While the Twin Cities Senior Housing Guide gives you a great deal of information, particularly regarding housing options, there is more available. Enter the internet. The internet allows us to expand and include more information and even more resources. So, in order to make this ton of information accessible to you, we created three Directories; one for Housing, one for Home Care and Hospice, plus one for Resources. Aging in Place
People who wish to remain in their homes will find this section helpful. It has information on Home Repair, Remodeling for Accessibility, Reverse Mortgages, as well as Errand/ Concierge Services (people who can “do the running” for you). This section also has Adult Day Care listings (comprehensive for the 11-county Twin Cities Metro area—just like it is in the printed Guide).

I. HOUSING (the largest of course!)
The Housing Directory is a comprehensive listing of all the housing for older adults in the 11-county Twin Cities Metro area. It’s divided into: Ownership (condominiums, cooperatives, and townhomes) and Rental (independent living, housing with services, assisted living, subsidized housing, memory care, residential care homes, and care suites). Consumers can easily search for housing by type of housing or by county or both. Each housing community has a digital page, containing information about the residence(s) such as price, type of units, building and neighborhood amenities, pet policy, services available, parking, and so forth. With more space on the internet we can offer more information: a map to each residence helps consumers locate it, pictures give an idea of what the community looks like, and a written description tells consumers more about the community (even though a picture is worth a thousand words).

The Homecare and Hospice Directory include the subcategories: Chore Services, Care Managers, Private Pay Home Care Agencies, and Medicare Certified Home Care Agencies. Housing – A Reflection of your Lifestyle THINKING ABOUT MOVING TO A NEW HOUSE OR “DOWNSIZING” TO AN APARTMENT OR CONDO? REMEMBER YOU’RE CHOOSING MORE THAN A NEW STYLE OF HOUSING. By Warren Wolf
What you’re really choosing is a lifestyle.
Many people consider moving when they near retirement. A few are headed for a warmer climate, or move closer to children or grand kids. But for many, the goal is to simplify their lives by shedding excess life baggage – including unneeded living space – that can suck up time, energy and money they’d rather use for something else. This can be a time of “vital aging.” That’s a phrase developed several years ago by planner Jan Hively at the University of Minnesota and a few others who developed the Vital Aging Network (www.vital-aging-network.org). The network helps people envision how to create fulfilling lives for themselves as they age. Of course, Hively reminds us, life should be “vital” for all of us at any age. But one of the many benefits of growing older and into retirement (whatever “retirement” means for you these days) is that you’ve got more choice about how to spend your time and resources. Your kids may be launched, your family and work obligations may be fewer, and you can make new decisions about to invest yourself in your life. Whether you’ll be living on a tidy nest egg or just Social Security, there’s plenty to consider as you match your housing with your emerging lifestyle. Square footage and design matter. But so do location, the neighborhood (and your new neighbors) and some amenities you might not have considered. But first, do you really want to move? Don’t swap housing just because you need a new furnace or you hate mowing the grass. If you like your neighborhood, if services and attractions are convenient and your house is almost what you want, consider staying put. You can buy a lot of snow shoveling and grass mowing for less than the cost of moving. A few investments in your house might make it close to perfect. Whether you’re thinking

