What does “Selah” mean?
There is magnificent order and structure to God’s Word a dedication to intention that flows into the construct of our lives as well. His instructions, guidance, warnings, and encouragement are not haphazardly tossed together in a nonsensical manner. Instead, His Word is a complete story a narrative strung together by reason and bound by incomprehensible love for us! Composed of history, poetry, songs, parables, and accounts of His devotion and faithfulness, we discover a God who does nothing by accident.
In the Psalms songs of praise, lament, request, and raw honesty we find a particular term lending structure throughout: “Selah.”
First seen in Psalm 3, a song written by David as he was fleeing for his life, we find the word “Selah” repeated three times. Although the direct meaning is unknown, most find this word to lend technical structure to musical pieces. It gives direction, pause, accentuation, and even interruption. It is placed strategically to help us understand the feeling, intention, and continuation of a musical masterpiece. These purposeful pauses serve as transitions, positioning our hearts to receive God’s living and active Word. Considering the placements of “Selah” in Psalm 3, we discern what God would have us pause and steep our minds and spirits in.
In verse 3-4 we read, “But You, O Lord, are a shield for me, My glory and the One who lifts up my head. I cried to the Lord with my voice, And He heard me from His holy hill Selah” It’s as if God is telling us, “Stop here, think on this. I am your shield, and I answer your cries.”
And in verse 8, “Salvation belongs to the Lord; Your blessing be on your people!
“Selah” acts as a prompt, beckoning us to stop and consider the emphasis God places on His promises and truth.

THE VISION OF SELAH: WAY
Selah envisions a community where people live, work, and play in a balanced and sustainable manner. The community's design is centered around fostering a strong sense of belonging, encouraging social interactions, and promoting a healthy lifestyle. By embracing new urbanism principles, Selah aims to create a model community that prioritizes walkability, environmental consciousness, and a mix of land uses.

Meet the Founders
Hi! We are Brett & Tina Adkins, the visionaries behind Selah. Our purpose for creating Selah is to make our corner of the world a more beautiful place, through the creation of an enduring aesthetic with economic and social value. We want to demonstrate a model of traditional neighborhood design combining the New Urbanism principles & lessons learned with modern advances to build a community rather than just a neighborhood. We're building all the infrastructure - not only the water, sewer, and storm sewer lines, but streets, sidewalks, and parks as well. We also work alongside our builders to guide the development of private grounds, as to complement the public ones
INSPIRED BY THE PAST. BUILT FOR THE FUTURE.
We take inspiration from traveling to beautiful places we all know and love. Places that create a different feeling and experience when we walk down their streets. Many of you may believe that these beautiful places only exist in the movies or on vacation; places like low country South Carolina, Charleston, Savannah, and Beaufort. Places like Seaside or Rosemary Beach. Well, that is not the case anymore. Our vision is to bring the ideas and designs that create those feelings right here to

