#3 Get a Co-Borrower.
Student loan payments have been paused since March 2020, but are sched uled to resume in January 2023.
Our HOA has suspended reserve deposits, borrowed from reserves with out disclosing to members the full bor rowed amount or the repayment plan, and not repaid borrowed funds within the required one year (also without dis closure to homeowners). Even before these actions, the reserve was “materially underfunded” according to the latest re serve studies. Obviously, the red flags are waving wildly, but our board is unwilling to address, or even openly discuss, these financial issues.

• Opt for an income-based repayment plan for federal student loans. You can apply for loan repayment plans that will lower your monthly payment on a federal student loan based on your income and family size. The basic income-based repay ment plan caps your payments at 10% of your discretionary income. It also forgives your remaining loan balance after 20 years of payments. That can go a long way to ward lowering monthly debt payments and your debt-to-income ratio.
line” on assessments often do so by halt ing regular deposits to reserves and in stead use that money to help pay ongoing expenses. That creates two problems for the HOA. First, it hides the fact that the budget is inadequate and is not meeting the HOA’s monthly expenses. Second, such an HOA is falling into an unliqui dated debt situation. Each month various common area components are deteriorat ing, and the function of the capital re serve fund is to offset that ongoing dete rioration with corresponding savings so the HOA is ready when the component needs replacement or refurbishment.
The HOA CC&Rs should describe how the budget is allocated amongst the members in the form of annual or monthly assessments. There are many possible ways to allocate assessments and no method is perfect. Normally a board cannot change that, and a membership vote is necessary. However, trying to get members to change that allocation may be a fruitless effort, no matter how logical the proposed modification. It’s highly un likely to get a majority to agree that some owners will pay more and allow others to pay less than their current obligation.
#4 Look into Student Loan Protection Programs. You could be eligible for loan forgive ness if you’re a teacher, attended a for-prof it school that went out of business, or have a total and permanent disability.
#6 Lower Your Student Loan Payments. You can do this in one of two ways:

#5 Get Help from Your Employer to Repay Student Debt. Some companies are offering student loan repayment assistance as a benefit. Employer-sponsored student loan repay ment may become more common.
Elect directors who will commit to fol lowing the law and to make (and not avoid) the hard financial decisions nec essary to take care of the HOA commu nity.
Despite uncertainty about debt can cellation timing and impact, you can get a mortgage while you have student debt. Here are a few tips for making it happen.
There’s no quick fix to buying a house when you have student loans.The good news is there’s more public support for stu dent debt forgiveness. Many economists say forgiving student loans, such as the Biden plan for debt cancellation, would put money back into Americans’ pockets. That would bwoost the economy and en courage the formation of more businesses and households. More businesses means more jobs, and more households means more spending. And spending fuels the U.S. economy.
• Refinance your private student loans. This is a good idea if you have private stu dent loans that aren’t eligible for federal loan forgiveness or have variable rates. If you can get a lower interest rate, you can change your life. For example, if you have $30,000 in private student loans with an 8% interest rate, you’ll pay $364 for 10 years. Refinance that to a 15-year loan at 4% interest, and your payment drops by $142 a month. You’ll also save around $3,735 in interest over the life of the loan.

How to Move Past Student Debt
I’ve tried to work with the board, but my concerns are brushed off. Aside from running for a board position, is there any thing a homeowner can do? I have consid ered sending an email to all homeowners, raising my concerns and imploring other homeowners to request and review finan cial reports for themselves. However, this will definitely create neighborhood dra ma, anger board members, and I worry it could lead to litigation against the HOA, which would hurt everyone in the long run. I don’t want blame, lawsuits, or an ger; I just want accurate financial reports, transparency about the problems, and a plan to get our community back on solid financial ground. Any advice?
#1 Lower Your Debt-to-Income Ratio. Your debt-to-income ratio, is one of the most impactful numbers on your life since your ACT score. It measures the percent age of your monthly income that goes to pay your debts. You calculate it by adding all your monthly debts — credit card min imums, rent or mortgage, car payments, and, yes, student loan payments. Then, you divide the total by your monthly gross income (take-home pay before taxes and other monthly deductions).

#2 Increase Your Credit Score.
Look for someone who is experienced at working with borrowers who have more student debt than they’d like. Get a bro ker who will work with you to find DPA programs; steer you through the ins and outs of FHA conventional, and VA loans, and help you get your finances in order so you become a better mortgage candidate.

#7 Get a Mortgage Broker Who Will Coach You.
President Biden provided some relief (not reflected in the previous numbers) when he announced in late August 2022 that he would cancel $10,000 in student loan debt for those earning less than $125,000 per year. The relief includes an additional $10,000 for those who received Pell grants for low-income students.

