A truly international education (IB) in the heart of Bangkok
Born out of the vision and commitment of internationallyminded parents at the United Nations in the late 1980s and early 1990s, becoming one of only six UN-related schools in the world, it was natural for NIST to become a truly international school delivering a challenging and academically excellent education. The School emerged as the first in Thailand to offer the highly regarded International Baccalaureate (IB) Primary, Middle Years and Diploma programmes. NIST’s rigorous curriculum not only prepares its students academically for placement in the top universities worldwide but also empowers them to be leaders and to enrich the world.

FOREWORD
Welcome to the
Thai-Sweden Review Message by Jan Eriksson President Thai-Swedish Chamber of Commerce
Dear Members, The political situation remains uncertain whilst the longer term outlook for the Thai economy remains strong. There is a risk that one becomes complacent and that the political issues become the norm rather than the exception. GDP and export out of Thailand have been revised downwards several times during the year and the more optimistic outlook for 2014 is based on a rather frail recovery of the general world economy. The mega projects, if any get going, will have little impact on the economy in 2014 given the long start up time. Only a small amount of the Baht 350 billion in emergency finance made available some two years ago for flood prevention has been spent. The Thai-EU Free Trade Agreement negotiations are progressing well, with the latest round of negotiations held in Chiang Mai in September, to be followed by the next round in Brussels in December. The main concern at the moment is the slow progress in the matters of the liberalization of the service industry and public procurement procedures. It should be noted that the FTA is not only of interest to Thai companies but also Swedish companies with production in Thailand and export to Europe to replace the current GSP preferential rates that will cease at the end of 2015. In regard to the ASEAN Economic Community (AEC) there has been little progress. Whilst there is general agreement on most issues among the ASEAN countries, there is a need for the Thai Government to amend laws and regulations to be in compliance with the AEC agreements. The uncertainties in this matter make it difficult for companies to plan expansions, potentially depriving Thailand of investment opportunities, both in form of new Foreign Direct Investments (FDI) in Thailand as well as investments in ASEAN from a Thai base. Sweden has a lot of innovative entrepreneurial SME companies that have not yet taken the step to explore the ASEAN markets. These SME companies have limited resources to develop their business far away from their home base. TSCC would encourage existing Thai/Swedish SME companies in Thailand to explore the possibility to find suitable products from such Swedish companies for distribution in Thailand. A first step for a Swedish company contemplating introducing their products to the Thai market would be a membership in TSCC to make use of information and networking available through the Chamber. Next year is a big year for TSCC with our 25th Anniversary! The headline will be Innovation & Creativity Sweden and we are currently developing a number of events/activities throughout 2014 of which a three day event in October will be the Grande Finale. Our intention is to promote Brand Sweden and Swedish companies and products. Details will follow in our newsletters and website. We now enter a busy period and the festive season with Christmas and New Year. After the successful Midsummer party, it is now time to book for the TSCC Christmas lunch at Rembrant Hotel on Saturday, December 14th. Once again TSCC brings a Swedish Christmas to Thailand with Swedish food and traditions. I hope we will also see a lot of our Thai members and friends at this culinary and culture event. Membership is back in growth and we see a 20% increase in 2013. But there are still a lot of Thai/Swedish companies/individuals that are not members of TSCC. Could I please ask all our members to promote TSCC and introduce new members. Your help to bring membership to a record level in our 25th Anniversary year will be something to remember for the next 25 years! With best wishes for a Merry Christmas and a Happy New Year!

New President of Ericsson Thailand
The new President and Country Manager of Ericsson Thailand is the first woman to ever hold this position – 107 years after the first Ericsson installation in the Kingdom By Gregers Moller
C
amilla Vautier is the new President and Country Manager of Ericsson (Thailand) Ltd. She took up this new appointment on 1 October 2013 taking over from Joacim Damgard, who now heads up UK and Ireland for the company. She is the first woman to ever hold this position – 107 years after the first Ericsson installation in the Kingdom. Camilla Vautier has for the past seven years been working for Ericsson in England the most recent position as Head of Commercial Management in Western and Central Europe. But prior to that, she has spent 11 years working for Ericsson in China, Thailand, Indonesia, Malaysia, India and Sri Lanka as well as in the Netherlands and Sweden. “She brings a depth of experience that spans 18 years in sales and marketing management in Ericsson,” states Arun Bansal, Ericsson’s President for South East Asia and Oceania, in a press release about her appointment. “Together with the team in Thailand she will work with our customers to capture value in a rapidly transforming telecoms market,” he adds.
