ATTOM has released its secondquarter 2023 U.S. Home Flipping Report showing that 84,350 single-family homes and condominiums in the United States were flipped in the second quarter. The latest portion was down from 9.9 percent of all home sales in the nation during the first quarter of 2023 and from 8.9 percent in the second quarter of last year. Despite the flipping rate remaining historically high, it dropped to nearly its lowest point since 2021.

However, the report also reveals that even as flipping activity decreased, investor profits and profit margins both showed more signs of recovering from a slump that had slashed them by more than half in just two years. Both increased for the second quarter in a row, with investment returns climbing at the fastest pace since 2020, and raw profits spiking more than at any point over the past decade.

The typical profit margin, while still far below peaks hit in 2021, rose almost five percentage points from the first to the second quarter of this year. Raw profits on typical flips, meanwhile, shot up 18 percent quarterly.

10 percent during the Spring buying season, after falling from the middle of last year to the early part of 2023.

“Fortunes for investors who flip homes for quick profits are showing more signs of turning around after a long and unusual period when they went down while the rest of the market went up,” said Rob Barber, CEO for ATTOM. “However, the latest investment returns may not be substantial enough to cover the holding costs on typical deals. And it’s still too early to declare the profit downturn over, as much will depend on whether the second-quarter market surge keeps going or whether it retreats again like it did last year.”

Among flips nationwide, the gross profit on typical transactions (the difference between the median purchase price paid by investors and the median resale price) increased to $66,500 in the second quarter of 2023. That remained down 35 percent from 102,063 in the second quarter of 2022 and still stood at one of the lowest points in the past five years. But it was up from $56,250 in the first quarter of this year.

The typical gross flipping profit translated into a 27.5 percent return on investment compared to the original acquisition price in the second quarter of 2023. That also was still far below a highwater mark of 61 percent on medianpriced flips reached in the second quarter of 2021. But it was up from 22.9 percent in the first quarter of this year as well as

from a recent low of 22.3 percent hit in the fourth quarter of last year.

Profits and profit margins continued to revive in the second quarter of 2023 as investors were able to take advantage of shifts in prices that went in their favor from the point when they were buying their properties to when they sold them.

Specifically, the typical resale price on flipped homes increased to $308,500 in the second quarter, a 2.1 percent over the first quarter of 2023. That contrasted with a 1.6 percent decrease in median prices that recent home flippers were commonly seeing when they were buying their properties. The price shift – from a decrease to an increase - led to the improvement in profits and profit margins.

The recent turnaround has at least temporarily reversed an unusual pattern of home-flipping fortunes running counter to the broader U.S. housing market. For the prior two years, flipping returns had mostly dropped despite prices and profits for traditional sellers, continuing to soar during an extended, decade-long boom period.

Home flipping activity drops as profits rise across U.S. in second quarter

Half of all home buyers are purchasing their first home, the highest share that Zillow has ever recorded. Zillow’s 2023 Consumer Housing Trends Report finds that first-time buyers now make up 50% of all home buyers, up from 45% last year and a meaningful jump from 37% in 2021. The share of first-time buyers likely hasn’t been this high since around 2010, when there was a first-time home buyer tax credit.

First-time buyers are making gains relative to repeat buyers. Zillow research finds a vast majority of homeowners with mortgages have locked in a rate below 5%, and are almost half as likely to consider moving. It’s true that first-time buyers make up a larger piece of a smaller pie, as home sales and inventory shrink. However, this significant rise in the share of firsttime buyers helps explain what’s driving demand and keeping upward pressure on prices in a market with mortgage rates surpassing 7%.

“High mortgage rates and a shortage of inventory is keeping would-be repeat buyers in their current homes,” said Zillow senior population scientist Manny Garcia. “A greater relative share of firsttime buyers is filling the gap, and they’re competing against each other for the limited number of affordable starter homes on the market.”

