#1 Organize Your Kids’ Bedroom Closets and Drawers Help your kids get dressed in the morn ing by organizing their clothes. Arrange the clothes in see-through bins and on hangers so they can find what they want to wear and get dressed in a hurry. That way, your child won’t waste valuable time rummaging around for matching socks or their favorite shirt.

#2 Add Places to Store Books

A few back-to-school hiccups are probably inevitable. But with some simple hacks for an organized home, the transition can be a whole lot easier.

Pro tip: Label the drawers, bins, and closet organizers with the type of cloth ing that goes in them. If your child knows which drawer is for socks and which bin is for T-shirts, they can stash their clothes in the right places so an organized closet will stay that way.

Most homes will have a circuit breaker box located on an outside wall where the power wires from the telephone pole connect to the house, and sometimes an additional smaller circuit breaker box or sub panel will be located on a wall inside a closet or in the garage. The circuit breaker box should always be approached with caution and should not be opened when standing out in the rain or with wet hands. Usually, you can easily see which circuit breaker has “tripped” or turned off by just looking at the position of the switches. However, the circuit breaker needs to be aggres sively pushed back into the ON posi tion to reset its internal mechanism. Just turning it back on like you would a wall switch in your home usually is not going to reset the breaker. If the power still does not come back on af ter resetting all the breakers, or you have any concerns about safely access ing the circuit breaker box, then it is time to call an electrician.

It’s a given. When your kids go back to school, your schedule and family life get more hectic. But you can prep for the school year crush by fine-tuning how you organize your home, including storage and space use. Here are some ingenious but simple storage hacks for getting an organized home that will make going back to school easier.

Pro tip: Put baskets or bins on the floor or on low shelves by the entrance to catch the socks, toys, papers, and other paraphernalia that doesn’t make it onto a hanger or into a cubby.

Your HandYman: It sounds like your circuit breaker correctly did one of the jobs that it is designed to do, which is to pro tect your home’s wiring from getting overheated when your appliances are demanding more electricity than the wiring can safely provide. Modern conveniences that use heating ele ments like space heaters, hair dryers, toasters and coffee makers use rela tively large amounts of electrical watt age to convert electricity to heat and without the protection of a circuit breaker, the electrical wires in your walls could get dangerously hot trying to supply all the needed power when multiple appliances are in use.

Make sure your child has a place to store textbooks, library books, and their own books. Install shelves that are low enough for them to reach. If they already have shelves in their rooms, organize them just like you did their closet so they can find the books they need, fast. You don’t want them to miss the bus because they’re looking for their math book. Pro tip: Put library books in a separate bin on a low shelf so your child remembers to return them on time.

That’s a fancy way of saying you need a space where you can coordinate class and work schedules, homework assignments, school activities, and reading lists. The center can be as simple as a calendar and whiteboard on a kitchen wall. Or you can make it more functional by adding hang ing bins for folders, a message board, or a small table or desk where you can put an inbox, a bill holder, and a supply of enve lopes and pens.

Question: We live on the Mesa and our wood fence is as old as the house and is pre cariously leaning downhill towards our neighbor’s home. The fence is built on the top of a small cement block retaining wall in our neighbor’s yard, and it is also in bad condition and should be rebuilt. The problem is that our neighbor is not interested in replacing either the retaining wall or fence even if we pay the entire bill. In the meantime, my husband and I are worried that our fence is going to completely fall down and then we will have no privacy at all in our backyard. Any suggestions? Your HandYman: You have probably heard the ad age that “Good Fences Make Good Neighbors”. Being on a friendly ba sis with your neighbors is important but having the private use of your backyard is just as important. Many of the homes on the Mesa were built in the 1960’s and 50 years is a long time for your wood fence to survive the effects of weather, termites and dry rot, and it’s probably past due for replacement. However, if the fence is supported by a crumbling retain ing wall that your neighbor will not allow you to rebuild, then it makes no sense to spend the money to build a new fence that may collapse when the retaining wall finally gives way. It sounds like the only realistic option is to install several metal support posts on your side of the fence that are set in concrete and then attach them to the fence with metal deck screws. This should support the old fence for at least a few more years or maybe even more. The expense of installing or maintaining a fence that sits on a property line is usually shared by both neighbors but often one party either can’t afford the expense or just doesn’t want to cooperate. Hopefully, your neighbor will come around sometime in the near future, be more coopera tive, and maybe even agree to share the expense of both a new retaining wall and a new fence.