What are you selling?
Thai Sweden Review met Camilla Vautier in the Ericsson HeadQuarters on 20th floor in the Sunflower building in Bangkok, and asked her to explain, what “capture value in a rapidly transforming telecoms market” actually means. Camilla Vautier smiles. This is clearly not the first time she has had to explain what the company is doing. But when she starts talking about the networked society where we all expect
everything to become connected and instantly available, it becomes more understandable. The product is the ability to connect. In this market Ericsson is focused not so much on the technology for the sake of technology, but rather what it can be used for, to serve individuals and society. It also becomes much more understandable why she is clearly so excited about her new assignment. “Thailand is one of the countries with the highest smartphone and tablet penetration growth in South East Asia. To support this growth, the coverage, the capacity to connect people, must continually be expanded. This is what we provide for our customers,” she says. “Our customers are the network operators like AIS, dtac, True, TOT and CAT. They operate the networks and sell the connectivity to the users. For them, Thailand’s mobile broadband growth presents a lot of exciting opportunities and our job is to work closely with them to make these opportunities possible,” she explains.
Thai mobile boom
To illustrate how fast the development goes, try to grasp this: Smartphone penetration rates in Thailand will double and tablet penetration rates will triple this year, compared to data from 2012. Currently, the most visible end users of the technology that Ericsson is providing are consumers, but Ericsson has identified three future areas where heavy usage of the expanding connectivity can be expected in the future. They are commerce, government and transportation. An example that this future is already here is a recent

project where Ericsson installed equipment that connected all Maersk Line’s ships, eventually enabling for example the quality of the bananas in a specific container to be monitored in Copenhagen or by the shipper in for instance the Philippines. As for the consumers, Ericsson is already advanced in delivery of systems for TV distribution. People are fast changing the ways they use TV and video with on-demand viewing as the most demanding change in terms of a network capacity. In Thailand, almost 27% of Thai tablet users have indicated that they are watching TV or video content on their tablet, while 32% of Thai smartphone users have said that they are using video streaming on the device. For Ericsson to be able to offer all these system services, the company is currently acquiring a lot of other companies. One of these companies is the Thailand based TeleOSS Consulting Ltd. which will add around fifty experts to the Ericsson staff and strengthen its offer within Operating System Services. The customers will be telecom providers not only in Thailand but also in the other countries in South East Asia and Oceania. The company was acquired last year, and will be integrated into the Ericsson (Thailand) company during this year, adding to Camilla Vautier’s responsibilities.
Overseas at an early age
Camilla’s first experience with living overseas was when she was very young and her family moved to Gambia where her father worked at the Sunwing Hotel.

“Maybe that’s where I got my appetite for living and working overseas,” she jokes. This appetite was also the reason why she later chose to study at Linkoping University. “They where at the time one of the few universities in Sweden, where students could spend part of the time abroad,” she explains. Her first close encounter with Ericsson was when she wrote her thesis. “The thesis was about “How to manage a distant joint venture” and we used China as an example and focused on three international companies with joint ventures, Ericsson, Atlas Copco and Hagglund Vehicles.” “I remember how I at that time declared that “I will never work for Ericsson!”. Camilla felt that the company was only about manufacturing and technology and she wanted to work in a company where sales and marketing was at the centre. “But then I was offered a job to work with a sales team to establish a business in China. We got a license to sell and manufacture mobile equipment through our Chinese joint ventures. I was 24 years old and you can imagine that it was quite exciting.” From there she worked for Ericsson in Thailand for a few months but then Indonesia released some frequencies for mobile so she went to work there for one year and after that she moved on to Malaysia. “Eventually I moved back to Europe where I worked in the Netherlands selling mobile systems until 2001. I decided to
move back to Sweden where I worked through the restructuring years until I found an interesting job in India and SriLanka.”