of moving or want to fix up your current home, think about your current and future needs, then consider your options.
Staying in your current home :
Add or remodel – A new bath or bedroom on the main floor may make your house work better for you – and increase its value. Consider updating the kitchen or converting a first-floor den into a bedroom. (If you own your home, with a small or no mortgage, a reverse mortgage can help you finance some of these home changes.) Add amenities – Build an outdoor ramp to the house (as I did) or put in a stair lift that gets you to the second floor (as my parents-in-law did). Look at emergency efficiency – Putting in new, efficient and easy-to-clean windows also may cut your heating and cooling costs (and if you don’t have an air conditioner, adding one can make a world of difference on hot July nights). A new, efficient furnace or more insulation also can help. Convert the fireplace – Wood fireplaces offer a great atmosphere, but converting it to natural gas makes it much easier to use, no wood to wrestle with, and no more smoky backdrafts. Make your home safer – Get rid of throw rugs, electric cords that snake across the floor, shaky chairs or protruding furniture – all of which can cause you to fall. Install handrails in the bathroom. These changes are cheap and among the most important things you can do to protect your safety, at any age.
Choosing a new home:
Location, location, location – Life in a new housing complex in the Lakes Region may be great, especially in the summer, and especially if you don’t need to see
your granddaughter give her tuba recital. On the other hand, a big city gal who likes all those amenities close at hand may get frustrated prowling the freeways to get groceries, a movie or the Guthrie. Size matters – If you’ve been rattling around a 2,500-square foot house and want something smaller, will a condo half that size be too cramped? Check with friends who live in smaller quarters. Maybe you can “test drive” their place when they go on vacation. If you’ve got your eye on a condo or apartment complex, see if you can rent a place for a week or so, just to check it out. How much of your essential stuff will comfortably fit into the new space? Transportation – This is a key element in choosing where you will live. What’s traffic like around the new place? How about bus or taxi service? Does the new place offer shuttle service to Target, the grocery store or your doctor? If you choose to stop driving, how will you get around? Your changing health – The housing that works well for you now may not be a good fit if your health changes. Plan ahead. Make sure your home is accessible and that you can navigate the bath, bedroom, kitchen and other essential living areas while you’re recovering from knee surgery, your vision dims or some other health condition changes your physical abilities. Meaningful activities and causes – Here’s where choosing the right neighborhood and the right neighbors comes in. Can you find bridge partners, people of similar interests, buddies to attend band concerts in the park? Life is richer when you surround yourself with people who spark your interest in new activities or join you in ones you’ve loved for years. Condos, apartments, houses, communes? – Various
kinds of collective living arrangements are popping up around the country. The obvious choices are apartments, houses, condos or town homes, but some people are searching for new kinds of housing. Some observers like Joelyn Malone, a Minnesota champion of “cohousing” (http:cohousing.org), are waiting to see if the Flower Children from the 1960s rediscover communal living. Various kinds of collective living arrangements are popping up elsewhere. Other groups, similar to the long running sitcom, The Golden Girls, helps women link together to share housing. But in the meantime, this year’s Twin Cities Senior Housing Guide, 651-690-3141, can help you sort through the different types of current housing. If this is your decision, be realistic and acknowledge that in order to remain in your home you may need to do things differently than the way you have done them in the past. What is a “Reverse Mortgage?” A reverse mortgage is a loan against your home’s equity. The

Home Health Care Starting on page 25 Home Care encompasses a wide variety of services to people in their homes ranging from homemaking tasks, help with activities of daily living (tasks we do everyday cooking, cleaning, dressing, shopping, preparing meals, bathing, etc.), to companion care and skilled nursing care. Depending on the type(s) of care they provide, agencies must be registered and/or licensed. Agencies vary in size and services they provide, and may be specialized and provide one type of care or offer a full array of services. Home Care is appropriate when a person wishes to remain in his/her home and needs ongoing assistance, is recuperating from an illness or surgery, or as an alternative to long term institutional care. Home Care services can be paid in a variety of ways: privately, insurance, Medicare, Medical Assistance, Veteran’s Administration and Waivered Programs.
A Frequently Asked Question – Employing Mom’s Neighbor
My mother needs some help at home and her neighbor is available and wants to earn some extra money. She will do it for less money than a home care agency. Why shouldn’t I employ her? The answer to this is the word “employ”. You become the “employer” which makes you responsible if she injures herself while taking care of your mother. Also what happens if the neighbor is ill or out of town? Other questions you want to ask when using a home health care agency: does the agency do criminal background and driving record checks, how long has the agency been in business, and are they licensed by the state. Starting on page 26 Adult day centers provide care and services to people during the day. The care provided at the center is not on a 24-hour basis. Centers provide a variety of services such as health monitoring, rehabilitation, assistance with medications, etc. The list of adult day care centers, starting on page 28, is comprehensive for the 11-county metro area. Hospice Care Starting on page 28 Hospice care is a package of services and programs provided to terminally ill persons and their caregivers. Hospices offer palliative care (services that do not cure illnesses, but produce the greatest degree of relief from the symptoms of a terminal illness) and supportive care. Services included are physical, psychological, spiritual and sociological care, and also bereavement—assistance to the family and caregivers after the death of the hospice patient. An interdisciplinary team of end-of-life specialists consisting of nurses, physicians, clergy/counselors, family caregivers and volunteers help provide care. 24

