Question: Ed: I enjoyed your column on matching a new toilet to a 1970s bathroom where the original toilet color is no longer available. Your advice to go with a white toilet was helpful. What are today’s toilet colors and how do you think they will age? – Ann
Answer: Matching older plumbing fixture colors can be tough. I did receive emails saying if you do a detailed internet search, some specialty fixture companies may be able to help. With that said, let’s talk about today’s trending toilet colors. Current popular fixture colors I’ve worked with recently can be summed up with the words “natural

and safe.” By natural I refer to earthy color tones, and by safe I’m talking about light colors. That’s good news because white and off-white fixture colors tend to stay in style, while deep/rich colors may come and go. Some of my new favorite toilet colors include honed white (with a stonelike finish) and off-white colors like cane sugar, biscuit and sea salt. For those that do like bolder plumbing fixtures, look for colors

like indigo blue, black plum, and thunder gray. Just remember, today’s flashy toilets may not have a very bright future. What Managers Want For the Holidays By Kelly G. Richardson, Esq. CCAL As we give gifts to loved ones and friends during the holiday season, most HOA members probably don’t considergiving to their community manager – the person who gets the calls when plumbing or roofs leak, somebody acts up at the pool, or gates malfunction. What if our under appreciated managers could have the holiday gift that meant the most to them? I asked that question of nine veteran managers and management company owners. A recurring theme was the gift of gratitude. Lesley Millender-Irwin PCAM, a 20-year General Manager in Glendale for FirstService Residential, said she would like “the gift of appreciation for management and support staff. We want you to enjoy where you live, so a kind word said to us goes a long way and makes a HUGE difference during these challenging times.” “It would be nice for a manager to receive a ‘thank you’ when they do a job well,” said Michael Huffman PCAM, owner of Management Professions Inc. in Torrance. Another theme was trust, allowing the manager to perform their duties to the association without co-management. Kelly Bunnell PCAM, owner of Bentley Community Management in Yorba Linda, said “a gift would be for boards to trust us to do what we say we will do, so they can enjoy their lives as homeowners and not feel like they are on duty 24/7. Managers get a gift (freedom to do their job), and the owners get a gift also — relaxation!” In this era of instant communication, some managers asked for patience and understanding. “Respect of manager’s/staff ’s time after business hours, not to micromanage managers, and to understand that portfolio managers handle more than one property,” responded Connie Vohden PCAM, owner of Community Association Specialists, Redondo Beach.
Aza Ingraham, a veteran manager with Balboa Management in Brea, said, “I would love the gift of patience and an open mind on decision-making and seeking proposals.” One company owner asked for a commitment from all parties to become better educated: “The education of managers, board members and providers of service to the association industry is critical to achieving an understanding of each party’s role in working together to operate a successful owners association,” said Jim McCarthy, owner of Condominium Management Services in Claremont. Several managers asked for people to work harder to build community. “The gift I would like to have is for HOAs to embrace the importance of ‘community’ and diligently and creatively find ways to advance community in their association,” said David Brock PCAM, management company owner, Beven & Brock, Pasadena. Lauren Baker CMCA, a General Manager in Huntington Beach with FirstService Residential, said simply, her gift would be “a more neighborly community.” Finally, Russ Hoffman PCAM, owner of Valencia Management Group in Valencia, asked for “goodwill toward your neighbors and understanding that we are here to help.” Community association managers are called upon to handle just about everything in the homeownership world. Maintenance, repairs, landscaping, finances, architectural conformity, assessment delinquencies, and neighbor behavior are part of the wide array of issues managers are asked to handle in a typical day. Juggling all the myriad homeowner demands and problems isn’t easy. Surely there are other ways to show appreciation to the community association managers, and this would certainly be a good season to start, wouldn’t it?

Your Handyman By Mark Baird
Leaning fence. Question: We live on the Mesa and our wood fence is as old as the house and is precariously leaning downhill towards our neighbor’s home. The fence is built on the top of a small cement block retaining wall in our neighbor’s yard, and it is also in bad condition and should be rebuilt. The problem is that our neighbor is not interested in replacing either the retaining wall or fence even if we pay the entire bill. In the meantime my husband and I are worried that our fence is going to completely fall down and then we will have no privacy at all in our backyard. Any suggestions? Your Handyman: You’ve probably heard the old adage that “Good Fences Make Good Neighbors”. Being on a friendly basis with your neighbors is important but having the private use of your backyard is just as important. Many of the homes on the Mesa were built in the 1960’s and 50 years is a long time for your wood fence to survive the effects of weather, termites and dry rot, and it’s probably past due for replacement. However, if the fence is supported by a crumbling retaining wall that your neighbor will not allow you to rebuild, then it makes no sense to spend the money to build a new fence that may collapse when the retaining wall finally gives way. It sounds like the only realistic option is to install several metal support posts on your side of the fence that are set in concrete and then attach them to the fence with metal deck screws. This should support the old fence for at least a few more years or maybe even more. The expense of installing or maintaining a fence that sits on a property line is usually shared by both neighbors but often one party either can’t afford the expense or just doesn’t want to cooperate. Hopefully your neighbor will come around sometime in the near future, be more cooperative, and maybe even agree to share the expense of both a new retaining wall and a new fence.
We need handrails. Question: My wife and I are both now in our 80’s and are a little unsteady going up and down the steps to our front porch. The steps and walkway are concrete and we didn’t have any handrails put in when they were originally made, but we sure need them now. Is it possible to have a handrail installed without going through all the expense of putting in new steps? Your Handyman: There are a couple of different possible options for safely installing a handrail on your concrete steps which will give you a sturdy handgrip while going up or down the steps. The easiest would be to have an ornamental iron handrail with posts welded together as a single unit and fastened to the steps with concrete anchors. A metal square of about 4” x 4” is welded to the bottom of each post, a hole is drilled in each corner of this base plate, and it is screwed down to the cement using expanding concrete anchors. Holes are drilled into the concrete using a rotary impact drill, the concrete anchors are inserted in the holes, and the base of the anchor mushrooms out when the nut on top is tightened, and when done correctly it is more than strong enough to support the post. A decorative metal “skirt” is then slid down the post to conceal the base plate and anchor heads. Usually a handrail is about 34” high and needs to be of a size that allows you to easily grip it when needed. There are many welding and wrought iron shops in Santa Barbara that can both design and install a handrail that will be an attractive addition to the front of your home and provide you with a safe grip.