Affordability is the greatest hurdle for first-time home buyers. It now takes nearly 12 years for a typical first-time buyer to save up for a down payment, compared to nine years prior to the pandemic. Meanwhile, the typical monthly home payment has more than doubled in that time. Yet the growing share of first-time buyers suggests many are getting creative

areas around the U.S. with enough data to analyze (88 percent). Flipping rates dropped at least two percentage points in more than a third of the metros reviewed. (Metro areas were included if they had a population of 200,000 or more and at least 50 home flips in the second quarter of 2023).

Zillow’s report finds that most first-time buyers are tapping at least two sources to finance their down payment (60%), most commonly their savings and gifts from family or friends. Down payment assistance can help, and available programs are included on every for-sale listing on Zillow.

There are other tools helping first-time buyers anticipate and manage monthly costs. A new app filter on Zillow allows shoppers to search for homes by monthly mortgage cost, instead of by list price. In addition, a growing share of buyers are paying an upfront fee to reduce the interest rate on their mortgage and in turn, lower their monthly payment. Research from Zillow Home Loans finds nearly 45% of conventional primary home borrowers bought points to ease monthly costs, compared to 30% who did the same in 2021.

Nearly half of first-time home buyers are millennials (49%), a massive generation

flipping rates during the second quarter of 2023 were in Macon, GA (flips comprised 16.8 percent of all home sales); Columbus, GA (15.3 percent); Spartanburg, SC (13.5 percent); Atlanta, GA (13.5 percent) and Akron, OH (12.5 percent).

Aside from Atlanta, the largest flipping rates among metro areas with a population of more than 1 million were in Memphis, TN (12.5 percent);

of adults ages 29–43 who are fueling fundamental housing demand as they hit their prime home-buying years. Gen Z adults between 18 and 28 years old are hot on their heels, making up more than onequarter of all first-time buyers (27%).

These younger buyers are debunking the “lazy millennial” myth by working harder during the home-buying process. Zillow’s report finds that first-time buyers are more likely to contact at least three real estate agents and three mortgage lenders, compared to repeat buyers. They’re also more likely to make at least two offers on homes, and are more likely to report being denied a mortgage at least once before they’re approved for a loan. First-time buyers are seeing their persistence pay off for a piece of the American Dream, and many still believe the opportunity to build equity outweighs today’s higher costs of entry.

Construction employment rises in 45 states & D.C. from august 2022 to august 2023

Construction employment increased in 45 states and the District of Columbia in August from a year earlier, while 32 states and D.C. added construction employees from July to August, according to an analysis of federal employment data released by the Associated General Contractors of America today. Association officials noted that most contractors report having a hard time finding workers and that the job gains would have been larger if more qualified candidates were available to hire.

“Construction has been a leading source of employment growth almost universally in the past year,” said Ken Simonson, the association’s chief economist. “But contractors report needing even more workers as large projects rev up across the country.”

Between August 2022 and August 2023, 45 states and D.C. added construction jobs, while industry employment declined in five states. Texas added the most construction jobs over the year (21,100 jobs or 2.7 percent), followed by California (15,600 jobs, 1.7 percent), Ohio (11,600 jobs, 5.0 percent), and Georgia (10,600 jobs, 5.0 percent). Wyoming had the largest percentage increase in construction jobs over 12 months (13.0 percent, 2,700 jobs), followed by Arkansas (9.9 percent, 5,800 jobs), Kentucky (9.2 percent, 7,700 jobs), West Virginia (8.6 percent, 2,600 jobs), and New Mexico (7.3 percent, 3,600 jobs).

Typical home flipping returns up quarterly in two-thirds of nation

The median $308,500 resale price of homes flipped nationwide in the second quarter of 2023 generated a gross profit of $66,500 above the median investor purchase price of $242,000. That resulted in a typical 27.5 percent profit margin in the second quarter of 2023, up from the first quarter, but still far beneath the 44.6 percent level in the second quarter of 2022 and 60.8 percent in the same period of 2021.