Some Hospice providers care for people where they live while others require a move to the residence that provides the care, (Hospice Residences). Many movers will not move alcohol – so worst-case scenario is you invite your friends and neighbors over to have a last drink in your old home. The moving company should provide a list of items they will not move.

q Now is the time to give children and grandchildren things you want them to have. q Identify items to toss, give to charity, or sell at a garage sale or online. Color-coded stickers can be very useful. q Have a garage sale – if that is part of your plan.
q If you have a hard time giving something up, but you know it will not fit in your new home take a picture. q Start using up things that can’t be moved; frozen foods, housekeeping supplies, etc. q If you are moving into a place that has dining, downsize your kitchen, but keep your favorite cookbook.

q Pick up dry cleaning items, return library books and other things you have borrowed. q Get refills of medications, arrange for prescriptions to be transferred if needed. q Get your car serviced if you are driving a long distance.
q Get packing boxes, tape, and bubble wrap. Pack heavy items in small boxes, but otherwise use boxes that are all the same size (they are easier to move). Do not overstuff boxes. q Start assembling a survival kit for the first night, and breakfast the next morning in your new home.
2 Weeks to Moving Day
q Label boxes as you pack them and write which room they should be left in by the movers.
q When packing is done, count the boxes. Put a label on each box including your name, cell phone number and new address.
q Consider items that should be loaded first – and last. q Complete a mail-forwarding packet from post office.
q When furniture is disassembled collect hardware and store in plastic bags and label them. Write down or photograph how they look assembled. q Wise to transport yourself: pets, photo albums, jewelry, tax and medical records, passports, address book, laptop, ipad—make a backup of any computer files and pack backup files separately.

Age to Reside
This is the minimum age to live in a residence; most are 55+, a few are 62+.
Floors/Units
Number of floors and total units there are in a residence. If you were looking for a low rise, you would want to look for a building with 3-5 floors or less. If looking at the skyline delights you then a tall building might be for you! And of course if it says 1 floor that means it is 1 level!
Monthly Dues
Residents of condominiums, cooperatives and townhomes pay a monthly fee for upkeep of common areas: hall, parking lot, pool, laundry area, etc.
Realtor – For condominiums/ townhomes
If the word realtor appears instead of a phone number, you need to contact a realtor to assist you; the process of buying a condo or townhome is like buying a single family detached home.
Types of Spaces Available
Studio – Studios are typically one room with an area designated for sleeping and a living area usually with a kitchenette, (small/partial kitchen), plus a bathroom. 1, 2, 3 Bedroom Units/Units with Dens – 1, 2, and 3 bedroom units/apartments may have multiple bathrooms. A den is typically a room without a window, but fairly large, and can be used for a variety of purposes. These units typically have a full kitchen. Communities may have common area laundry facilities, and may even offer complimentary laundry or charge a small fee. Some residences offer in-unit laundry, meaning the washer/dryer is located in your unit and is

