Construction spending increases 0.6 percent in October, with gains for public and private nonresidential projects, along with homebuilding Total construction spending increased by 0.6 percent in October, led by strong gains for manufacturing, power, and education projects as well as singlefamily homebuilding, according to an analysis of federal spending data the Associated General Contractors of America. Association officials noted, however, that spending on other nonresidential segments, including commercial construction and highway and street construction, declined. “It is apparent that the construction market overall remains healthy,” said Ken Simonson, the association’s chief economist. “But a rotation is occurring among nonresidential segments as manufacturing construction expands while commercial construction slumps and highway and street spending stagnates. On the residential side, singlefamily construction is picking up, while multifamily is descending from record highs.” Construction spending, not adjusted for inflation, totaled $2.027 trillion at
a seasonally adjusted annual rate in October. That figure is 0.6 percent above the September rate, which was revised up from the initial estimate. Both residential and nonresidential spending rose overall but with mixed results by segment. Spending on private residential construction rose by 1.2 percent, as single-family construction climbed for the sixth-straight month, by 1.1 percent. Spending on multifamily projects dipped 0.2 percent. Spending on private nonresidential construction edged up 0.1 percent in October, while public construction investment rose 0.2 percent. Spending on the largest nonresidential segment, manufacturing plants, climbed 0.9 percent. Highway and street spending declined 0.4 percent. Spending on commercial construction—comprising warehouse, retail, and farm construction—slumped 1.5 percent. Investment in power, oil, and gas projects rose 1.0 percent. Education spending
increased 0.4 percent. Spending on transportation facilities slipped 0.3 percent. Association officials said that the decline in highway and street construction came as the Biden administration continues to fall behind in implementing recently enacted reforms to the federal permitting process. They added that many state and local officials are having ongoing challenges in following the administration’s complex Buy America rules. “The Biden administration seems to be suffering from a bit of policy schizophrenia; it talks a lot about wanting to build infrastructure while it keeps working to tie those projects up in red tape,” said Stephen E. Sandherr, the association’s chief executive officer. “Simplifying the Buy America rules and making required progress on permitting reform will help boost a wide range of construction activities across the country.” Staff report

Habitat for Humanity of the Charlotte Region to create its first mixed-income development: Carya Pond in Northeast Charlotte First Townhomes to be available as soon as 2025 Habitat for Humanity of the Charlotte Region (HFHCR) today announced a unique partnership that will result in more affordable homes for Charlotte-area families in a new, thoughtfully created neighborhood— Carya Pond. Local developers and builders, Kingdom Development Partners (KDP) and Harmon Construction Services, are teaming up with Habitat to create a community of 83 Townhomes--half to be sold at market rates and half to be sold to families in the Habitat for Humanity program. “While Habitat Charlotte has a 40-year history of building quality, affordable homes with staff, volunteers, and partner families, this development represents a new chapter in our commitment to nurturing diverse, inclusive communities,” said Laura Belcher, Habitat Charlotte Region CEO. “By combining our resources with the expertise of Kingdom Development Partners and Harmon Construction, we can create a vibrant community in addition to building homes and hope.” The three organizations signed a Memorandum of Understanding (MOU) last week and expect to begin work on the project immediately. Carya Pond will be comprised of 40 Habitat and 43 units to be sold on the open market, symbolizing a blend of Habitat’s homeownership mission and market-rate housing. Habitat Charlotte Region will be responsible for financing and preparing the land for construction, and Harmon and KDP will build the Townhomes. Habitat will purchase 40 homes, when complete. “This collaboration highlights what KDP is all about—creating mixed income communities to transform lives through home ownership,” expressed James Scruggs, CEO of Kingdom Development Partners. “Our partnership with Habitat for

Providence Group Capital acquires another LoSo development site Providence Group Capital, a Charlotte based commercial real estate investment and development company, announced today that it has closed on the acquisition of a property located in the heart of LoSo 4524 South Boulevard, running from South Boulevard to Old Pineville Road in Charlotte, North Carolina. The approximately 5.9-acre parcel was purchased by Providence Group Capital from Kimbrell’s Furniture. Kimbrell’s will retain ownership of the contiguous approximately 1.4-acre parcel on which they will continue to operate a 40,000 square foot Kimbrell’s Furniture store as they have on this property since 1959. James Cole, partner at Providence Group Capital, said “We anticipate breaking ground on a state of the art, 100,000 square foot climate-controlled building next spring on the portion of the site closest to South Boulevard, followed shortly thereafter by a 70+ unit townhome community on the remaining portion of the site closest to Old Pineville Road”. Providence Group Capital recently rezoned both parcels from ML-1 to TOD-TR and TOD-CC to allow for the development of storage and townhomes respectively.
