And of course, once you’ve installed the audio-visual sys tem, you can focus on luxuries like theater-style seating and recliners. Talk to a furniture pro to find out your options. The total theater experience at home costs an average of $17,000.

When you think about hiring an electrician, you’re prob ably thinking about maintenance or basic jobs, like install ing a ceiling fan or fixing a busted circuit breaker. But many high-end jobs requiring an electrician can seriously boost your comfort and enjoyment of your home. Here are four simple paths to better living through electricity:
Smart home technology lets you use your voice or tap your phone to activate your home’s essential systems, such as lights, HVAC and televisions. But smart home systems get, well, smarter with every passing year and continue to integrate more and more functions. Even your shades can be pulled up automatically, and apps allow you to monitor energy consumption in real time to increase efficiency. “Be fore long, smart homes will be able to encompass virtually every aspect of our lives,” says Angi Interior Home Expert Rachel Zepernick. “They can save time and increase effi ciency in ways you might not have even thought of yet.”
Talk to an electrician specializing in home automation to find your options. Installation labor cost on home automa tion averages $800.
“The sky’s the limit when you install a home theater,” Zepernick says. “You can install something small for your family or really splurge on a larger setup suitable for enter taining. Look for an electrician specializing in this kind of work so that they can handle the specific details.”
1. Install home automation
Are you a movie buff, or just love the idea of bingeing
your favorite Netflix series on the big screen? That 70-inch television is a great start, but to re-create the entire movie theater experience, hire a pro to install a booming surroundsound system with hidden wires that makes you feel like you’re right in the middle of the action. The electrical labor for this task will cost between $200 and $800.
Your circuit breaker provides protection for your house against most surges. However, a serious burst of energy — such as a lightning strike on your home — can over whelm the panel and devastate your wiring and appliances, causing thousands of dollars (or more) in damage. A surge protection power strip offers a bit more protection, but not much. For the best shield against fried electronics, consid er a whole-house surge protector on your electrical panel. They cost around $300 to install but provide peace of mind against major power spikes.
3. Generate your own power

2. Wire a home theater
“If you’re thinking of installing renewable energy, you’re leaving money on the table if you wait until after 2023 to do it,” says Angi Exterior Home Expert Scott Reid. “State and local tax credits are also available, so talk to a tax pro to find out what’s available to you.”
4. Upgrade surge protection
A home theater is one of the most elaborate entertainment upgrades you can install, but it pays off in luxury.
tween $18,000 and $34,000 in most cases. However, resi dential renewable energy can also claim a generous tax credit if you hurry. Systems installed in 2022 can receive a 26% tax credit, which drops to 22% in 2023. This credit expires at the end of next year.
By Paul F. P. Pogue
You can lower your power bills (sometimes even to zero) and improve your environmental footprint by installing so lar or wind-based power systems. Depending on the size of the installation, renewable energy can fulfill some, most or even all of your energy needs.

Here are four tips to getyou started.
I asked our experts, how can HOAs maximize their insurance dollars? Berg said HOAs should make sure their bro ker specializes in HOAs to make sure that the HOA has the right advice in making the business decision for their community. Litman suggested exploring changing the HOA’s approach to “bare walls” insurance, which often requires an amendment to the CC&Rs. He said this could reduce the premium about 5%, de

I asked the experts about common mistakes they see regarding HOA insur ance. To Mr. Berg, “the biggest mistake is ignoring the business relationship with their insurance provider.” Scott Litman said, “we find a substantial amount of policies missing important coverages.” He recommended HOA boards and managers annually review their policies.
Many homeowners grade the soil on their properties rather than accentuating the natural landscape. When combined with extreme weather like heavy rains, this grading can lead to erosion.

– Best regards, Kelly
Bare walls insurance means the HOA only insures for the shell of the residence – the interior is only restored to the dry wall, excluding fixtures (cabinets, sinks, etc), finishes (carpet, wallcovering) and interior contents. Many of my condo minium client associations have moved in that direction, but first the CC&Rs must be examined. As Mr. Litman stated, it may require a CC&R amendment to align the HOA’s insurance responsibility with its damage responsibility. Also, if the HOA adopts a “bare walls” approach, some reasonable advance notice should be provided to homeowners, so they are not exposed to major uninsured loss after the HOA insurance changes. Before pur suing bare walls as an insurance option, consult experienced HOA legal counsel on this important issue.
Water running off a yard can carry oil and debris, which end up in waterways. To avoid getting the evil eye from the Environmental Protection Agency, consider installing permeable pavements in your yard. Two such coverings are interlocking concrete pavers or amended soils.Permeable pavements can prevent both pollutant runoff and flooding. They capture the water in the substrate. There, microbes break down pollutants before they can enter the aquifer.
Too much precipitation from rain and snowfall can damage both plants and soil. Monsoon-like downpours can unleash a torrent of stormwater pollution, which can kill plant roots.
The storm water from a driveway can be collected in a tank in the same way water was once collected in a cistern, and later used for irrigation purposes.
It may be time to rethinkyour ideas about traditional yards and landscaping. Consider new ideas that will stand up to new challenges but still leave you enough time to enjoy your yard – and your life.
To thrive, grass lawns need to quaff at least one inch of water weekly. If your home is in an area gripped by frequent drought, consider installing artificial turf (AstroTurf is one type). It will help conserve water and put a damper on grassAnotherfires. option: Usedroughtresistant plantsor mulch on the land to protect the soil and allow the soil biome to thrive. One other possibility is edible landscapes, including blueberry bushes. Blueberries can be planted from the South to far North and thrive in many different and even fairly harsh
pending upon the insurance company.
Thanks for all the great info on HOAs. Our community’s liability insurance poli cies are up for renewal soon. Some neigh boring associations are reporting ten-fold increases in fire insurance premiums due to brushfire proximity concerns. Even though our community does not appear to be in a fire-prone area according to real estate sources, are we in for a huge shock?
Dear B.C.:
Another technique many HOAs use is to reduce the cost of insurance is to in crease deductibles, and many HOAs al ready have pursued that strategy, requir ing the HOA to be prepared to absorb a greater out of pocket loss.
Flooding can rob landscapes of large volumes of nutrients and also choke them from lack of air. If plants remain in standing water too long, growth can be slowed, or they may die.
Gusts strong enough to propel Dorothy back to the Emerald City seem more common these days. As threatening as they may be to houses and cars, those gusts are also no friend of your

