2020 WILL BE all about the buyers

Seeff ’s chairman, SAMUEL SEEFF, provides his insights into the year ahead for the property market. The bottom line is that it’s a smart time to buy…

Now it is all about the buyers and it’s become a real tale of two markets, with two distinct price tiers operating in juxtaposition. On the one hand, the low- to mid-market (up to R1.8m and R3m in some areas) has performed well despite perceptions. But on the other, compared to three years ago, the R10m-plus upper-end market put in a muted performance. While 2019 was challenging for the economy and property market, there was plenty of activity to keep the market ticking over, but this was largely in the residential sector. This comprised buyers who are generally committed to staying and happy to buy. With no discretionary money, this market has been boosted by the favourable mortgage lending climate and unprecedented bank approval rates. The market above R10m – these are buyers with discretionary money who do not have to buy –

has largely remained in a holding pattern, waiting to see how the economy and political environment unfolds. Given that property is generally a 20-year investment, they have been cautious and want to see visible and significant change in the economy and political situation before committing. For sellers, it was generally a year during which they had to be patient. This was especially the case in the upper-price bands as slow demand and pressure on asking prices resulted in longer sales cycles, with sellers having to drop their asking prices to conclude a sale. The GDP growth rate is expected to end the 2019-year at around 0.3% and, while the expectation is that economic growth will take off this year, it’s likely to remain in the 1% range at best. Given the volatility seen over the last year, we will need to wait until the second quarter to see whether there is any meaningful improvement. That said, the Seeff Group expects an increase in demand with buyers who have been holding out likely to head back to the market. Asking

prices, though, are likely to remain under pressure as price growth remains in the 3.8% range at best. Most areas remain oversupplied and with the slow absorption rate, sellers will need to continue to price competitively. The market does appear to be near the bottom of the downward cycle, which makes it a great time to buy, especially in the luxury areas. There is plenty of good stock and many sellers who have been holding back will now be ready to sell which means that buyers should be able to negotiate strongly. MOVING forward

Focus and optimism are what will drive us forward this year and beyond… Optimism is a loaded word. But as a great mentor of mine, Robert Iger, CEO of The Walt Disney Company, notes, “One of the most important qualities of a good leader is optimism, a pragmatic enthusiasm for what can be achieved.”

Being at the helm of Atlantic Seaboard and City Bowl, I take this to heart, both in a professional and personal capacity. While I am definitely an optimist, I am also a realist – when combined, these two qualities keep one balanced and resilient. Two attributes that can be likened to the current local property market.

South Africa went from a long property boom, which peaked in 2017, to a very tough 2018, and a rather dire 2019. 2020 is set to be the turning point. There are still challenges, of course, but the winds of change are blowing and there’s a sentiment of “moving forward”.

Fatigued by a tumultuous political and socio-economic climate, coming out of what felt like a holding period, there’s now a sense of “getting on with it” in the industry. The waiting game is over and people are ready to progress. For us, the downturn was a time for reflection as a company – we learnt how to adapt, become more resilient, improve our service and strengthen our team. In line with this, it gives me great pleasure to highlight the appointments of luxury specialist, Jo Lombard (more about him on page 46), and housing specialist, Karin Rubin. Cape Town still fetches the highest prices in the country and no one is more attuned or better-suited to sell luxury than Jo. Karin will focus on Fresnaye and

Bantry Bay where, as part of that community, she has great insights into the neighbourhoods’ property appraisals.

So hold tight – our economy is still negotiating some tricky waters, but there are no better property experts to guide you through it than the team at Seeff. Bootlegger Coffee Company in Kloof Street may be new to the suburb, but it’s definitely not new to the city. We chat to the owners of a business that’s been pleasing palates since 2013.

Perfection is an everyday standard at Bootlegger: from the distinctive coffee blend (meticulously roasted Tanzania AA, Guatemala Finca El’Morito and Costa Rica beans) to the friendly-yet-faultless service and the quirky-cool energy, which seems indistinguishable from café to café.

Director Pieter Bloem echoes this sentiment; “Kloof Street was a natural choice for us; we had no presence here and, let’s be honest, everyone deserves a Bootlegger R19 cuppa before 8:30am. The location is also just down the road from Antonie and De Waal’s house.”

Established in 2013 by best friends Pieter Bloem, De Waal Basson and Antonie Basson, the business has since burgeoned, with 20 outlets in Cape Town and four in Johannesburg. Commenting on the latest addition to Kloof Street, operations director Ricky Ruthenberg says, “Being a community-based brand, we like to establish ourselves in areas where we feel that we’ll be loved and valued. We try to steer away from choosing locations with direct competition, as we like to become ‘the local’ wherever we are”.

