During these unprecedented and uncertain times, I was reminded how appreciative I am to be able to work for such an amazing community. At a time when children were home from school and college and adults working from home was the new normal, our homeowners were mindful and cooperative of our need to close the Community Center and office. Even though our office was closed to walk-in traffic, I have to thank our great administrative staff for keeping things running smoothly while working remotely from home the majority of the time. The SRCA Board and committee meetings immediately moved to a virtual platform using Zoom. This proved to be very effective and I was delighted to see more homeowners chose to participate by joining the meetings from the comfort of their homes. Our top priority was to keep our homeowners and staff safe. Maintenance personnel continued to work on-site keeping up with the building and lake maintenance as well as Mutt Mitts. Since gyms were closed, the number of homeowners walking our beautiful grounds was amazing to see. For that, I was glad that landscaping was considered an essential service which meant our landscape contractor, Service Direct Landscape (SDL), did not skip a beat.

During this pandemic, I observed neighbors respecting others personal space by practicing social distancing and using common sense. It has sure been a difficult time. A time where it is more important than ever to be a good neighbor. Being mindful of the parking of vehicles as we hunkered down, being mindful of noise levels as we enjoyed the outdoors and being mindful of those neighbors who might have needed a helping hand.

The SRCA Annual Homeowner’s meeting originally scheduled for April had to be postponed. A new date of June 17, 2020 at 7:00 p.m. has been selected to conduct a simplified meeting essentially for the elections of the new board. This will be a virtual meeting. Information was mailed to all homeowners in May which included how you can participate using Zoom.

While writing this article, Arizona was still on a Stay-at-Home order with some modifications presented for businesses. What will this mean for us? It will not mean that we will be operating as “business as usual” immediately. SRCA is working on a phase in process to reopen the office and amenities, taking precautions every step of the way. One thing I know for certain is that it will be different; how different we do not know. Like it or not, I believe social distancing will be around for some time. We ask for your continued patience as we get through this together. Stay safe.

Have you paid your 2020 Annual Assessment?

If your annual assessment has not been paid or you have not arranged a payment plan by June 30, 2020, a lien will be filed against your property through the Maricopa County Recorder’s Office. Lien filing/release fees will be added to your account and monthly interest continues to accrue at a rate of 12% per annum.

What does having a lien against your property mean to you? It means that there is a cloud on the title. Typically, the property cannot be sold until the past due amount has been paid in full and the lien has been released. Additionally, having a lien filed against your property could affect your credit.

Should a homeowner’s assessments continue to be delinquent, the account may be turned over to an attorney for collection action without further notice from the association. Failure to pay these assessments could also result in the filing of a personal judgment action and the homeowner will be responsible for all attorneys’ fees, document recording, and any other fees incurred to collect this debt.

We realize we are in unprecedented times and if your annual assessment is delinquent and there are extenuating circumstances, we urge you to contact the Scottsdale Ranch Community Association administrative office as soon as possible to discuss your account and how we can work with you to bring it current.
