HARINGEY COUNCIL HOUSING PLANS FOR WOODGREEN GOALS HARINGEY COUNCIL HAVE PROPOSED CHANGES THAT THEY WOULD LIKE TO ACHIEVE IN WOODGREEN THESE ARE: BUILDING 6,400 NEW HOMES AT A RANGE OF PRICES, RENTS AND TENANCIES, AND ENSURING THOUSANDS OF THESE ARE GENUINELY AFFORDABLE CREATING 4,000 JOBS AND PROVIDING OUR RESIDENTS WITH THE SKILLS TO ACCESS THEM CREATING MORE WELCOMING PUBLIC SPACES AND DRIVING 11% INCREASE IN HARINGEYS POPULATION BY 2026 OFFERING MORE GREEN SPACES AND SUSTAINABILITY AND HELPING IMPROVE SATISFACTION AS A PLACE TO LIVE TO 80% IMPROVING TRANSPORT BY INTRODUCING A CROSS-RAIL WITH TURNPIKE LANE AND ALEXANDRA PALACE COMPETE AGAINST WESTFIELD AND BRENT CROSS BY MAKING WOOD GREEN ONE OF THE BEST PLACES TO SHOP, EAT AND DRINK IN LONDON GROW THE CULTURAL QUARTER BY INCREASE EDUCATION AND EMPLOYMENT PROSPECTS CAPITALISE ON PROXIMITY TO ALEXANDRA PALACE AND MAKING THE MOST OF WOOD GREEN’S LOCATION FOR OUR NEIGHBOURS IN ALEXANDRA PALACE AND THE REST OF LONDON SUPPORTING CURRENT BUSINESSES TO EXPAND AND ATTRACTING LARGER COMPANIES TO BOOST ECONOMIC DEVELOPMENT RENTAL VALUES FOR RETAIL UNITS IN WOOD GREEN ARE GENERALLY LOW, WHEN COMPARED WITH OTHER METROPOLITAN TOWN CENTRES. WHILE THIS PROVIDES OPPORTUNITY FOR SMALL FIRMS TO ENTER THE MARKETPLACE, RENTAL VALUES ARE IN PART A PRODUCT OF PROFITABILITY OF THE RETAIL UNIT, AND LOW RENTAL VALUES SUGGEST RELATIVELY LOW LEVELS OF SPEND, AND HENCE RETAIL REVENUES WITHIN THE CENTRE. IT IS ANTICIPATED THAT THE INTRODUCTION OF ADDITIONAL RESIDENTIAL UNITS INTO THE CENTRE WILL SPUR RETAIL REVENUES, AND DRIVE UP RENTS, WHICH WILL IN TURN ATTRACT LARGER NATIONAL COMPARISON RETAILERS TO COME TO WOOD GREEN. THE RETAIL CAPACITY STUDY (2016) SUGGESTS THAT AN ADDITIONAL 20,000M2 OF NET ADDITIONAL RETAIL FLOORSPACE SHOULD BE ADDED TO THE CENTRE. DUE TO THE TOWN CENTRE, OPPORTUNITY AREA, AND GROWTH AREA DESIGNATIONS FOR WOOD GREEN, NEW HOUSING DEVELOPMENTS ARE LIKELY TO BE DELIVERED AT RELATIVELY HIGH DENSITIES, WITH A HIGH PROPORTION OF SMALLER (1 & 2 BED) UNITS. CAR FREE HOUSING THAT IS RELIANT ON THE PUBLIC TRANSPORT WILL BE PLANNED HERE. WHILE IT IS APPROPRIATE TO MAXIMISE HOUSING DELIVERY IN A HIGHLY SUSTAINABLE LOCATION, IT I IMPORTANT THAT A MIX OF FAMILY, AND PARTICULARLY AFFORDABLE FAMILY-SIZED UNITS ARE PRODUCED WITHIN THE AREA. THERE IS A NEED TO GUIDE THE MARKET REGARDING THE LOCATIONS MORE AND LESS SUITABLE LOCATIONS FOR FAMILY HOUSING WITHIN WOOD GREEN.

DEMOLITION PLANS HOUSES PLANNED TO BE DEMOLISHED

THEY FEEL THAT THERE ARE EXAMPLES OF BUILDINGS FAILING TO CREATE AN ASPIRATIONAL IMPRESSION UPON ENTRANCE TO THE AREA BY THE TUBE AT WOOD GREEN AND TURNPIKE LANE STATION ENTRANCES SUCH AS VACANT YARDS TO THE REAR OF SHOPS. ALOT OF HOME SUCH AS VICTORIAN BUILDINGS ALONG MAYES ROAD AND CLAXTON ROAD WILL HAVE TO BE DEMOLISHED AND REBUILT. THERE ARE DEVELOPMENT SITES WITHIN THE AAP AREA WHICH INCLUDE EXISTING HOUSING. TO INCREASE THE NUMBER OF HOUSING UNITS WITHIN THE AREA, AND AS SUCH WHILE FINDING SUITABLE LOCAL RELOCATION OPPORTUNITIES IS NOT A PLANNING MATTER, THERE IS AN EXPECTATION THAT THE INCREASE IN LOCAL HOUSING STOCK, INCLUDING AFFORDABLE HOUSING STOCK, WILL IMPROVE THE AREA’S ABILITY TO MEET HOUSING NEED.