Second and third dwellings on a property May you run a bed and breakfast or creche from your home, or even decide to build a second or third dwelling on available space on your property? In most instances, the answers to these enquiries will be found in the zoning provisions that apply to the area in which the property is situated.

municipality (CCT) held that properties zoned SR1 (Single Residential 1) may (generally) erect only one dwelling on their properties. So, if you owned a large property and wished to build a second home thereon for an ageing parent, varsity-going children or for on-selling, this was problematic.

Where do zoning regulations come from? Municipalities, to control harmonised forward planning and development of residential, industrial and business areas in their jurisdictions, have bylaws that grant certain “use rights” to property owners. These are listed and described in a municipality’s zoning regulations.

However, since July 2016, the By-Law allows SR1-zoned property owners to erect a second dwelling on such properties, and since 2 February 2020, even a third dwelling may be erected, subject to certain qualifications. This opens up novel possibilities to unlock value in properties.

But before embarking on this route, it is important to speak to a conveyancer to address:

• possible title deed restrictions prohibiting further dwellings; • ascertaining what the applicable building regulations are; and • if it is the owner’s intention to sell the additional residence, it will be necessary to either subdivide the property or establish a sectional title scheme thereon. Whichever way a property owner chooses to make use of this opportunity, will depend on individual factors pertaining to his or her property. It is considered crucial to have a town planner or architect and conveyancing attorney involved in the planning, from the word go.

diner We visit the new SURFSHACK beach diner in Camps Bay and chat to chef Amber-May Deetlefs.

The location is sublime. Perched high above the popular beachfront, the views are uninterrupted, bar a palm tree or two, and the sunsets are magical. Interiors follow the theme of the cuisine – casual, beach chic, with Bali-style umbrellas, rattan and wooden furniture and fittings; the exposed rockwork here and there adds a touch of grit.

“We wanted to create a fun, accessible and down-toearth diner with a vibey energy, offering honest, delicious food,” explains group executive chef, Amber-May Deetlefs. “Based on the feedback we’ve received to date, I certainly think we’ve achieved that.” From crispy-based pizzas and generous burgers to perfectly seared salmon, the menu has options that’ll appeal to most.

“I’d sum up our food as casual and contemporary – everyday-food done really well. It’s hard to pinpoint my favourites, but I do love the corn ribs, which is corn cut on the cob, deep fried, then tossed in a smoked chilli aioli, topped with fresh lime, coriander and Parmesan. It’s delicious.” Amber-May began her journey into gastronomy at the tender age of 19, after a year spent learning Chinese Mandarin in Beijing. “My first introduction to the hospitality industry was when I became involved in the import and distribution of South African wines in China,” she says. “At 19 I opened the first South African restaurant and wine bar in Beijing, named Pinotage. I had no previous professional culinary experience, but a strong passion for food and wine, and with drive and determination, I taught myself all I needed to know about running a professional kitchen.” In 2011, in a quest to gain more knowledge and experience, she headed to England, where she pursued a

Two years later, she returned home to South Africa and joined the Kove Collection as head chef of the group’s flagship restaurant, Paranga, also in Camps Bay. “It’s been a wonderful six years with Kove, during which time I was promoted to group executive chef, and have had the incredible opportunity to open Blanko, Lily’s, Firefish, Bobo’s, Bilboa, Chinchilla, Incognito, and now, the latest additions, Surfshack and Baptiste, located on the rooftop of the newly renovated The Marly boutique hotel.” Querying whether she often feels stretched based on the sheer amount of kitchens she oversees, Amber-May responds, “Fortunately most of our restaurants are in Camps Bay, so it is relatively easy for me to keep my finger on the pulse. Surfshack has been extremely busy from the get-go, so I am here daily. The Kove Collection has become my family. It’s a privilege to be a part of bringing owner Paul Kovensky’s vision to life, time and again. He’s a great boss, incredible mentor and a huge source of inspiration.” B

HIGH-INTENSITY INTERVAL TRAINING (HIIT) “For the second year running, HIIT training tops fitness trend rankings,” says Ceri Hannan from Virgin Active South Africa. “Its short bursts of super-intense workouts will have you using your body and equipment in ways you never imagined.” Try a 30-minute Grid class at Virgin Active, which helps maximise calorie burn in minimal time.

GROUP EXERCISE & CLASSES “Group training has gained popularity in the last few years,” says Sport Science Institute of South Africa’s Mike Posthumus. “This year, group classes will continue to gain traction as exercise begins to merge the boundaries between fitness and socialising.”

Hannan echoes this sentiment: “Besides the feel-good factor of training with others, a study by the University of New England College of Osteopathic Medicine concluded that participants of group exercise were 24.8% healthier than those who trained alone.” Planet Fitness’ Kyli Brown suggests trying out the club’s exclusive group classes, like the Brazilian Booty Blast and 50 Shades Fitter, which are lots of fun and “will have you fitter – and addicted – in no time”.