usually provided by the residence. An in-unit laundry hook-up means you must provide your own washer/ dryer. Shared/Private Suites – A shared or companion suite, or a private suite is typically a large room with private bathroom and does not usually have a kitchen; all meals are provided.
Fee/Security Deposit/Lease
If a residence charges a fee, the fee may or may not be refundable or only a portion may be refundable. Security Deposit is for damage to the unit above normal wear-and-tear and is typically returned (if there is no damage) after the renter moves. A lease can be month-to-month (M-M), 6 months, or a year (YR). Make sure you understand the lease prior to signing it. Pets/Pet Deposit – If weight is given, pets must be approximately that weight or less. Companion animals, with a doctor’s note, are usually not restricted however certain breeds of dogs may be restricted. In some buildings pets are restricted to one floor. Pet Rent means there is an additional rental fee each month. Garage/Month – UG means underground parking often with a monthly fee. Det means the parking is a detached from the residence. Att means the parking is attached to the residence. Onsite parking means there is designated outdoor parking for residents off the street.
Common Areas/ Building Amenities
Residences have a variety of common areas for the enjoyment of residents. Here are some of the most common: community room (CO), craft room (CR), computer room (CP), business center (may include fax, computer, internet) (BC), beauty/barber shop (BS), theater (TH), chapel (CH), guest room(s) (GR), exercise room (EX), exercise program (EP), art studio, (AS), carwash (CW), library (Lib), woodworking shop (WS), and music room (MR). Area Features/Amenities – Most residences are built to take advantage of neighborhood amenities such as being located near a bus stop, shopping, grocery store, hospitals, library, (Lib) post office (PO), etc.
Campus/Onsite
While some residences are stand-alone independent living or memory care, many residences offer different
types of housing or different levels of care in the same building and/or on the same campus. They can range from Independent Living, (IL), to Assisted Living (AL), Memory Care (MC), Care Suites (CS), Enhanced Care (EC), Nursing Homes (NH), and Transitional Care Units (TCU).
Services
In independent living, you typically pay for the unit you occupy and nothing else. But in housing with services, bricks and mortar are now combined with services. These may be included in the rent or you can pay for them as needed, à la carte. Some residences offer a package or have a variety of packages and you choose the one that best suits your needs. Since programs vary greatly, make sure you understand what you will be receiving included in your rent, and what you may need to pay extra for. If 2 persons are living in a unit there is usually a second fee for meals/services, so make sure to ask about those costs.
Payment for Services/ Waivers/Programs
While all places accept private pay, another way to pay for services is by using long term care insurance (Ltci). Still other residences will accept waivers; elderly waiver (EW), traumatic brain injury (Tbi), brain injury (BI), and Community Access for Disability Income (Cadi). Group residential home (Grh), is a program that will help pay for room/board and meals. Veteran’s benefits (VA), may also help pay for services. In some instances Medicare (MC) and Medical Assistance (MA) will also help pay for services. Elderly Waiver – An Elderly Waiver is probably the most common waiver residents use to help pay for services. In some residences when you move in, you are required to privately pay for services for a period of time, which could mean 1 to 3 or more years. And then after a certain period of time you can use a waiver, if one is available. Other residences allow you to move in and begin using a waiver immediately, but again this depends on the availability of the waiver. It is important to ask questions and make sure you understand how services will be paid for. Response System – A way to signal for assistance. This could be a buzzer or pendant worn by the resident. Is the cost for this included in rent? Or is there a separate charge?
Dining/Meals Program – Are all meals or some meals included in the rent? If your program included 1 meal/day could you purchase more? If you have special dietary requirements, can those be met? Housekeeping – Is housekeeping once a week or once a month? Is it dusting/cleaning the floors or does it mean the end result is a sparkling clean bathroom? Is additional housekeeping available? Laundry/Linen – Does laundry/linen mean only linens/sheets? Does it include personal laundry? Is there an extra charge for personal laundry or are a certain number of loads per week included? Personal Care – How much personal care is included or is it purchased separately? Are there different packages that can be purchased? Will needing more care mean moving? Scheduled Transportation – This refers to transportation for group outings. If you need transportation to a medical appointment will staff help to arrange it for you? Highest Level of Memory Care – Mild, Moderate (Mod), Late/Acute (end of life).