Cole added, “we targeted this property for purchase due to LoSo’s continued explosive residential, office, brewery, restaurant, and entertainment growth. With this most recent acquisition, Providence Group Capital now owns eight parcels in LoSo which combined total nearly 22 acres of land: • 212 W. M/I Homes of Charlotte has raised $292,045 for Pelotonia, a leading national non-profit that funds innovative cancer research. The local benefit home is located in the Stallings Brook community in Indian Trail. With help from participating trade partners and vendors, the sale of the home raised $243,328 for Pelotonia, with the golf tournament raising the remainder. M/I Homes built benefit homes in Charlotte and 14 other markets across the U.S this year. A portion of each sale was donated to Pelotonia. Dual Roundabouts Coming to North One University Place Mecklenburg Attracts and Retains Improvements are coming soon to the intersection of Catawba Avenue and Top-Tier Tenants U.S. 21 (Statesville Road) in Cornelius, Crescent Communities has shared leasing updates at One University Place. The four-story, 84,400 square foot office space is located in the heart of Charlotte’s University City submarket. For example, a driver wishing to turn left from Catawba Avenue to U.S. 21 would turn right and make a U-turn in one of the roundabouts, then continue straight through Catawba Avenue to U.S. 21.

NCDOT has produced a video showing how roundabouts work and improve overall safety for drivers, pedestrians, and bicyclists. ‘Chaotic Working’ is North Carolina Employees’ Defining 2023 Work Trend As 2023 draws to a close, employees nationwide have navigated a tumultuous landscape. The ‘Hot Labor Summer’ has been a reality for many, while some have reluctantly transitioned back to the office, facing new challenges that remote work didn’t present, including ‘Loud Laborers’—those more focused on discussing work than doing it. This year has introduced a lexicon of terms defining unique work trends, such as ‘Rage Applying’, ‘Chaotic Working’, and ‘Bare Minimum Mondays’. USDictionary. com ran a survey of 1,000 employees to determine which of these emergent phrases best encapsulates 2023 for the North Carolina workforce.
#1 Chaotic Working:
“Chaotic Working” emerged as the most apt phrase for 2023 among North Carolina employees – it is like a neverending game of corporate whack-a-mole; as soon as you complete one task, three more pop up. Meetings spill into your lunch, ‘urgent’ tasks develop overnight, and the printer jams only when you’re already late for a presentation. You dream of inbox zero, but the reality is more akin to playing Tetris with your schedule — and the blocks are falling way too fast. While not a new term per se, this phrase has evolved in 2023, whereby a negative or chaotic work
environment leads to employees using their position to help customers or clients at the employer’s expense. It may entail breaking rules but is done without fear of repercussions.
#2 Shift Shock:
In second place came “Shift Shock”. One day you’re buzzing with the thrill of a new badge and an untouched notepad, and the next, you’re realizing that ‘other duties as assigned’ actually means you’re the unofficial office barista. Shaun Connell of USDictionary.com describes it as “the dream job that seemed like a perfect match in the interview, but now feels like a blind date gone wrong, where the job’s charming profile picture doesn’t quite match its in-person reality”.
#3 Bare Minimum Mondays:
Rounding up the top 3 in the Tar Heel State was the phrase “Bare Minimum Mondays” – it’s one of the newest trends sweeping the workplace, a cheeky nod to the all-too-familiar case of the Mondays. Imagine a day where the collective agreement is to do just enough to keep the gears turning, but not a cog more. Emails? They’ll get the succinct reply of “Noted.” Reports? Bullet points become the new paragraphs. As for meetings? The art of nodding thoughtfully while sipping coffee is perfected, providing just the right amount of participation to be considered “engaged.” It’s the day when the office buzzes with the low-energy hum of computers and the occasional yawn, as everyone mutually agrees to coast through the day on autopilot.