Secure Your Yard from High Winds
Hi Kelly:
As to the outlook for insurance premi ums, Litman said “unfortunately, this is going to be a long-term problem. Accord ing to reports, claims for wildfires are in creasing substantially each year.” Michael Berg explains that placement of property damage insurance is not hard for every community, but “only those that are ex periencing a challenging claim history or located in wildfire hazard zones.” For those communities, he states “placement will continue to be a challenge.”
There are many excellent insurance experts serving California HOAs. Thanks to Michael Berg and Scott Litman for sharing their expertise and advice.
4 Ways to Keep Severe Weather from Doing a Number on Your Yard
Prevent Damage from Excessive Precipitation
By Bob Walsmith, Jr. President of the Santa Barbara Association of REALTORS®
SBAOR Continued on page 12
Many of my client associations have also had an increasingly difficult time with the rapidly increasing cost of insur ance coverage protecting against damage to the property. To bring some insurance expert guidance into the discussion, I contacted Michael Berg, of Berg Insur ance in Lake Forest, and Scott Litman of the Scott Litman Insurance Agency in Calabasas, two leading insurance brokers known for serving HOAs.
Homeowners in areas with severe weather need to consider where water drains. Many homeowners have installed customized draining systems to protect against flooding. But many have not installed drainage systems, and [their yards] are at risk.
Counteract Drought Devastation
Contrary to what many may believe, severe weather doesn’t just beat up on the other guy. Mother Nature can wallop anyone’s home and yard.
ANoteFrom The SBAOR President
Unlesssystems.you want to relive the Dust Bowl, understand that drought can have a negative impact on soil. If you’re in a drought situation, you’re exposing the soil to the sun. Soil will bake, dry up, and turn to dust. Pesticides in the dust will be dispersed through the air.
HOAs are better served if lawyers and insurance brokers communicate regard ing their mutual clients. HOAs should review their insurance coverage to con firm that it matches its governing docu ment responsibilities for insurance and damage.
That doesn’t mean you’ll have to watch your house reduced to briquettes by a wildfire or flooding to test your home’s capacity for flotation. But your yard may lose some of its curb appeal if you let nature take its course and you experience events like drought, flooding, hail, high winds, or other uninvited elements. If severe weather is persistent or paired with deficient maintenance, it can set your yard back years.

Green with envy
When creating a color palette, especially if you love neutrals, green can serve as a lively and inviting pop of color. With its undertones of yellow and rich depth of color, green can also add a sense of luxury and richness and can be a welcomed alternative to darker colors such as indigo and black. Looking for ways to incorporate green into your decor?

There are a couple of different possible options for safely installing a handrail on your concrete steps which will give you a sturdy handgrip while going up or down the steps. The easiest would be to have an ornamental iron handrail with posts welded together as a single unit and fastened to the steps with con
loss of foliage, dormant lawns, stressed shrubs and trees, and insect and disease infestations.Tokeep your lawn green in spite of the summer heat, replacing some areas with water-wise plantings will make your yard more tolerant. Possibilities include Spanish lavender, African daisy, aloes, pride of Madeira, rockrose, and Juniper.Pruning dead or infected limbs will keep plant diseases from spreading to the healthy parts of your yard. Detect infected plants by spotting abnormal growth or appearance of disease-causing organisms such as insect larvae or bacterial slime. Leaves are also visibly yellow leaves with white blotches, and the stems may become a bit mushy.

landscaping. Strong sustained winds can rip smaller plants from the ground. crete anchors. A metal square of about 4” x 4” is welded to the bottom of each post, a hole is drilled in each corner of this base plate, and it is screwed down to the cement using expanding con crete anchors. Holes are drilled into the concrete using a rotary impact drill, the concrete anchors are inserted in the holes, and the base of the anchor mushrooms out when the nut on top is tightened, and when done correctly it is more than strong enough to support the post. A decorative metal “skirt” is then slid down the post to conceal the base plate and anchor heads. Usually a handrail is about 34” high and needs to be of a size that allows you to easily grip it when needed. There are many welding and wrought iron shops in Santa Barbara that can both design and install a handrail that will be an attrac tive addition to the front of your home

My wife and I are both now in our 80’s and are a little unsteady going up and down the steps to our front porch. The steps and walkway are concrete, and we didn’t have any handrails put in when they were originally made, but we sure need them now. Is it possible to have a handrail installed without go ing through all the expense of putting in new steps?

