The Southeast Industrial Development Association (SEIDA), comprised of eleven local power distributors and the Tennessee Valley Authority, works with strategic economic development partners across a three-state region to attract and retain jobs that generate capital investments to create vibrant economies. SEIDA provides a coordinated approach to the delivery of a range of economic development services to assist businesses with locations, expansions, and identification of financing opportunities, infrastructure development, and marketing and demographic research. The southeast region maintains its progress in obtaining significant capital investment into its communities and the creation of jobs for its citizens. Companies are locating within the SEIDA region because of opportunities available for training, access to a skilled workforce, great transportation networks and collaborative leadership with a vision.

Message From the Chairman
The Southeast Industrial Development Association is pleased to share some of the successes highlighted in our 2018 Annual Report. Investments made by our existing industries and new company locations will provide job opportunities that will result in positive economic growth throughout our entire region. We as a organziation understand the economic benefits of working as a region and look forward to continuing the facilitaion of the creation of jobs, capital investment and additional power load throughout north Georgia, southwestern North Carolina and southeast Tennessee.

The SEIDA region continues to experience economic growth as a result of existing industry expansions and new capital investments. We are exctited to report the following companies made announcements in 2018. New Solar Module Plant in Dalton, GA A Korean manufacturer of solar modules plans to create 500 jobs to build a $150 million plant in Dalton, Georgia. Hanwha Q CELLS Korea announced on May 30 that it plans to produce photovoltaic modules at Photo courtsey of TimesFreePress the new facility, which is expected to be in operation by next year. The company delivers integrated solar power plant solutions encompassing development, construction and operation. Erlanger Expands in North Carolina Erlanger acquired Murphy Medical Center located in Murphy, North Carolina and has continued to grow the 450–employee staff. Erlanger announced on September 11th that it will expand its services from Murphy, east into to Hayesville, North Carolina. This will be Clay County’s first urgent care facility along with a physicians office. The urgent care facility will accept walk-ins. Mars Marks Milestones at M&M’s Plant in Cleveland, TN Candy maker Mars marked two milestones at its M&M’s production plant in Clevelandthe start of a $142 million expansion and 40 years in Bradley County. This expansion will permit the company to add Hazlenut Spread M&M’s to its product lineup, which is slated to launch in April 2019. The expansion to its Peerless Road factory will add about 75 jobs to the more than 800 alreazdy at the plant that also makes Twix bars.

HomeServe USA Opens New Call Canter HomeServe USA, a provider of home emergency repair solutions, officially opened its new 45,000-square foot Customer Center of Excellence in Chattanooga. The $ 5.5 million new facility builds off the success of HomeServe’s original Chattanooga Contact Center location and is estimated to create an additional 175 jobs.
Coil Maker Opens Plant in Dayton, TN Announced in May, Coil Design Corp., is moving its headquarters from New Jersey to Tennessee. The company is spending $3.4 million to equip the renovated former Goodman Manufacturing building in Dayton and has plans to hire 70 employees over the next two years.
Harwood Flooring to Open Plant in Calhoun July 23— A Chinese hardwood Flooring manufacturer plans to open its first American production facility in Calhoun Georgia and hire 100 workers. Complete Flooring Supply Corp announced that it would spend $30 million to acquire and renovate an abandoned 98,000 SF carpet mill. Naprotec LLC Starts Operations at Former DuPont Plant Site in Chattanooga, TN August 2— Naportec LLC, a subsidiary of Germany-based Nabaltec Group acquired 85,000 SF in building space and plans to invest $9MM in equipment. ABB Expanding Thomas & Betts Plant in Athens, Tennessee August 6—The company will add 60,000 SF to its existing facility in McMinn County and add 70 new employees. Flooring Manufacturer Mannington Mills Expands in Calhoun, Georgia August 9— Mannington Mills purchased 78 acres in Gordon County and will invest $42MM to add more facilities to its 800,000 SF commercial facility. This expansion will add 200 jobs over the next three years.