WEARABLE TECH For the second year in a row, the Worldwide Survey of Fitness Trends named wearable technology as the top trend in fitness for 2020. The survey’s report, collated by the American College of Sports Medicine, tasked 3 000 fitness professionals with ranking 38 potential trends. “Wearable technology continues to advance,” says Posthumus, “but current convenient wearable tech has often shown poor validity and reliability. As technology companies accumulate more data, I predict that both these issues will be resolved”.

HOT YOGA “Interest in yoga in general continues to grow year on year, but in 2020 hot yoga is set to take centrestage,” predicts Brown. Two are already here and one’s on its way. These three vehicles are spearheading a new automotive wave … and you can buy one right here in South Africa. The Future … it’s usually nothing like it’s supposed to be. Back in the mid 20th century, futurists were all convinced that by now we’d all be in flying cars and vacationing on the moon. Well they got that wrong. What the future almost certainly does hold though, is electric vehicles (EVs). Sure, they are

expensive and they do still have some shortcomings, especially in this country – range, recharging infrastructure, and Eskom chief among them – but this really is where we are heading, automotively speaking.

It’s about the same size as its GLC sibling (they share a platform) and that’s not a bad strategy for potential customers … it’s an easy segue into something familiar, rather than a step into the avant-garde. Like the GLC, it’s relatively compact inside and offers a 500-litre boot. It also features Mercedes-Benz’s superb MBUX multimedia system that you control either via the 10.3-inch screen or by using a touchpad mounted between the front seats. In the EQC there are

numerous EQ-specific functions, such as the display of range, charge status and energy flow. DRIVETRAIN Like the Audi, it also has two asynchronous electric motors – one at each axle – also making it effectively a four-wheel-drive vehicle. It has outputs of 300 kW and 765 Nm, allowing a 0 – 100 km/h time of a very quick 5.1 seconds. That will beat most cars of the line…

CHARGING There are two options: • Standard AC: the EQC comes standard with a water-cooled onboard charger with a capacity of 7.4 kW that allows you to use a home plug point. • Mercedes-Benz Wallbox: this 110 kW DC charger delivers a 10-80% top-up in 40 minutes. KEY STATS

AUDI E-TRON 55 ETA Q3 2020

STYLING Like its competitors here, and unlike the more radical approach BMW took with the i3 hatchback, Audi has gone with a design aesthetic that carries much of the DNA in the rest of the Audi range. There’s much of the Audi Q8 in it, but blends that SUV silhouette with a stationwagon, the result being a very good-looking example of Audi designer Mark Lichte’s new edgier, triangled look for the Ingolstadt brand.

Inside you’ll find a typically Audi cabin – clean, minimalistic, well specced, and impeccably put together. It sports the glass-cockpit look featured in the Q8, with three displays – a 12.3-inch digital instrument cluster, a 10.1-inch touchscreen at the top of the centre stack, and an 8.8-inch touchscreen below the main display. Roughly Audi Q7 in size, it seats five people and has a large 605-litre boot.

DRIVETRAIN Based on a heavily adapted version of the VW Group’s MLB platform, it has an electric motor on each axle and between them a 95 kWh battery pack. As per Audi’s hard-to-remember badging protocol, being a “55” means it’s a vehicle in the 245-275 kW power range. The e-tron has outputs of 265 kW and 561 Nm, plus a Boost mode that ups it to 300 kW/664 Nm for eight seconds. CHARGING There are three charging options: • Compact – 11 kWh AC home charging that replenishes the battery in eight hours • Connect – also AC home charging but up to 22 kWh, replenishing in four hours • Fast charging – 150 kWh DC fast chargers will give you 80% battery charge in 30 minutes.

JAGUAR I-PACE 400 HSE ETA NOW

STYLING The most radically styled of the three, the I-Pace is a bold piece of design that’s part SUV crossover and part coupé. It sits low to the ground with a cab-forward design and rakish, aggressively styled nose that hints at its blistering performance. Despite the exterior’s performance aesthetic – and thanks to its 2 990 mm wheelbase – the I-Pace offers a surprising amount of interior space with a large 656-litre boot. The flagship HSE model is well specced with Windsor leathertrimmed sports seats, a Meridian surround sound system, and the Touch Pro Duo infotainment system with its pair of stacked touchscreens.

DRIVETRAIN The aluminium chassis uses the usual EV architecture – a flat battery pack located between the two axles below the cabin floor. The 90 kWh unit drives a lightweight permanent-magnet electric motor on each axle, one of which can drive the vehicle at low speeds. Put your foot down though and you’ll tap into both motors whose combined output of 294 kW/696 Nm will propel the I-Pace from a standstill to 100 km/h in just 4.8 seconds. That’s quicker than all but the V8 versions of Jaguar’s F-Type sportscar.

It started with iPads being mounted onto kitchen counters – still useful today – to a shift towards voice control.
