the cultural triangle s e v e n

fa l l s

The Tar Heel State’s Blue Ridge Mountains have entertained countless visitors over the centuries – these are, after all, mature hills. They are softer and more approachable than their newer, more rugged counterparts out west. And they are more temperate and accommodating than the frigid, often “over-utilized” ranges to the north. At the turn of the century, affluent travelers were drawn to the crisp mountain air, spring-fed streams and natural lakes that were touted for their restorative, healing powers. It didn’t take long for the area to blossom into a bona fide tourist hot spot, especially in the summer months when the thick stagnant heat of July and August drove those with sufficient means to the blessed relief liberally afforded by the higher elevations. Today, these same mountains remain vital to the current inhabitants fortunate enough to call Western North Carolina home. And with the relatively recent emergence of a handful of more sophisticated, visitor-friendly towns, the multitude of gifts these hills bestow is now even more dynamic: aesthetically, culturally and economically. One region in particular—comprised of Asheville, Hendersonville and Brevard and dubbed Western North Carolina’s Cultural Triangle—offers residents and guests a heightened living experience that magically combines quaint, small-town mountain charm with big-city conveniences and attractions. It’s hardly surprising that this hub, this cultural triangle of enticements, should be universally regarded as one of the most sought-after places to live in the country. Three towns, three distinct personalities, yet each one is within a short drive of the others—not to mention the Blue Ridge Parkway, the Appalachian Trail and countless other natural attractions. Together, these three communities form a vibrant cultural nexus, the proximity of which is of critical relevance to anyone looking for a primary or secondary home in the region. “This specific region has experienced tremendous growth, particularly in the last decade,” says Bob Williford, President of the Hendersonville Chamber of Commerce. “We’ve all seen a lot of retirees and second-home buyers move into the area, and with them, come their expectations for shopping, dining, healthcare, transportation, the arts and so forth. Fortunately, we’ve been able to grow responsibly by adding the attractions and necessities that people want, without sacrificing our Southern Hospitality and natural mountain appeal that this area is know for.” The fact that development has been respectful of a region that depends on nature’s wonders as its major draw— and the fact that so much land is protected from future development—means that the market will never spiral out of control and become over-saturated like other less prudent cities and regions. So, in addition to the wise stewardship that has allowed these towns to blossom sensibly, along with the convenience and rich cultural sampling that each presents, all three just happen to be blessed with a near ideal climate, with four distinct seasons that insulate residents from the sweltering heat of summer and the bitter cold of winter. Taken all together—the magical mix of climate, culture, character and charm—one can understand why interest in this region over the last decade has been so robust. To accommodate this surge in popularity, the area is serviced by a scenic interplay of country roads and parkways, along with the Asheville Regional Airport, with additional major hubs in Charlotte, Atlanta and Greenville, South Carolina. And for the influx of elderly retirees— who seek out this area as the culmination of their lifelong dreams—superb healthcare facilities are also readily available, at Mission Hospital (Asheville), Pardee Hospital (Hendersonville), Park Ridge Hospital (Hendersonville) and Transylvania County Hospital (Brevard).

AREA INFORMATION s e v e n

Brevard Music Center Yet another great aspect of support for the arts in our vibrant Cultural Triangle can be found in the quaint town of Brevard. With a structure that only excellence could provide, The Brevard Music Center prepares over 400 students, ages 14 through post-college, each summer to excel in their passion. For seven weeks, these already talented students study with outstanding artist faculty and visiting guest artists of national and international acclaim to gain further experience through a rigorous and enriching program of instruction including private lessons, large ensemble rehearsals, chamber music, and theory. Brevard Music Center presents over 80 concerts throughout its seven week festival, showcasing three orchestras and their impressive repertoire, taken from great orchestral masterworks. In addition to the talented students and faculty, world class visiting artists have performed here, including such musicians as cellist Yo-Yo Ma, violinists Joshua Bell and Midori, pianists AndrÊ Watts and Emanuel Ax, soprano RenÊe Fleming and mezzo-soprano Frederica von Stade. Come for at least one of the more than 80 public performances that are spread throughout the summer in each of three on-site open-air venues. Expect to be taken away by your senses - you’ll want to close your eyes, smell the fresh summer air, and feel the greatness amongst you.