Profit margins went up from the first to the second quarter in 119 of the 190 metro areas analyzed (63 percent), but they were still less than typical returns from a year earlier in 163, or 86 percent, of those markets.

The biggest increases in the typical profit margin during the second quarter of 2023 came in Trenton, NJ (ROI up from 11.3 percent in the first quarter of 2023 to 85 percent in the second quarter of 2023); Akron, OH (up from 50 percent to 116.7 percent); Montgomery, AL (up from 30.8 percent to 78.8 percent); Champaign, IL (up from 10.5 percent to 53.9 percent) and Hagerstown, MD (up from 45.6 percent to 86.6 percent).

Despite the quarterly gains, typical flipping profits remained less than 30 percent in 79 of the 190 metros with enough data to analyze in the second quarter of 2023. That was far worse than a year earlier, when just one of every five of those metro areas commonly had returns that low.

California added the most jobs over the month (4,700 jobs, 0.5 percent), followed by Arizona (3,500 jobs, 1.8 percent), Pennsylvania (3,300 jobs, 1.2 percent), South Carolina (2,600 jobs, 2.3 percent) and Nevada (2,600 jobs, 2.3 percent). The largest percentage gain occurred in Wyoming (3.5 percent, followed by Kentucky (2.5 percent, 2,200 jobs), South Carolina, and Nevada.

Tennessee lost the most construction jobs in August (-2,400 jobs, -1.6 percent), followed by Virginia (-1,400 jobs, -0.7 percent), Kansas (-1,000 jobs, -1.5 percent) and Oregon (-1,000 jobs, -0.8 percent). Tennessee had the largest percentage loss for the month, followed by Kansas and Rhode Island (-1.4 percent, -300 jobs).

Association officials said many contractors report that one of the biggest challenges they have in adding staff is that many candidates lack the qualifications needed to be employable. The association officials urged federal, state and local policy makers to rethink

Metro areas with a population of at least 1 million and the weakest returns on typical home flips in the second quarter of 2023 were Austin, TX (3.3 percent loss); Phoenix, AZ (4.9 percent gain); Salt Lake City, UT (6 percent gain); Dallas, TX (6.7 percent gain) and San Antonio, TX (6.8 percent gain).

Investors continue to earn highest raw profits in South and Northeast

The highest raw profits on medianpriced home flips in the second quarter of 2023, measured in dollars, remained concentrated in the South and Northeast regions of the country. Fifteen of the top 20 were in those regions, led by San Jose, CA (typical gross profit of $288,750); San Francisco, CA ($177,500); Vallejo, CA ($170,000); San Diego, CA ($166,500) and Boston, MA ($165,000).

The South also dominated the opposite end of the range, along with the West, with the 20 lowest raw profits on median-priced transactions located in those regions. The weakest numbers were in Austin, TX ($14,814 loss); Reno, NV ($6,625 loss); Killeen, TX ($2,476 profit); Provo, UT ($6,009 profit) and Lubbock, TX ($6,130 profit).

Nationwide, 62.6 percent of homes flipped in the second quarter of 2023 had been purchased by investors with cash. That was down from 66 percent in the first quarter of 2023 but about the same as the 62.7 percent portion in the second quarter of 2022. Meanwhile, 37.4 percent of homes flipped in the second quarter of 2023 had been bought with financing. That was up from 34 percent in the prior quarter, but virtually unchanged from 37.3 percent a year earlier.

“The second-quarter dip in all-cash flips came during a brief period when mortgage rates were declining a bit after spiking during the prior year,” Barber noted. “With rates now rising again, there will be more pressure on investors to use cash to finance their activity. The third quarter should reveal more about that trend.”

Among metropolitan areas with a population of 1 million or more and sufficient data to analyze, those with the highest percentage of flips in the second quarter of 2023 that had been purchased with cash were in Detroit, MI (82.9 percent); Buffalo, NY (76.9 percent); Cleveland, OH (74.4 percent); Cincinnati, OH (73.8 percent) and Indianapolis, IN (73.2 percent).