#7 Set Up a Back-to-School Breakfast Station Feeding children as they rush out the door to school is tough. Make it simpler by setting up a spot in the kitchen with easy-to-prepare food so your kids can eat on the run. Put out airtight containers of cereal, bowls, packets of instant oatmeal, and fruit in a basket. Make sure milk, yo gurt, and other healthy breakfast foods are in easy reach in the fridge.

#6 Get the Kids’ Bathrooms in Order Make it easier for your kids to get out the door in the morning by arranging their bathroom for maximum efficiency. Sort their bathroom essentials by catego ry — toothbrushes, hairbrushes, towels, shampoos, and soaps. Organize them in cabinets, drawers, or bins. You want to make items easy to find so your kids can brush their teeth and hair and wash their face fast.

How to Get Your House Ready for Back to School

Question: Last night I had way too many electrical things turned on in the bathroom and then the power went out for all the plugs and lights in the bathroom and in a bedroom also. I should have known better, but it was cold and I had the bathroom fan on that has a built in heater, all the lights on, an electric space heater in the bed room running and then I made the mistake of turning on my hair dryer. I tried turning all the circuit breakers off and then back on but no power still. What can I do?

#4 Set Up an Organized Drop Zone in Your Entryway You know the drill. Your kids come home from school and throw everything from backpacks to sneakers on the floor when they step in the door. To keep your entryway from looking like a tornado went through, turn it into an organized drop zone. Create storage space for backpacks, shoes, sports equipment, hats, coats, and other gear. Put up cubbies for shoes, shelves for books, and hooks for jackets, backpacks, and tote bags. You’ll declutter the space and ramp up efficiency.

Now, if upon reading “brown is back” your mind flashes through images of bell-bottomed polyester suits, fringe-trimmed suede vests and corduroy everything, you’re not alone. Here are a few ways you can, whether you’re all in or just want to dip a toe into the trend. Wood furniture What would a column celebrating brown be without a nod to wood furniture? Whether you prefer it bleached or stained (or anything in be tween), wood furniture is a perfect way to work brown into a space without going overboard. Suitable for nearly any type of space, you are sure to find a wooden wonder that works for you in both form and function. Leather Cigar, saddle, cognac — you cannot go wrong with gorgeous brown leathers. While you can get treated leathers in a plethora of colors in this day and age, there is something timeless about the classics that is hard to beat. Invest in a leather sofa or chair if you love the look and feel, or use it for welt or cording if you want just a touch. Not ready to commit? Pick out some leather ac cessories instead that can come and go with the seasons. Textiles You can find a range of browns in textiles per fect for pillows, bedding and upholstery. Whether you want a little (a branch with a bird perched on top) or a lot (a rich brown background velvet), you’re sure to find the right one for your space. Apply it to a pillow, windows, a well-loved chair in need of a refresh — I could go on. Accessories The spots where brown pops up are plentiful, and it is often in subtle ways: the frame around a piece of art, painted onto a lamp, the charger of a tabletop display. Incorporate different textures for a layered look or pop a strategic piece in just the right spot to make a statement. You can play with as much or as little as you like. We love to explore color and we have yet to meet one we didn’t like (colors are like carbo hydrates in that way, I suppose), and beautiful brown is certainly no exception. We’ve had fun celebrating this color in ways that even those of us who don’t appreciate ‘70s garb can enjoy.

HOA Homefront RULES part 2

Opposition? If at the board meet ing to adopt a rule change, a significant number of members in open forum op pose the rule, consider restarting the process and revisiting the idea in light of memberSuccessfulinput.communities adopt and consistently enforce necessary, clear, and reasonable rules.