Family time
Then it was time for Camilla to establish a family. “It was at that time, that I met my husband Nathan and I decided to move with him to the UK. I actually tried to leave Ericsson but they didn’t let me,” she jokes. Instead the company found a position for her in England, where she worked for seven years. During these years the family grew. Camilla gave birth to their twins Tom and Tilly who are today five, and later Gustave – mostly just “Gus” - who is turning three years in December. Taking up her new job as President and Country Manager for Ericsson (Thailand) Ltd., Camilla has had to move ahead of her husband, who will join the family in December later this year. Everything is ready for when he does. Camilla has found a home North of Bangkok for the family and enrolled the twins in ISB while Gus has started in St. Andrews pre-school. Camilla hopes to find time to socialize with other Swedes during her coming years in Thailand. This is something she has not done much in her previous postings, except for the time she spent in China, because she had so many nice colleagues in the company that made up her primary social circle. She is keen on continuing Ericsson’s membership of the Thai Swedish Chamber of Commerce, but still needs to familiarize herself with the organization and get to know other members.
VOLVO BELIEVES 5.5 BILLION BAHT IN THAILAND
Volvo believes
5.5 billion baht in Thailand Volvo Group’s massive investment bolsters its Thailand operation and truck production hub. By Joakim Persson

olvo Group in Thailand will look back at 2013 as a landmark year for a series of major investments, including a 2.5 billion baht assembly plant expansion and Volvo Thailand’s injection of another 3 billion baht to raise its nationwide sales and service network to 17 outlets. This bolstered Volvo Group’s operations in the country for the foreseeable future. Furthermore, the production of an entirely new UD truck, Quester, has started and a brand new heavy truck FM400 with CNG Dual Fuel feature for the Thai market was launched. Bo Palmqvist of Volvo Group Truck Operations, Industrial Strategy & Capacity Planning has been overseeing the expansion of the plant, following the closure of the Volvo cars production. “We have built a factory with a capacity for about 100-120 heavy trucks per day,” said Bo. The annual assembly capacity is raised to 20,000 units of UD trucks and 4,500 units of Volvo trucks, twenty times the size of previous operations. It
TSCC - THAI SWEDISH CHAMBER OF COMMERCE
is the first plant for the brand new locally produced heavy-duty truck Quester, for which additional factories are being set up in China and India to supply those markets. Thailand, in the mean time, supplies the entire ASEAN market plus worldwide exports. “Thailand is a natural part of the plan since we need a factory somewhere within ASEAN. Under ASEAN free trade agreement, a minimum of 40 per cent regional content of the invoiced value of a truck, all exported to ASEAN markets, is exempt from import duties. And Thailand has a big advantage since it is the largest car manufacturing hub in ASEAN, though with some dodgy rules.” The choice of Thailand as the assembly base for global automotive exports was obvious thanks to its strong supporting industries. “Japanese brands have moved more and more of their integrated supply chain to Thailand and is now using Thailand as production hub. So here, there is competence, and professionalism available even though the labour market is very tight; we’re all fighting for the
same personnel!” “Our investment as manufacturer of commercial vehicles [trucks] localising here, is our first, and so is the ability to export to the entire ASEAN market. Our competitors build one factory in each country and then bring in kits from Japan and assemble CKD. What we’re doing is what the car industry has been doing since long ago, which is to build hubs and then export.” Volvo Group Truck Operations will also export from Thailand to other markets, including so called CKD for assembly in certain countries. Only five to ten per cent of heavy trucks manufacturing is slated for Thailand. With the introduction of Quester, an entirely new supplier base have been put in place. About 50-60 per cent of the suppliers have never supplied to Volvo production before. “But we’re using many components from Volvo companies, with Volvo group engine at the core. Then we have built an entirely new distribution network in Thailand with 17 new multi-brand dealers, which will offer both Volvo and
