Be informed – be very informed...! Making decisions are easy for some but very difficult for most. Deciding whether to sell, when to sell, how to sell, how to buy, where to buy (plenty of adverbs there!) can be really daunting. Buying and selling property is often the most important financial decision a family can make. Best do it as well as you can!

Buyers are from Mars; Sellers are from Venus! Remember that book from 1992 by Dr John Gray, ‘Men are from Mars; Women are from Venus’? I recall thinking how appropriate the message was and how it seemed to explain a lot to me and my attempts at understanding why women are so different from me! Many agents believe that they need to adopt the

same approach with buyers and sellers. They need to ‘talk the market up’ with buyers and ‘talk it down’ to sellers. My view is that the market is what it is and there is no point hiding anything from anyone. I believe that the importance in buying a home should not necessarily outweigh the importance of the investment – as is the importance of achieving top price important in the seller’s mind in terms of maximising her return. A property sale is really a meeting of the minds which is best obtained by all parties being reasonable, but obviously this should be achieved within the context of the property market.

PROPERTY FIVE’S 5 TIPS FOR CHOOSING A REAL ESTATE AGENT One of the first questions you’ll probably need to ask yourself when buying a house is whether you want to buy a newer or newly-constructed one or an older house. 1. Talk with recent clients Ask agents to provide a list of what they’ve listed and sold in the last year, with contact information. http://www.expatica.com

How to read the market without all the agents making you dizzy... For both buyers and sellers, there are a few easy ways to have a look at the market without the influence of an agent with a vested interest in saying ‘pick me, pick me!’ Here is what to do: • Identify your area(s) of choice (and for sellers, this is your address!). • Check www.Property24.com and insert the appropriate search criteria and ask the clever software programme to search by price. • Check the Cape Property Guide (this might take some time) and look at the properties for sale by area. Look at the prices and compare. • Ask a friendly agent (not one who has read the Mars and Venus book) and ask her/him what the average list price to sale price percentage difference there is in that area. • Ask that same agent to print out a list of sales and the details of each property for that area over the last 12 months (not her sales - she may be useless!). • Go and visit showhouses in that area and compare them with your property.

2. Check their licensing Check with the relevant regulatory body to find out if the person is licensed and if there have been any disciplinary actions or complaints. 3. Pick a winner Peer-given awards count. One that really means something is the “Agent of the Year” designation awarded by the brand or local branch. 4. Select an agent with the right credentials Just as doctors specialize, so do real estate agents. And even generalists will get additional training in some areas. 6. Look at their current listings Check out an agent’s listings online. Two places to look are the agency’s own site and Property24, a website that compiles properties into a searchable online database. Most buyers start their search on the Internet, and you want an agent who uses that tool effectively. A key thing is an attractive presentation on the web.

You should now be a lot better informed than when you started this exercise. Your next step is to choose an agent. That is actually quite easy – just call Seeff!

Seriously though... You have no idea how many times an agent is chosen to market a property based entirely on the wrong criteria. Here are some of them: • “Well, we bought through that agent.” Did you ask how well the agent has done in the area in which you are selling? We recently sold a property in Claremont where the agent to whom the sole mandate was given was an agent operating in Durban! (Follow showboards from King Shaka airport?). • “She gave us the highest valuation.” Did you ask how she arrived at that figure and what her success rate is in your area? Ask her to buy it from you at that price. • “She quoted the lowest commission rate.” Why; is she that desperate for a property listing because no one else will employ her? Remember, you get what you pay for and in the case of property selling, your loss through employing a sub-standard agent can be huge – much greater than paying a successful professional to get the job done properly. • “She is a friend of mine.” Dangerous! I’m not sure about you, but I don’t want my friends and family to know my private financial stuff!