Service Coordinator – If there is staff to coordinate services: meals, housekeeping, laundry, personal assistance. Other Languages Spoken – Languages spoken other than English by someone on staff; Arabic (A), Hmong (HM), French (FR), Sign Language (SL), Spanish (SP), Somali (SO), Russian (R).

Continuing Care Retirement Communities Life Care Communities Continuing Care Retirement Communities CCRCs, and Life Care Communities both offer a continuum of care that allows residents to “age in place.� Campuses for these types of communities include separate housing for those who live independently, assisted living for those who need more support, and nursing home care for those who need skilled nursing care. Residents of CCRCs pay an endowment fee upon entering as do residents of a Life Care Community, but residents of CCRCs pay for services as they need them and Life Care residents pay a flat fee that remains the same as long as they live there. For both types of communities there is a second person fee for services.

Architectural Styles, Services and Amenities
Condominiums and cooperatives generally resemble apartment buildings, and are made up of many individual living spaces. Townhomes or rowhouses can be single, double or multi-family – each with their own entrance. These may be one or more stories tall, with or without a basement. Any of these options may offer a few services, like dining. But they are usually designed for Independent Living. If a resident wishes to age in place, someone can arrange for services to be brought in. Because these types of housing appeal to active adults, they often include such amenities as a clubhouse, virtual golf, business center, and etc.
Condominium and Townhome Ownership
Owners of townhomes and condominiums (condos) hold the titles to their units. But common areas (halls, club house, parking garage, etc.), are jointly held by all residents. One difference between townhome and condo ownership is that townhome owners own the land their unit occupies. Condo owners do not. The land is owned jointly with other residents.
Mortgages and taxes are handled in the same way for any owned home. Additional townhome and condo fees are collected to cover the costs associated with common areas. Most condos and townhomes are eligible for reverse mortgages. This can help if there’s a substantial assessment for repairs/improvements in the common areas. Timing of projects like roof or siding replacement, is generally decided by an elected Board of Directors.
Cooperative Housing
Coop residents sign an occupancy agreement to pay a one-time membership fee buying shares in a corporation (made up of residents). But, the property is actually owned and operated by the corporation. Residents also pay a portion of the mortgage and maintenance costs in monthly fees. “Limited equity” coops allow sellers to earn only a certain amount of the gain/profit when their unit is resold. And, because the living space is not owned outright, conditions may apply when selling one’s membership and equity. These conditions should be explained at the time of purchase.
How
to Use a Reverse Mortgage to Purchase a Condominium, Townhome or House Many people wish to downsize their housing when they get into their 50s and 60s. Reasons vary: the youngest child has been launched and the nest seems too large, the travel bug has bitten them and they want to turn the key and leave, or perhaps they simply want to live maintenance free. You can use a reverse mortgage to purchase an FHA approved property from single-family houses to multi-unit residences to condominiums and townhouses. Cooperatives in Minnesota are not yet eligible for a reverse mortgage.
How did this all come about? Starting in 2009 persons aged 62 and older could use a Home Equity Conversion Mortgage (HECM) to purchase a home. The HECM is FHA’s reverse mortgage product and is insured by the federal government. The purchaseto-own HECM can benefit the potential owner because there is only one set of closing costs to pay. Previously, a homeowner would purchase the house, pay the closing costs, and then get a reverse mortgage, which triggered a second closing and Continued on page 154