THE ART OF TRADITIONAL NEIGHBORHOOD DESIGN
What does TND or Traditional Neighborhood Design mean?
Traditional Neighborhood Design (TND) is a planning concept that calls for residential neighborhoods to be designed in the format of small, early 20th-century villages and neighborhoods.
Traditional neighborhood developments (TNDs), inspired by historic neighborhoods, jump-started the New Urbanism movement in the 1980s and 1990s as alternatives to conventional suburban communities. They were and are laboratories of ideas, creating pockets of community and urban space by overcoming legal and institutional barriers to holistic development.
TNDs revived long-neglected building types like accessory dwelling units, mixed-use, and linear buildings, and brought back the front porch and rear garage Walkable streets designed for slower-moving traffic were fought for and built. Many of the TND developers are now focusing on smaller infill projects, but new complete neighborhoods continue to be built in this market where financing allows and where sites call for large-scale transformation. CNU.org
“What we already know from communities like Seaside, Rosemary Beach, and even Oklahoma’s very own Carlton Landing, is there's a huge demand for this kind of neighborhood and a limited supply. That's what you get in places that are well done. In my view, there's an increasing and accelerating demand for quality, whether it be in what makes up our homes or what takes up our time. So by delivering a place to live that gives you both of those, you create the demand that our team here at Selah is working hard to supply for you.”
-Developer, Tina Adkins
Traditional Neighborhood Development (TND) is a development strategy designed to create complete neighborhoods and communities that mimic those built in pre-1950s America before the shift to low-density, automobile-dependent suburban developments. Several features characterize TNDs: concentrated density, mixed housing types, interconnected street grids, a discernable center (like a town square or plaza), and a variety of commercial establishments to meet the needs of residents. With sidewalks, traffic calming measures, hidden parking, and access to nearby public transportation, TNDs reduce dependence on cars and create safer streets for pedestrians and cyclists. TNDs also emphasize access to schools, parks, churches, civic buildings, and other community spaces.
TNDs can involve development of a previously undeveloped area (greenfield development) or construction on vacant or underdeveloped parcels within an already developed community (infill development). Adaptive reuse of existing buildings is common in the latter case. Unlike New Urbanism, the broader movement that includes all scales of planning and development, TND is limited to the neighborhood or town scale. Though often developer-driven, TNDs are regulated by the zoning, subdivision, and land development ordinances of local governments. In conjunction with sound comprehensive planning and zoning, a TND can accommodate development in planned growth areas, relieving farmland and other open space from development pressure (especially compared to sprawling single-unit, low-density developments which use space far less efficiently). Municipalities can also craft specific TND ordinance provisions to ensure that developments meet other conservation-related objectives like ensuring proper stormwater management, protecting natural features, and providing opportunities for outdoor recreation. Zoning ordinance provisions have helped foster successful TNDs in many locations across the United States.
You know You want To live here
LIVE. WORK. PLAY. LIFE IS JUST BETTER HERE.
WHAT IS NEW URBANISM?
Above all, New Urbanism is about creating sustainable, human-scaled places where people can live healthy and happy lives.
LIVE. WORK. PLAY. LIFE IS JUST BETTER HERE.
PRINCIPLES OF NEW URBANISM
WALKABILITY 1.
The focus on the human scale implies more walkability and fewer cars. Positioning goods and services within a 5- to 10-minute walk of the home encourages walking. Streetscapes are welcoming because homes are in close proximity to the street and include front porches that encourage interacting with neighbors. Streets are lined with trees, sidewalks promote walkability, and bike trails offer an alternative to getting around.
CONNECTIVITY 2.
Streets are designed for people, not just cars. Pocket parks, plazas, dog parks, nature trails, community gardens, and open green spaces provide places to socialize and slow life down to a more leisurely pace. Placemaking and interconnectivity is a goal. Planning for multiple types of transit creates a street grid that encourages walking, and walking encourages interaction with neighbors.
3.
MIXED USE & DIVERSITY
Single-use developments don’t provide the diversity or amenities homebuyers seek and often fail to create a sense of community. Mixing a variety of residential, office, medical, retail, restaurants, and entertainment creates a diverse neighborhood where people want to live, work, play, and stay. Mixed-use communities offer an inviting streetscape and places for neighbors to walk and gather. The diversified residential product includes apartments, townhomes, condos, single-family homes, duplexes, quadplexes, and other products that welcome people from all walks of life.
WORK. PLAY. LIFE IS JUST BETTER HERE.

LOWER LAKE VILLAGE
A future phase within Selah that engages activity around the lake.
QUALITY ARCHITECTURE & URBAN DESIGN
Emphasis on beauty, aesthetics, human comfort, and creating a sense of place; special placement of civic uses and sites within the community. Human-scale architecture & beautiful surroundings nourish the human spirit.
TRADITIONAL NEIGHBORHOOD STRUCTURE
Discernible center and edge. Public space at the center. Importance of quality public realm; public open space designed as a civic art. Contains a range of uses and densities within a 10-minute walk. Transect planning: Highest densities at the town center; progressively less dense towards the edge. The transect is an analytical system that conceptualizes mutually reinforcing elements, creating a series of specific natural habitats and/or urban lifestyle settings. The Transect integrates environmental methodology for habitat assessment with zoning methodology for community design. The professional boundary between the natural and man-made disappears, enabling environmentalists to assess the design of the human habitat and the urbanists to support the viability of nature. This urban-to-rural transect hierarchy has appropriate building and street types for each area along the continuum.
LIVE. WORK. PLAY. LIFE IS JUST BETTER HERE.
TRANSECT
INCREASED DENSITY
More buildings, residences, shops, and services closer together for ease of walking, to enable a more efficient use of services and resources, and to create a more convenient, enjoyable place to live. -New Urbanism design principles are applied at the full range of densities from small towns to larger cities.
SUSTAINABILITY
Maintaining an ecological balance and respecting our Earth and its natural systems means communities focused on New Urbanism incorporate eco-friendly technologies, like energy efficiency, to minimize environmental impacts. These communities preserve green spaces and often promote community gardens, including places for natural animal habitats.
QUALITY OF LIFE
Residents who live in communities where developers and home builders emphasize New Urbanism are often happier. These communities constantly enrich, uplift, and inspire the human spirit with a strong focus on the cultural and social scene. The ability to live, work, and play within a short walk from home creates a happy place.
SO WHAT DOES SELAH HAVE THAT YOUR CURRENT NEIGHBORHOOD DOESN’T?
EVERYTHING you just learned about and more.
Does your current neighborhood accommodate multi-generation families and levels of income to live together in one community?
Does your current neighborhood offer a place for you to live and start your new business all under one roof so you can minimize your overhead expenses?
Does your current neighborhood have animals that you can pet, feed, or maybe even ride, that you don’t have to take care of?
Does your current neighborhood have a restaurant and coffee shop within a 10-minute walk? Do you know your neighbors, or know them well enough to let your children walk or bike alone?
We could go on and on with what your current neighborhood doesn’t have that Selah does, but we’ll let you do your own research and comparisons.
LIVE. WORK. PLAY. LIFE IS JUST BETTER HERE.