Of the 84,350 U.S. homes flipped in the second quarter of 2023, 11.9 percent were sold to buyers using loans backed by the Federal Housing Administration (FHA), marking the fourth straight quarterly gain. The latest portion was up from 10.8 percent in the prior quarter and 7.6 percent a year earlier, to the highest figure since the third quarter of 2020.

Among metro areas with a population of at least 200,000 and at least 50 home flips in the second quarter of 2023, those with the highest percentage of flipped properties sold to FHA buyers — typically first-time home purchasers — were Yuma, AZ (29.1 percent); Lakeland, FL (27.5 percent); Springfield, MA (23.4 percent); Modesto, CA (22.5 percent) and Scranton, PA (22.1 percent).

Home flips accounted for at least 10 percent of all home sales in 245, or 24 percent, of the 1,025 counties around the U.S. with at least 10 flips in the second quarter of 2023. That was well below the 36 percent of all counties with enough data to measure in the first quarter of 2023. Swinerton, has secured additional space in its Charlotte location to accommodate new team members supporting steady business growth. In less than two years, the Charlotte office is expanding to add another 3,000 sq. ft. to the original 8,500-sq. ft. space.

The rapid growth of the regional Swinerton team drove the office expansion. Sixteen construction and trade professionals have joined the Carolinas regional offices since January, bringing

U.S. Employee burnout continues downward trend, but still remains too high according to new eagle hill consulting research

Employee burnout among the U.S. workforce remains high (45 percent), but continues trending downward according to new Eagle Hill Consulting research. Burnout has dropped during the past year (49 percent in August 2022) and more substantially since the early months of the pandemic (58 percent in August 2020). Younger workers (52 percent) and women (48 percent) continue to report the highest levels of burnout.

As for the top sources of burnout, workers who experience burnout say it’s their workload (51 percent), staff shortages (45 percent), and juggling personal and professional life (42 percent). A large share of workers (67 percent) say a four-day work week would alleviate stress, followed by a decreased workload and increased flexibility (both at 65 percent), and continuing to work from home (56 percent).

When asked about Generative Artificial Intelligence (AI), most workers (62 percent) indicate they do not expect that the nascent technology will impact their stress levels at the job. Yet, a growing body of research indicates that when properly deployed, AI can help improve worker efficiency and productivity. Millennials (30 percent) and male employees (27 percent) are most likely to say that AI can help reduce job stress.

These findings are from the 2023 Eagle Hill Consulting Workforce Burnout Survey conducted by Ipsos from August 3-8, 2023. The survey included 1,347 respondents from a random sample of employees across the U.S.

“It’s good news that worker burnout levels are steadily trending downward since the high stress days of the pandemic,” said Melissa Jezior, president and chief executive officer of Eagle Hill Consulting. “But employers shouldn’t be complacent when it comes to taking action to reduce worker burnout. Burnout levels are still too high and could inch upward as more workers are required to return to in-person work. While employees value in-person work, they have expressed concerns about work-life balance and commute times when they are in the workplace.”

“And for the first time, we polled workers on the potential impact of AI on their stress levels,” Jezior said. “This will be an important issue to watch as

more companies rollout Generative AI. Handled well, AI has the potential to help workers get more done in a shorter amount of time while creating more value for their organizations. But handled poorly, it could increase rather than decrease worker stress.”

Additional survey findings are as follows:

• Among those who experience burnout due to staff shortages, 84 percent said the impact is covering the workload for unfilled positions. Thirty-nine percent said the impact is helping others learn their job, 36 percent said it’s training new hires, and 22 percent said it’s recruiting and interviewing new hires.

• Employees who report burnout signal they are less comfortable telling their manager or employer they feel burnt out as compared to six months ago, with 57 percent of employees saying they’re open to the conversation, down five percent from August 2022.