UD – which is a challenge in itself, since this is a value truck.” The way the Groups Trucks organisation is set up, marketing, sales and production of all the brands within truck brands that Volvo now owns or coowns, are to be shared by all brands. Volvo has built up customers’ trust by offering the right product at the right price and with the right service. UD Truck will help Volvo Group gain more share of the heavy-duty truck market, according to the CEO. “Quester is branded now as UD, but it might be called something else in India. North Africa is also different; it depends on how distribution networks and after sales system are set up. If they have only Renault dealers [in a market], for instance - then it’s easier to sell it as a Renault model.” Quester marks an important milestone for Volvo Group in that, it is ushering in a new era by introducing an all-new truck range, specifically designed for fast-growing markets and to address new market segments. Its variety of different configurations, with easy body

mounting, will provide customers with tailored, purpose-built solutions for all types of applications. Quester’s most obvious advantages, as opposed to its competitive edge, are the robustness and strength of the truck, its fuel efficiency and affordability as well as the breadth of the range. Aiming at cost-conscious customer groups, this value truck offers precisely what you pay for and nothing extra. “You get a truck that will function 100 per cent at a competitive price, including all the basics that meet Volvo’s safety requirements.” Whereas Volvo trucks offer special requirements for their vehicles. “There you get more extras - a better chassis and electronic instruments, navigation system etc.” Volvo Group believes the heavy duty trucks market in Thailand has great potential for growth as the demand will rise in tandem with the economic expansion of the country and with the start of the AEC scheme in 2015. That will generate borderless transportation from other countries, creating service demand from foreign trucking service providers. “Considering the 2-trillion-baht infrastructure investment planned by Thai government, building a network of roads from west to east, connecting
14
www.swecham.com
Myanmar with Cambodia/ Vietnam and north to south connecting China and Laos with Malaysia, there will be strong demand for commercial vehicles.” With increasing land transportation activity, the use of heavy trucks can help reduce the overall environmental impact. “Here we have launched a special truck that uses CNG, developed in Gothenburg only for Thailand.” The Volvo truck FM400 with CNG Dual Fuel feature is built to achieve longterm durability, as a cutting-edge option for the logistic business market. Using both diesel and compressed natural gas (CNG) together at 40:60 ratio, at least 35% saving in fuel cost can be achieved. It is also the first OEM-dual fuel heavy truck in Thailand which offers the exact same warranty as vehicle from other types of Volvo Truck all over the world.
Next target: biogas
“I certainly hope that Thailand will redouble efforts to reduce CO2 emissions from heavy and long-distance transport operations. All it takes is for the Thai government to sponsor that path. First step would be to enter Euro 4 – 5, which eliminates a great deal of emissions being generated today. But it’s very sensitive because old vehicles would not be able
to use that fuel, not to mention that all refineries must be rebuilt. Clearly, it is much needed and I think there will be much more interest in environment protection over the long run.” “For us we have Euro 6, which is the highest Euro class available, so we are ready! We can deliver anything.” Within Volvo itself, apart from sourcing locally, they are also doing various things towards achieving the goal of carbon neutrality. “We have a policy that we should always buy green energy, which is not easy in this country. We have since many years ago, looked at how much electricity we consume in order to manufacture each truck, and comparing with Europe it is low. We have insulated all roofs in the factory so it does not get so hot inside, which means we don’t need cooling, and we use transparent roof sections so we don’t need to use that much lighting. Now we are examining ways to heat the automotive paint curing ovens that we use in the paint shop with sun-heated water. We are considering installing solar collectors on the roof.” for more on Euro fuel go to: http://euro6.volvobuses.com/en/

We are all familiar with the importance of education as a concept. Education can reduce poverty, lessen social inequality and enhance democracy. But what many schools are missing is to teach the students to think outside the box. By Lovisa Berntson
E
verybody has heard of the much-repeated adage: “Knowledge is power”. Well, it is power only if you also learn how to use it effectively. That is what makes the Bamboo School so special. Students learn to listen, but they also learn how to act. At Mechai Pattana School, “no” is more than an answer, it is a question. The school, which was founded in 2008, is more than just one school, it has several campuses or branches that reach out and help the community. Last year, IKEA became a cooperative partner of the school.