Pogue If you’ve ever had a significant problem with your gas-powered HVAC system, you’ve probably heard the term “red-tagged.” (And if you haven’t yet, there’s every chance you will someday, given that most HVAC systems have a lifespan between 10 and 20 years.) Whatever the circumstances, red-tagging means that you need to prioritize repairs immediately. A red tag may be placed by an HVAC tech or a worker for the utility company. This means a gas-powered appliance cannot be safely operated until a situation is resolved. Fur-
naces, stoves, water heaters and gas dryers are all subject to being red-tagged. Different states and utility companies have their own regulations about how red-tagging works, so if you get one, it’s a good idea to read up on your local laws. In some cases, only utility company workers can issue a red tag. Numerous problems can lead to a red tag. Some of the most common are carbon monoxide leaks, gas leaks, and fire hazards. Many times, a cracked heat exchanger is the culprit. Such cracks can allow gas or carbon monoxide or both to flow into the living area, which is extremely dangerous. Most of the time, red tags will follow one of two types. Type A red tags mean the situation presents immediate danger, such as some kind of gas leak. The technician will shut down your gas immediately until the issue can be fixed. Type B tags indicate a serious problem with no immediate danger. In these cases, you should get the issue repaired as soon as possible, but the gas can still be running in the meantime. In some cases, it might be applied by a utility inspector who will require you to resolve the problem in a certain amount of time. Repair costs for red-tagged furnaces can vary greatly. It could be anything from a poorly sealed line to a broken central unit. Your HVAC pro should be able to provide a detailed explanation of the problem and a written estimate for the work that will need to be done. A cracked heat exchanger will usually cost around $1,500 to repair. If your older furnace has been red-tagged with a major issue, it may be a better idea to replace it entirely rather than repair. A furnace older than 15 years probably needs to be replaced rather than repaired; even if you’ve kept it in pristine condition and maintenance, it won’t have many years left in it. A new furnace will cost between $2,000 and $6,000 on average, depending on the size of your house and type of furnace. Make sure you ask the cost of potential replacement when planning a major repair. Questions What are the pitfalls for a mother to use her credit to buy a house for her thirty-something son in another state? Both of our names would be on the title. He would make the down payment and make the mortgage payments. After a year, how would I remove my name? – Peggy
Answer
As a parent myself, I understand the urge to help your child. This is a common scenario I see in my law practice, and sometimes it works out fine. That said, it often turns into a disaster for the family member. Your credit is yours and not something to use for someone else. If your son cannot qualify for a loan, there is a good chance he cannot afford the payments or has a history of not paying his bills. You will be on the hook if your son does not pay the mortgage. Because both of your names are on the title, you would be unable to sell the home to pay off the mortgage without his consent. You could also be liable if someone gets hurt at the property. The injured person would sue all property owners to recover for their damages. While you can remove your name from the property’s title, you cannot take yourself off the mortgage loan even if you no longer own part of the home. You would then be in the unenviable position of personally owing money collateralized by the property you have no interest in or control over. Finally, you must be truthful when applying for a mortgage. You will need to inform the lender that you are not paying the deposit or making the monthly payments. A lender probably will not want to make a loan in this circumstance, but not being truthful when applying for credit is a crime. If you still want to go through with this, you should speak with a local attorney to properly structure the transaction to minimize the pitfalls.

Floor and table lamps are excellent ways to add lighting to a room and enhance your favorite activity, whether it’s gaming or reading. 2. Consider your window treatments Your choice of curtains or window treatments plays a significant role in your home’s feel, even when they’re wide open. Sheer, light-colored curtains can let in more light, block glare and give an airy atmosphere to the room. On the flip side, heavy light-blocking shades will block out nearly all natural light. But even open curtains can curtail your room’s light. If you want blackout options for sleeping, consider shades that you can push all the way up. 3. Install a mirror Sometimes the best lighting tricks don’t even involve

lights. For example, adding a mirror to a room will open it up and reflect more light. If you position it across from another mirror, it creates the effect of another window in the room. Hanging one next to an existing light source will kick your room’s light up another notch. Just take care not to place it directly across from a light fixture. Doing say may bounce light around, and your room can feel more like a carnival fun house — and not in a good way. 4. Wash your windows You might be surprised at how much even light seasonal grime will dull your windows and block incoming sunlight. If you wash your windows thoroughly inside and out, you’ll get a boost to sunlight right away. If your house is taller than one story, or your windows are particularly dirty, consider hiring a pro whose expertise can do the job safely and effectively. 5. Add a coat of paint Paint a room with warm colors like yellow, orange, red or white. Avoid bright white walls, which could look dull without natural light. Think about your finishes, too. Satin tends to be best to brighten up a room. Glossy surfaces can cause too much glare, while a matte finish can seem flat and dull.