You want to buy a house. But you’re worried you won’t qualify for a mortgage because of your student loan debt. You’re not alone. Student debt is no longer just a first-time home buyer problem People in their 40s and 50s who are still paying off student loans. They went back for a master’s degree, or they are parents who cosigned their children’s student loans.
Co-borrowers are not uncommon. It’s a good way to go for a buyer who just doesn’t have enough money from their monthly income to qualify for a mortgage. But there’s now a third reason to have a meshed screen patio attached to the back of your house: your cat loves to be outside, but it may be killing in nocentLuckily,birds.there’s something called a catio that can help. It’s just what it sounds like: a cat version of a screened-in porch.
Aside from avoiding illnesses, a catio will help cat owners avoid the nasty business of disposing of dead animals that their furball brings home. The website Catio Spaces lists the top 10 benefits a catio brings for your pet.
Catios are the new craze, here’s why and the benefits they provide
Directions to build your own small catio that can be adjusted to fit any window size can be found on Adventure Cats’ website.
A catio is precisely what it sounds like: an outdoor, enclosed patio for a cat. Its meshed screen walls allow cats to sit outside in the fresh air and sun while avoiding the dangers and temptations that the outdoors pose.
Decorations and add-ons wise, the possibilities are endless. Ledges to jump up on, thick branches to climb, comfy chairs to sit on and dangling toys to play with are just a few options.

Some benefits include protecting your cat from outdoor threats and reduc ing veterinary bills due to injuries, but others benefit humans, too.
If you’d rather purchase a catio, there are several websites from which you can order one. Catio World provides descriptions and links to several online options, such as pre-designed kits from Habitat Haven and Amazon.
Others use it as a sun and plant room, giving ample access to the sun and rain without worrying about leaf-eating critters.
That’s where a catio creates the best of both worlds.
The nonprofit American Bird Conservancy estimates that cats worldwide combine to kill four billion animals worldwide each year and up to 500 mil lion birds. Cats can also pick up illnesses from hunting birds, such as songbird fever, a name for salmonella in birds which can be passed on to felines and even“Catshumans.aresick for a couple of days to a week or more. Up to 10% may die, especially if they are very young, very old, or otherwise immunosuppressed,” Jennifer Coates, a doctor for the pet care information site PetMD, said in a blog“Treatmentpost. for songbird fever includes supportive care (fluid therapy, antinausea medications, etc.), and antibiotics if the cat’s condition warrants their use,” Coates continued.
If you have multiple cats, Catio Spaces notes that providing an outdoor space will give cats more territory to roam and additional outdoor simulation that could help reduce conflicts and behavioral problems between cats. Put ting a litter box in the catio can also help reduce indoor odors.

Most cats love going outside — they’re naturally outdoor animals and love to hunt, climb trees and lounge in the sun. But it’s not necessarily always good for Inthem.addition to risks to wild birds, according to a study by the Animal Hu mane Society, the lifespan of outdoor cats is significantly shorter than their indoor counterparts. Cars, toxic plants and other wild animals are just a few of the many outdoor dangers that can shorten outdoor cats’ lives by as much as 10 to 12 years, according to the study.

One was made out of a chameleon cage, while the other is a dog cage repurposed to attach to the window. Adventure Cats also reminds people to build up if they can’t build outward or wide. I was only able to rustle up one plant in early spring for my trials. It was like having a juicy sirloin strip and only getting one bite (oh, I wanted more), as I could tell this coneflower had the possibility of being one for the ages. It is a thoroughbred in all aspects. It is tall, reaching 24 to 26 inches with a 20-inch spread. The flowers are huge, with many exceeding 5 inches. The summer was one of heat index misery, but they persisted, just like the flaming Color Coded ‘Orange You Awesome’ variety.
Later on, I was able to come up with about a half-dozen more plants to temper my plant lusting. One in a Melon is special in its color progression. It starts off golden orange and matures to the melon or a vibrant butter yellow. While we often use the term “fade,” reflecting that a flower lost some pizzazz, in the case of One in a Melon, its mature color is just as beautiful and complements the new emerging blossoms.

The first instant I saw the coneflower, I thought it was one in a million, with its giant 5-inch-plus golden blooms that at first reminded me of a gloriosa daisy. I am talking about the new Color Coded ‘One in a Melon’ coneflower, making its debut next year. Last week I told you about the new Double Coded or double coneflowers Butter Pecan and Raspberry Beret, but at The Garden Guy’s house, a wild kingdom is playing out on the Color Coded One in a Melon plants.

With the stealth-like arrival of the bright yellow American goldfinch to pick the seeds, you’ll promise to yourself and nature, you will always grow coneflowers.ColorCoded ‘One in a Melon’ is joined in 2023 by Color Coded ‘The Fuchsia is Bright,’ which is just a little shorter but boasts fragrance along with col orful fuchsia and pink flowers. Coneflowers are easy to grow, they need plenty of sun and well-drained soil. The soil need not be luxuriant, but a winter bog, however, simply will not work. My first Color Coded coneflowers were planted in 2019. So this is my fourth year. If they croaked tomorrow, I would say they have been great. But they are about to put on another big flush of blooms, which is going to be perfect timing for peak butterfly season.
Coneflowers like Color Coded, One in a Melon creates a wild kingdom in miniature. Here is a small Green Anole on the front flower is carefully watching a small Whirlabout skipper butterfly on the coneflower in the back.