Topics in meeting rules could include: Who can attend board meetings? Un der the Open Meeting Act, only mem bers have the right to attendopen meet ings - but what about tenants, non-owner spouses, attorneys, owners’ children, or service providers? The rulescan reaffirm that only members can attend, or could state if anyone else can attend. What is the order of business the HOA board usually follows? A model agenda can be included in the rules to inform HOA members about the order in which things happen in board meetings. How is open forum handled? Is it at the beginning or the end of meetings? Can the board vote to have a special open forum on a limited issue during the meet ing? What is the time limit on owner remarks? Reasonable guidelines on open forum will be helpful. What behavior is not permitted in board meetings? Rules should contain clear boundaries of behavior - bounda ries which no reasonable person would dispute. Meeting rules should spell out what is not allowed and thereby pro mote reasonable behavior during board meetings.Ifsomeone disrupts the meeting, what does the board do? There is noth ing more unfair to the board and the at tending owners than when one or more owners hijack a meeting with obstreper ous behavior. I have attended meetings in which the goal of the disruptors was clearly to try to force the board to ad journ and prevent the board from decid ing certain issues on the agenda. This is reprehensible behavior which should not be condoned. Rules should include an escalation of response to disruption. The escalation should start with a warning from the chair, followed by a motion of the board of censure (asking the owner to quiet down), followed by a motion to eject the offending owner from the meet ing. It is not fair to anyone to allow bul lies to stymie the board from handling the association’s business. If the homeowner is called to a hear ing, what will happen? So often I attend disciplinary hearings or reimbursement hearings in which the HOA member called to the hearing is simply lost, not knowing what is expected from them or how to proceed. Meeting rules can ex plain how disciplinary and common area damage reimbursement hearings are con ducted. This would help inform mem bers how to prepare,resulting in better and fairer hearings. What happens in closed sessions, which homeowners often see as mysteri ous? Why not include in the rules an ex planation of what the law allows boards to address in closed sessions – and such rules may remind the board as well. Meeting conduct rules can be a very positive statement about what a com munity values. Take some time, consult association legal counsel, and create and adopt some clear and reasonable associa tion meeting rules. Establish Standards for HOA Meetings With Meeting Rules

Some broad terms are acceptable. It is unnecessary to try to define every pos sible issue or manner of non-neighborly behavior. It’s OK for rules to use words such as “reasonable” and “nuisance.” Legal review. Before announcing a proposed rule change to the members, send it to the association attorney for a brief review. Attorneys are trained to draft and edit documents and may spot legal problems with a proposed rule. Check the other governing docu ments. Make sure the rules are con sistent with the CC&Rs and bylaws. Per Civil Code Section 4205, rules may not contradict the bylaws and CC&Rs. However, if something in the CC&Rs or bylaws violates current law, the rules can still follow the law. Ready to enforce? When considering a proposed new rule, confirm it is some thing the board is able and willing to en force. It is better not to have a rule than to have one which is not enforced.

Along with the property’s overall con dition, another positive initial impression upon new members can be board meet ings which are effective, positive, and or derly. However, how does a new owner or director learn how board meetings are to be conducted? The law does not re quire associations to have meeting rules, but such rules can be extremely helpful in guiding attendees and directors. Much of the rules may be derived from statutes (Open Meeting Act, Civil Code 49004955) but good meeting rules can add further important guidance.