• When asked how to reduce burnout, 67 percent of workers said a fourday work week would help. Other solutions included increased flexibility (65 percent), decreased workload (65 percent), better health and wellness benefits (60 percent), working from home (56 percent), reduced administrative burdens (53 percent), more on-site amenities (50 percent), and the ability to relocate or work from multiple locations (39 percent).

Home Builders Association of Greater Charlotte announces return of Parade of Homes

The Home Builders Association of Greater Charlotte is thrilled to announce the long-awaited return of the Parade of Homes, set to take place Oct. 14-15 and Oct. 21-22, showcasing more than 50 homes from the finest builders in Charlotte and surrounding areas.

Nearly 22 million job postings in first half of 2023

The U.S. saw 21.74 million new job postings during the first half of 2023, down just 8% from the previous six-month period, according to a new report from staffing giant PeopleReady, a TrueBlue company (NYSE: TBI).

MARGENAU: A special rule for widows and widowers

Here is a special message to all Social Security representatives reading this column. You are right when you tell customers that as a general rule, they cannot file for reduced benefits on one record and later switch to full benefits on another record. But if you are talking to a widow or widower, that rule does not apply.

I’ve heard from four readers in the past couple weeks -- three widows and one widower -- who were all told they must choose to take benefits on one record or another. And once they make that choice, they can’t change. And that’s absolutely wrong. Widows and widowers have the option of taking reduced benefits on one record and later switching to higher benefits on another record. And the number of readers telling me they’ve been misinformed about this issue (the four people I heard from this week is just the tip of the iceberg) tells me this isn’t a few isolated incidents involving a few uninformed Social Security Administration reps. Something must be missing in the SSA’s training sessions because I’ve heard from hundreds of widows and widowers over the years who have been misled on this topic.

Before I explain this “widow(er)s option,” let me clarify the statement I made at the beginning of this column. The one where I said that as a general rule, people can’t file for reduced benefits on one record and later switch to full benefits on another record. Actually, a version of this happens quite a lot. So let me explain what I am talking about with examples.

Let’s say Wilma is 62 and her husband Fred is also 62. Wilma wants to take her smallish Social Security benefit now, but Fred wants to wait until he is 67 to file for his much larger benefit. Wilma can take reduced retirement benefits now. And then when Fred turns 67 and files for his Social Security, Wilma can file for spousal benefits on his record. But the reduction she took in her own Social Security will carry over to her spousal benefits. In other words, she won’t get full spousal benefits. She’ll get a reduced rate.

But now let me turn the example around a bit. Let’s once again say that Wilma is 62,

but this time we’ll say that Fred is 68 and already getting his own higher retirement benefit. In this case, Wilma cannot take reduced retirement benefits on her own record now and later switch to higher full spousal benefits on Fred’s record. By the same token, she cannot take reduced spousal benefits on Fred’s account now and later switch to full benefits on her own record.

So what’s the difference in the two examples. In the second one, Fred is already getting Social Security when Wilma wants to file for benefits. And there is a rule that says when you file for one benefit, you must file for all other benefits you are due at the same time. In the first example, when Wilma turned 62, Fred wasn’t yet getting benefits so at that time, there were no other benefits (i.e., spousal benefits) for Wilma to file for. That’s why, later on, when Fred files for his Social Security, Wilma can then file for extra spousal benefits on his record.

It’s that “you must file for all other benefits you are due at the same time” rule that does not apply to widows and widowers.

Let’s go back to Wilma, who is turning 62. And this time, we’ll say that Fred is dead. In other words, Wilma is a widow. If

Wilma went to some Social Security offices and talked to the uninformed SSA reps I mentioned earlier, she would have been told something like this. “Wilma, because of the rule that says you must file for any and all benefits you are due, you must file for your own reduced retirement benefit now, and you must file for any extra reduced widow’s benefits you are due at the same time.”