Visit to Buriram
After an almost five-hour drive, I reached Mechai Pattana bamboo school in the Buriram province. Approaching the school, it became clear why it is called the bamboo school. All the buildings are made of bamboo. That includes the enormous dome that is probably the world’s biggest Bamboo dome. The school also displays beautiful glints of colour everywhere you look. Many of the trees are painted with bright colours of the rainbow, just like the pots in all the gardens, and so are some of the buildings. I arrived at lunchtime. Just before the students are about to have their lunch they start to sing. They are expressing thankfulness for the food they are about to eat. They are not expressing gratitude to a God or a special person. They are thanking the school. In a way, they are showing thankfulness towards one another. They grow herbs, vegetables, fruit trees, spices, mushrooms, and more. They also raise pigs, chicken, crickets
and frogs. The school admits students from Grades 7-9. Grade 10 students will be transferred to another campus in Pattaya and live at the Birds and Bees resort by the sea. They learn all the essential subjects. The difference is that they also learn practical skills, such as basic business skills and entrepreneurship. In addition, they learn how to become good citizens in their community. Helping and interacting with their community is part of everyday rule that students live by – not an exception. One can say that it is a school for lifelong learning rather than just a school for now. One distinguishing feature of the school is the social enterprise farm. The farm shows how it is possible to maximize the use of small spaces to grow vegetables and practice other agricultural disciplines. Plastic bags can be used in place of pots, and bigger plants can be grown in old concrete pipes. But they also use old toilet bowls, shoes, etc. The kind of containers that can be used to grow plants is only limited by students’ imagination. This makes it possible for people to earn extra income on even the smallest plot of land, and almost at no expenses. All the products go to school kitchen, providing nutritious meals for students, and the school then sell off any surplus.
Another way of teaching
Thailand spends up to 20 % of their national budget on education. Despite this, the country finds itself at the bottom of world’s education ranking. Most schools have a very old-fashioned

The various farming techniques and business skills are something that the school tries to incorporate into the functional systems of the community.
approach to teaching. The students learn to memorize everything and follow instructions given by teachers – instead of being trained as free thinkers and actually questioning things. Mechai’s school wants its students to play a more active role. An example of this is that students at this school have many questioning sessions where they are also expected to take part in discussion. The school also lets them take part in the decision-making on how best to run the school. Students get to interview would-be teachers and select their own instructors, and even decide on the admission of new students.
Part of the community
Many of the students come from very modest backgrounds. In order to be able to afford the school, students do community services. That’s how they pay for their own education, supplemented by private donations. This mainly consists of taking care of the social enterprise farm. The families will also have the opportunity to learn and practise new farming techniques. This gives the families a chance to make an extra income as well as to create their own businesses. The school is seen as the blueprint for a new educational model. It is a school that is trying to help the whole community to eradicate poverty and help the people to become self reliance. If you are poor, it is difficult to get information you need to practise modern sustainable farming, and to raise yourself from the poverty trap. Giving them the knowledge they need to succeed will opens up new possibilities. The various farming techniques
18
www.swecham.com
and business skills are something that the school tries to incorporate into the functional systems of the community. I visited a hospital where they have their own social enterprise farm, supported by IKEA. The income generated from that farm goes towards the patients, and some of the herbs are used in traditional medicine. Also, they teach patients and visitors how to create their own farms. I met a man there whose leg muscles were severely damaged in an electrocution. The social enterprise farm project has given him a new chance in life. He can tend to his mushroom farm sitting in his wheelchair and sell them to make a profit. Thanks to the project, he regained his financial independence. The project has joined hands with the local police by establishing social enterprise farms at small prisons and police stations. This is an effective way to not only rehabilitate prison inmates but also to prevent future crimes. The prison I visited was a prison for well-behaved prisoners that only have a few years left of the time they served. The staff of project teaches the policemen at the prison how to help the inmates as well as the families of the inmates to establish their own farms. Normally there is very limited choice of jobs that ex-criminals released from prisons can do. It comes as little surprise many of them go back to their old criminal way. Thanks to this project, they are taught practical skills so they can support themselves and make a decent living. It was a positive experience to visit the school and all the other projects that have sprung up around the community as the result of the collaboration between the bamboo school and IKEA.