Independent Living Market Rate Rentals
“Market Rate Rentals” refer to housing that is paid for by rent, just like any other apartment. A lease is signed stating the monthly cost for a designated period of time. At the end of the lease, the landlord can increase the rent. Communities can offer several versions of apartments ranging from studio/efficiencies to 3 or even 3+ bedroom apartments with one or more bathrooms. Some also have a den, which is a windowless room that can be used for a variety of purposes. Prices vary widely by square footage or amenities (view, sunroom, in-unit laundry, etc.). Costs can also be affected by the addition of services like housekeeping and meals. Most market rate apartments are low or high-rise buildings. But some townhouse style units are available and these each have their own entrance.
Rentals with Income Guidelines
Some market rate complexes offer all, or a percentage of their units, under government programs that provide financial assistance to moderate-income individuals. Costs for these units are below market rate and renters pay a fixed amount for their monthly rent.
Rentals with Entrance Fees
Some market rate residences may charge an entrance fee. This fee can help to reduce the monthly rent rate or pay for amenities (like a bus, activities program, etc.). In some cases this may be refundable or partially refundable.

Subsidized Rentals It can take time to qualify for and find housing that is affordable. But the result can be worth the effort. The options range from private and public housing that is designated for seniors to vouchers you can use in a variety of locations.
How Much Rent Would I Pay?
Rents in these facilites vary according to ability to pay, based on gross income, (before taxes or Medicare deductions), and assets. Assets include income from Social Security, wages, pensions, welfare, etc., and interest or dividends from IRAs, Certificates of Deposit, stocks, and bonds. With assets such as stocks and bonds, only the interest from the asset is counted as income. Assets such as cars and clothing are not counted.
Type of Subsidies
Subsidies for apartments vary, but the most common subsidy requires the renter pay 30% of their gross income for rent. Another subsidy has a rent range, meaning there are lower and upper limits to how much rent you are required to pay based on your income.
Privately Owned Subsidized Housing
Privately owned subsidized housing has many different managers and landlords. Typically, buildings are three stories or less and located in the suburbs. You apply to the building of your choice and you can be on several waiting lists at once. Income eligibility varies from county to county. Contact your local Housing
Redevelopment Authority (HRA) for income eligibility – phone numbers are listed below.
Public Housing
These apartments are publicly owned and operated by the Minneapolis Public Housing Authority and the St. Paul Public Housing Agency. Some buildings are a mix of people, while others are designated for older adults. Usually the buildings are highrises located in the city near bus lines, clinics, and shops. Income guidelines listed below.
Amenities and Supportive Services
Amenities differ from building to building, but most buidings have community and laundry rooms and elevators. Some subsidized buildings also have services available such as help with housekeeping, laundry, meals, and personal care. Payment for services is on a sliding-fee scale. Wheelchair-accessible apartments are available.
Housing Choice Vouchers
Vouchers help people afford to live in a building of their choice. The subsidy is tied to the person and even if you move you can usually keep your voucher. The process of getting a voucher can by lengthy and once you have it, you must find your own housing. Assisted Living Many terms can be used to describe the combination of housing and services. They can vary from state to state. But, in Minnesota, “Housing with Services” usually means some (or all) of the following services are available: dining, housekeeping, laundry and personal care. Sometimes some of these amenities are included in monthly rent; in other facilities these represent extra charges. “Assisted Living” communities offer the same services. But in order to be licensed as Assisted Living, minimum requirements must be met for services provided. These include: 2 meals daily; daily safety check system; weekly housekeeping and laundry service; assistance with 3 or more activities of daily living” (dressing, grooming, bathing, eating, transferring, toileting and continence care); as well as assistance in arranging transportation; plus, help accessing community and social resources. In addition, health-related services must include assistance with self-administration of medication, or staff-administration of medicines -- supervised by a Registered Nurse. Assisted Living residences must also have staff available 24/7 to respond to requests for health or safety needs*. It’s possible to find Assisted Living residences ranging from cozy, single-family homes with just a few (5-10) residents (see the section on Residential Care Homes), to much larger complexes with 100-plus residents. They may be standalone facilities, or part of a campus that offers a continuum of care. Costs vary depending on the level of care required, and these may change as a person’s needs change. Services are paid by the resident/family, either à la carte or as part of monthly rent. In some cases, waivers or programs can cover some or all of the costs. An excellent resource is the “Consumer Checklist for Assisted Living” which can be found on the website for the Assisted Living Federation of America: www.alfa.org. *Some Assisted Living settings have 12, or fewer, residents and may qualify for an exemption that permits them to use staff who are allowed to sleep onsite but can be awakened in order to respond to health or safety needs.