Cape Town pays tribute to Tata Madiba In honour of the father of our nation, Nelson Rolihlahla Mandela, who sadly passed away on Thursday, 5 December 2013, the City of Cape Town unveiled a free year-long art exhibition at the Cape Town Civic Centre on Sunday, 30 June 2013. As a multimedia presentation that showcases the Nobel Peace Prize winner’s exceptional actions and sacrifices, and documents his relationship with Cape Town, it is a fitting way to celebrate and honour the life one of the greatest leaders that ever walked this earth. Those who’d like to leave their own personal tribute to the spirited fighter at the exhibition, can also sign condolence books, which will be available on site. The art installation is open to the public. Patrons can visit the Civic Centre exhibition between 9am and 4pm during weekdays and between 10am and 4pm over weekends and public holidays. The exhibition was originally scheduled to run until Wednesday, 30 April 2014, at the Cape Town Civic Centre, but it stands to be confirmed whether it will be extended given Nelson Mandela’s passing.

ISSUE #04 KNOW YOUR HOMES’ HISTORY

HISTORIC WYNBERG

The village of Wynberg was laid out some 13km south of Cape Town, on the estate of Klein Oude Wynberg, part of the farm Oude Wynberg, whose establishment dated back to the early days of Dutch settlement. Its’ name was derived from the vineyard laid out in 1658 by Governor Van Riebeeck on the farm Bosheuvel, since renamed Bishopscourt, located on the slopes of Wynberg Hill. In 1809, the Colonial government acquired the land from Andrew Tennant for the purpose of erecting a military camp. By 1826, this consisted only of a military hospital, a set of tumbledown huts serving as barracks, and a ruined store. In 1831, parts of the military camp were laid out into residential plots and sold to the general public, while one stand each was granted to the Dutch Reformed Church and the Anglican Church respectively. The sales gave impetus to the growth of the village and before long prosperous Capetonians were using it as a

location for their country villas. Wynberg also became a popular holiday resort for British officials on leave and by 1840, over 100 visitors from India were living both in Wynberg and in neighbouring Kenilworth. At that time its’ streets were lined with rustic cottages interspersed with handsome houses. By the 1850’s, this influx of Indian visitors had dried up and the village had entered a period of decay. This down-turn in its’ fortunes did not last for very long. The village was commonly held to have one of the healthiest climes in the Cape, and its’ hills were particularly esteemed for their bracing atmosphere as well as the extensive views they offered, even as far as False Bay. Consequently, in 1861, the colonial authorities chose it as the site for a military sanatorium. The Cape Town suburban railway line from Salt River was extended to Wynberg

on 19 December 1864, thus giving the suburb added impetus for further residential development. The line was built and operated by the Wynberg Railway Co, and was leased to the Cape Government on 1 January, 1873. On 1 January, 1876, the transfer was made permanent. By the 1880’s, Wynberg boasted several good schools, a number of churches and chapels of various denominations. In 1886, the local economy received a further boost with the development of a military camp on a site adjacent to the village. Wynberg Camp, as it became known, attracted to the neighbourhood a variety of small retailers seeking the custom of the military. They, in turn, provided an infrastructure, which made Wynberg all the more attractive to prospective residents. Source: www.sahistory.org.za

Gardening with Keith Can you believe, the Chelsea Flower Show is again around the corner? The show promises to continue its world famous attractions including the South African National Biodiversity Institute’s (SANBI) Chelsea Flower Show Kirstenbosch exhibit. RHS CHELSEA FLOWER SHOW Well, the world-renowned RHS Chelsea Flower Show, from 20 to 24 May 2014, is receiving all the attention from gardening enthusiasts and horticulturists across the world right now. Each year the show falls under the spotlight and never disappoints. Our own South African exhibit draws enormous interest and we never fail to amaze visitors, thanks to our designers, David Davidson and Raymond Hudson. Last year’s exhibit was recreated at The Waterfront and those who visited will understand how incredible it really is.

MAYBE MY LAST TRIP TO CHELSEA AND PRIVATE ENGLISH GARDENS Every year we look forward to our trip to the British Isles to visit some of the most exclusive private gardens in England and, of course, the Royal Horticulture Society (RHS) Chelsea Flower Show. This year we go on an exhilarating adventure to some of the most beautiful and interesting gardens in England from 15 to 22 May 2014, which includes some of the very special gardens in the Cotswold and Southern England area. Each year I say ‘its my last one’, and each year we end up doing another, usually prompted by someone saying ‘Keith are you doing Chelsea again this year?’ Well, all I can say is that this year we have excelled ourselves and I’ve most probably put together the best I’ve ever done. Not only for a members’ day preview, as in the past getting in before opening to the public 48 | THE PROPERTY PAGES | APRIL 2014

