G eor g e W insl e t t After several years of dreaming and planning I am finally able to sit by the fabulous Breakas pool and write the text for this brochure. Working in paradise is a hard task but as the old saying goes: “Somebody has to do it.” Way back when I purchased the land for Breakas Resort I instinctively knew that the site demanded special attention – detail that would add to rather than detract from the pure, natural beauty of the bay. My design criteria was to create an ambience of quiet, personal relaxation. Guests are not customers in my mind – rather you are friends visiting my home and your peace of mind and enjoyment is my goal. Over the years many families have expressed an interest in owning a piece of the fabulous Breakas Beach (adjoining the resort). Finally your dreams can become a reality – however only for a maximum of 30 astute investors. I commissioned Geoff Feast, Vanuatu’s leading architect, to create a world class concept to compliment and enhance the natural beauty of the bay. The famous Breakas Resort lends itself beautifully to the free fl owing designs that Geoff has created. He has truly captured the essence of peace and tranquility with his latest designs of breathtaking three bedroom villas. Utilising Melanesian design principles, complete with natangoran (thatched) roofing, the villas blend artistically with nature to provide a slice of heaven on earth. Eighteen of the villas are direct beachfront while another twelve have unrestricted access to the beach through the dedicated clubhouse area. Breakas Beach Villas are being developed by Developpement Sur La Mer Limited. The development comprises a 75 year lease over which a strata plan has been registered. The lessee of the lease is the Body Corporate for the strata plan and currently all lots in the strata plan are owned by Developpement Sur La Mer Limited. Your purchase will be from Developpement Sur La Mer Limited. Resort which would then be responsible Should you wish to “pool” your villa, a management contract is available with Breakas Beach Resort, for the day-to-day management and maintenance. Breakas Beach Resort are proven resort operators and excellent management has created above industry average occupancy rates. Peace of mind and good investment returns are the key requirements, Breakas management is geared to deliver both with quiet efficiency. Good financing arrangements have been negotiated with Westpac, ANZ and the National Bank of Vanuatu, provided the purchaser meets local lending criteria. As the development is strata titled it is necessary to form a Body Corporate to administer common property areas and other relevant expenditure.