One important board responsibility is to adopt and enforce community rules. Developers provide CC&Rs and Bylaws (usually fairly boilerplate) when creating HOAs but do not typically create operat ing rules. So, it is up to volunteer boards to create necessary and reasonable rules for their communities. Rules can cover many important top ics, including usage of parking, pool, gym, or community room, or architec tural and landscaping standards. Rules should be tailored to the needs of the community, but there are five topics that (per Civil Code) must be covered. These required rules must address: internal dis pute resolution, elections, delinquency enforcement, architectural modification application processing, and a schedule of fines. [Discussed in last week’s column]. Rules must be written, per Civil Code Section 4350(a). From time-to-time asso ciations will describe to me “house rules” but have nothing documenting the house rule. Unwritten rules are traditions, not “rules,” and are unenforceable. Also, rules must be adopted using the process in Civil Code 4360. Keep the rules simple. Draft rules in straight forward language. Rules should be clear and concise. Avoid overly com plex rules, because most likely the man ager, board, and homeowners alike will not remember all the technicalities in a complicated ruleset. Stay positive. Consider starting each rule section with a positive introductory statement. Beginning a section of rules with a short explanation about the pur pose of the rules makes a more positive statement to the community, and hope fully increases community compliance and cooperation. People object to being told “because I said so,” regardless of age, and explaining the importance of the rules shows respect. No kid rules. Avoid separate rules for children. Rules singlingthem out for different treatment violate Fair Hous ing laws, except in senior communities. Someday perhaps, the law will allow rea sonable safety standards for children; but presently, it does not. So, for example, do not ban children skateboarding in hall ways — instead ban all skateboarding in hallways.

Lucky for us, we have several options, all trees: wild cherry (Prunus), tulip poplar (Lirioden dron), sweetbay (Magnolia), birch (Betula), ash (Fraxinus), cottonwood (Pop ulus), willow (Salix), mountain ash (Sorbus) and basswood (Tilia). The forest is extremely important. The chrysalids even over winter in the forest.

A wingspan that can exceed 5 inches makes the eastern tiger swallowtail one of the most loved butterflies in the United States. It has a huge range, from Texas north to Canada and all states eastward. When the eastern tigers show up in the landscape, the cameras start clicking. It is indeed a cause for celebration.Theyhave two broods in the North and three in the South, with some of the heaviest populations occurring simultaneously with the hottest days of the summer, yes, the dog days, which officially this year were July 3 through Aug. 11. You see, the real dog days are tied to an astrological event.

The Eastern Tiger Swallowtail is one of our largest butterflies and is the State Butterfly of Delaware, Virginia, North Carolina, South Carolina and Georgia. Miss Molly butterfly bush is not only certified non-invasive but has beautiful orchid-colored blossoms and a perfect 6-foot habit. It is magical when it comes to attracting butterflies.

a little like vagabonds, here today and gone tomorrow with their migratory habit. If the eastern tiger swallowtails fail to show, on the other hand, the heart starts to palpitate, and the summer landscape seems as though it has had a pall cast over it.

So, the forest is doing its part; what can we do to provide nectar with the hopes of keeping eastern tiger swallowtails around during the torrid days of summer? Their average lifespan is about two weeks, and the swallowtail ap preciates your efforts to grow flowers. At The Garden Guy’s house we have had some clear eastern tiger swallowtail champion flowers that have come to the front the past few years. These flowers

can take anything the summer can dish out and bring in the swallowtails as if there was a neon sign flashing “Eastern Tiger Swallowtails Eat Free.”

The last I want to mention is the Rockin Blue Suede Shoes salvia. We call this a two-fer, a champion with both hummingbirds and swallowtails. This one has won awards across the country and has been a reliable perennial for The Garden Guy in zone 8a Georgia. Let’s unite in celebration for the tiger days of summer. We can all grow these tough nectar-producing flowers and celebrate the graceful flight of one of our most beautiful butterflies, the eastern tiger swallowtail (Papilio glaucus). If you live west of Texas, you have western tiger swallowtails (Papilio rutulus) and two-tailed swallowtails (Papilio multicaudata), so join the celebration.

The Augusta Lavender heliotrope made its debut this spring. In addition to fragrance and rare blue flowers with yellow centers it is also loved by the Eastern Tiger Swallowtail. The WhiteoutSuperbenaverbena is the best white verbena available. It has been a reliable perennial for The Garden Guy and here is in an August bouquet to the delight of this Eastern Tiger Swallowtail.