on members day nog al, but a private tour of Highgrove (Prince Charles well known place), with Amanda Hornby a very close friend of the Prince. We will also be visiting her Family home ‘Hodges Barn nearby, where her son and daughtier-in-law now reside, and will be shown around the garden by Nic Hornby and his charming wife. Some of you on earlier tours might remember Sir Simon Hornby, his uncle, whose lovely garden we visited some years ago. He was a past president of the RHS. Then through a few friends we are visiting some superb new private gardens in the Cotswolds, even new to me, and will also be having a glass of wine with Chris Beardshaw ands his wife. Chris lectured in South Africa and is the BBC gardening man following Alan Titchmarsh. He is also a RHS show judge and Amazing Garden Designer. He lives in the Cotswolds. Due to demand we have included Sissinghurst, still along with Great Dixter tow of the MOST famous gardens in the world. At Great Dixter we have an exclusive tour by Fergus Garret, the head gardener, who was trained by Christopher Lloyd himself. We will also have tea with Rhona Lubner a good friend of mine in her lovely country garden in Shere (Surrey) and while in that area we visit the Romantic Garden of Stourhead and others. This is truly my best tour ever. I don’t think it is to be repeated and yes, I am sure I will continue to visit Chelsea until I can no more, however this could be my last tour, one never knows. Also, perhaps it’s time to see the private gardens of Australia, Japan, and France and Italy. So if you are longing to see beautiful gardens and the finest flower show on earth again, then please join me this year. Rescued Puppies from Atlantis have hope Two small puppies wandering on a busy road through Atlantis in the Western Cape were destined to a life of hardship and suffering, unable to form a bond with a loving family. Fortunately for these two cute little puppies, the sun shone down on them. They were rescued from what would have, no doubt, been a hard life. Dr Jennifer Deverson was, literallly, their angel. She spotted them next to the road and simply could not drive past and not help them. Being a veterinarian, and above all, so caring and compassionate to animals, especially those in need, she pulled over and carefully lifted them into her car. They were terribly thin, ribs clearly visible, so weak they were struggling to stand and full of parasites exacerbating a raw and irritated skin. Dogs are such wonderful creatures, and even though these were forgotten and neglected, they wagged their tails and ran towards their rescuer. As soon as Dr Deverson reached her practice in Darling she examined them thorughly. Her diagnosis proved that they were emaciated, mildly dehydrated and had severe bacterial dermatitis. She could clearly identify parasites on their skin that are usually very

difficult to spot under a microscope. They were suffering from a heavy parasite burden with ticks and fleas all over their poor bodies. Initially they were fed Royal Canin Mini Junior – as the right food is essential to the recovery and correct growth of puppies - given water and a flea treatment administered. Once they settled into their new temporary home they were bathed in an anti-parasitic shampoo. Dr Deverson also discovered that their tummies were bloated from an infection of worms. This meant that next step of their treatment was deworming and an antibiotic injection. A Royal Canin representative happened to be visiting the practice and saw the condition of the puppies and immediately offered to donate Royal Canin Skin Care Junior Small dog to aid their recovery, especially their skin. This health nutrition diet is formulated to aid the healing process of the skin while providing vital nutrients that help fight further infection. The puppies loved their new food and and finished off their meals in record time!One month later, after another visit to the practice, their skin had improved remarkably and they were well on the road to recovery. Both siblings are incredibly friendly, playful and happy- they have had the best treatment from Dr Deverson and food to match.