SITE - BBC WING, ALEXANDRA PALACE

THIS PROJECT FOCUSES ON THE FAMILY ACCOMMODATING HOUSING LOCATED IN THE BBC WING OF ALEXANDRA PALACE. THE MAJOR PLAN WOULD BE TO EXTEND THIS TO OTHER LOCATIONS FOR STUDENTS AT THE PALMA HOUSE AND FOR WORKING ADULTS AT THE CHOCOLATE FACTORY. THE BBC WING IS SUITABLE FOR FAMILIES DUE TO ITS PROXIMITY TO GREAT OUTDOOR GREENERY AND ACTIVITIES WHILE STILL BEING CONNECTED TO WOODGREEN .

CONCEPT: MAINTAINING CONNECTION PROBLEM: DISCONNECTION

I HAVE OBTAINED A CLEAR UNDERSTANDING THAT THERE ARE MANY RESIDENTS IN WOODGREEN WHO WILL BE AFFECTED NEGATIVELY AS A RESULT OF THE REGENERATION PLANS FOR AT LEAST THE NEXT 15 YEARS. MANY HOMES WILL BE DEMOLISHED WITH NO PLANS FOR THE OCCUPANTS AND THEIR PLACE OF RELOCATION WHILE THIS WORK IS UNDERGONE, ALSO ULTIMATELY NO GUARANTEE THAT ONCE THE CHANGE IS COMPLETE THESE PEOPLE WILL BE ABLE TO STAY AND LIVE IN WOODGREEN DUE TO ISSUES ON AFFORDABILITY. ONCE THESE PEOPLE ARE MOVED OUT OF THEIR HOMES THEY WILL BE DISCONNECTED FROM ALL THEY’VE KNOWN, THEIR: -HOMES AND PERSONAL BELONGINGS -THEIR COMMUNITY, NEIGHBOURS, FRIENDS AND FAMILY -TRANSPORT LINKS THAT EFFECT THEIR JOBS, SCHOOLS, EDUCATION ETC.

-AWAY FROM LOCAL AMENITIES IT IS COHERENT THAT THIS SUDDEN DISCONNECTION AND DISLOCATION WILL EFFECT THEM SOCIALLY, MENTALLY AND CAN DRASTICALLY EFFECT THEIR LIVES, SOME COULD EVEN BECOME HOMELESS. I WANT TO PROVIDE A TRANSITIONAL TEMPORARY RESIDENTIAL SPACE FOR THESE PEOPLE IN ORDER TO MAINTAIN THEIR CONNECTION WITH WOODGREEN AND PREVENT THEM FROM BEING SUDDENLY MOVED MILES AWAY WHICH CAN BE EXTREMELY DISTRESSING.

SOLUTION: CO HOUSING

STORAGE SPACE EASILY ACCESSIBLE FOR FURNITURE AND PERSONAL BELONGINGS THAT THEY MAY HAVE EMOTIONAL CONNECTIONS TO. PRIVATE SPACES SUCH AS BEDROOMS AND BATHROOMS THAT CAN BE VARYING IN SIZE DEPENDING ON THE NUMBER OF OCCUPANTS

SHARED FACILITIES THAT CAN HELP REDUCE COSTS SUCH AS COMMUNAL KITCHEN, DINING, LOUNGE, NURSERY, LAUNDRY FACILITIES. THIS ALSO ENABLES THEM TO CONNECT WITH OTHERS FROM THE SAME COMMUNITY IN THE SAME POSITION AS THEM.

DUE TO THE NEW PLANS FOR WOODGREENS REGENERATION, HOMES IN ROADS SUCH AS MAYES ROAD WILL BE DEMOLISHED.

ONCE ACCEPTED THEY CAN MOVE THEIR BELONGING WITH A VAN TO ONE OF THE TEMPORARY CO-HOUSING LOCATIONS.

THIS LEAVES THE PEOPLE LIVING THERE SUDDENLY COMPLETELY DISCONNECTED FROM THEIR HOMES WITHOUT A PLAN OF WHERE THEY WILL BE RELOCATED.

WHEN THEY ARRIVE THEIR BELONGING ARE KEPT IN STORAGE AND THEY UNPACK INTO THEIR ROOMS, THEY USE SHARED FACILITIES WITH OTHERS WHO ARE IN THE SAME POSITION. THIS CAN GIVE THEM A SENSE OF COMFORT.

FAMILIES, YOUNG ADULTS AND STUDENTS NOW HAVE THE STRESS OF TRYING TO TRYING TO FIGURE OUT HOW THEY CAN AFFORD A NEW HOME, AND HOW THEY WILL MOVE WHEN THEY HAVE JOBS THAT MAY BE LOCAL, SCHOOLS ETC.

ONCE THE REGENERATION PLANS ARE COMPLETE AND THEY’VE HAD TIME TO SAVE MONEY AND PLAN THEIR JOBS, AND SCHOOLS THEY WILL BE COMFORTABLE AND READY TO MOVE TO EITHER A NEW HOME IN WOODGREEN OR AWAY.

THEY COME ACROSS AN ADVERT OR LEAFLET ABOUT TEMPORARY COHOUSING THAT IS AVAILABLE THAT IS AFFORDABLE AND LOCAL. THEY FILL IN A FORM AND APPLY FOR A SPACE.

THE TEMPORARY CO-HOUSING WILL MAKE THE TRANSITIONAL EXPERIENCES OF MOVING MUCH EASIER AND EVENTUALLY THEY WILL BE ABLE TO MOVE TO SOMEWHERE SUITABLE WHEN THEY ARE MENTALLY, FINANCIALLY AND PHYSICALLY READY TO DO SO.