Micro-loan system
A very important component that contributes significantly to the success of this project is the micro-loans. Thanks to these loans, members of the local community can get the support they need to build their own business. To be eligible to such loan, you have to save between 50-500 THB a month for at least six consecutive months. Next, they are expected to present a business plan before a loan can be granted. The other key factors are commitment and determination of the borrowers. Perfect candidates for the micro-loan project are individuals who are willing to work hard to make life better for themselves and their families. This is not a charity project where IKEA and Mechai Pattana School merely hand out money to just anybody. This is a school for life that offers deserving individuals a chance to lift themselves up from abject poverty. It is hoped that this micro-loan scheme can be replicated in other communities all over Thailand. Imagine what a difference this could make, if more schools introduce similar projects. It could change the lives of so many people yet it takes so little resources – and just a change of attitude. As a Swede, I am proud and thankful that IKEA is supporting such a wonderful project. I hope that more Swedes and Swedish Corporations are keen to do the same. There are many different ways to help make things better. One of them is to co-pay for half a scholarship for each student. Let’s not forget that individual and corporate donors can deduct from their income tax twice the amount donated. That is really a win win situation.
SOME THINGS NEVER CHANGE
THE WORLD HAS CHANGED a bit since we started back in 1937. Over the years, we’ve helped nations increase their readiness in a world that constantly poses new challenges for corporations and civil security authorities alike. And we couldn’t have done it without change.

So we’ve changed technology. And it’s changed us. There’s really just one thing that remains the same. After more than 70 years, we are still challenging the laws of nature and pushing the boundaries of the possible. Some things never change.

hailand’s leading real estate developer, Sansiri Plc., returns to TSCC as a member and is going from strength to strength, consistently selling out new projects - one after another. Its track record speaks volumes: 29 years, 237 projects and 60,556 Units! Sansiri is now also marching in to markets where they were previously not active and is fast becoming a household name upcountry in Chiang Mai, Chiang Rai, the Northeast and also Phuket and other Southern areas. Head of International Marketing, Corporate Marketing Communications Department, Mr Cobby Leathers, gives all the details to TSR, including painting the picture of the market where this developer is very much a trendsetter and frontrunner. Sansiri is actually returning as a chamber member through Cobby, who has been with the developer for nearly nine out of his fourteen years in Thailand. Simultaneously, Sansiri will be joining the upcoming Thai Property Guide as a sponsor. “We’re renewing our participation through membership. We’ve had Swedish and Scandinavian buyers over the years and they are an important and interesting group to have in Thailand. Also, we see the integrity of this Chamber as a key relationship in the years to come.” “My chief role is to attract the growing demand of foreign buyers looking for investment, vacation and holiday residences in Thailand. Based in our residential development footprint at the moment, this requires me to initiate and promote marketing activities in major urban and resort areas throughout the Kingdom, namely Chiang Mai, Bangkok, Hua Hin, Pattaya and Phuket.“ At their projects in the major resort areas, like beachfront condominiums and city resorts such as Patong, international buyers and investors show interest. “Actually, our main target group of buyers comes from domestic Thai demand. This is our core business model and we offer all types of property segments from single homes, townhouses and condominiums in multiple price points from 1MB to 80MB. We often do segment series such as the popular Base and Dcondo brands, however each with unique site-specific concepts and designs. Our expansion in a short time displays the opportunity to approach new domestic markets with strong demand. Provincial growth now makes up a third of our business and this may grow
even more in the years to come.” Going premium on Mai Khao Beach Projects aiming for foreigners versus projects targeting mainly Thais indeed differs (unit plans etc.) “Yes, different segments presents different offerings and buyers also have different expectations in these respects. Obviously, our premium developments will be suitable to such a market segment of international buyers, however, in general, we continue to offer a high minimum quality provision regardless of what project we execute in each respective segment. The services offered at each development will also reflect the expectations of each project segment.” In the example of their new premium-class beachfront condominium, right on Mai Khao Beach, Phuket, this means featuring a professional concierge service exclusively for owners. Facilities include a 70-metrelong swimming pool with fitness and lounging areas. “We already offer several levels of service at all of our projects, however for our premium developments like Baan Mai Khao, the level of service is more exclusive based on the demands and needs of this discerning buyer segment. Our management and rental services are what complements our business model and continues to embrace the growing need for detailed servicing for buyers using residences for living, rental or both,” explains Cobby. “We view this area as premium based on the pristine qualities of Mai Khao beach and the existing neighbourhood of 4-5 star local and international hotels. Our condominium also has great design elements and
premium specifications to match the area’s high-end buyer segment. This area will continue to grow in the future and may one day be a micro-city in North Phuket that attracts residents from the top third of the island and also from the Phangna area to the North.” Making inroads to target the foreign buyer market is a natural progression for Sansiri, though increasing as of lately. “We continue to offer exciting projects in key resort areas that are popular among foreign tourists and buyers. From our early days in Hua Hin, we have since expanded to Chiang Mai, Khao Yai, Pattaya and Phuket, among other provincial areas, as we see room for growth in these areas.” “Current trends of property purchasers are coming from regional buyers and also Chinese and Russian buyers. With tourism growing steadily from these two nationalities, we should continue to see more buyers from these sources, particularly in beach resort areas.” “We are considered the leading developer at the moment through revenue and project development. Our ventures outside of Bangkok have been crucial to our growth and we will continue to embrace new locations based on emerging demand in provincial areas.” In 2012, Sansiri and its subsidiaries earned 30,087 million baht of total revenue.