While Asheville and the greater Western North Carolina area continue to be a hot spot for retirees and families alike, Seven Falls is perfectly positioned in the heart of it all. With its premier site and offering, it’s no surprise that Phase I of the property sold out in just one day. And this is par for the course in our area – which is why the greater Asheville area enjoyed a 9.4% increase in property values in 2007, while the rest of the country experienced an average decline of 14%. We have the ability to take a golfer straight from club fitting to make proper adjustments, such as loft, lie and re-shafting. Our proprietary equipment takes your specific swing specifications and tailors your clubs accordingly. We can retrofit and customize clubs and putters as needed.

TPI Instruction & Fitness Room Our fitness room includes the latest golf-specific equipment designed to enhance golf-related fitness and rehabilitation. Personal training programs are available to address physical limitations and ailments.

Club Grill The Club Grill will seat twenty inside and additional thirty-five outside on the patio, which overlooks the practice tees and driving range. A carefully prepared menu of local ingredients, a full wine and cocktail list and a courteous staff are there for your culinary pleasure.

Academy Practice Course Area Members will have access to more than 80,000 square feet of practice tees, a short game area with nine championship-quality green and bunker complexes. Our Practice Campus allows members to hit approaches up to 340 yards from a variety of tee-to-green locations, and practice “real” shots under actual championship course conditions using every club in the bag.

TECHNOLOGY s e v e n

fa l l s

Every top golf academy likes to talk about their technological advantages. None, however, is more innovative than the Arnold Palmer Golf Academy. In fact, this is the only facility anywhere that offers both 3D Motion Analysis Technology (MAT) and a TrackMan Pro Launch Monitor.

State-of-the-Art 3D Motion Analysis Technology (MAT) This is the most advanced, high-tech system available—the same technology used in filming Lord of the Rings and Polar Express. It allows you to view swing or putting stroke from any angle at any speed and measures all body alignments and displays exact club position at all points. Swings can be analyzed side-by-side or directly overlaid. The K-Vest portable 3D motion analysis system can be used anywhere on the campus.

V1 Professional Swing and Putting Analysis The Academy has a dedicated covered bay and studio featuring proprietary V1 professional video analysis. It’s equipped with four cameras to provide multiple angles of the same swing. The software has over 800 model swings for comparison and students receive a take-home DVD of their session complete with voice over. The studio features realistic turf and holes and a Tomi™ Putting Analysis System to measure the entire putting stroke. There is also a portable version of the V1 software that can be used anywhere on the golf academy campus.

TrackMan Pro Launch Monitor This is the most advanced launch monitor in the world—the monitor used by PGA Tour golf telecasts—and was developed from proprietary military missile-tracking technology. The TrackMan tracks and registers 18 specific readings about what the club and ball are doing and measures every dimension of the ball flight giving multiple views, including: ball speed, launch angle, spin rate, trajectory, curvature, angle of descent, carry distance, roll distance and total distance.

Seven Falls Partners With Infinity Custom Homes

As the first real estate product ever endorsed by Arnold Palmer, the Villas at Palmer Place promise to be special.

To bring these luxury homes to life, Seven Falls has handpicked celebrated regional builder, Infinity Custom Homes, LLC, to oversee construction on the Villas.

“One of our priorities is to work with local and regional companies like Infinity,” says Seven Falls developer, Keith

Vinson. “We are thrilled to have them on board. They bring a stellar reputation for their work on other high-end luxury golf communities in the mountain region of the Carolinas.” Infinity is equally excited to work with Seven Falls. According to Infinity Chairman & CEO Bob O’Leary, “Seven Falls offers everything a builder is looking for. We are always eager to work with a developer and a community that offers a premier location and a premier offering. They are creating a lifestyle experience that’s beautifully harmonized with this already incredible mountain destination.”