#4 Career Cushioning:
“Career Cushioning,” is essentially the strategic hoarding of skills, contacts, and side gigs, just in case your job becomes vulnerable, or you want to consider other opportunities. Mr Connell says: “On ‘Career Cushioning’ days, LinkedIn profiles are polished, and networking is no longer just schmoozing—it’s at another level”. Here, coffee breaks are spent stealthily scrolling through online courses, and lunch hours become clandestine meetings with mentors. “It’s

MARGENAU: Benefits to kids controversial I occasionally get emails from readers commenting on the fact that children of retirees qualify for Social Security benefits. Sometimes their comments reflect surprise that a retiree’s kids can get benefits. And other times they reflect dismay that these kids can get those benefits in the first place. All I can tell those who are dismayed is that benefits for a retiree’s dependents have been around since the very beginning of the program almost 90 years ago. Most of the time, that dependent is a spouse. But there are more than a few older folks who, once they reach Social Security age, still have one or more minor children still at home. And of course, most of the time I’m talking about male retirees. I say that because of simple biological facts. It would be very rare for a woman in her 60s to have a child who is 18 years old or younger (18 is the usual cut-off age for children to qualify for Social Security dependent’s benefits). But it is not all that unusual for an older man to have young kids at home. Although when I am talking about “children,” many times I could be referring to what Social Security law calls a “disabled adult child.” So, a male or female Social Security retiree could have an older child with some impairment -- like Down syndrome, for example -- who has been disabled since childhood. (Being disabled since childhood is a requirement to qualify for “DAC” benefits.) For those readers who maybe fear that benefits paid to a retiree’s children are breaking the Social Security bank, let me give you some numbers. There currently are about 680,000 children of retirees collecting benefits. And that number is evenly split between minor children and disabled adult children. But there are about 67 million people getting Social Security checks every month, so minor and disabled children of retirees make up about 1% of all beneficiaries. And now I’m going to spend the rest of this column answering a couple emails that I recently got from retirees with children. Q: I am about to turn 62. I was planning to wait until 67 to retire and sign up for Social Security. But a guy I work with told me I might be financially ahead to sign up for Social Security now because I have two kids, ages 12 and 10, and he said they could get benefits on my account. My wife is 47. That same person told me she can also get Social Security. Is all of that true? A: It’s partially true. Assuming you stop working, you could apply for reduced retirement at age 62, and your kids would be due partial benefits on your account. For the time being, you can forget about your wife getting any Social Security on your account. Although the mother of a retiree’s minor children technically qualifies for benefits,

#5 Boomerang Employee:
The “Boomerang Employee,” voted in 5th place by North Carolinians, is a term that conjures up images of workers zipping back to their old jobs with the grace of a well-thrown Australian tool. These are the prodigal professionals
there are two reasons why she likely isn’t due anything. One reason is if she is working. Her earnings would probably disqualify her for benefits. And the other reason has to do with rules that limit the amount of money that can be paid to a family with children getting Social Security benefits. The easiest way to explain what you and your family would be due is to use an example. Let’s say your full retirement age benefit is $2,000 per month. At age 62, you’d be due 70% of that, or $1,400. Each of your kids is technically due a rate equal to 50% of your FRA benefit. In other words, each child is due $1,000. But the law that limits what a family with kids on Social Security can get generally caps your total benefits at 150% of your FRA amount. That means the maximum you and your family can get would be $3,000 per month. You must be paid your benefit first. Again, that is $1,400. But the law says that your FRA benefit rate, or $2,000 must be used in the family maximum computation. That leaves another $1,000 to be paid to your kids, so they would get $500 each. If your wife was not working, she could file for what are called “young mother’s benefits.” But adding her to your record would merely split that remaining $1,000 three ways instead of two. In other words, she!