Services
People who need an affordable apartment can also have services based on their income or a sliding fee scale. Services are provided on-site and can include assistance with housekeeping, laundry, meals, and on-call nursing. Personal assistance with grooming, dressing and bathing may also be available. All subsidized buildings have community and laundry rooms and recreation and social activities. Some community rooms are equipped with televisions, pool tables, libraries and card and game tables. A weekly, mobile postal office, bookmobile, milkman, and grocery bus or shopping bus help residents take care of their shopping needs. Some buildings have an ‘OK’ Care Program, where residents must hang an ‘I’m OK’ card on their door by a certain time or someone checks on them. Most are located for easy access to bus lines and shopping. All buildings have wheelchair accessible apartments. Heritage Park Senior Services Center
Heritage Park Senior Services Center is now open at 1015 - 4th Ave. N. in Minneapolis. Situated by two senior housing communities, Heritage Commons at Pond’s Edge and the Thomas T. Feeney Manor, the trio comprise what is known as the Heritage Park Seniors Campus. The Heritage Park Senior Services Center offers health and wellness services to older adults whether or not they live in Minneapolis Public Housing. The center also houses the Open Circle Adult Day Center. Other partners include the YMCA, Courage Center, Heritage Seniors Clinic, and the Minneapolis Highrise Representative Council. Memory Care DEMENTIA & ALZHEIMER’S RESIDENCES Residences specializing in the care of people with Alzheimer’s disease and Dementia (other memory conditions) are known as “Memory Care Residences.” Some of these communities are part of a campus that can include Independent Living, Assisted Living and Skilled Nursing/Long Term Care. More recently, stand-alone Memory Care facilities and “Residential Care Homes” are also popping up. These offer new options for those seeking 24-hour care, in a secured environment that safeguards loved ones. To learn more about Residential Care Homes, see the section with that title. Residential Care Homes GENERAL CARE & MEMORY CARE Residential Care Homes offer the opportunity to receive the assistance you need in an intimate home setting – in a real house located in a residential neighborhood. They offer professional services with a high ratio of staff available to assist as needed. These services range from very basic assistance or reminders, to memory care and complex service needs. The small setting offers the opportunity for individualized care which caters to unique needs and preferences. Most operate with a philosophy of care that allows “aging in place,” with more intensive services available as care needs progress. These homes offer a “hands-on management” approach. Most have owners available on site. They are licensed in a variety of ways, all of which involve regulation and inspection by state, county and/or local agencies. The intimate, family feel of these homes make them an excellent choice for memory care, with natural comfort stemming from the home environment. When read from left to right, the listings cover:
1. Type of Care: General Care (GC), and/or Memory Care (MC), and/or Respite Care (RC). General Care includes Assisted Living. Respite Care is a short term stay; some residences may require a minimum stay of a certain length. 2. Cost of shared (S), or private (P), room as a daily or monthly rate. 3. Payment for Services/Waivers/Programs – While all places accept private pay, another way to pay for services is by using long term care insurance (Ltci). Still other residences will accept waivers; elderly waiver (EW), traumatic brain injury (Tbi), brain injury (BI), and Community Access for Disability Income (Cadi). Group residential home (Grh), is a program that will help pay for room/board and meals. Veteran’s benefits (VA), may also be available to help pay for services. In some instances Medicare (MC) and Medical Assistance (MA) will also help pay for services. 4. Highest Level of Memory Care: Mild, Moderate (Mod), Late/Acute (end of life).
5. Number of hours a week a nurse is on call and/or on site. 6. If staff will assist residents with medication: reminders, set-up, and administration. If staff will assist residents with the activities of daily living: bathing, dressing, grooming, etc. 7. If staff provides assistance with the management of incontinence. 8. Who determines the value of my house?
An FHA appraiser determines the value of your house.