But to repeat: That “you must file for any and all benefits you are due at the same time” rule does not apply to widows and widowers.

Once again, let’s go back to Wilma. Let’s say her own full retirement age benefit is $1,800 per month and that Fred’s full retirement age benefit is $3,000 per month. Wilma might want to consider filing for reduced retirement benefits at age 62. She’d get about 70% of $1,800 or $1,260 per month. Then once she reaches her full retirement age, she could switch to 100% widow’s benefits, or $3,000 per month. (There are no “delayed retirement credits” paid on a widow’s benefit, so there would be no advantage to waiting past her full retirement age to collect widow’s benefits.)

Now let’s turn things around a bit and say that Wilma’s own benefit is close to Fred’s. For example, we can say that her full retirement age benefit is $2,800 per month and that Fred’s FRA benefit was $3,000 per month. In this case, Wilma might want to start out with reduced widow’s benefits. At 62, she’d get about 82% of Fred’s FRA benefit, or about $2,460 per month. Wilma

Or if she could live on her reduced widow’s benefit a little longer, she could wait until age 70 and get roughly a 30% “delayed retirement credit” added to her monthly benefits. That means she’d get $3,640 per month starting at age 70.

Of course, Wilma isn’t forced to employ this “widow’s option.” Go back to the example where her own FRA benefit was $1,800 and her widow’s FRA benefit was $3,000. She could choose to forgo this “widow’s option” stuff and simply file for widow’s benefits now. In other words, at age 62, she’d be due about 82% of $3,000, or $2,460 per month. And that would be her benefit for good, except for future cost-of-living increases.

GOLDMAN: Racing ahead in your career? Better learn to drag your feet.

What do you do when a new assignment comes around?

If you immediately raise your hand, you’re making a big mistake. What you should do is duck your head. And if that new assignment does land in your lap, you certainly shouldn’t put your nose to the grindstone and start working. What you should do is hold your nose, and start dragging your feet.

Alas, in today’s dog-eat-dog, AI-eat-AI business world, being a procrastinator gets a bad rap. This is not justified. The less work you do, the fewer careerending blunders you make. Plus, with a project you haven’t finished, you’re far less likely to be included in the next round of layoffs. How can you be fired?

You have work to do.

Duke University professor Dorie Clark doesn’t agree. In her recent Harvard Business Review article, “5 Ways to Actually Move Forward on That Task You’ve Been Avoiding,” we learn that procrastination is “actually a subconscious strategy to avoid negative emotions,” in which we “fill our time with what we recognize as comparatively trivial matters.”

The fact that you are wasting your time reading this extremely trivial column shows that you have the making

of a great foot-dragger. All you have to do is take each of professor Clark’s five steps, and do the exact opposite.

No. 1: Get clear on the vision.

Ambiguities surrounding an assignment can result in a “freeze response,” as you try to determine “what they’re actually looking for.” Of course, at your company, you can easily answer this question: What “they’re” looking for are reasons to throw you under the bus. Though you may want to jump in and save the day, it’s far better to procrastinate and save your job.

No. 2: Identify concrete steps.

If an assignment looks doable, it’s probably because you don’t understand what will be required to do it. To help you understand what steps are needed to finish a project, you are advised to hire a consultant. Unless you want to pay someone $500 an hour to schmooze your boss, throw shade on your abilities and steal your job, I don’t agree. As Benjamin Franklin famously said, “Lie down with fleas and wake up with consultants.”

No. 3: Take (small) action.

“Taking even a tiny action creates positive momentum,” says Stanford professor BJ Fogg. This is why you must be careful when starting an assignment,

lest you are swept away by a wave of momentum madness and wake up one afternoon to find that you’ve finished the project. Displays of competence like this must be avoided, since they could result in you being given more projects, and more, and more, until you no longer have time for important activities, like mastering “Street Fighter 6” and discussing the latest episode of “90 Day Fiance” with the hot new hire in Accounting.