Marion County Property Evaluation Program (PEP) Tennessee Economic and Community Development (TNECD), through the assistance of Austin Consulting, developed a new service to assist communities with evaluating properties and advising counties on where investment may be most beneficial to help make sites more viable for industrial prospects. On November 20, 2018, Marion County participated in the Property Evaluation Program to receive assistance in assessment of six properties throughout the community. The PEP launched in 2015 and serves to improve the inventory of industrial sites and buildings in Tennessee by evaluating potential properties, advising counties on where investment may be most beneficial and addressing needs to help make sites more viable for industrial prospects. Cleveland Utilities Invests in Cleveland State Community College In June, Cleveland Utilities partnered with SEIDA (SR² Funds) to invest in education in the local community. The entities came together to donate $10,000 to Cleveland State Community College’s Capital Campaign for the construction of a new Health and Science Building and renovations of the Mary T. Barker Humanities Building. This contribution was made in the overall efforts toward improving the education and development of our workforce.

Sequachee Valley Electric Brings High Speed Internet, TV, and Phone to Marion County On March 2, Sequachee Valley Electric Cooperative (SVEC) announced the launch of a new subsidiary, SVEConnect that will bring high-speed internet to SVEC members of Marion County. The cooperative will also offer phone and television services. This network allows SVEC to incorporate smart grid technology into its daily operations. For more information visit sveconnect.com

Appalachian Regional Port Opens in Murray County in August In August, The Appalachian Port announced plans to create a new gateway the Port of Savannah. The 42-acre near will be operated by Georgia Ports Authority and served by CSX. This will open additional markets in Alabama and Tennessee while avoiding 8 million truck miles annually. Dean Piacente, vice president of intermodal sales and marketing, Georgia Gov. Nathan Deal, Georgia Ports Authority respresentatives and state officials particpated in a ribbon-cutting ceremony to formally open the Appalachian Regional Port (ARP) in Chatsworth, Ga on August 22 (pictured below). The new state-of-the-art facility is located off Interstate 75 in Northwest Georgia’s Murray County. The site provies logistics solutions for customers in Georiga, Alabama, Tennessee and Kentucky. CSX will provide ARP service to and from the Port of Savannah’s Garden City Terminal. The facility opens with an annual capacity of 50,000 containers. SR2 Community Assistance Grants & New SPARC Program The SEIDA Region Ready (SR2) Commmunity Assistance Program was created to provide matching funds for rural communities to enhance their economic development opportunities. Funding for projects included environmental reports, geotechincal surveys, and product development. The SPARC program was created to provide communities with strategic investments that Support Projects to Advance Regional Competitiveness spurring economic development, fostering job creation, and attracting private investments to the SEIDA region for enhancement of additional economic development opportunities. Projects awarded this past year were to assist with the development of a water reservoir and extension of 3-phase power allowing opportunities for future growth of existing industries and new company locations.
Regional Conferences and Sponsorships Site Selectors Guild 2018 Annual Conference As a Greater Chattanooga Economic Development Partner (GCEP) and sponsor, SEIDA staff attended the 2018 Site Selectors Guild Annual Conference held in Cincinnati, OH, March 18-21. Attendance was limited to 350 economic developers with opportunities for knowledge sharing and an exchange of ideas through panel discussions, breakout sessions that included topics such as abor and talent, economic incentives, transportation and logistics, energy, site development and infrastructure, site selection process and policy impacts and global topics and networking with all 44 Guild members. 65th Annual Governor’s Conference on Economic and Community Development On November 1-2, SEIDA staff attended the Tennessee Governor’s Conference on Economic and Community Development held at Opryland Resort in Nashville. The two-day conference offered sessions to learn more about Tennessee’s strides in recruiting jobs and the programs helping to build strong local communities. Keynote speakers included Governor Bill Haslam, Faith Hill, Karl Dean, Bill Lee, and Cam Marston.
