Operation Bookshelf Chair for Las Aletas) They are called “Las Aletas,” which is Spanish for “The Little Wings.” And the wings these women sport are the angel variety as they fly low under the radar creating miracles in our community. A quiet, but mighty auxiliary of the Assistance League of Santa Barbara, Las Aletas was formed in 1964. Initially, they were the daughters of Assistance League members. Today, 46 active members volunteer their time and talents to support four philanthropic programs. Operation Bookshelf provides home bound individuals with reading and audio material. Las Aletas volunteers select library books based on the clients’ interests and deliver them to their homes monthly. Since 1976, Las Aletas Auxiliary women have brought literature and company to those who would otherwise be lonely. At our recent meeting, a check for $5,000 was presented to Allison Gray, director of the Goleta Library. Allison shared her appreciation with our group. “Thank you so much for your generous gift again this year. We are so happy to provide large print and audio books for your Operation Bookshelf program and our community at large.” Each year, Las Aletas has donated $5,000 to the Goleta Library for the purchase of large-print and audio books which are frequently requested by our seniors. Las Aletas Auxiliary is not a static group, but one full of energetic women who are willing to volunteer their time to meet the needs of their less fortunate community members. Their motto is “All for Service and Service for All.” Along with its auxiliaries, Las Aletas and Assisteens, the Assistance League of Santa Barbara’s 350 members volunteer over 50,000 hours a year to improve the lives of residents in our community. Las Aletas members work in the Assistance League Thrift Shop, located at 1259 Veronica Springs Road, which is the major source of funding for these programs.

A lot of people these days are downsizing their homes. This is because a large number of ‘Baby Boomers’ are retiring, their kids are all moved out, and they don’t want the hassle of upkeep on a large home. However, what if you are a young couple adding a child, or two, to your family and your current home is simply not big enough. Or you are adding a home office (very popular these days) or want a home gym. Here are six common mistakes to avoid when thinking of buying a larger home. Mistake No. 1: Rushing to buy a bigger home. You can’t stop fantasizing about bigger spaces, but take a break for a reality check. You don’t want to ditch your current dwelling without understanding the market and thinking things through. Although the frenzy of the current real estate market creates motivation to move as quickly as possible, it is important to be diligent and thoughtful in your decision process. Make sure you understand the market, comparable sales, and value of the house you may bid on. Your local REALTOR® can assist with an analysis of sold properties and competing inventory. And in the rush, don’t get suckered into paying for any conveniences you don’t need, such as expediting certain services. A lot of times, when you want service to your old home or upsized home, you are paying more for speed. Instead, allow yourself time to get those things done. Mistake No. 2: Miscalculating your space needs. It’s important to be realistic about how much space you actually need. Assess your space in your current home, and what’s missing or necessary to improve upon it. It may turn out that the floor plan or your furniture layout is the problem, and not a lack of space. By the same token, make sure that space in a new home is laid out for maximum usability. And once you move into that bigger space, live in it for a while, without buying extra furniture, to assess what pieces you really need. Furniture needs space to be used effectively, so you can move between pieces without squeezing through. Also, plan your home for everyday use, not for special occasions. People have a habit of buying too many chairs and larger-than-needed sofas for company. But you can always use foldable chairs for that. Mistake No. 3: Ignoring long-term factors. When making any major purchase, try to picture how your life might change in coming years. Buying a new home that won’t potentially fit your needs