The Villas at Palmer Place are designed to allow Members to take advantage of this spectacular natural

environment. Beautifully conceived by another local company—Hendersonville architectural firm Shamburger Design Studio—these spacious, 3,145-square foot luxury Villas will feature four master suites, a wood-burning fireplace, a gourmet kitchen with Viking appliances, custom cherry cabinetry and red oak flooring. Equally impressive is the fact that these Villas will foster a living experience that embraces not only the scenic landscape, but the Seven Falls community at large. “The Villas have been created to encourage living outside your walls,” says architect Wayland Shamburger. “The open, less formal design is built around the idea of connection—both with nature and the village community. We are creating transparent thresholds that simultaneously allow for privacy and openness.”

In addition to featuring various golf memorabilia from Mr. Palmer, each Villa will be thoughtfully decorated

by the interior design firm, Pleasant Surroundings. Based in Hendersonville, NC, they too are noted for their work in Western North Carolina’s premier golf communities—specializing in all aspects of interior design and historic preservation.

Palmer Place Villas For nearly fifty years, the name Arnold Palmer has been synonymous with tradition and excellence. As a golfer, course designer and businessman, he represents the very best. The Villas at Palmer Place are exceptional in every detail. They reflect the rugged charm and welcoming personality of the man himself, and proudly lay claim to being the first homes ever personally endorsed by him. Set in an exclusive neighborhood with privileges reserved solely for its residents, the Villas feature Arnold Palmer memorabilia hand selected from his personal collection. But while Arnold Palmer’s talent and charisma have no bounds, only 35 of these luxurious homes will be offered. Beautifully planned, with four master suites, the Villas at Palmer Place are designed to be lived in—and lived in well. A great room with a stone fireplace invites conversation. The gourmet kitchen, with a large granite-topped island, makes for great entertaining with friends and family. Every detail is designed to please—from the Viking appliances to the solid wood doors, from the custom cabinets to the red oak flooring. Best of all, these low-maintenance luxury villas are also available fully furnished and professionally decorated. For those who wish to include their Villa in the Seven Falls Property Management Program, we will manage its use and provide everything for a turnkey experience, right down to the linens and dinnerware. Life at Palmer Place revolves around the green spaces within the neighborhood. The social center is Palmer Place Park. With its gazebos and fire pit, Palmer Place Park creates the perfect opportunity for a casual chat with fellow Members. This is a walking neighborhood with cobblestone sidewalks that pass by front porches. It’s the only Seven Falls neighborhood that comes with climate-controlled space for your 4-seat cart (included with your Villa) to use in and around the Village. With the shops, restaurants and cafés in the Village and the country’s finest golf teaching campus next door, there’s no better place to live or pursue your golfing passion. These exceptional residences capture everything that is enjoyable about mountain living; wood and stone, spacious indoor and outdoor living areas, great rooms with fireplaces, sidewalks and friendly neighbors. While lacking no luxury, they are comfortable and welcoming. An exclusive neighborhood of 35 villas, Palmer Place will be home to a fortunate few.

Ridge View Townhomes Sitting majestically above the valley floor of the property, the Ridge View Townhomes live up to the expectation that their name suggests. While offering residents the low maintenance benefits that townhomes boast, these homes also embrace a unique opportunity to experience elegant living in a true mountain setting. The principal design objective for Ridge View draws from aspects of our architectural heritage, while directly responding to and working with the natural features of the terrain. The landscape and architecture compliments the setting, never allowing itself to compete with the majestic beauty that Mother Nature has provided here. Natural stone, wide planked cedar, rugged feathered edge siding, and oversized ashler cut from Tennessee field stone mimic its surroundings; the rooflines extend down to the oversized porches that reach out to the mountain breezes and gracious views; warm earth tones and outdoor living areas lend an air of permanence that inspire an innate connection to the land. These materials create a sense of history and authenticity in these American Lodge inspired townhomes. Details such as exposed rafter tails, brackets and stone jack arches enliven the facades, and the plentiful windows and balconies bring the breathtaking scenery inside. While using a variety of shapes, textures and materials, the key to this style is ultimately in its simplicity. This innovative approach gives the homes a warm and rustic elegance, true to the root of Seven Falls Golf and River Club. To further emphasize the natural environment, the arched angles and positioning of the structures allow each unit to completely turn away from the adjacent homes, creating an overall effect of quaint village cottages. These private views — enjoyed from the outdoor living spaces complete with a cozy fireplace — lead to community greens where neighbors can come together and enjoy several miles of walking trails. Here you have it all — elegant, maintenance-free living, privacy in natural surroundings and community activities within arms reach, rolled in to one. If harmony is what you are seeking in the demands of today’s hectic lifestyle, rest assured you have found it in Seven Falls exclusive Ridgeview Townhomes.