Upcountry lifestyle
And entering up-and-coming provinces they have, and doing so with great success so far. Among their perhaps most striking achievements of late are
www.swecham.com
21
THAILAND’S PREMIER PROPERTY COMPANY – SANSIRI PLC. the successfully launched ‘upcountry’ locations in the Northeast: Khon Kaen, Nakon Ratchasima (Korat) and Udon Thani. THE BASE Height Khon Kaen completely sold out on the first day. It is also striking there – given that this is very much a farming area - that their project is “distinctively designed to reflect the receptive and trendy characteristics of Korat people” and features a 6,000 sq.m. communal area, a triple-volume lobby, an Olympicsized swimming pool and a rooftop garden. The residential options on offer come with a ‘sophisticated way of life, targeting professionals and residents who look for a condominium that fits an emergent urban lifestyle.’ The strong belief in the potential of major provincial cities and the demand for quality properties is noteworthy. “As these provincial cities become larger and develop stronger local economies, demand will certainly be there. Consumer buying power increases in parallel with economic development, thus there will continue to be opportunity for our business. Thailand has a growing middle class and these buyers are certainly more sophisticated than in the past and are more in tune with modern expectations. We see strong growth in these second tier cities and will continue to offer our low and high-rise projects to cater to these buyers,” comments Cobby. Even in a city like Pattaya with its
22
www.swecham.com
very competitive property market, Sansiri managed to sell out 1,112 units at THE BASE Central Pattaya within a few days.
Trendy living concepts
Sansiri are really masters at designing living concepts for all these aforementioned ‘segments’ and being ‘in vogue.’ To not only provide a home, but also a lifestyle and unique brand experience is at the core of their business model. This is also key to the differentiation that sets them apart from other developers. “Each segment is very different and this reflects our concepts in each unique locations. The Base and Dcondo series for example utilizes project branding and localized themes to highlight the overall lifestyle offering. The Edge is another example of a targeted development to address the growing demand of the urban class of young professionals who expect more than just a flat in a building. This follows a common trend in the Bangkok condominium industry these days that need to cater to such buyers seeking established locations with good BTS or MRT access, along with a great product.” EDGE Sukhumvit 23, as in the first in a brand-new EDGE series of modern condominiums, is designed to appeal to the Y&R (Young & Restless) Generation of urban people who enjoy the ‘Work Hard, Play Harder’ lifestyle, coming with many firsts.
Another project, Baan Plai Haad, (Wong Amat, Pattaya) features the availability of special Calvin Klein designer furniture packages to add distinctive design elements to the interior. ‘ Sansiri’s clearly a trendsetter? “Yes, we’ve always been a leader in design and concepts and have often worked with leading local and international design houses. We will continue to work creatively at new developments as it distinguishes Sansiri from normal developers and elevates our brand experience beyond what others can provide,” confirms Cobby. Sansiri transforms the best locations into the best lifestyle properties with designs that never compromise on beauty or functionality. The residential properties of unmistakable quality valued by their customers come complete with consistent after-sales services and Sansiri Family privileges to ensure the perfect living experience for all residents.