in the future will only lead to another purchase and move that could be avoided with proper forward thinking. Make sure to have a realistic projection of how long you plan to stay in the new home, how your family’s needs might change in that time, and whether the home would continue to meet your requirements. Another thing homeowners often forget is that upsizing brings extra costs that can snowball over time—bigger homes cost more to maintain. Mistake No. 4: Disregarding financing. Make sure to do your homework on financing, and don’t go in blind when trying to buy a bigger (read: more expensive) home. Without accurate information regarding what you are qualified for, you’ll be wasting time. This is why it is critical that you find a mortgage expert to help guide you through this process. Again, rely on your local trusted REALTOR® to introduce you to a local lender that will help you every step of the way. Bigger homes mean larger property taxes, larger mortgage, and larger homeowner insurance. Only upsize your home if you have the budget, realistically, for it. Mistake No. 5: Neglecting your current home. Don’t let maintenance of your current home fall by the wayside in your rush to upsize. Keeping up the maintenance of your home, and if something breaks, to fix it before you move out. In order to capture your current home’s peak value, you want to keep it in top condition. Investing in routine and proactive maintenance of your current property is necessary to provide more value to you when it’s time to sell. Mistake No. 6: Spending too much on items for the new home. Upsizing to a new home doesn’t give you carte blanche to go crazy and overspend. People have an initial ‘hotel’ experience with their new home, where they leave all their lights on, and just really change their living at home habits and become more wasteful. Hold off on buying all new stuff. Instead, replace items when they break or are no longer usable. The bottom line is smart about all of this, take your time, and work with your local trusted REALTOR® and rely on him/her to guide you through this very exciting and important process. Recess-mount vs surface-mount This is the first choice to make. It’s a good idea to consult your contractor to see if your medicine cabinet should be installed into the wall or on the surface of the wall.

Seeing Green
Greens are having a big year in 2022 from avocado to emerald and sage.

Every year Pantone picks a color of the year for us all to enjoy. However, while I love periwinkle, this year is going to be all about green (for me, at least). I have been a big fan of green for years (and really, my whole life), but I am turning up the volume on my obsession. Greens are having a big year in 2022, from avocado to emerald and sage — and I love them all. Green is a wonderful year-round color that symbolizes rebirth, growth and life in general. While some people try to turn it into a negative hue of jealousy, I have always found it to be a relaxing color both in nature and in home decor. Using green in your home is a fantastic way to add an earthy and established essence to your spaces. One of the best qualities of the color green is its versatility. So many shades of green work wonderfully in a home. For spaces with an earthy color palette of neutrals and browns, I tend to gravitate toward greens with the same undertones like sage and forest. If your home features bolder colors of navy or deep reds, a great pairing is jewel-toned greens like emerald and jade.

Not only do these smaller scale furniture pieces provide functionality, in many cases they can be the best fit and furniture solution in size and scale. 1. Do consider ottomans in entry areas. They can serve as an alternative to a case good such as a console while still helping to convey a point of entry. 2. April 3rd was the day the ruby-throated hummingbirds returned to my house. Oddly, it was a feast of the Calibrachoas Superbells. This story, however, starts the first week of October, which is when I planted them.
These Superbells Pomegranate Punch were also planted in October and photographed two days after being exposed to 21 degrees.