No. 4: Create forcing functions. Tempted to start or complete a project? Build in “accountability mechanisms” for yourself. This could be a regular “check-in with a trusted colleague,” assuming you can find one in the pack of jackals with whom you work. By constantly sharing your problems, a volunteer may take on the project just to shut you up. You’re not only off the hook, but when your boss sees how good you are at avoiding work by delegating it to others, they’ll recognize you as management material.

No. 5: Limit competing distractions. Rather than tackling a major project, humans are wired to “choose the quick dopamine hit of crossing off a minor todo item, like checking email or ordering your sandwich for a lunch meeting.”

If you think any work assignment is as important as ordering the right sandwich -- “Just say no to chicken salad,” as Benjamin Franklin famously said -- you may be a hopeless case. The advice Clark provides to avoid highdopamine distractions is to hide your phone or use a computer that’s not connected to the internet.

To develop quality distractions, I recommend you stop paying your phone bill and use a computer that’s not turned on. This will provide a bottomless time suck as you spend hours waiting on line for customer service at the phone company and complaining to IT about your company’s internet provider.

With distractions like these, it will be impossible to work on your project, which is one more reason we say, “Procrastinators of the world unite! You have nothing to lose but your jobs.”

How a strong start to 2023 for Wall Street got knocked off course by soaring bond yields

NEW YORK (AP) — Treasury yields surged in September and sapped the energy from a strong stock market as investors came to terms with the likelihood that interest rates will remain high well into 2024.

The yield on the 10-year Treasury, which influences rates for mortgages and other loans, jumped past 4.50% in September and continues rising. It is at its highest level in nearly two decades. The yield on the 2-year Treasury, which tracks expectations for the Fed’s interest rate policy, jumped above 5.00% in September and also continues edging higher.

“Once again, the move in rates has proven to be too much too fast for equity markets to handle,” said Adam Turnquist, chief technical strategist at LPL Financial, in a note to investors. High bond yields make it less likely that investors will invest in riskier stocks, especially pricey technology companies. The early autumn slump in bond prices that jolted yields higher tripped up what had been a solid recovery for the S&P 500 and other major indexes in 2023. That could remain the case for the rest

of the year and into 2024.

The S&P 500 surged more than 17% through July, slipped in August, and then gave back 5% in September when the Fed signaled that rates will likely

“Market participants seem to be coming to peace, finally, with the ‘higher for longer’ forecast,” said Katie Nixon, chief investment officer for Northern Trust Wealth Management, in a note to investors.

The Federal Reserve’s benchmark interest rate is at its highest level in more than 20 years and the central bank could be close to pausing its aggressive rate hike policy meant to tame inflation. But, it likely won’t cut rates anytime soon, leaving pressure from high interest rates squeezing the broader economy.

Treasury yields last hovered at these levels in mid-2007 and the broader market ranged from ticking higher to holding steady. That held until the financial crisis of 2008 wreaked havoc on the markets and economy, eventually prompting the Fed to slash its benchmark interest rate to near zero.

High bond yields aren’t just deterring investors. High interest rates make borrowing more expensive for companies. It also puts more pressure on companies

with lots of interest expenses on their balance sheets. Those issues, along with inflation, have been weighing on corporate earnings, especially those of smaller companies that need to borrow more for operations.

Wall Street expects companies in the S&P Small Cap 600 to report a 14% slump in third-quarter profits to follow up on a 20% slump in the second quarter. That compares with expectations for stagnant profits in the broader S&P 500 after a 4% drop in the previous quarter.

High interest rates will also likely put pressure on technology stocks that have high price-to-earnings ratios. Insurance companies can benefit from higher rates because their bond investments get better returns.

Those higher interest rates, though, will likely squeeze consumers as they deal with more expensive loans, especially mortgages, which are at their highest in more than two decades. High rates have worsened an affordability crunch with home prices near all-time highs even as home sales fall.