It is also believed that lack of sleep can cause memory loss and certain mental illnesses. Not enough sleep can cause delusions and paranoia as well as being responsible in part for bad sudden judgments in reasoning. Insomnia and many other sleep-related problems, including night terrors, are beginning to show their ugly head in many of today’s youth. Children who routinely have sleep problems are the most likely to fall asleep in class and have behavior-related problems in the classroom. These kids usually do poorly in school. Not realizing the importance of sleep is putting many parents and their children in harm’s way. It is best to start out life with healthy sleeping habits and making good night habits a constant routine. Keeping a steady night-time routine schedule with the aid of a TV is an excellent way to ensure good sleep. If getting a good night’s sleep is becoming a problem for anyone you care about, you should invest the time to examine and improve your sleep habits. Many serious sleep issues are caused by sleep deprivation over time and never from just one night every now and then. If left unsolved, sleep issues can lead to serious mental and physical issues. The organisation moved one step closer to its ambitious vision last week when they hosted their first Akro Young Leaders Summit, a networking and workshop-style event held at the Colosseum Hotel. The hotel opened its doors to young entrepreneurs and entrepreneur-hopefuls as well as some of South Africa’s top businessmen. Tipping the scales for good The LifeMatters Foundation is a Non-Profit Organistion (NPO) that is bent on giving children from disadvantaged communities a second chance.

How do we do it?

LifeMatters started a literacy and numeracy intervention programme at Westlake Primary School for children who struggle to keep up with their peers in Grade 2 and 3 (“Taking LifeMatters into their own hands”) Bulletin, January 31, 2013. LifeMatters collaborates closely with The Shine Centre , a NPO that promotes literacy programmes in schools. What we have noticed at LifeMatters is that an institution or a neighbourhood can maintain itself and function properly - until a certain moment in time, when suddenly the disrepair or the drop-out levels become noticeable, and sharply accelerate. One could call this moment the tipping point, when the weight of neglect, poverty or the lack of maintenance and most especially, professional people present in a neighborhood, seems to quickly push an area, or a school, over an invisible edge.

LifeMatters offers a platform to get involved with remedial work in primary schools in the Retreat/Steenberg and Westlake areas. Running foundation-phase Literacy and Numeracy training, Group Occupational therapy as well as Counselling and Life-skills, LifeMatters already acts as a vehicle to bring working professionals, in the form of our 142 volunteers acting as role models, into these communities. Here are the programmes we currently offer and the results we see:

Tipping points are real

• 40 learners are in the Mentorship programme; • 78 Grade 1’s are being read to; • 120 Sweet Valley and 60 Westcott Grade 7’s are in the Teenage Awareness Programme; • 58 Lourier learners are in the Pathfinder programme encouraging them to stay in school.

It turns out that this perception is real. A study conducted by Jonathan Crane, a sociologist at the University of Illinois, published in the American Journal of Sociology, 1991, showed how when the number of role models in a community – such as managers, teachers and professionals - dropped below 5%, social problems exploded in the studied communities to the extent that it was likened to an epidemic/ outbreak in the neighbourhood.

The good news: tipping points also work the other way Inversely, if the number of role-models in a troubled area was increased to 5% or above, there was an instant, not gradual improvement. It appears to be the boiling-point number to bring positive change to an entire community. Intervention in communities in the form of functional role models presented or exposed to the children, showing them there is another way, sees an almost instant decrease in drop74 | THE PROPERTY PAGES | APRIL 2014

Life Matters Life Skills/Mentoring programmes There are currently 11 volunteers acting as mentors/running special interest groups, 12 camp leaders and 10 speakers. Together they are reaching the following:

Numeracy The LifeMatters Numeracy programme has 6 volunteers who are improving the numeracy skills of 20 of the most at risk learners, by up to 70% over a 6 month period.

Occupational Therapy

LifeMatters currently has 90 volunteers assisting 190 learners seeing up to 78% improvements in the most at risk learners literacy levels over a 6 month period. If we can enlist the help of more working professionals, we can increase the percentage of role models to 5% with ease. All it takes is time spent with the kids using any one of our programmes as a platform to bring, amongst other things a “corrective emotional experience” , and improve the likelihood that these children will not develop social problems in the long term.

How can Life Matters’ impact be measured, compared to those who don’t receive our intervention? According to The LifeMatters Foundation Director, Kamesh Flynn, literacy assessments show that the LifeMatters learners (those who received our intervention) increased their score by 78.78% between December 2010 and June 2011. The average non-Life Matters learner (those who did not receive our intervention and remained in class) increased their score by 11.76% during the same period. We believe that evidence-based outcomes are important so that you, our volunteers, can partner with us to see the tangible difference you can make in helping us to tip the scales for good!

Life Matters’ Occupational Therapy programme has 5 volunteers who are impacting 20 children providing the foundations necessary for language and number development.