I would never say that the state should stay out of HOA business completely. I think most of the provisions of the Davis-Stirling Act are to the benefit of HOA homeowners, giving us protections against bad HOA government that is lacking in many other states. But at the same time, it seems to me that sometimes the state goes too far in trying to override HOA governance, such as the subject of rental restrictions. I am wondering if there are any organizations out there that, in your opinion, seek to promote a good balance between state laws that protect the integrity of HOAs and protect the individual homeowner rights within them, while fighting back against state overreach. If there are any such organizations that you believe are on the “right track“ in this regard, perhaps you could share the names and contact info with your readers who might want to reach out to them. – Thanks for any info you can share, M.M. Dear M.M.: California has at least four organizations involved in one way or another in HOA legislation. The largest is the California Association of Realtors® (CAR), which has a “Homeownership Housing” committee that over the years has sponsored legislation regarding HOAs. CAR is responsible for almost all of the legislation over the past fifteen years regarding reserves and transfer document costs disclosures. However, CAR’s primary stated purpose is to advance the cause of real estate professionals, and it is not officially dedicated to advancing HOA issues. To be a voting member, one must be a licensed real estate professional (“Realtor®). Its web page iswww.car.org.
A large organization involved in HOA issues is the Community Associations Institute (CAI), which consists of 62 Chapters in the USA, Canada, South Africa, and the United Arab Emirates, 8 of which are in California. CAI has a membership of over 43,000 homeowners, service providers, and professional managers. In California, CAI’s 8 Chapters allied with a separate lobbying entity called the California Legislative Action Committee of CAI, which regularly sponsors and opposes legislation concerning HOAs in California. Issues at the federal level are handled by CAI’s headquarters and its Government and Political Affairs Committee. Homeowners, managers, and service providers may be members of CAI. Another organization in California, consisting of professional managers and service providers, is the California Association of Community Managers (CACM). CACM was created by a group of veteran managers in 1991, and primarily educates and credentials HOA managers. It also has a Political Action Committee and advocates in Sacramento regarding HOA legislation. One must be a practicing professional HOA manager or service provider to be a member. The Executive Council of Homeowners (ECHO) was created by five homeowners and some service providers in 1972 and now has 1,500 HOA members and 250 service provider members. The organization, as the name implies, focuses on HOA volunteers, and, like the other organizations, provides legislative advocacy on issues concerning California common interest developments. CALIBRACHOA SUPERBELLS Continued from page 12
I’ve been touting this for zone 8 and warmer for a couple of years. To be honest, after what I have seen, I would definitely try them in zone 7, too. The problem, however, lies in the producer, the garden center and then in a large part, you, the gardener. In other words, are you a believer? I plant in October for Supertunia petunias too, but for the sake of this column I am sticking with Calibrachoas Superbells. My first butterfly sighting of 2022 was Jan. 9, a large pristine cloudless sulphur on Superbells Grape Punch. The winter turned pretty cold for a few weeks, a few 23-degree mornings and a boatload of days in the mid- and upper 20s. Then we entered a really warm period, kicking everything into a state of growth and blooms. Spring had sprung, so to speak, and we found ourselves with blooming azaleas, loropetalums, flowering quince and camellias. The long-range forecast was looking favorable and then suddenly, well, you can guess. The forecast seemed to drop on a daily basis, predicting really cold temperatures in the low 20s for the morning of March 13 and a freeze on March 14. I was speaking at the Dirt Friends Festival in El Dorado, Arkansas, that weekend and was helpless to try and protect. I did enjoy their episode of winter, acting like a kid, taking pictures and videos of the snowstorm in their arts district. It was beautiful. I was expecting the worst when I returned home, and sure enough, the azalea blossoms were toast. When I looked in the backyard, The Garden Guy’s paradise, the Superbells and Superbena verbenas were still blooming profusely. The Supertunias, which had been budding up, suffered no damage either. So, this brings me to now. The three ruby-hum-
mingbirds I had today flew back and forth feasting on Superbells Pomegranate Punch, Grape Punch, Dreamsicle, and Yellow. These flowers are so extraordinarily colorful, and they bring joy. But add hummingbirds and swallowtails, and you may start to do the garden happy dance (or in my case I grab the camera). Superbells will get about 12 inches tall with a 24-inch spread and packed with an extra-long season of enormous blooming potential. While I have had good luck growing them in raised beds rich in organic matter, their best performance will always be in containers with good sunlight. These that survived my cold winter were all in containers. Be creative designing your mixed containers, whether they be baskets, window boxes, bowls, urns or extravagant clay pots like olive jars. This is also the time to use the best potting soil, nothing heavy with clay soil from the garden. Since the Calibrachoas Superbells are such prolific bloomers, they are counting on us as gardeners to keep them fed. During the warm growing season, most of us water on a daily regimen, which will leach out the nutrients. You can use controlledrelease granules per your formula recommendation, but don’t be afraid to use a diluted water-soluble fertilizer at least once a week like most of the commercial landscapers. There are now 38 choices of Superbells for you to choose from. Even though my October-planted Superbells are in full bloom, I am looking for some I have never grown, like Black Currant Punch and Superbells Prism Pink Lemonade. I urge you to go to the Proven Winners website and see which colors, patterns and even doubles might appeal to you. Get yours planted soon for the long growing season ahead.