Prune trees and bushes of loose or dead branches. Before an impending storm, tie down any other loose foliage, and secure furniture or decorations, which can be blown around your lot as well.
Bottom line? Make the time and money you spend on your yard a strong investment against severe weather. Preventive landscaping can help ensure your yard stays green. That could also save you some green by fixing problems that could have been avoided. Handyman

Superbells Prism Pink Lemonade a stunning Calibrachoa with rare coloration

This white self-watering AquaPot sports Superbells Grape Punch, Superbells Black Currant Punch and Superbells Prism Pink Lemonade in the middle for an incredible trifecta of blooms.
E13SANTA BARBARA NEWS-PRESS SUNDAY, SEPTEmBER 11, 2022REAL ESTATE On Gardening:
Superbells Prism Pink Lemonade calibrachoa makes its debut in 2023. Here it is partnered with the tiny yellow flowers of Lemon Ball sedum.
on page 14
Superbells calibrachoa are so much tougher than you ever dreamed. The real prerequisite is to grow them in containers. It is a rare gardener I find who can duplicate that perfect drainage in a landscape bed. Make feeding with a water-soluble fertilizer part of your regimen. The Garden Guy does it every other week. Then once the plant seems tired, open and worn out, don’t be afraid to cut back by a third or to healthy green leaves. This is usually in August in my area, but with early triple-digit temperatures, It moved to July this year.
The Garden Guy will never be without Superbells calibrachoas, and I am craving more of the look with the white AquaPots filled with Grape Punch, Prism Pink Lemonade and Black Currant Punch calibrachoas together. Oh yes, and I really would like to plant in October.
As we head toward August, I am feeling a tinge of panic because I love to plant all three supers — Super bells, Supertunias and Superbenas — in the fall around Oct. 1 here in zone 8a. The panic is, will I be able to get them? The garden centers really want me to plant pan sies. Hey, I am willing to mix in a few into my designs.

The next oohs and ahhs came when I used Super bells Prism Pink Lemonade surrounded by the soft needle-like foliage of Lemon Coral sedum. It was really pretty simple, and everyone can do it. The oohs came when the sedum started blooming with its uncountable tiny yellow flowers.

Superbells Prism Pink Lemonade calibrachoa, Superbena Royale Plum Wine and Superbena Royale Chambray verbenas come together with the look of an old-fashioned bouquet.
There is a new Superbells calibrachoa making its de but in 2023 that is so beautiful and unusual, I’ve even wondered if Proven Winners knows what they have. Had calibrachoas been around in 1800 as Empress Jo sephine was constructing the gardens at Le Château de Malmaison, Superbells Prism Pink Lemonade would have been her first choice.
SANTA BARBARA NEWS-PRESS SUNDAY, SEPTEmBER 11, 2022REAL ESTATEE14
In another planter I combined the heirloom look of Superbells Prism Pink Lemonade calibrachoa with Su perbena Royale Plum Wine verbena, which also has a certain nostalgic appeal. Then I spotted some blue with Superbena Royale Chambray verbena, giving the plant er a floral bouquet-like look. The one special trait you will love, which was brought out in the PW official de scription, is its ability to give you different looks during the day as the sun moves from east to west and perhaps a tree lends a few brief minutes of shifting shade.
While the name perhaps doesn’t sound like the Empress, each blossom looks as though it was already painted by her famed artist Pierre-Joseph Redoute. Rest assured, you have probably seen his paintings. Knowing this, his rose paintings are undoubtedly the best there have ever been. Old garden roses, obviously, but each heirloom rose, with its nostalgic or antique look, is pre cisely the feeling you have when you first look at Super bells Prism Pink Lemonade calibrachoa.
Perhaps Proven Winners does know what they have, as they say in its description, “this dynamic plant shifts its coloration through the seasons as it reacts to varying light levels and daylength.” In my trials, the shifting of coloration began almost immediately, which is nothing short of breathtaking. Proven Winners describes it: “the large blossoms open lemon yellow and transition to a vibrant pink with both colors continuously present on theTheplant.”color will work with everything except a flam ing orange. That is simply The Garden Guy’s opinion until I am taught otherwise by some color design guru, which usually happens. Until this point, I have been so passionate about the Superbells Punch group, I felt that was all I really needed. I still love them, but when I placed Superbells Prism Pink Lemonade in between Superbells Grape Punch and Superbells Black Currant Punch, it was like the angels sang.