and the two kids would get about $333 each. So, there is no point in adding your wife to your Social Security account. Q: I am about to turn 67 and plan to start my Social Security then. My wife also is 67 and always stayed home to care for our disabled son who is now 32 years old. Our son is getting SSI. We’ve been told that when I start my Social Security, our son must go off of SSI and take Social Security on my record. Is that true? And what about my wife? What will she get? A: Before I answer your question, I want to explain to my other readers what is going on in your case. You said your son is getting SSI, or Supplemental Security Income. SSI is a federal welfare program that the Social Security Administration runs for the government. Many “disabled adult children” qualify for SSI until one of the parents goes on Social Security. Then, by law, they must be switched to the Social Security account. Why? Because SSI is a welfare program, its rules require that a recipient must file for any other nonwelfare benefits they are due. And the same “family maximum” rules discussed in the prior answer will apply to you. Let’s say your retirement benefit is $3,000. Technically, your wife and son will each be due half of that, or $1,500. But the
maximum that can be paid to your family is $4,500. After paying your benefit, that leaves $1,500 to be split between your wife and son. So they will each get $750. Depending on the actual dollar amount involved, your son may not “lose” his SSI payments. They may be just reduced. For example, let’s say his SSI check is currently $900 per month. When he starts getting $750 in Social Security benefits on your record, his SSI check will be reduced to $170. (For reasons too messy to explain here, only $730 of his $750 Social Security check counts against his SSI payment.) GOLDMAN: Thank You for Your Thank You Whether you’re reading this before or after Thanksgiving, thank you. (If you’re reading this on Thanksgiving, please pass a drumstick.) The importance of saying thank you in business cannot be over-stated. Unfortunately, when you make as many mistakes as thee and me, you don’t get a lot of thank-yous, so it is completely understandable that we need help. While saying thank you at your current job is important, when it comes to getting a new job, it’s essential. This is why we should all say a heartfelt thank you to Jennifer Alsever, the author of “How to Nail that Job Interview with this Ultimate Guide to Writing the Perfect Thank You Note,” a must-read from Fast Company. “A thoughtful, well-written thank you note after a job interview will give you a leg up on the competition,” Alserver observes, “and offer an opportunity to remind hiring managers just how awesome you are.” And if you’re not awesome, or even adequate? The right thank you will give you a chance to smooth over the blunders you committed in the interview and maybe -- just maybe -show the hiring manager that you’re not as big a loser they think you are. Want tips on how to do thank-yous
right? You’ve come to the right place. No. 1: Takes notes during the interview By taking notes you can remember whether the hiring manager was “skeptical of anything on your resume.” You can then use your thank-you to obfuscate their accurate impression of the gross misinformation you’re trying to peddle. “Perhaps I over-stated my personal contribution to the invention of the Internet,” you could write. “I was busy at the time helping NASA launch rockets to the moon, which seems a lot more important than creating a place where you could shop for shoes.” No. 2: Be prompt Hate to tell you, but the years you spent learning calligraphy have been wasted, since, “in this fast-moving, post-pandemic work world, email is fine.” The key is to “send your note promptly -- within 24 hours of the interview.” I endorse the 24-hour rule. Just be sure your thank you arrives 24 hours (SET ITAL) before (END ITAL) the interview. Sending your thank you early allows you to take control of the interview by specifying the topics you don’t want to discuss (work history, money laundering, pending lawsuits for malfeasance and embezzlement,) and what you will discuss (recipes,
the weather, dark and depressing limited Norwegian detective series on Netflix.) You can also take control by specifying the drinks and snacks you expect. What you demand will not make you a more acceptable candidate, but a bottle of Cristal and a pupu platter will make the rejection go down smoothly. No. 3: Never say “Hi” Recruiters have a problem with thank-you notes that are too casual. Instead of “Hi,” use a more formal greeting, such as “Salutations, oh greatly respected decision maker whose business acumen is only acceded by their perspicacity before whom I bow in humble gratitude for the precious five minutes you allowed me to bask in your glorious presence, before you wrongly rejected me, you jerk.” And since you never said “hi,” feel free to say “bye.” No. 4: Make it personal Who wants to hire a vanilla employee who quietly and efficiently does their job and never causes any trouble? “Show me your personality” says recruiter Alan Jones. “Make me want to talk to you on a daily basis.” If your potential employer likes to talk about projects that never get finished, plans that never get implemented, and the kind of constant gossiping that tears teams apart, you
are ideal hire. With all the trials and tribulations you will create, there never will be a time when there’s nothing to talk about. No. 5: Ease any concern A thank you note is your best and last chance to “demonstrate that you are aware of your potential shortcomings and eager to prove to the team that you are willing to learn.” If the interview proved you did not have the experience required or, really, any idea of what the company does, explain that you are willing to get up to speed by listening to a podcast or a Ted Talk, assuming, of course, you are reimbursed for your time. “I may not be a likely candidate for your job,” you could write, “but I will make everyone else you ever hire in your entire career look a whole lot better.” If ever there was a thank you that deserved a thank you, that’s it. Big bank CEOs warn that new regulations could harm the economy NEW YORK (AP) — The heads of Wall Street’s biggest banks used an appearance on Capitol Hill to plead with senators to stop the Biden administration’s proposed changes to how banks are regulated, warning that the proposals could negatively impact the economy at a time of geopolitical turmoil and inflation. Wall Street’s most powerful bankers have regularly appeared in front of Congress going back to the 2008 financial crisis. Among those testifying before the Senate Banking Committee Wednesday include JPMorgan’s Jamie Dimon, Bank of America’s Brian Moynihan, Jane Fraser of Citigroup and Goldman Sachs’ David Solomon. Whereas in previous years the bank CEOs used the hearing to highlight the industry’s good deeds, this year they’re
warning about the potential dangers of over-regulating the industry. The banks are adamantly against new regulations proposed by the Biden administration that could hit their profitability hard, including new rules from the Federal Reserve that would require big banks to hold additional capital on their balance sheets. The industry says the new regulations, known as the Basel Endgame, would curtail lending and weaken bank balance sheets at a time when the industry needs more flexibility. “Almost every element of the Basel III Endgame proposal would make lending and other financial activities more expensive, especially for smaller companies and consumers,” Fraser said in her prepared remarks. The other seven CEOs were uniform
in their comments in both their prepared remarks and answers to Senators’ questions. “(The regulations) were not thoughtfully done and should be relooked at,” Dimon said. The industry’s opposition has saturated the Washington media market over the last several weeks, which came up in senators’ remarks during the hearing. “You should stop pouring money into lobbying against efforts to protect the taxpayers who subsidize your entire industry,” said Sen. Sherrod Brown, D-Ohio and the committee chairman. Brown, a longtime big bank critic, is unlikely to be persuaded by the CEOs comments. Instead the CEOs were aiming to reach more moderate Democratic members of the committee.