Quality concerns
As for quality, this improves along with property companies gaining more experience. “As with all developers, we learn more and more over the years and the industry changes for the better with higher quality materials, more efficient specifications and improved
TSCC - THAI SWEDISH CHAMBER OF COMMERCE design, among other factors. Our quality standards remain high in the domestic market which is suitable to the tastes of local and international buyers. Additional buyer experience is emphasized in aftersales services which add to the greater sense of overall quality.” “The best thing about choosing a Sansiri project is that we will not run away from our responsibilities,” Cobby comments on a recent case with one of their foreign condo customers’ complaint regarding construction shortcomings. “Next year we will complete three decades in the business and when you develop thousands of units each year, there are bound to be situations like this case. We were quick to rectify the situation with the client and also inspected other units within the building to ensure other units did not have similar issues. That happened to be a one-off incident and we were pleased with all parties involved to quickly correct things and satisfy the client. Again, we have many quality control procedures in place and we are always ready to respond to situations where we’re responsible. We continue to have a very high customer satisfaction rate because of this and we will continue to develop projects in a responsible manner
onwards in the future.” Regarding the issue of going for more green efforts in terms of energyefficient buildings and technology solutions onwards, Sansiri will embrace industry sustainability trends in the residential sector in the future. Cobby sees that that this area can grow a lot here locally. “Much of green design depends on the design ‘tools’ or materials available in the market today. Costs are always an issue as we need to blend efficiency with affordability, which is always a developer’s dilemma. We continue to provide high-value and impactful green areas at our developments and also look to create greater efficiencies for interior spaces of importance, such as common areas and management offices.”
Children in focus
Finally, Sansiri’s CSR efforts, Social Change, should be highlighted as there are initiatives that can play a positive role model for others and society. The approach aims to help, support, and develop the wellbeing of children in an inclusive and sustainable way, partly within a Unicef -Sansiri partnership. For instance, Sansiri encourages a 6-month breastfeeding period for
postnatal mothers by allowing generous maternity leave and breastfeeding rooms are also provided. Sansiri aims to give mothers the opportunity to properly take care of their children. “Through our partnership, we have managed to do great things such as the standard inclusion provision of iodine from the local salt industry providers. We have also set up a children’s foundation to offer help for disabled children throughout the country. We are currently implementing a no child labor policy with our contractors at our construction sites and also offer child-safe areas for the children of site workers to allow learning stations. We also offer free football academies at several locations in Bangkok and upcountry to promote sports development. At the local government level, we also engage local youths to answer real world problems to be heard and explored with the local jurisdiction, as seen with the Give program in Phuket. We also provide Unicef with an annual emergency relief fund contribution to be used in emergency relief or disaster related situations. We will continue to work with Unicef in the future with a direction highlighting that children are everyone’s business.”

hai-Swedish trade tends to be rather static over the past three-four years if we look at the numbers available from Sweden´s Board of Trade. A big jump in exports to Thailand 2011 stems from deliveries of the first phase in the Gripen project. But that is an exception. There is no further breakdown in categories of goods available from Sweden´s Board of Trade than those you see in the table next to this article. Swedish services trade statistics is not available at all for individual countries from the Board of Trade. The latest aggregate services trade report, listing only a few categories and world wide, dates back to 2011 But there are ways to find out more in detail about goods exported to Thailand if one turns to the Royal Thai Customs department. So we did. Read on and you will see a few examples we selected. Lets start with booze. During the first six months this year Thailand imported exactly 225 379 liters vodka. The Thai vodka trend has gone from almost zero
interest a decade ago to this level today. Last year Sweden exported a whopping 635 133 liters vodka to Thailand. We all know Thailand is an automotive hub. Still it imports vehicles from us. For example 22 tractors valued at exactly THB 67,789,435. And three invalid carriers were brought in during the same period. The value for one invalid carrier booked in June stands at THB 125 462. Rubber is an important Thai commodity while Sweden exports vulcanised rubber products back to Thailand. During first half 2013 Thailand imported vulcanised rubber from Sweden worth just over THB 52 million. Finally, we sold Thailand 288 kilograms silver booked for 8.9 million baht and somebody imported one bicycle booked at 3000 baht and others exported 13 motor vehicles designed for transport of goods, booked at around THB 5 million each. These examples represent a mere fraction of customs data. Of course one can look at Thai exports to Sweden in the same way. However, imports alone is a time consuming exercise so this will be all.