TESTIMONIALS s e v e n

fa l l s

Domenico Toteda, Hendersonville, NC & Venice, FL Domenico has been a homeowner in the Hendersonville area for years and visited Seven Falls to see what the buzz was about. A real golfer, who plays 3-4 times each week, he was awed by the practice campus and the pristine state of the driving range. The combination of exceptional facilities and location made his decision to purchase an easy one. Looking out at the mountain views while touring the property, he noted that “these roads remind me of the Blue Ridge Parkway with its panoramic views and overall expansive feel.” He loved it so much that he planned a special trip up from Florida to show his wife their new purchase.

Bob Burns, Jacksonville, FL As the general manager of The Davey Nursery, Bob Burns has an acute interest in, and an appreciation of proper tree care and preservation. It is his understanding of nature and the importance of preservation that led him, in part, to purchase a homesite at Seven Falls Golf and River Club. “We first learned about the Western Carolina area,” Bob says “through our visits to Camp Kanuga in Hendersonville. We felt that this area would be ideal to have a vacation home. After looking around for a while we chose Seven Falls because of the total outdoor lifestyle it would provide for our family, and also for the importance they place on preserving this beautiful natural setting.” Bob, his wife Susan and their three children lead very active lives and they were attracted to the combination of golfing, kayaking, fishing and hiking that Seven Falls offers —“they have everything we wanted in a mountain community,” Bob said. But beyond these attractive featured amenities, it was Seven Falls’ unflagging approach to preserving this unspoiled setting for future generations that made such an impression on Bob. “They are truly working with nature,” Bob says, “not against it. By protecting the natural features that are already here, and taking care not to disturb the existing ecosystem and environment, they are creating something special that my children’s children will be able to enjoy.”

Rich Roberts, Raleigh, NC For as long as he can remember, Rich Roberts has always enjoyed golf. Now he has more reason than ever to cherish the game he loves. “Sitting on the porch watching my son on the practice course is a dream come true for me,” says Rich Roberts, an architect from Raleigh and an Arnold Palmer Villa owner. “Golf is a game I love,” Rich says, “and it’s something that I can share with my family. At Seven Falls, Zach and I are able to share experiences and create memories together that we couldn’t get anywhere else. To me, that’s priceless.”

Rick Buchanan, Buchanan Construction, Arden, NC “This is what mountain golf should be – waterfalls, streams and the valley just lends itself to building an incredible golf course community. This is not only going to top The Cliffs, but you throw in the practice facilities and Seven Falls is going to be nothing short of spectacular.”

Jack Teague, Asheville, NC According to the law of attraction, like energy attracts like. So it’s no surprise that an extraordinary community such as Seven Falls has attracted an extraordinary individual like Jack Teague. A dentist in Asheville, Jack and his wife, Beth, were drawn to Seven Falls while it was still a dream on paper. “I was playing golf with the Keith Vinson one day, and he took us out to look at the property while it was in the early stages. It was one of those locations where the golf course is already there, you just have to uncover it. That’s what first drew us there.” The second attraction was the family-focused lifestyle and character naturally created by the variety of activities available and fostered by the nature of the staff at Seven Falls. “Keith has tried very hard to make it a family-oriented place and develop a strong sense of community. That sense of community is an element that’s sometimes lacking at other developments,” said Jack.