How is a “Reverse Mortgage” different from a “Home Equity Loan?”
Who pays the taxes and insurance?
In most cases you pay taxes and insurance.
Will this affect my taxes?
No, it is a loan and the money is not taxed.
Are there any restrictions on how I spend my money?
With a home equity loan the borrower must start to repay the loan immediately. With a reverse mortgage no payment is due until the owner leaves the home, sells the home, or transfers the title.
There are no restrictions on how you spend your money. Some uses are: prescription drugs, pay back taxes, home improvement, pay off the house, making ends meet, take a vacation, purchase a car, or buy a vacation home.
What types of property qualify?
Would I ever owe more than the house is worth?
• Single family homes, PUDs (Planned Unit Developments). • Duplexes, triplexes, fourplexes. • Farm houses. • Most condominiums. • Some manufactured homes.
What if I still owe on my house?
You can still get a reverse mortgage if there is enough equity to pay off the existing mortgage.
What if my house needs repair?
Funds from the reverse mortgage can be withheld to make the repairs.
What if I decide to sell my house? You can sell your home at any time. The loan is then repaid and you keep the remainder of the equity.
Does the lender get the house?
No, you (and your heirs) remain the owner of the house. When you are done with the house, you or your heirs can sell the house. The loan is repaid and the remainder of the money is yours or your heirs. If your heirs want to keep the house, they would need to get a regular mortgage and pay off the loan.
How can I withdraw my money?
You can select from several withdrawal plans and you can change the plan during the course of the loan. • A line of credit to use as you wish. • Monthly payment until you leave the home or for a specified amount of time. • A combination of a line of credit and monthly payout. • A lump sum.
The loan is a non-recourse loan and you are only responsible for what the house sells for. Any loan amount greater than the sales price of the home does not have to be paid by your or your heirs.
When is the loan repaid?
The loan is repaid when the last homeowner leaves the house, sells the house or transfers the title of the house.
What if I am currently receiving public benefits? If you are receiving public benefits that are income based, such as energy assistance, you may still be eligible for a reverse mortgage.
Why do I need to see a RM counselor?
For consumer protection it is required that anyone getting a Reverse Mortgage see an approved counselor. In Minnesota it is a law that you have this counseling prior to receiving any reverse mortgage. If your house is in Minnesota, the counselor must be from a HUD approved counseling agency located in Minnesota. During the session the counselor will go over the reverse mortgage step by step, suggest other programs that can help you stay in your home, and explain the process in general. You will learn about reverse mortgages, so you can make the best decision for yourself. The length of the session depends on your knowledge of the product. Attending the counseling session does not mean that you are getting a reverse mortgage; it simply means you are interested in learning more about the product.

What types of residences are eligible through the purchaseto-own HECM?
Types of residences that qualify are single family homes, one-to-four unit residential buildings, and most condominiums and townhomes. Cooperatives are not yet eligible in Minnesota, but may be in the near future. Some manufactured homes qualify if they were built after 1976 and have a permanent foundation. Newly constructed properties must have a certificate of occupancy, the borrower must occupy the property within 60 days of closing, and it must be the principal residence.
What is the Investment?
Your investment in the new home is the difference between the net principal limit and the sales price for the property. The net principal limit is determined by the youngest borrower’s age, the interest rate and the appraised value of the property OR lending limit, less the loan and closing fees. If the borrower can bring a larger investment to closing, this permits a credit line to be established which can be used for future draws.
What are Allowable Funding Sources?
The borrower may only use their own money or money obtained from the sale of their personal assets, such as a home. Proceeds from the borrower’s savings or retirement account are also acceptable, but no additional loans may be used for the owner’s investment portion.