“I’ve been at this for a long time. I’ve sat on the board of the New York Federal Reserve. I’ve seen a lot of rules, and (this proposal) just doesn’t make sense,” said James Gorman, CEO of Morgan Stanley. There are also proposals coming from the Consumer Financial Protection Bureau that would rein in overdraft fees, which have also been a longtime source of revenue for the consumer banks. This year has been a tough one for the banking industry, as high interest rates have caused banks and consumers to seek fewer loans and consumers are facing financial pressure from inflation. Three larger banks failed this year — Signature Bank, Silicon Valley Bank and First Republic Bank — after the banks experienced a run on deposits and questions about the health of their balance sheets.

The Mosack Group broke ground on a new 115,000 square-foot facility in Mint Hill on June 11, as a small crowd gathered to celebrate the ceremonial beginning of the $9.7 million project. Construction was already underway by lead contractors Landmark Builders and the company is expecting the project to be completed by Nov. 1. The project will retain 50 existing jobs and bring 21 new jobs to the county over the next five years, according to county economic development officials. The joint effort between the Town of Mint Hill and Mecklenburg County to entice Mosack to build in the community is the first economic development of its kind for Mint Hill. “There are other towns in the county that take advantage of the opportunity to do economic development projects and I’m happy to see Mint Hill do its first,” said County Commission Chairman George Dunlap. “I hope it isn’t the last. When you think of the millions of dollars this project will cost, you also think of the tax dollars that are coming to Mecklenburg County from this. That is how we fund our schools, that is how we fund our parks. And I’m proud
to see y’all remaining in Mecklenburg County these days when you can do business almost anywhere.” The county will support the investment through a Business Investment Program (BIP) grant of $134,839 over five years. The county estimates an additional $15,600 in sales tax revenue by the end of the grant term. The Town of Mint Hill is providing a grant for $59,015 over five years. Owner and CEO Glenn Mosack said the assistance from the county was instrumental in locating the project in Mint Hill. “I have learned more about construction than I ever thought I would during this project,” Mosack said. “But our family’s facilities have always been very aesthetically pleasing to our communities. When we appeared before the council we wanted to make sure it was a project that was designed to be beautiful for our community. We will have higher ceilings than our current building and that will make a huge difference both in appearance and for our operations.” The Mosack Group imports and sells residential plumbing products to large scale
commercial retailers. With the relocation into a new facility, the Mosack Group will be able to onboard new manufacturing lines for PEX pipe extrusion.

“The building plus land costs about $8 million and we will put in about $2 million worth of equipment that will produce PEX piping extrusion,” Mosack said, in a nod toward the major effort to return manufacturing to Mecklenburg County. “We hope this will be one of 8 or 10 lines of piping. Each line after the first will be about $1 million. And we are grading more of the land for an expansion down the road.”

Mint Hill Mayor Brad Simmons said he also hoped it would be one of several new economic development projects for the town. “Now that we have shown (Chairman) George’s GPS the coordinates of Mint Hill we hope to get you out here more often to what I consider the correct end of Highway 51,” Simmons said. “This was a great project and a lot of the work was done before I became Mayor but I get the privilege of announcing this project and taking all the credit. I hope it is the first of many.”
