School’s Out – But the Seaford Property Market is Still Open
There’s a widely held belief that the summer leads to a dip in housing transactions.

The kids are off school, so mums, dads, grandparents, and all other caregivers are busy trying (and sometimes failing) to supply six or so weeks of entertainment.
However, these busy families only represent a small part of the home-seeking market. And while our glorious unspoilt beach may be filled with sun-seekers and day-trippers, many people use the summer holidays to find a new home. Especially as our options for a fortnight abroad are ever-changing due to current COVID rules – here and abroad.
Home Seekers
The summer holidays give a chance to those who work within the education system – sixth forms, universities, and adult learning providers – to put away their red pens and move home themselves. And all these teachers and support staff are now in the market, looking for their next home. These people can now get out and start viewing properties to begin the moving process before September rolls around again.
People often don’t realise how long moving home can take. It’s not just a case of putting your property on the market and finding a new home. There are then weeks, or maybe months, of time while the solicitors do their work.
Countdown to Christmas
We mentioned Christmas in August! But bear with us as this is a point that needs making. If you’re thinking of moving and want to be in your next home by Christmas, now is a fantastic time of year to find a highly motivated buyer. Not only could you see in the New Year in your new home, but you’ll also be settled and comfy, no longer living out of boxes and suitcases.
So, it’s worth remembering if you are thinking of selling your home this summer that although schools may be out, motivated buyers are very much in the market right now. This is true especially in Seaford, where we are witnessing record demand for properties.
